I just finished signing closing documents to sell an investment property I've owned for many years to Robert Grunnah and his organization. Let me say up front, that I, too, am a real estate broker, with over twenty years experience. I've never met Robert, but have dealt with him on this transaction via phone, text and email. Attempting to do a 1031 exchange, and knowing that it would be difficult to find and successfully close on a replacement property--especially with the current market conditions in the Austin area--I chose to ask "investors", such as Robert, if they would be interested in my property. Several bids later, I accepted the most realistic offer from Robert. He gave me the best offer--and the flexibility of terms that I needed--to find a replacement property within the limited time frame of a 1031 exchange. Could I have gotten more money by putting the house on the market myself? Sure, but NOT easily. Being REALLY busy with the current market myself, I chose to forego the hassle and headaches so common with selling an old, tenant-occupied property. I may have sacrificed a few dollars, but I saved myself a tremendous amount of time and energy, which, in turn, I've been able to use to serve my own clients' real estate interests. Robert was not only professional and easy to work with, but his communication and flexibility throughout the transaction were exactly what I always hope to encounter in dealing with any "cooperating" broker/agent". We bought our home from Robert's group and had a really good experience. The process was smooth and efficient without major hold ups. The team had open communication channels throughout the process and were involved in addressing our concerns from start to finish. Most of the issues identified in the inspection report were fixed and any problems that came up while we occupied the house were acknowledged and fixed in a timely manner for e.g most recently we noticed a small leak from the toilet and it was fixed right away with no involvement from us. I dealt with Robert the owner of the biz. He did exactly what he promised. I told him if I took his offer he would have to close within 10 days on a Friday. He promised that he would and kept his word. He works with a very professional title company who also made the process easy. I read some of the negative reviews and the fact is I saw no evidence of what they mentioned. I must have had three (3) or more of the buy your house offers and they were all garbage or in one particular case wanted to open escrow by depositing $10 and then giving me a story as to why. It was a tough negotiation with Robert, but he was fair and a savvy businessman. There is nothing wrong with that and in fact it helped the process since it was apparent he knew exactly what to do and quickly answered any questions or concerns about the process. I needed to get out of the house because I was in California and simply could not manage a sale. I would recommend Robert and his company who quickly eliminated a headache for me since I was not interested in going through all the hassle of putting the house in the multiple listing. If you are honest and straight forward, these are the guys to deal with especially if you need to move on quickly. read more

It always amazes me how complicated simple things are. I want to sell my condo. I posted it on Craigslist, dealt with a bunch of tire kickers and people out on Sunday Fundays from out of town browsing Austin real estate. I didn't want to pay the commission, but even more than that I didn't want to waste more time. I called a bunch of people, talked with a few of them, and came to the conclusion that I hated ALL of them and wouldn't trust them to watch my computer at a coffee shop. I hopped on the old Facebook and asked some of my friends and was referred to Castle Hill Investments. Evidently they specialize in other types of properties besides condos, but partly due to the fact they we have mutual friends, and partly because of the commission, they decided to handle my property. The problem with finding a good person to handle the sale of your property is you want them to be reliable and personable, yet a great negotiator. Robert was friendly, but stern. We talked about what I wanted and what was realistic, and then he got work. I got emails about offers, no matter how low starting a week later, just to confirm that I'd turn them down. Then two weeks later I got a phone call. The price right, and we moved forward. The only regret I have is trying to sell it myself. My wife and I hired Castle Hill Investments to sell our duplex in November of last year. We had assumed that since it was the Holiday, they probably wouldn't put as much effort into selling it, or that buyers were going to wait for the new year. But after a professional experience in which the firm walked through the house, advised me of likely re-sale value, and helped us stage the property, we ended up receiving multiple offers in the first week. Their team worked with us through the process, and Adrienne was an excellent communicator. She was tough with the other side, and got the deal closed on time. I think it's funny looking at the only negative reviews for this company on Yelp, because every one of them is from someone on the other side of the transaction who was not a client of the company. Of course, the other party in a real estate transaction isn't going to be as thrilled with the opposite side's agent as they are with their own agent. I had been looking to sell my house and upgrade to a newer one. The staff was very helpful and stayed in contact with me throughout the process. They listed my home for a price that I was happy with. They told me how to stage the house and get the most interest in the property. I ended up with two full price offers. While the house was listed we searched for a newer home and they were able to take all the items on my wish list and let me know what I could and couldn't have for the price I was willing to pay. This is probably a waste of time since I see that every one star review (7 so far!) ends up in the filtered review section. I've been looking to buy a house, and I made an offer on one that Castle Hill Investments was selling. When my agent called to check on the status of my offer, my agent got cussed out for no apparent reason. The call was made on speakerphone, and neither I nor my agent have any idea what warranted that response. The said thing is, it wasn't a bad offer. Whoever has Castle Hill trying to sell their house just missed out on me buying it due to their agent's nonprofessional behavior. I withdrew my offer and moved on. Update: Robert is simply unprofessional, he tries to justify his rude behavior by saying he's working hard for his clients, but that does not justify cursing at other agents. He's completely unethical and I won't be surprised when this all catches up with him and he loses his license. read more

A very proactive broker that has helped me through the years with my Austin Duplex. Purchase a duplex in 2004 from Robert Grunnah in Austin while I lived in California where investment property valuations were not ideal. I just sold it this year in 2014. Adrienne contacted me earlier this summer and told me valuations were the highest they had seen in a very long time. I listed the property a couple weeks later after consulting with my financial advisor and boom it was sold a week later over our asking price. I was referred to Robert and his team after having trouble trying to find a buyer for my 78704 duplex that I inherited from my parents. I had lived in Austin for several years but didn't have any plans to move back so I decided to try to sell the duplex. I will not bid on a Castle Hill property because they do not respond to my bids. The agent I use consistently today also now refuses to bid on their properties. We both have conspiracy theories, but the fact is, we have bid above listing price (without financing contingencies), never heard back, and watched the properties sell for below list to "other people". I was looking into buying a property from Castle Hill until I was treated with great disrespect. I had a good experience with the listing agents that work for this firm. However, the owner, Robert Grunnah, is very unprofessional, extremely rude, and inconsiderate towards other people. Unacceptable and unprofessional. I'm a tennet currently renting a house that Castle Hill Investments is trying to sell for my landlord. Earlier today while I was at work, some realtors from the company came by to take some photos to put up on their website. I left them a copy of my key in the key box for easy access to the house while I was gone. However, I just got home to find the front door of my house UNLOCKED. I don't know who they sent over, but this is far and beyond the most rookie mistake one can make in their business. Castle Hill Investments is one lucky SOB that it's not my property they're listing, but you can be sure I let the landlord know what kind of people he left his house (and my belongings) in the hands of. read more

A+. We live out of state. Castle Hill sold our duplex successfully 3 years ago, so turned to them to sell our 4-plex. The initial listing price advice was realistic, perhaps conservative, for the closing sale price was substantially above listing price. We preferred that rather than having expectations of an unrealistically high sale price. Initial buyer was unable to complete purchase. But Castle Hill followup with others who had made offer and deal was completed. They responded speedily, thoroughly, and respectfully to our questions. They made our paper work easy. The other services needed to close the transaction were done thoroughly, requiring us to only confirm the documents and sign. We considered other sellers, but decided on Castle Hill, and glad we did. read more

I kept getting postcards and letters from Grunnah, letting me know he wanted to buy three of my rent houses. I called the number on the card and spoke with a woman (Adrienne). She told me she would send their field manager out to view the properties and then get me a price. I never heard back from her and when I called, again, I was forwarded to a scam-sounding 800 number with a cheesy recorded message. The cards keep coming. Proceed with caution if you decide to go with this company. NOTE: Something IS going on with this company. The most recent review, other than mine, is from back in January of 2016. If you are selling a property then do NOT expect to get the market price if you list it with Castle Hill. In my experience they will appraise your property at anywhere between 10 ~ 20% BELOW of what you can realistically expect to get for it. Over the last 8 years I have asked owner Robert Grunnah and his team to appraise several different properties that I have decided to sell.They will do an evaluation and then send you a price that they say they will list it for if you hire them as the listing broker. On each occasion I have listed with different agencies and the fact is all the properties sold for 10 ~ 20% higher than the values Castle Hill came up with. Eight years ago they told me they would list my property at 110K....we sold for 135K. In the latest example we ended up receiving $60K more than Robert Grunnah said we could expect to get. 60K is a lot of money! With multiple properties in the Austin area we get several postcards a month from Mr Grunnah's various businesses suggesting they will pay us a fair price for our properties or they will get top dollar if we choose them to list it. My experience has shown that to be false. As a full time real estate investor I have access to all MLS data and therefore have the ability to find my own comps and establish a sales price close to what the market will pay. But most people don't have that access and rely on professionals for that service. So if you need cash fast, want a quick sale and are prepared to accept a lower amount for your property then give them a call. But if you want to get the true market price for your property.... give them a pass. read more

I agree with Sarah. Talk about unprofessional and offensive, he actually insulted me when I pointed out his misunderstanding of the new cash out refinance laws. In email correspondence he told me to "take a hike" and referred me as an "a-hole" in another correspondence. What kind of business person uses that kind of verbiage? I simply needed advice on the management of a rental property in a nice neighborhood in north Austin. I found a Realtor with a more professional attitude who not only sold my house and got me into multiple properties, but also found some great investment properties for other members of my family. Casttle Hill is only interested in getting their commissions rapidly. Not working hard to sell your real estate. They will talk you into selling your house at a price that does not require the services of a realtor. Recently received a bulk mail letter from Casttle Hill. It announced a shortage of housing in the North Austin sector. I contacted Robert Grunnah and informed him that if he wanted he could list my house, at a marketable set price. He accepted. I contacted my tenant of the future venue of Grunnah's team to the house for pictures etc. In the meantime I received an Email from Robert Grunnah stating that he was not interested in listing my house and that he had just added 8 listing for sale at prices that would apparently sell faster. He offered to list my house at a price that I could sell it without a realtor. I informed him of the inaccuracy of his data on my house (Sq Ft, number of BR). His reply was to tell me that he did not intend to offer service for me anytime in the future. That was amusing. What made him think I wanted to pursue working with a realtor who has such unprofessional practices. Conclusion: Look for a more competitive realtor. read more
