I'm so happy with how pet friendly this community is, how well kept the property is as far as landscaping, and the overall feel of the buildings. I love that there are only a few units per building because I prefer this to the apartment building style condos. These condos blew every other one that I saw out of the water as far as quality within my price range. Being close to downtown Naperville is a bonus. The neighborhood is lovely and having the forest preserve right across the road is a plus! I feel very comfortable walking my dogs in the dark which is extremely important to me as a 20-something female living on her own. I've had limited but positive interactions with the people who live here and with Chris the manager. Snow removal seems decent although the sidewalks around the property could have been less icy. Trash removal hasn't been an issue for me. My parking spot is pretty far away from the entrance to my building/unit and I'm pretty sure there could have been a better way to assign the spaces so that everyone's distance from their entrances was more fair. I've had a pretty smooth experience so far but will not hesitate to update my review as time goes on. I've lived here for about 8 months. read more

This review is not based on snow removal since I don't reside there but only of the experiences I've had w management team and the board of directors. I have been a landlord from the beginning almost 10 years, and have had three tenants. My first tenant was tenant from hell... every possible scenario of awful but that was only for a year so lets just go on.... my second tenant was sent from heaven above had only one complaint but was not that serious ... something to do with garbage being disposed so it was taken care of promptly. I don't know if they have police dogs around but i was amazed that I had received such a timely and responsive violation notice ... impressive especially because I believe in good management and it's important the association keeps a good eye on the property. My present tenant is great but are having issues w violations. I don't always agree with the violation notices because some of them are odd and somewhat accusatory but after meeting the board and directors I realize they do care about the quality of the association and they do their best to make judgements according to their beliefs. I am so happy to have such a great group of directors and a great manager. I'd rather have a strict association than the place go to hell. read more

This place is what you make it and it seems like a lot of ppl make this place home and home is where your heart is until you move!! Usually well kept and I always see housekeeping or housecleaning walking around the property taking care of it so that's a plus. The lawns are well kept but during the cold months when it snows they have a difficult time cleaning it up so I guess that's the only downside. I heard some of the renters say that they have issues with management but I have never had a problem. Overall ok.. Has a pool, gym and sauna but I got Xsport for that.. There have been many issues in regards to Mr. Christopher Berg and the Appletree Townhome Association. We've lived in our townhome for over 5 years, and this past year, Mr. Berg and Chantelcleer Lakes has taken over our association. Over the past 5 years, the outdoor safety and snow removal has been one of the main concerns as association members. We have placed complaints numerous times (in writing as well as verbal) regarding the lack of snow removal in a timely manner (within 6 hrs of last snowfall) as well as ice removal (at times up to 2" thick). Complaints have never been acknowledged, nor have they been addressed most of the time. A second issues we have had is the safety concern of the wooden patio balconies. Again, many complaints (both in writing and verbal) have been presented to Mr. Berg regarding the feeling of a less than sound patio. Molded and rotting wood can be visible from our patio. Yet again, no response or acknowledgement from Mr. Berg has been herd. Lastly, I'd like to address the professionalism, or lack thereof, of Mr. Berg. Often when confronted with issues verbally, Mr. Berg does not conduct himself professionally. He frequently cuts off association members when filing their verbal complaints, he does not empathize with the customers he serves, and on more than one occasion, he has hung up on association members upon hearing information that does not please him. I have never been more disgusted with the lack of professionalism of a business. Mr. Berg is meant to represent the best interests of the association, and he has done nothing but cause more problems between the association members and those who are contracted to complete jobs within our community. I caution anyone who is looking to live in either Appletree Townhomes in West Chicago or in Chantecleer Lakes in Naperville to rethink their decision. Although I love the location of our home, and the neighborhood we live in, the association that has been contracted to serve us (under the leadership of Christopher Berg) has caused unncessary stress and concern among the association members. Many in our complex have consulted legal action against our assocaition for their lack of attentiveness and professionalism in taking care of our community. read more

Honestly I left although I had a great landlord because of Chris. he was awful to my awesome, professional and kind landlord who's so easy to get along with. I saw the reviews about this Chris guy and thought it was from bad renters or owners and thought they may be upset because they have broke rules, like not keeping the landscape nice and was happy, thinking he was only a mean guy according to people who haven't kept things nice and thought maybe he's disliked by some because he's about keeping things nice And thought I'd like him bc I'm all about those who make sure associations stay nice and don't run down through years. Chris is not mean when it comes to the quality of the apartments and those aren't his motives sadly. He does nothing to make the quality better or nicer looking community. I was shocked at how awful someone could be to renters especially, but certainly even owners, whose job Chris is to help and treat with respect, Chris thinks he's above the basic custOmer service rules of treating people with respect and thinks his title is above the need to treat residents the way cust svc treats customers, not even in a way where he treats people/customers with respect as long as they aren't disrespectful and it's not that hes above having to deal with rude customers(residents).... he's above treating ppl with decency and will be the one to get out of nowhere nasty. I don't get how these poor owners deal with him and fear him and don't all get together and realize that regardless of what Chris says they have power and regardless of what chris thinks they are not to serve under his reign. my landlord ended up selling when I explained that I couldn't sign lease again bc of Chris. my landlord was dehumanizEd by him and was such a good quality landlord. He out of nowhere went off on me, and threatened me and I was not even being rude. He kicked this one man who owned unit out of pool for good or summer because the man disrespected him I heard from the man and the man told me he let another tenant continue to use the pool for years regardless of her older teens hurting people until the older teen stole and beat up life guard (not saying he needEd to kick anyone out but he let abusive behavior that residents experienced for years go on w/o banning them but when he, a non resident who is paid to help residents and the quality of residence, experienced no abusive behavior by someone who owned a home there - who simply gave Chris attitude back). Chris doesn't think his job is to help or serve (not at all, not even serve, assist and treat rude), he even will tell you that and his job is to keep the residents in line (I had to remind him to also keep the property nice). Dont be fooled like me and think he's getting a bad rap bc he ensures this community stays nice looking. I don't want to give details or do more than mention how creepy he is towards kids. I have owned my condo at Chantecleer Lakes since 2006. I lived there for 5 years and have rented my unit the last 4 years. I have dealt with the property manager Chris Berg numerous times over the years and have come away with nothing but a positive experience. Chris has always been very professional, understanding, and we have always been able to come to an understanding. Chris has treated me fairly when dealing with issues concerning my tenant and has not been quick to rush to judgement but taken a measured approach. Chris was also instrumental in getting our property taxes lowered and pushed for a reassessment of our property taxes. He has kept the property looking good and has dealt with any maintenance issues in a timely manner. Being someone who never wanted to be a landlord Chris has been very helpful in helping me navigate the waters and given me sound advice. We have had differing opinions in the past but he has always treated me with respect. Property Managers inherently have a very difficult job dealing with many different personalities. I for one think Chris Berg does an excellent job for me and the other owners and tenants of Chantecleer Lakes. I'm glad he is our property manager and would recommend his services to anyone. read more

Chris Berg is completely awful to speak with and a sorry excuse for a property manager. Extremely disrespectful, threatening and unprofessional. This has been the case for years. How he remains employed and represents the association in any capacity baffles me. He is the absolute worst person you could ever deal with. His negative reviews on other sites as well speak to the fact that my opinion is not unique or out of left field; this is repetitive inappropriate behavior not only toward myself, but toward people in general. I have been a Chantecleer lakes resident for nearly 4 years now. The association is really a joke, to my knowledge they have neither acknowledged any of our concerns nor have a satisfactory rating in the community. I used receive late-fee notices for late-payment of dues; upon researching I found that the association delayed depositing the checks because my monthly payment was set up on autopay to go out on the first week of each month. After many calls I finally got them to understand. And yes, I totally agree with the other reviewer. Man! Where on earth did they find this Chris Berg guy?! You'd think for the long list of certifications he has after this signature, he'd show some professionalism. NOT! Not an ounce. When I confronted him with an issue a couple months back, he did not conduct himself professionally at all. Mid-way in our conversation he started blaming me for whatever complaint I brought in. Talk about turning the tables in order to stop the residents from walking-in with any kind of problems. Ha, you don't need any certifications in real estate management for that. From what I've heard in the community, I'm not alone. He does have a history of making resident conversations' with the management (we're not even talking complaints) unnecessarily stressful and bitter. In fact in all of the town homes I have lived, this is one manager that loves confrontations and he has an arrogant way of winning it. STEER CLEAR of any place he manages. Next, the big maintenance-guy does need a mention. ODD FELLA! What's up with all that gawking at Young women? He hung around many times to talk nonsense to my girlfriend. If I am nearby he just gawks and ogles but in my absence tries to hangout around the condo?! She used diplomacy but that didn't work. Numerous occasions I've seen him in the parking lot talking nonsense to single girls with his creepy grin. Just CREEPY. My sister visited once and faced the same problem. This time I almost took up the issue with the management, but due to the well-known unprofessional attitude of Mr.BERG, decided to talk to the guy first (as a group). He promised to behave and we let him go with a strong warning - If not he would be behind the bars now. Note to association: PLEASE DO BACKGROUND SEARCH on maintenance guys before hiring them, or else this place will no longer be safe not just for women, but for anyone living in the premises. read more
