I've been living here for just one month, and the issues have been non-stop. When I toured the complex, the staff appeared friendly and helpful, going out of their way to assist with my application. However, once I signed the lease, their attitudes completely changed. This switch was disturbing and unprofessional. The application agent was Dymond. Package Management: The package system is chaotic. Packages are dumped on shelves in a locker room, and residents are expected to dig through piles to find their own. I've already had three packages go missing. When I asked the rental agent for help, she snapped at me, claiming it wasn't their job to look for lost packages. She also said that helping was "a courtesy,". I had to deal with the losses on my own. Noise Complaints and Harassment: The construction quality here is terrible. The walls and floors are so thin that I can hear my neighbors sneeze. While I understand that living in a shared building comes with some noise, it seems certain petty people here don't. On the first day I moved in, I received a complaint from my downstairs neighbors claiming I was making too much noise. The rental office responded by sending me a "noise violence" letter. Moving days naturally come with some noise, but instead of understanding this, they escalated the situation. While I was away on vacation, I received a complaint--despite not being home for weeks! The rental office again sent me a "violence" letter and blamed me for not covering my floors with rugs, even though I had already done so. To make things worse, during a conversation about the noise complaints, the leasing manager referred to me as an "elephant" for simply walking around. This kind of language is unprofessional, demeaning, and unacceptable. Trash on Thanksgiving: The harassment escalated when I returned home on Thanksgiving to find trash bags piled in front of my door. This behavior is beyond petty--it's disturbing. It's clear these people are watching my movements, and I no longer feel safe living here. The rental office ignore my email and didn't do a thing about. Suspicious Activity and Parking Issues: Recently, I noticed my tire pressure was low. Given the harassment I've experienced and the fact that my movements are being monitored, I can't help but feel this could be related. Additionally, parking is a nightmare. Residents struggle to find available spaces despite paying high rent, and guests are charged extra to park--a ridiculous policy given how much we already pay. Poor Apartment Conditions: The appliances are in poor condition and weren't even properly cleaned when I moved in. When I requested replacements, I was given extremely cheap parts that didn't solve the problems. I eventually had to buy parts myself to get things fixed. While the maintenance staff is nice, the management is terrible. Final Thoughts: This complex is a nightmare. Management collects rent and does little else to support residents. If you value professionalism, peace of mind, and a safe, respectful environment, I strongly advise looking elsewhere.

The first…read moreissue was a mouse which was annoying but that's not even the worst thing that's happened since I've lived here. My upstairs neighbors toilet overflowed and leaked through my bathroom ceiling. I had a large dehumidifier and a hole in my ceiling for 3 weeks. A few months after that I went out to my car to go to work one morning and noticed that someone tried to steal my car by breaking off my driver side door handle and ripping out the ignition which cost me hundreds of dollars. There are no cameras in the parking lot or anywhere in the complex. I notified the leasing office and their response was that they would submit an "incident report" to their corporate office and that was it. Today I come home from work to toilet water leaking through my ceiling once again from my upstairs neighbor. I would not recommend this complex to anyone and I can't wait until my lease is up.

The living…read morestandards do not meet the Maryland's minimum livability code- there are roof leaks, water damages, infrastructure concerns, and mold concerns (related to the water damages the buildings endure). At the end of each lease, rent is increased- which would not be frustrating if the grounds were maintained. There are projects such as road resurfacing and power washing the buildings in order to make them look fresh and new when they are nothing of the sort. Recently, I mentioned to management regarding the brown spots on my ceiling and leaking window after a large storm passed through. I contacted the leasing office on 7/7 (who in my personal experience) is always hard to get a hold of and are often dismissive on what the issues are. I did not hear back within two days so I contacted the community manager on 7/11. On 7/13 a specialist came out to assess the windowsill and confirmed "surface growth" which is mold but I guess Crossings at White Marsh does not want to call it this. If the window did not leak due to the poor roofing then the mold would not be present. It is impermissible for the specialist to state that this is common for this to happen when moisture and humidity is present, because that is just how mold grows. Mold cannot biologically grow without water or moisture present. On 7/14, a roofer came to the apartment and was very dismissive and after inspecting the brown spots on the ceiling he proceeded to go onto the roof to I assume fix certain spots. I have asked for a rent reduction in the meantime while there are multiple concerns such as the roofing issue, water damaged window/windowsill with black mold, water damaged ceilings, large holes on exterior building wall where pests and rodents enter/exit, and electrical box are repaired. A lot of these issues pose significant HEALTH RISKS and are a SAFETY concern to residents. On 7/17 I was updated that I cannot receive a reduction and I must continue to pay even though there are health risks in my apartment and the living conditions are not up to code. I am looking to file with code enforcement so they can inspect the conditions as well as rent escrow. I think management truly needs to start caring about this residence and use the increased rent proposals as funding that needs to go to more vital projects like roof repairs and holes in the building. Paying $1400 to upwards of $1890 for an apartment that has leaking ceilings and windows from water damage/poor infrastructure, holes on the outside of the building, third floor having water damage post power wash, hazardous mold, and broken electrical boxes outside is unacceptable. If a resident complains that there is a brown spot on their ceiling due to a roof leak/water damage then the roof should be replaced. The roof should not JUST be fixed in some spots. Rent is being increased by 11-27%. I would NOT recommend anyone staying here as there needs to be some significant changes with management and the building itself. I have friends who are moving and I have steered them away from this place since it has gone downhill this last year and a half. Now with the recent findings and ongoing issues this is NOT a safe, habitable, or even healthy place to live. I have attached pictures for viewing of the building holes, mold, third floor flooring about to cave in, brown spots from water damage, broken electrical box (since March 2023), fire extinguisher that is overdue to be serviced, rusted stairs, and more.

    Some pros. But for the price you can do much better!…read more It is a fairly quiet area for what it is. If you put on some white noise, like a fan or air filtration system, you can drown out the loud video games, from all day dwellers and boom boxes throughout the evening. The Cons. Lots and LOTS of drugs! Both backhand smoke and the making of, within the dwellings around you. The ammonia will burn your eyes, the smoke, unless you are used to people smoking all day and all night long will tear up your throat. We've purchased 2, (900 sq ft air purifiers) and keep the ventilation fans on w/in this place and nothing touches it. It is in the contract that you agree to no smoking, vaping or marijuana smoking within the housing. It's as thick as if you hit 12 skunks on a back woods road somewhere. And it is ALL DAY a brief break once they've knocked themselves out and starts back up again. The good news, MD is a part of the Clean Air Act. You can actually try and do something about moving or breaking a lease if you have to. We ended up here for a job transfer. But It's over priced for what it is and could be tolerable if it were not for the drugs seeping in to your bathrooms, bedrooms, washer/dryer laundry, oven and closets. Would never recommend, unless you came by accident and could tolerate the stank.

    Fresh Air? Not Here--Just Fresh Weed Every Day…read more When I first moved in, I was looking for a quiet, clean, smoke-free apartment. And for a while, it was. But over the past year, it's like the entire complex has gone full-on marijuana. Now my apartment smells like weed all day, every day. Windows open, windows closed--doesn't matter. My clothes, my furniture, my belongings... everything reeks. Even my coworkers have started making comments. It's embarrassing and frustrating. Forget air fresheners or candles--they don't stand a chance against the constant stench. It's like living in a giant hotbox. If you're a non-smoker or have kids, think twice. The smell follows me--I leave my apartment and even my car smells like weed. Just know what you're really signing up for.

And it is the quietest apartment I have ever lived in- I am on the 3rd floor, so I realize that makes a difference... but never, ever hear my neighbors- except in the hallway sometimes. Has a fireplace- which I have never seen in an apartment. The staff is friendly, but sometimes makes it seem like you are a bother to them. A lot of the services are extra fees and the amenities are hard to use because of their hours open, etc. The rent increase is getting ridiculous. Not sure how much longer I will be able to afford to live here at the rate of increase. Lots of crime entering this area. Do wish background checks and security deposits were a little more strict. But other than that- moving in was a breeze. Low security deposit, pets welcome, low pet deposit, etc. The grounds are lovely, parking is spacious. There are a lot of other cool amenities like garages and storage units to rent. Pool is kept clean and lifeguards are nice. Packages are welcome to the office for safety, if needed. Maintenance is lightning fast. They do a lot of maintenance I havent seen before in other complexes- like annual carpet cleaning, fireplace cleaning, vents and more. Kid-friendly areas available. Good office hours and very easy to work with.

The maintenance team is absolutely amazing. All of that said, this is an apartment and apartment living enhirintly comes with some hassles. For example, from time to time, I could hear noisy people talking in the hallway or occasionally I would head a neighbor in an adjoining apartment, but it is not excessive. My stay here has been very comfortable and enjoyable.

    I am writing to express my profound disappointment with The Arbors and the way they handle tenant…read moreconcerns and charges After moving out 07/2024 I was unjustly charged for repainting walls painted egg shell white and told a cost that should be covered as part of routine maintenance between tenants This is on top of numerous issues faced during my tenancy including the theft of my car from the supposedly secure garage The building management has repeatedly failed to live up to their promises including misleading claims about onsite security Car are stolen at a rate of one per month but the building fails to alert tenants out of fear of their reaction to hearing that the garage is not safe and to be more careful My car was stolen and I was out of town and a note placed on my door no call or email however if a food truck is coming by they will be sure to alert you I did not find out until I return a week later and the fact I did not have time to put in a report ended losing the car with no chance of returning My overall experience has been stressful and frustrating with little regard for tenant satisfaction or fair treatment I would strongly advise potential tenants to reconsider choosing The Arbors The management lack of transparency and fairness has left a lasting negative impression and I regret my decision to live here Thank you! Update 08/09/24 To management: I have been trying to work with you since moving out to correct the additional charges being pushed onto tenants to no avail.
