Rudy and Alma are amazing! My husband and I sold and purchased through them and had a great experience. They never pressured us and were always available and answered any questions we had (no matter how bizarre). Weather it was via text or phone call they responded quickly. They took us to see SO MANY houses over and 8 month period and remained patient with us until we found and closed on our dream home! Julio the owner is also personable and professional. I don't know why there are bad reviews on this business... I only have great things to say. read more

I received a very upsetting letter from this agency (Mr. Morales) stating that my house was in foreclosure and he wanted to help me with a short sale, if not my credit would be destroyed. Mr. Morales should have paid a bit more attention to the report and realized that the foreclosure notice was for the previous owner and not me, and signed four days before I purchased my house, especially before sending such a scary letter. read more

Horrible service with an agent there. Extremely lackadaisical service from the agent. I was searching all over for a place to lease for my family. We found one finally on craigslist - yes we did the searching. we submitted our paperwork...etc and we got approved. Come time for the lease to be signed we were never told about an extra $552 commission that was owed to the agent. It makes sense, because who works for free, BUT when the agent did not do anything, but submit our paperwork, I feel this was not earned. Also, nothing was EVER disclosed about the percentage of the commission or what we were looking at if the house was to be approved - closing costs. Very misleading to the common person. read more

Very impressed with Jennifer Ramstad at Century 21 King in Rancho. Jennifer was so helpful with my search for a house. She understands that it is not just a purchase but a home to build memories. She is excellent even with narrow and specific parameters. Jennifer can work with and balance someone's budget, wants, needs and geographical preference. Her experience as a retired police officer made me feel safe when we would look at houses. Her experience, training and honesty was also helpful in identifying her concerns as what she felt was a safe neighborhood and what was not! She has genuine and honest feedback in all areas as well as good intuition. Jennifer's integrity and hardwork stood out the most. Jennifer would let me know within minutes if there was a price drop on an interested property in order to be first in line with an offer. I was not happy with one lender and Jennifer immediately connected me with a new lender of higher quality service and customer care. I was so proud when Jennifer would contact high caliber well known realtors and proudly represent herself as Century 21 King Rancho. I felt so impressed with her professionalism and fearless negotiations. I recommend Jennifer to all my friends and family because I know they will be treated with care and 5 star customer service. read more

Jennifer Ramstad my agent, sold my home in record time. She was very patient, kind, and understanding considering I bought the home for my Mom almost 16 years prior. I received first offer the day after it hit MLS listing. She helped beyond the call of any agent I've ever used. When I showed hesitation, not once did she pressure me to complete the sale. We completed the sale & I couldn't be happier! Thank you so very much Jennifer Ramstad! When I'm ready, I'll be contacting you again!! read more

POOR BUSINESS ETHICS! Agents makes appointments to my aunt's house based on agent's convenience for inspectors, buyers, appraisers, termite inspection, etc. Did not give my aunt a 24 hour LEGAL notice and expected them to let strangers into their house. They did it a 2nd time and my aunt wasn't even home. They just want to take your money and kick tenants to the curb so they can get their commission. Did I mention that they unlawfully evict tenants not giving them the proper legal days to move? read more

Very unprofessional office and real estate agents. My real estate agent submitted an offer on a house that Ricardo Acevedo had for sale. To being he did not respond to any phone calls and was initially extremely difficult to reach to make an appointment so that we could see the house. Then after we saw the house, we submitted an offer and they countered our offer. We then accepted all the terms of their offer and never hear from them again. They have the most unprofessional office and team (Isis is the other agent) and my real estate agent said that they refused to answer his phone calls, texts and emails. We will find something else but if I were you, based on the limited experience I had with their team and the other reviews on here I would stay far away. My agent also said that they send out mailers to people and that they are the type of agents that do not have the best interest of their clients in mind...only making as much money as possible at the expense of everyone else. STAY AWAY or get screwed!!!! read more

I worked with two agents back in August. One who helped with the lovely home we leased and one who just collected the money. I was okay with the costs which totaled overt 8k; the deposit, first and last months, and a doggie deposit. First and last months would be used and the smaller costs for my pups was not a problem. The security deposit which was actually the commission to the agents, the owner/landlord would return to us when we move.. All normal stuff. However, the agent who collected the money and paperwork did not disclose all the water issues that we would have to deal with in the next two months. While I walked thru the home to view it, she suggested putting a pan under the sink for a leak that was not obvious since it was not in use upon viewing the home, some dish rinse in the dishwasher that has never worked (in a newer kitchen) and the outdoor sprinkler system had a multitude of problems from day one. There was also hot water issues with the showers, and the water/ice dispenser from a very nice refrigerator not working. All things that you do not know of when viewing a home. These issues were never disclosed to us. Now, the agent may or may not have known about these problems but since she hinted at one, maybe. Anyway, the actual owner of the home is very nice and lives in LA, we have been working with him to address these problems. Six weeks later the sprinklers are in working order, the refridge works fine, the dishwasher will be replaced very soon as well as the sink leak. The leak was not apparent in the beginning and the dishwasher was never used until we needed it a couple of weeks ago, hence the time lapse. The owner sent someone out here several times to fix one water issue after another. The real culprit was that the water pressure was 3 times higher than normal and over the weeks the home was vacant this was never discovered and damaged many pipes, hoses etc. So potential renters and home buyers please check the water pressure of any home. We already own an upscale home in another city near the ocean and we are here for work. It looks like our work project will be extended for quite a few years, so we are now thinking about buying a second home in the area. However, I will not be going thru Century 21 that's for sure. read more

Had a wonderful experience using Century 21 King! Our realtor, Jennifer Ramstad, was very professional, always available, and communicated frequently with us. She sold our home AND we used her to buy a replacement property also. Both transactions were quick and went smoothly with her help. It was an overwhelming amount of paperwork, but I loved that Jennifer was so patient and explained all the documents to us. read more

Very rude and unprofessional ,making my first home buying experience horrible , They did a piss poor job flipping the home i purchased and didn't want to do any repairs or even let me choose the color of the dishwasher for my home :(. The countertop and cabinets that were supposedly upgraded were cut wrong and could not fit a fridge in the kitchen. I had to pay extra to fix the horrible uneven job in the kitchen on day of move in! does not respond to emails or calls when trying to set an appointment. Stay away from these selfish vultures. Run for the hills ! They don't even deserve one star. I pretty much went through what everyone else is writing about! read more

Back in 2003 I listed my property with Century 21 King. The property was sold and entered escrow. I was given a closing date and asked my realtor Sharon if I should plan on moving out. She said go ahead and move out relative to the closing date. I entered into a lease for an apartment based on the advice given to me by Sharon. Escrow closing was delayed for over a month due to the buyer not having secured a loan. All along Sharon and the buyers realtor assured me everything was going to close on time. I moved out and incurred more than a month's worth of expenses on the property I was selling. I tried to get the realtors to resolve the extra expenses I incurred without involving management. This attempt failed. I lost faith in Sharon's ability to fairly represent me. Sharon became frustrated with my transaction and gave me the name and phone number of the buyers Realtor and lender. I felt abandoned by Sharon. The buyer's realtor refused to negotiate any settlement for my extra expenses. My calls to the buyer's realtor's office - Martha the Tarbell Office Manager went unanswered. I phoned Steve the Century 21 King office manager for help in negotiating a fair settlement. Steve told me that he would look into the matter. I then hand delivered my extra expense documents to Steve. Steve met with me and told me that Sharon stated she never advised me to move out. This was a blatant lie. Steve stated that he would try to arrange a meeting with all parties involved. Steve told me that things like this could be handled in small claims court. Steve called me the next day and said he couldn't help and Sharon stuck to her story. Steve told me that he and Sharon didn't like to go to small claims court but would make the trip if they had to. I felt I hired Century 21 King - Sharon to represent my best interests and I received no follow-up or advice on my options when escrow didn't close on time. I was left holding the bag. I even called Corporate Century 21 and was given no help. They said each office is independently owned and operated - work with them to resolve any disputes. I submitted a complaint to the BBB and Century 21 King chose not to relove the dispute. Hope this review helps you make a decision on not who to hire to sell or buy a property. read more

Wednesday 18 September 2019, I received a sales call from Century 21. The lady who called me identified herself as a real estate agent,"Cindy M---------." (out of courtesy I will omit the last name). She asked me if I wanted to buy or sell a home. I was able to get some information from her so that I could report her to the Do Not Call list. She did give me her name, the name of the company, and the city. When I asked Cindy for the address of Century 21, she began to answer questions with questions, and became defensive. She refused to give me the address and said, "why are you asking me for the address? Nobody ever asked me questions like that." I told Cindy that she was in violation of the do-not-call list by making an unsolicited called me. Cindy began to argue with me. She said," you can call the police. Also, I took an ethics class. I am allowed to make unsolicited phone calls." I told her that she didn't know the law. I also told her that if she took an ethics class she didn't learn properly because she was violating ethics by calling people without permission. I also elucidated to her that she was politeness- challenged. A few minutes later, I called back the company and spoke with Carol, a manager. I explained the situation. Carol seemed apologetic and also said she did not agree with the behavior or attitude of Cindy the agent. Carol also promised to speak with Cindy the agent about her attitude, and said that it didn't reflect positively on the values of Century 21. I just want to add that the next day I received a call from another real estate agent. They knew my name. And then they hung up on me. I just found that very interesting. I'm not accusing Cindy of having somebody call and hang up on me because I can't prove that. I'm just merely saying it's very interesting what happened the next day. That may just be pure chance. I don't know. read more

Our realtor, David Benavides, was very professional and always dressed professionally in slacks, dress shirt, vest and jacket sometimes. That says a lot to us; you have to dress for success! David had great follow up; every day we would discuss properties we thought were a good fit for us and because the market was going so quickly, he acted quickly. We felt we were his only clients because he was so attentive. He helped us through the entire buying process and continues to check up on us. read more

Buying your first home should be a pleasant experience, however my experience was not so pleasant. BEWARE!! Never ever purchase a home flipped by this team! I purchased a home from them in 2016 and they insisted on hiring their own termite company. Well, we got a clear report and moved forward with the purchase. 2.5 years later we have extensive termite damage and multiple pest company's I have contacted for a proposal said these termites have been here for 5+ years. They hid every imperfection with the layers and layers of paint. They even painted the concrete walkway! Shady team! Look elsewhere! read more

I just want to express how this company does business they don't tell you it's not first come first serve! They make you believe there pre approving you when the truth is they are getting 5 to 6 applicants to pick their favorite applicant and getting your hopes up for nothing, wether it's a few points higher or length of employment it doesn't matter their very unethical very sleazy , Sharon was our agent she wouldn't return our calls for days and towards the end we waited two weeks before she replied on a text saying they decided to go with another applicant. It was like a big slap on the face so dissatisfied with her service, this company doesn't care about applicants I felt like I was discriminated, horrible service, my family was VERY disappointed!! Be careful in dealing with these people go with invitation homes very professional and they respect your application first come first serve either YES or No no games !! read more

I lived on East Coast visited CA last Thanksgiving and retained Century 21 (Jonathan) as buyer's agent. He showed us a couple of homes, we put a bid and got accepted and went back East. It was all nice and polite but the financing company was rude to say the least. The property was closed on Jan 31, 2017 after all the inspection, appraisal etc. After everybody was paid the nightmare started. The home was not vacated and not available till after two weeks or more. That made the final walkthrough meaningless. In the meantime the finance guy kept pushing us to move to CA by the third week of FEB. How could we make a plan to move when the home was still not vacated? The realtor told me it was normal! After we moved in we discovered that this home does not have a fire alarm in any of the bedroom or even kitchen. In fact we don't think it has any such thing. We are shocked how Century 21 can sell a home in 2017 without a fire alarm? All the cronies who inspected, appraised and the seller's and buyer's agents could not see that and they all got paid! I personally went to a mixer just to talk to Jonathan about fire alarms and not receiving a closing statement. I have been asking him about that all along. Then I followed up in my email with the emphasis that I needed my balance from the closing. He responded "I do not have that kind of money laying around to give you". Up till that time I was nice and polite and gave a great review that they sent me soon after closing, not knowing about the future from East Coast. His treating me as a beggar was the final straw that I do not want to have anything to do with this clique. Upon my threat of writing a complaint Jonathan told me that the check for the balance $1,600 plus is ready on Friday afternoon Feb 10. In other words more than a month and ten days after closing and that too I have to take a day off and pick it. Today another week has gone by and it has not arrived in the mail. I can understand closing statement being sent to new address and the pervious owner did not save it for me but treating me as beggar by my own paid buyer's agent? In the state of CA in 2017 selling homes without a fire alarm and being rude is almost unheard. My question to Julio is "is this your normal practice or my family is especially chosen for this treatment?" I have complained on Julio's page but to no avail. They all gotten their monies who cares about poor the customer? I have waited a month and a half and still to no avail. BTW, I have all the emails saved as proof and can be shared. read more

I can't stress how awesome having Jennifer Ramstad as an agent was. The process of buying and selling homes is intense, often overwhelming and confusing. While this wasn't my first time buying a home, I realized how uneducated I had been about this process and the night and day difference in working with an agent who is concerned about their client and willing to explain, work with and go above and beyond to make sure the choices made are in the clients best interest! Jennifer was ALWAYS available for questions or to see homes. We put my home on the market and had an offer in two days! Her knowledge of markets was a huge advantage. It helped make what could have been an extremely difficult situation easier. Jennifer also helped us secure our new purchase. Her professionalism in working with multiple agents and offers and transactions helped secure the BEAUTIFUL home my family and I enjoy today. I definitely will work with Jennifer Ramstad EVERY time I purchase or sell a home. I would and have recommended her to family and friends. Thank you Jennifer! Century 21 is blessed to have you on their team! read more

My husband and I purchased our home (which was a flip) a couple years ago with the Acevedo Team. What we thought would be a good purchase, turned out to be terrible. Within a couple of months we started noticing that the work that was done on this house (painting, pipes, etc) was not done properly. They did a "Mickey mouse" kind of job just to sell the house. They patched up things to cover up bigger issues and they did a sloppy job. We've had 2 water leaks (one of which was major). The paint and roof on the exterior of the house started to peel and pieces of the roof started falling off. The pool was painted over with a paint that was not for the pool and thus the paint started to come off and our pool water turned white from it. We had to replaster the pool and buy a new pump because the one it came with was too small. Just recently we found out that the drain pipe from the AC was covered up by the drywall. The paint that was used to cover up patches inside the house started to peel as well and you can see the uneven surfaces now. I had even contacted Mr. Acevedo a while back regarding the issues we were having with the house and he stated he would contact me and we never received a callback. I understand real estate is a business and of course they want to sell houses as fast as they can, but if you're going to be in the business, put effort into it and do your job right. Don't deceive your buyers into purchasing a home which isn't what it was advertised to be. It was a learning experience for us. Beware potential clients---do not fall for this real estate team. They are deceitful. read more
