I got a hold of one of the Johnson Group brokers, Belinda Mace, for help with the purchase. Here is my experience: The Johnson Group is curteous, professional, kind, down to earth, and PROMPT at returning phone calls, texts, and emails. If you want a realtor group that knows you've got a pulse, this is the one to work with. I have to say this because the other realtor offices that I contacted were not so prompt at returning phone calls and were sometimes not even pleasant or professional. Just saying.... Belinda Mace : What a great woman! Belinda goes above and beyond for everything. Her calm, soothing nature makes everything seem okay, even when it gets weird. Belinda is fast with research, questions, answers, and she sometimes supplies info that most brokers/realtors probably wouldn't think to arm or educate their clients with. Belinda just makes everything easy. I cannot thank her enough. I recommend her to everyone I know who needs a realtor. In my opinion, you will not find a more caring, conscientious person to deal with in this area. We completed a purchase with Belinda as our realtor, and I still stop by her office periodically just to say hi and consider her a friend. The Johnson Group is like family.

Michelle rents homes for homeowners here in Coos Bay and she is illegally using an Oregon contractor license under the company name JMC Property Services to keep renter deposits and overcharge renters for construction work performed after a renter has moved out. Michelle bills herself under JMC Property Services LLC for thousands of dollars of construction work for her rentals after the tenants have moved out so that she can collect money for normal wear and tear and other construction that has nothing to do with the renter and bills the renters and the homeowners. ( see attached invoice) In my case, Michelle has kept my $1,690 security deposit and has charged me thousands more after I moved out for normal wear and tear and other construction at 90767 Sanddollar Lane, Coos Bay Ore 97420 that was NOT my responsibility. I requested a validation of the debt letter from Michelle back on August 30 2022 via email. In the email I let Michelle know I need a copy of each receipt of the paid amounts to the companies she retained to do the work listed in the deposit accounting form she sent me. Oregon law requires a Validation of Debt be sent within 5 days of a request and in the proper format which she failed to do upon my request. The validation of the debt letter should have a tear-off where I can dispute any charges I feel I do not owe. Michelle Cantrell still refuses to give me the company names and phone numbers of those who did the repairs she claims I owe her for. In addition, Michelle Cantrell rented a home to my son Chase O'Neil and his two roommates at 1964 Meade St North Bend Ore 97459. My son moved out of the rental back in June or July of 2022 at which time Chase requested a walkthrough. Chase and his roommates gave Michelle Cantrell a $1,4300 deposit each. Michelle refused to give Chase a walk-through of the home and kept his security deposit. After the roommates moved out a couple of months later, Oregon Bay Properties performed a walk-through without Chase and his roommates, and charged Chase and the roommates for thousands of dollars above the security deposits for normal wear and tear and other construction and damages from rats and rodents that Chase and his roommates reported to Oregon Bay Properties and requested repairs but never got done. Michelle Cantrell then sold Chase and his roommate's debt to a creditor to gain profit from the rental. Michelle Cantrell did not allow Chase and his roommates to do a walk-through of the rental so that they could address any issues that were their responsibility to correct.

    Jason Mann was our agent of choice for selling our house in Canyonville. We requested a list price…read moreof $320,000.00. Jason said "This house would sell for $260,000.00, and we should list ti to sell". We countered and settled for listing it at $280,000.00. Two days later we had two offers, but for some reason went for the first offer as per Jason's recomendation. They offered $270,000.00 and we would pay all of the buyers closing cost. We countered at $275,000.00 and no closing cost, they recounted with full asking price of $280,000.00 and we pay all of the buyers closing cost. We agreed. Turns out the buyer was a tenant or owner of Jason's mothers house. Moving forward we asked for a 45day escrow, and all parties agreed. Inspections were waived, however the buyers appraisal was necessary. The appraisal was lowballed at $260,000.00, which was surprising. We demanded more comps that were relevant in size, age of home, and similar upgrades. They allowed a five day period which expired prior to being used. So we were stuck with the appraisal. The escrow was pushed back 3 times and because Jason told us that the buyers had no place to live, we agreed to rent the buyer our home until the close of escrow. The rent monies would be added to the net proceeds at final closing. The day of closing was here , and we asked Jason if the rent monies were include in the net proceeds in our favor. He said" No, we used that money for the down payment". We then told Jason that was not per agreement, and that the deal would be rescinded if the money was not added to our net profits. Finally he realized we were serious about the agreement, and it was resolved two days later. What we took from our experience with Jason Mann Realty, was that Jason didn't care about us. When we first met him we expressed our needs for a rental to gap our lease termination, and possible interest in purchasing more homes. He not only ignored our needs for a rental, he also put very little effort in showing us prospective homes to buy.
