I moved in Aug 2 2021, it's now Aug 25, 2021, when i first apply to the…read moreapartment the property Manager gave me the steps to fill out the application once my application went through and she reach out to me to let me know I had gotten approve, she rush me to go get a money order told me that my move in was a price , she never gave me a amount for my security deposit, never offered me to come look at the place (i was in a rush to move , it was no apartment available so i had to settle for this one , when i ask her could i visit the model she told me it would not be any apartments available until Aug 1st witch was a Sunday and i move on the second, i was so overwhelmed with how they operate, i never had to go through this with any other apartment complex. I'm not DONE !!! When i moved in it was holes in every room in my place, toilet stan, front two stove top don't work , closet door keep braking and it's a bee hive that they still didn't get off my deck. I only been in this apartment for 24 days and it's the worse ever. Nothing to hold my curtains up i had to buy that , i literally had to base my vision of how my apartment going to look (layout) on the website and it was the total opposite.. i never do Yelp but i m really disappointed in how they have been giving me service .. they was so in a rush to take my money and not give great customer service smdh here are some pictures ... i just hope they get better because i have 11 more months to deal with them ... I left the most disrespectful embarrassing part out , when i got there to get my keys and the property manager told me i needed to have a l Move in deposit (witch was never mention when i gave her my first deposit ) made me leave all my items in the hallway, i ask if i could get the key just to slide my stuff into the living room because i had nowhere to put it she refuse to let me do that while i go get a money order and then told me it had to be move so the neighbors wouldn't complain smdh . Moving here was probably the worse decision i made smdh but i learn my lesson. Hopefully this dose not happen to anyone else . The only good thing is i have a place to stay but if anything brake i probably have to go to home depo and find somebody that can come and fix whatever is broke ...

terrible place to live. bery noisy . you pay to do laundry that keeps going up . all other places…read morehave washers ads dryer in each unit. the rent keeps going up . and not worth the price.parking is bad people dont care about other people's cars they ding the doors and dont care. people sit in cars and blare radios. people from other buildings park in other places and visitors take all the residents parking they should park by the road not in residential lots. you call to complain about anything nothing gets done the management replys well you do live in an apartment. only thing that is good is matinance they are nice and polite. people please find other places to rent you will get more for your money . and better management. this place is way overpriced.

Wow, where do I begin???? I moved here with the best of intentions... but you know what they say…read moreabout the best of intentions... lemme start with that the management company A&G is headed by a woman by the name of Shelly Gilden. Ms. Gilden claims by her website her company is family owned and they are a family values company ..., all the while her management team or certain individuals on her team destroy families lives in the communities they manage. As a Marine you learn quick there is no I in team, there is no us or them ... just one team. So Ms. Gilden must take responsibility for her and her teams decisions. I have lived at the Chapel Manor apts. for less than a year and immediately after I got into my first floor apartment I noticed there was a plumbing problem ... sink and tub would not drain - one would think that these things would have been handled before a new tenant moves in, but hey I'm easy going and stuff happens so I put in a fix it request ... a month later someone showed to fix it,... supposedly!took the second guy only 2 weeks to get here to fix it properly.. so I had that goin for me. the grounds are manicured and truthfully it's the neighbors and people here that make it nice. As stuff started to go south quickly in my unit I realized there really was no one here managing the property or at least you couldn't get anyone on a phone or to respond to you. Fast forward around Dec 21st time frame was my first flood ... April 1st time frame 2nd flood ... 3rd flood around June 19th... so through 3 floods and multiple maintenance requests ( un-answered ) I remained very nice and understanding.. all the while trying to contact someone at the helm here, even drive over to the maintenance hut where the workers congregate... nope, nada, zilch no luck!!! It was at this time having just recovering from a second spine and spinal chord surgery realized obviously there is an existing problem with this unit. Loss of water privileges 2x soon followed and then my toilet and tub over flowing several times with feces, urine, sludge and a substance I'm not quite sure what it is yet.. sewage basically!!! Finally the neighbor who's apartment floods everytime mine does gave me the email of the new or covering Manager ( Lauren Parker ) remember that name folks ... Ms. Parker upon hearing my concerns gave me the stock answers one would think a defensive person would give. Citing nothing was out of the ordinary in her estimations.?????????????????????????? Less than a year here 3 floods 3 back ups of sewage ... loss of water 2x and a host of other problems mind you... now a Marine I'm used to doing without or very little, buuuuttttt.. this was a bit much and btw I'm a dream tenant.. rent always on time if not early, anally clean and very respectful to rules and my neighbors. I requested they move me at there expense to a unit that is on a second level and clean the carpets in my home in the meantime from the floods ... her solution was to move me at my expense and she would get the carpet cleaned... hmmm.. well I wanted a sound apt so I said yes... NEVER heard from her again ... oh and carpets never cleaned! Going about my life was going to revisit this at renewal time, fast forward yup you guessed it another sewage back up this time having to tear apart the kitchen to get through the wall into the bathroom to replace pipes in the bathroom... we'll obviously not sitting well with my having had more maintenance crew in my home then visitors I tried to reach Lauren again .. I seem to always mange to call when she was in a meeting or just leaving... said she'd call at 930 am and yup you guessed it no phone call!! Well one would think by the bio Ms. Gilden has on her A&G website that she would be appalled,, ??? We'll see if you call there corporate office ya know the one with all the down home family values .. you get disconnected ... hung up on .. or put into a voicemail .. see Lauren had been a meeting for a week at this time .. I'm sure she was very tired! To make this long story very short I was forced to get a lawyer ... once they were made aware of that I was given the notice I was being evicted for violating lease agreement for foul language ... which I assure you is untrue .. so now at this time my dwelling is being leveraged against me for complaining about a lemon apt!!!! Which is illegal.... Renter beware these people want your money not your concern.... Will not take complaints well and will own nothing!!!!!! Rent no where A&G manages ... read the reviews for all there properties .. they use bias and thug like tactics to keep their tenants in line!!!! Not to mention the incompetency of the likes of Lauren Parker. She shouldn't manage a 7/11 not to mention a property where people's quality of life are at stake.... Good luck read reviews!!! The good ones are only good because they haven't had to rely on the stafff .. the minute you do, you will be a victim like me!

Like our actual apartment itself. Neighbors keep to…read morethemselves. And it is the quietest apartment I have ever lived in- I am on the 3rd floor, so I realize that makes a difference... but never, ever hear my neighbors- except in the hallway sometimes. Has a fireplace- which I have never seen in an apartment. The staff is friendly, but sometimes makes it seem like you are a bother to them. A lot of the services are extra fees and the amenities are hard to use because of their hours open, etc. The rent increase is getting ridiculous. Not sure how much longer I will be able to afford to live here at the rate of increase. Lots of crime entering this area. Do wish background checks and security deposits were a little more strict. But other than that- moving in was a breeze. Low security deposit, pets welcome, low pet deposit, etc. The grounds are lovely, parking is spacious. There are a lot of other cool amenities like garages and storage units to rent. Pool is kept clean and lifeguards are nice. Packages are welcome to the office for safety, if needed. Maintenance is lightning fast. They do a lot of maintenance I havent seen before in other complexes- like annual carpet cleaning, fireplace cleaning, vents and more. Kid-friendly areas available. Good office hours and very easy to work with.

This is going to be a long one but I've been having issues since I moved to this complex. The first…read moreissue was a mouse which was annoying but that's not even the worst thing that's happened since I've lived here. My upstairs neighbors toilet overflowed and leaked through my bathroom ceiling. I had a large dehumidifier and a hole in my ceiling for 3 weeks. A few months after that I went out to my car to go to work one morning and noticed that someone tried to steal my car by breaking off my driver side door handle and ripping out the ignition which cost me hundreds of dollars. There are no cameras in the parking lot or anywhere in the complex. I notified the leasing office and their response was that they would submit an "incident report" to their corporate office and that was it. Today I come home from work to toilet water leaking through my ceiling once again from my upstairs neighbor. I would not recommend this complex to anyone and I can't wait until my lease is up.

I have lived here for three years now and this apartment complex has truly declined. The living…read morestandards do not meet the Maryland's minimum livability code- there are roof leaks, water damages, infrastructure concerns, and mold concerns (related to the water damages the buildings endure). At the end of each lease, rent is increased- which would not be frustrating if the grounds were maintained. There are projects such as road resurfacing and power washing the buildings in order to make them look fresh and new when they are nothing of the sort. Recently, I mentioned to management regarding the brown spots on my ceiling and leaking window after a large storm passed through. I contacted the leasing office on 7/7 (who in my personal experience) is always hard to get a hold of and are often dismissive on what the issues are. I did not hear back within two days so I contacted the community manager on 7/11. On 7/13 a specialist came out to assess the windowsill and confirmed "surface growth" which is mold but I guess Crossings at White Marsh does not want to call it this. If the window did not leak due to the poor roofing then the mold would not be present. It is impermissible for the specialist to state that this is common for this to happen when moisture and humidity is present, because that is just how mold grows. Mold cannot biologically grow without water or moisture present. On 7/14, a roofer came to the apartment and was very dismissive and after inspecting the brown spots on the ceiling he proceeded to go onto the roof to I assume fix certain spots. I have asked for a rent reduction in the meantime while there are multiple concerns such as the roofing issue, water damaged window/windowsill with black mold, water damaged ceilings, large holes on exterior building wall where pests and rodents enter/exit, and electrical box are repaired. A lot of these issues pose significant HEALTH RISKS and are a SAFETY concern to residents. On 7/17 I was updated that I cannot receive a reduction and I must continue to pay even though there are health risks in my apartment and the living conditions are not up to code. I am looking to file with code enforcement so they can inspect the conditions as well as rent escrow. I think management truly needs to start caring about this residence and use the increased rent proposals as funding that needs to go to more vital projects like roof repairs and holes in the building. Paying $1400 to upwards of $1890 for an apartment that has leaking ceilings and windows from water damage/poor infrastructure, holes on the outside of the building, third floor having water damage post power wash, hazardous mold, and broken electrical boxes outside is unacceptable. If a resident complains that there is a brown spot on their ceiling due to a roof leak/water damage then the roof should be replaced. The roof should not JUST be fixed in some spots. Rent is being increased by 11-27%. I would NOT recommend anyone staying here as there needs to be some significant changes with management and the building itself. I have friends who are moving and I have steered them away from this place since it has gone downhill this last year and a half. Now with the recent findings and ongoing issues this is NOT a safe, habitable, or even healthy place to live. I have attached pictures for viewing of the building holes, mold, third floor flooring about to cave in, brown spots from water damage, broken electrical box (since March 2023), fire extinguisher that is overdue to be serviced, rusted stairs, and more.

If you rent from these people, make sure you set aside about $1,000 for new carpeting and whatever…read moreelse they think they can tack on to the move-out. We lived there 6 months and then had to move for my job and they charged us to completely redo the carpeting; which was in pristine condition when we left! They also charged us $90 for turning in our keys early - 2 days. Then, after going around and around and around with our lawyer, they simply sent the bill to collections. Nasty, unprofessional people - once you sign the lease.

While I have no real specific complaints or issues about the 2 years I lived here (other than a lot…read moreof those million leg bugs...but it was a ground floor apartment near the woods, so there's only so much to be done there), I am extremely disappointed and angry about my move out. The complex changed ownership shortly before I moved out, and it is now owned by Morgan Properties. I received a bill (3 months post move out) for damage. The frustrating thing is, I saved the multiple service requests I made for this "damage" when there was a flood in the apartment above me. I have emails and copies of my correspondence with the maintenance crew. It's very obvious that I reported the flood damage and even note in the comments what was affected and that it was due to the flood and their maintenance. I was told on the phone by the previous owners that they had record of all of it. Fast forward, and I'm being charged and told I should have reported things that weren't properly fixed. WHICH I DID. It's just a case of someone trying to get money out of someone else, and it's very frustrating. I lived there pet free for 2 years, paid my rent on time, didn't make noise, and didn't cause any issues. I left the apartment cleaner and neater than it was when I moved in. Being charged for damage that I have record of in multiple maintenance requests is NOT cool and NOT okay.
