Please stay away from this location. I'll start with a brief review…read more Oh Boy!!! Where should I start. Please if you are selling don't go here, do research first. Here's my currently experience with this office/realtor. I signed a contract to sell my property with MB, he promised the moon and back and of course I expected nothing less than professionalism. Experience #1 - after receiving 3 offers on the property, all below market value, MB (realtor) called me to express his concerns for one of the buyers saying "She's crying because she really wants this property, she's living in a basement, her daughter has asthma, you won't get what you're asking for, sign the contract. Experience #2 - the buyers realtor who also works for Remax 10 came in with his potential buyer second showing and made a big fuss telling that I won't get a better offer and to consider selling to his buyer way under market value, because she's paying cash I should just take the offer or the house will sit on the market for a long time. Mr. JN proceeded to provide me with a personalized market analysis (he's not my realtor) I felt so intimidated and I'm starting to believe this two realtor are scams for the seller, just want to make a quick dollar without consideration to the sellers Please, please if you want to sell your house don't go here, if you want to buy, maybe you'll get a great deal at the expense of the sellers. Terrible place to do business.

She became part of our family while our house was listed and always went above and beyond. Most important we knew we could trust her to be honest and fair. We interviewed several agents and some were shady- suggesting we list as having walk in closets (we didn't have them ) or walk out basement (nope) just to get showings. Chris was ethical and honest. No doubt we'd use her again in a heart beat if needed.

After speaking with Kyle about a listing he had, he offered to show me some others, I thought, ok, it's a nice day, I'm in the area, I'll let this guy humor me. Fast forward to today, we just closed on an investment property. Yeah. This guy answers texts at any point of the night, shows up to properties on time every time, tells you good news and bad news, without sugar coating it, as to not waste time, which I have none to waste. If you have any idea of what your looking for he's going to find it.I mean I really dragged this guy through the ringer and he delivered on point EVERY.SINGLE.TIME. Whether your selling OR buying having Kyle in your corner helps in just about every aspect of the deal. His complete knowledge of the real estate situation in Cook county is stellar folks. I knew home-buying would be a complicated and occasionally fraught process, but nothing really…read moreprepares you for it. What helps immensely, though, is having an awesome agent on your side. Tom Annerino is a guy you want on your side. He works out of the Orland Park office, and we're mostly looking in Villa Park and Lombard, so it's probably a little unusual. But Tom helped my in-laws sell their house when they moved from Oak Lawn to Orland Park, and he's also a neighbor of theirs, so we knew he was trusthworthy. From the get-go, Tom was on our side, let us take as much of the lead as we were comfortable with while offering suggestions, advice and just generally making really helpful observations. For instance, when we'd walk into a house, while my husband and I were admiring the landscaping or checking out the kitchen, Tom would be looking at the roof and giving us the approximate age of the HVAC system. He's readily available and gives you as much time as you need (but realize he is a busy man!). So far we've made two offers and neither has worked out -- the first unwilling to negotiate; the second, we actually got as far as the inspection before realizing what a total nightmare was in front of us. When we realized it was time to back out, Tom was on our side immediately and never pushed us to keep going, even though it meant no commission for him just yet. Even though we're not at the moving in stage yet, I wanted to recommend Tom wholeheartedly for all of the help he has given us so far and the service I am sure we'll continue to experience.

This is how Property Management typically starts. They work hard to gain your trust, and once trust…read moreis gained they start dropping the ball. Unless you want tank your investment, stay away, because Q3 will do just that! In 8 months, I lost $17,000 in unpaid rent and property damage. Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

The owner has always gone above and beyond for my investments and I have never questioned statements or my monthly check because they come every month as promised. I chose Q3 Realty because I worked with another management company before them and they did nothing but cause me headaches, plus I was always questioning where my monthly check was. Remember when Chicago Top Agent Magazine called Ream Masoud one of the top agents back in 2015 for…read moreher "honesty, integrity, and creativity"? Yeah, apparently that was a long time ago--because my recent experience makes me wonder if they should consider taking that one back. I rented a house from Ream and her company, Dream Realty Services, for two years. Everything was fine until the end, when she told me she didn't want to renew the lease. Fair enough--I appreciated the heads-up. We agreed I'd move out by June 30, 2025. She also told me a new lease would begin on July 1. We agreed on an exact day and time for the move-out inspection and key handover: Sunday, June 29, 2025, at 5:00 p.m. So what did my family and I do? We drove an hour from our new place, spent hours deep-cleaning the house in 90-degree heat--scrubbing the fridge, oven, bathroom, everything. When I messaged Ream that we were ready, she casually replied she wasn't available. "How about tomorrow?" Seriously? We held up our end of the agreement--she just... didn't show. No explanation, no solution. I waited for hours with no guidance on what to do with the keys. So I did the responsible thing: I filmed the whole place (which looked great), left the keys on the kitchen counter, locked up, and left. Later that night, Ream messaged saying she didn't have keys to get in. You'd think a landlord would, you know, have keys to her own property? I even suggested going through an open window--seriously, it was easier than this nonsense. She said she'd "check" if she had keys somewhere. Honestly, you can't make this stuff up. Fast forward ten days--yes, ten--on July 8, she messages to say the dryer isn't drying and the fridge isn't cooling. I told her both were working fine when we left (we literally used the dryer on move-out day), and as for the fridge, I'd reported issues months earlier. She sent someone who basically did nothing, so we just lived with it, knowing we were moving. Now, somehow, it's my fault that the fridge allegedly failed--after we moved out, after new tenants supposedly moved in. Am I going to be blamed for a burnt-out light bulb next month? To make things worse: today is July 29, the 30th day since I moved out, and she has still not returned my security deposit--or even provided an itemized list of deductions as required by Cook County law. That's not just shady, it's illegal. She's in clear violation of the Residential Tenant and Landlord Ordinance (RTLO). Even if you're buying--not renting--why put your money in the hands of someone who doesn't honor basic legal obligations or contracts? It's clear she plans to withhold my deposit over this made-up drama. After two full years of trouble-free tenancy, this is how it ends. I'm more than ready to take every step necessary to recover what I'm owed. "Honesty and integrity"? Not in my experience. I can't recommend Ream Masoud or Dream Realty to anyone who expects fairness, professionalism, or lawful treatment. Dream Realty? More like Nightmare Realty.
