I have seen many negative reviews for Charlotte Irrigation (seen them when I starting to write this--unfortunately, after I had problems with them--I should have checked up front!!) I called for irrigation winterization service on 11/20/25--I talked with them and they texted to get my address which I sent. I was told the service would be completed by 12/15/25--and the charge would be $125.00--which was fine I did not hear from them by 12/17/25--so I called and texted to ask if I was still scheduled. They didn't respond. I called and texted again--twice more (two days apart) and still didn't even get acknowledged. I called another service and am scheduled for 12/29/25--no big problem--but Charlotte Irrigation was unresponsive and unprofessional--and slowed things down for me by a few weeks. Don't waste your time. If you call them, you get an automated messaging service that says they will call back in 15 minutes. They won't. When they do call, they are rushed and irritated sounding on the phone. When the assigned date and time of your appointment arrives, they won't show up. Scheduled an appointment 3 weeks out, the day of the appointment their team could not make it out and did not receive a call until 2:00pm saying they could not make it out can we reschedule. They are a business that's is no longer in Michigan as well. Called up the company for a tune up and a small leak. Was told 125.00 for the service call plus parts. The guy shows up and started digging up my yard I showed him the leaks he supposedly fixed them by also replacing 2 sprinkler heads and repairing and slicing a drip line . The guy leaves and that's it. I call the next day and explained that the drip line is still leaking . They send back the same kid and he's says that's the way they are fixed and he left. I get a text message with an invoice to pay by Zelle or cash for over 700.00 . I call up and speak to TODD SUPPOSEDLY THE OWNER. I tell him his bill is incorrect as the kid was here not even an hour and I tell him this bill is exorbitant . He says he will get back to me and agrees it's a little high. Like others have said do not use this company. They came out to fix a leak in my system and they replaced two valves and charged $1,600 which I paid. Two months later I noticed there was still a leak so I called the company to complete the job I already paid for. Please beware of this company! Last week, my husband reached out to what he thought was Fort Mill Irrigation (which he chose specifically for the 5 star reviews), instead Charlotte Irrigation showed up. They do not make it clear that Charlotte Irrigation and Fort Mill Irrigation are the same company. Which should have been the first red flag. We were charged for basic diagnostic and to address an immediate issue on our property. The technician never did a full diagnostic and began repairing the immediate issue. He then told us he'd have to come back tomorrow. The next day, we never heard back and had to call back twice to ensure that the technician would return. When the technician finally returned, he never performed a full diagnostic, replaced a couple of sprinkler heads and went on about his way. We were charged over $700. Less than 48 hours later we experienced a "weeping valve" (which would have been immediately recognized and diagnosed if the tech had actually done the diagnostic). They finally send out another tech, who is supposed to repair the issue. We are charged another $560. Less than 30 minutes after this tech leaves, another sprinkler head would not turn off. I call back twice and am told "they'll send the tech a message." Needless to say, I never heard back from the tech, so I told this company to forget about it. At this point, I am ready to take legal action, so I look up this company on both NC Secretary of State's website and SC. It turns out this company was administratively dissolved in 2019 for failure to file and they cannot even legally operate in NC. They also do not appear to legally exist in SC. Stay far away from this company. They are engaged in deceptive trade practices and are increase shady (as evidenced from their insistence to only by paid by Zelle or check, so that payment cannot be disputed). Charlotte Irrigation came out to check a zone that was not working. Jefferson came out, found the problem (a pipe was broken and pieces flowed into the valve.) Jefferson was excellent; he is a nice young man who identified the problems and fixed everything, and he did it quickly. I would certainly have Jefferson do my service and repair work anytime. Update: This company is now harassing because of my honest review. They called, and evidently is its My Fault that the system wasn't turned on. It is also My Fault that they had the system set (if it had even been turned on) to run at a less than ideal time (7AM). The system had been set to run at 4AM. That should have made it pretty clear what time I wanted it to run. This D'Bag from Charlotte Irrigation started yelling and I hung up. He called again and again. I blocked the number. He called from a different number that I then blocked. He is now harassing me at my place of employment. The receptionist now knows to not let him through. This is beyond absurd. Quite literally the worst company with which I have ever done business. The is a warrant out for the owner's arrest for ignoring an order from the North Carolina Irrigation Contractors' Licensing Board to stop performing any and all irrigation services in the state of NC. I did not realize this when I hired them to winterize my system in the fall of 2017. They invoiced me for the work and I paid the invoice. In the spring of 2018, I called to have them turn the system back on, they came to my home and replaced a part of my system that they said was broken and invoiced me $660. They did not ask me if they should move forward with this work. My research indicated that this repair would normally be $450 and that the damage that made this repair necessary was caused by a failure to winterize your system. I did not pay the invoice and did not hear from them again. I hired a different service to winterize my system in 2018. Unfortunately, Charlotte Irrigation showed up when I wasn't home, claimed to have winterized my system again and invoiced me another $75. I refused to pay the invoice. The owner of Charlotte Irrigation then called my office and was connected to me by our receptionist. At which point he cursed at me, threatened to make my life and my wife's life a "Living Hell" and said that he would come to my home and rip my irrigation system (or part of it) out. I filed a police report and he was told to stop contact with me and to stay away from my home. I would strongly recommend using a different service for your irrigation needs. read more

I have been a customer of Charlotte Irrigation since 2011, when they were previously called Universal Property Service. Since then, Oscar has been the technician who most often services my sprinklers, although I'll occasionally have someone else. He is exceedingly polite, competent, and helpful. I've never had a problem with one of his repairs, and he always keeps cost in mind when providing me with recommendations. Other than the occasional sticky sprinkler head resulting in a needed repair, my system has been relatively trouble-free under Oscar's care. I will admit that it is sometimes difficult to reach the office during the busy season, such as during spring turn-on service, or winterization. But they can also be reached via email or text, and always schedule my services within a reasonable period, even if I just leave a voicemail indicating the issue. I am very satisfied with Charlotte Irrigation's service for my sprinkler maintenance! read more

Got an invoice for "winterization" in early January. I've never spoken to this company not had them do any work for me. I was apparently part of a mass email in 2017 and from that they decided they could, without authorization, come on my property and make changes to my equipment. I'm not 100% sure any work was done as no one in my neighborhood saw anyone near my home...we were out of town when this happened. We simply had a receipt for $75 winterization to "maintain the warranty" on out system. We have no warranty. Never have had a warranty and don't plan on ever getting on. Complete fraud! They will send you an email notifying you that they will winterize your residential service. I never signed up for their distribution list. If you do not respond that you do not want their service, they will send you a fake $75.00 invoice. I went through same issue last year. Oscar and his crew came out about six months ago to repair and replace some of our aging sprinkler system. There is a lot of new home building out where we are, so getting any irrigation company to call you back is tough. Todd the owner got back to me quickly (as I had a big leak going on) and they spent a great deal of time going over our entire system and getting it back to shape. After this month's storms, one of the irrigation boxes looked flooded. Oscar came back out and inspected the entire system. No leaks. He treats my home like it is his own and explains everything. I am new to the area and never had an irrigation system before. My lawn cutting company suggested I winterize the system in late fall but their price seemed high. I checked around and sure enough it was high. I read some recommendations in my area and found Charlotte Irrigation and gave them a call. Even though by this time it was late in the season, Charlotte Irrigation came out in a short period of time and took care of closing the system and at a very reasonable price. I just called them to open the system and again found them to be pleasant and easy to work with. The person on the other end of the phone was polite and professional but did seem in a hurry but then again, they probably get a lot of business so that wouldn't be unusual. I would recommend this company and will continue to use it for my system. 4/1/18 Update. I originally gave this company a very good review for closing my Irrigation system. However when I tried to have them open the system it was really bad experience. Several day and times were set and in each case they never showed. They would give an apology set and new date, and not show. This went on for a few weeks. My last call I told them if they cant make it to please tell me, finally he said I was to far to travel? Owner was extremely rude and yelled at me on phone re: scheduling issue; I called to cancel an appointment within an hour of making it after reading the BBB complaints and realizing quote given was very high compared to others. Per BBB, there are multiple complaints about the company charging former customers still in their database for winterizing their system though the service was never agreed upon, requested, or scheduled. Also of note, per BBB this company is not certified as an irrigation specialist, whereas many others are. I see this company is only good at deleting bad reviews. I wrote a negative review about them back in July / Aug of 2018 and its not longer posted. The review generally stated how they were frequent no call/ no shows when appointments were scheduled. The owner finally even called me and I simply stated we found someone else more reliable and no longer needed them. The end...... Well low and behold I received a winterization bill in my email today! $75! Only problem is, we didn't ask for them to do it. Want more incompetence? They sent the bill to me via email and the address listed on it isn't even mine. Its for a house at the complete opposite end of the neighborhood. Absolute THE WORST customer service I've ever experienced. The following review will be comprehensive however if you want it short and sweet, this company lacks professionalism, courtesy and provides mediocre services, I'll explain further in the following paragraphs. Spring of 2014 I discovered the back flow valve on my sprinkler system was inappropriately winterized and had frozen (broken) and needed to be replaced. I had already determined I would be using a new sprinkler vendor for turn on, tuning etc... that year however when calling them I learned it would be 6 weeks before they could affect the repair. Due to low rain volume I decided waiting that time period would cause undue stress to the lawn so I found two companies which had availability within a few days and picked the cheaper of the two... BIG mistake The tech for Charlotte Irrigation arrived at my home, replaced the back flow and tested the system for me. He identified a few heads which needed to be replaced and tuned the field for me. I paid the ~$700 bill grateful that I was able to get the system up an running within a week of the issue being identified. Within a couple months, however, I realized the "tuning" of the field was done incorrectly with certain parts of the yard not getting enough water and other parts being overly wet. Then a pop-up head failed and so I had to get another vendor (the one I originally wanted to do the back flow) come out and complete these repairs. Low and behold the head was the wrong size and failed because it was damaged during installation. Not to be a contrarian I let sleeping dogs lie, paid the additional cost and moved on... or so I thought. Come October/November I received an invoice in my mailbox for winterizing the system. I hadn't requested services so I assumed it was something along the lines of a suggestive invoice so I called and spoke with the office manager (or owner maybe?) I was told that the services were completed the day the invoice was left. I explained my confusion as I had neither requested nor authorized them to do anything on my property since the back flow was replaced in the spring. He apologized, said that the service had been done mistakenly and told me not to worry about the charges. It was a little begrudging but all in all not a horrible interaction. He reminded me to retain a company to handle turn on for me as the field had been "blown out" when it was winterized. I thanked him but advised I would be retaining another company's services for that purpose. About 6 weeks later I received a voicemail from the same "gentleman" advising I owed them ~$70 for the winterization. I called back and reminded him the service wasn't authorized and we'd agreed previously I wouldn't be paying the fee. This time he explained they'd been proactive when they completed the service as they were in the neighborhood and didn't want my back flow to freeze again. I in return advised him that I had every intention of getting the service completed by my preferred vendor. He challenged me on why that wasn't Charlotte Irrigation and I explained the circumstances of how I came to use their services and my dissatisfaction with the same. He became rude and told me how they were doing me a favor by insuring I didn't "make the same mistake of forgetting to have it winterized." I explained that wasn't a risk then he said almost the exact same thing. I returned that he could spin the story however he wished but I wouldn't be paying the bill as I hadn't authorized the service nor would I use them again. I, however, was interrupted and he stated his savior story a third time. Admittedly at that point I lost my cool, told him he was being a jerk and not to call again before terminating the call. I assumed I was done at that point. This spring I turned on my sprinklers using my preferred vendor and was hardly surprised to learn the system hadn't been "blown out" when winterized and I was lucky it didn't freeze again... shocker! Again, due to the issue from before and the fact there was no damage I didn't make waves. Then yesterday I had a missed call from the company which I didn't recognize the number but when it came up again today I answered to somebody advising they were doing spring turn on in my area. I believe it was automated but hung up before they got very far. I was going to leave well enough alone assuming this was just a bad situation for them however today was the straw breaking the camels back. After everything which transpired they have me on a marketing call list? Ridiculous. If you need fast but mediocre sprinkler repair, I am sure these folks will have availability, but only because I cannot imagine with the way they handle customers they have much repeat business. I then had damage from another contractor and called them back. They scheduled a visit and never came nor did they bother to communicate they wouldn't show up. This company has horrible business practices and should not be in business. I asked Charlotte Irrigation to come out last spring (2015) to fix a leak. They did so, bill paid, all done. At least I thought. In December (2015) I came home from work to an invoice in my mail box stating that they winterized my irrigation system and I owed them $65. I called them and left a message stating I had no contract with them, I had not requested the service, and I was not sure how they could actually perform the service without access to the system. I left my number asking them to call back. They did not return my call. I left a second message a week later stating if they did not call back I would consider this matter closed and I had no intention of paying them. They never called back. In January (2016), I received an email stating that I was past due and owed them $65. I replied to the email with the same message as my prior voices mails. The response was please give me your address so we can pull the records. I did so. No response. And now a week later, I have received another email with the subject "LAST REMINDER" saying I owe them $65. I have replied to that email with the previous email stream and of course no response. I feel like I am being harassed/bullied by this company that I used one time. Unless you want people hounding you later to pay for a service you did not request and they could not have actually completed, I STRONGLY recommend that you do not use this company. read more

Sadly, I feel obligated to share the outcome my negative experience with Charlotte Drainage in an effort to prevent others from finding himself or herself in the same or similar situation. If given the option, I rate 0 out of 5 stars. In summary, Charlotte Drainage was paid to correct the problem of water in my cellar. Not only did they fail to correct the problem but have created additional problems, promoting an environment for further damage to my home. I did not receive what I paid for. They did not rectify the problems they told me they would and for which they were paid a hefty amount. In addition, this company accepted an overpayment, in error on my part, and did not respond to my request for correction. I first used them after having breaks in the line due to an area no deep enough and the aerator put holes in the piping. I had a new system installed in 2015 and have had no issues. They were able to use much of the existing lines and heads from a much older system. They did replace several valves, heads and control panel as part of the process. My installers were friendly and handled my winterization last year at no charge due to the installation of a new system. This spring they promptly returned upon my calling to schedule a time to turn the system back on for spring use.
