system comes on at exactly 8:38 every day in the park area near the swimming pool. It is fine except for the fact that it gets the BBQ grill, the picnic table and and all of the concrete surrounding the table wet. So don't plan on Barbecuing when you get off of work. Your food will be ruined. All of the walk ways are also wet so people can't walk around. I called they didn't do anything about it. It would make more sense to have the sprinklers come on after every one is in bed. Shortly after this. Sprinkler system comes on all over my porch. I can't even sit on my porch to enjoy the rest of the day. Also, I have called several times for certain things to be done in my home and have to call them several times before they come. I had this same issue in the past and all of my issues were eventually handled promptly, just like any other apartment complex. However recently when I want them to take care of something in my apartment they never get back to me. I called about my carpet, some paint that they put on my wall, and more. It is just useless. If you get the chance to become part of the Cascata Community I highly recommend it! Not only is the property beautiful and quiet. The staff on site is totally unmatched. From the maintenance team to the ladies in the office, they know how to give 5 star customer service. Every employee makes you feel like a neighbor and not just another door number. This is by far one of the best apartment communities I have ever lived in. If you are even remotely considering this to be your new residence, I'll need to advise you to make sure you get every single thing a promise in writing. Especially how much your move-in amount is because that changed after it was quoted to me. Also, the carpet that was put in was too short and there are nails sticking out that cuts my feet. Although the apartment appeared clean and fresh, shortly after areas that had been temporarily pasted together started coming off walls, bathroom, tiles, bath, tub, and other areas. Please always ask for new carpet. Please always ask about the neighbors if it's possible to other tenants. There are parties that go on and drugs and alcohol. There are neighbors that stop and throw things on the floor all hours of the morning all hours of the evening so if you have a unit with someone living above, you be careful to know about this. When they say they have 24 hour security that is not correct they have one officer that is typically on duty for only a short period of time throughout the week and he has to monitor several apartments. In addition to this, there are several neighbors who know how to manipulate the system and have favor with the apartment manager to get out of complaints. Please pray fervently before moving here. There are several neighbors who are wonderful, very kind, loving, and then there are some who are very unruly, obnoxious, and struggle with severe addictions The current apartment manager is too busy doing her make up and looking like a Barbie, then getting up off of her seat and getting out into the community that she manages she will however rush everybody around quickly before the investors come She RACHEL will lie and hide paperwork to cover her own rear. Please please be sure if you do live here that every paper that you sign whether digitally or not that you get a copy of every single thing that you sign everything that you initial look through it very carefully do not leave until you have that printed, and every page has a signature from all parties please please please do this I signed a renewal and after i complained about the harassment from a group of ADDICTS this manager denied me having a lease. I have copies of ALL correspondence and emails. Since my signature and the manager's signature and agent were not printed on the new addendum it did not hold up in court. I had a credit on my account and just signed a year garage lease. The electronic signatures did not print. I'm trying to find a way to get them to Print to show my attorney. Regardless, several neighbors who are elderly are afraid to come forward about the intense disruptive activity from this group. I have pictures and videos of this obscene activity. Unfortunately it would be too hard for the manager to remove the (addicts) all at one time according to her and I believe this has more to do with money than safety of residents. Oh, by the way, there were maggots in the pool over the summer. Children noticed it and there are also children allowed to play with lighters by propane tanks. If you do come here, you may be on kid patrol due to parents not watching their children and drinking all day and all night. Good luck with that read more

They were so fast to answer all my questions and take me on a tour i even have talked to people that live here and they rave about how they feel so taken care of by the maintenance team they have two beautiful pools and a cute little dog park seems like a good neighborhood too ! Frustrating. For reference, we have lived in a 1 bedroom here before and now are in a 2 bedroom. The AC was less noticeable in the 1 bedroom. They don't enforce their own rules. Poop is literally everywhere. The AC is insanely loud to the point where we have to raise the volume of the TV by 20-40 out of 100 just to hear it. The worst is that we've had a water damage crack in the wall appear and it gets worse every time it rains with literal water coming down the wall during a storm. It has been like this for a year. They claim they're "looking into it" since they think it is an issue with the roof. But after many reminders nothing has been done. Even worse is we now have water damage on 1 exterior window and have noticed carpenter ants have made their way in when it hasn't rained hard in a while. Add to that the frustration of noisy neighbors, consistent littering of trash, landscaping that is being overgrown by weeds, too few and too small parking spaces, and the previous poop issue I mentioned and the place is suddenly 100% not worth the money anymore. One last complaint. We have had on 4 separate occasions over the course of the last 8 weeks requested to replace a burnt out bulb on the 2nd story of our building as it's pitch black we get home at night. The extremely simple request has not been met. I will give them a few small props. Last year the pool was constantly overrun by non-residents and this year they have done multiple checks. Add to that that the clubhouse and gym are always clean and it's a little better, but that's also where they make their first impressions for new tenants. read more

Cascata is by far the best place I've ever lived. I was recommended to live here by a friend and they didn't steer me wrong. The office staff is attentive and has really made me feel at home here. Great friendly staff from the office to the maintenance and a nice and clean property

We've lived here for going on 3 years now. There are a few pleasant things about living here. Namely the pool and grills. Beyond those few things there's much left to be desired. From the outside looking in the complex has the appearance of being beautiful and it is exactly that. The landscaping is great, the architecture is beautiful but once you actually reside here you will soon realize that you cannot be so quick to assume a place is nice by it's appearance alone. First let me start of by saying that the single most displeasing thing in my life right now is when our Air Conditioner / Heater kicks on. The air return is sitting directly in the living room and for the entire duration of your heat or A/C running (which will be a very long time due to to the incredibly stupid placement of the thermostat) you will be deafened. You will have to turn your television up to the loudest volume possible to even be able to have the slightest enjoyment. If you are trying to converse with anyone within the living room area you'd have better luck learning sign language and communicating that way because you will lose your voice from hollering so loud trying to make them hear you. My old car was broken into, my new car was broken into, my girlfriends new car was broken into, my neighbors old car had the rear window smashed out, his new truck was broken into, every car in the whole god damn complex has been broken into. You pay a premium for the perk of living in a gated community but if i kept a tally of how many times the gate that leads directly to my building has been broken for 2 week to a month at a time and left wide open I'd run out of space on the world largest whiteboard. Every other week the gate is left open because it's broken. But you are subtly being charged a premium for the luxury of having a gate that breaks more often than Tony Romo's god damn clavicle. Which leads me to wonder what exactly in the fuck the security company is good for? I have had a work order sitting in limbo for the past month because the maintenance staff apparently cannot order supplies prior to them being needed. My water filter light on my fridge has been on for what seems like an entire lifetime waiting for them to order their Water Filters that must be crafted of solid gold because the order was supposedly placed over a month ago and I still cannot use my fridge water. I moved into this unit as soon as the tape was cut on the Second Phase. When i moved into this place there was still sawdust sitting on the god damn floor. And when I tell you that this place was slopped together I mean it. There isn't a surface or finish anywhere in the entire apartment that wasn't as janky as a pirates wooden leg. There were nails that weren't pounded in all over the place, just left there to catch socks or legs or slippers. There are about 5 mirror complexes throughout Tulsa owned by different companies. Which tells me that this complex was literally purchased out of a magazine to be Modular and put together as quickly as possible to make profit. If you look up Cottages at Tall Grass apartments you will find the exact same thing. You cannot walk in the grass without enjoying the pleasant scent of dog shit all over the place. I've called and called on a few neighbors that let their animals poop and never ever pick it up despite the conveniently located puppy stations all over the place. This is likely due to the fact that the average age of the residents is right around 19-21. The pricing is absolutely outrageous considering you do not get a washer and dryer in the unit and the only amenities in the whole complex are pools and grills (which i will certainly admit is a nice thing). In the past few years it has become standard practice to include a washer and dryer in the unit, a dog park, some have car washes that we've looked at, their gates probably work, and their air conditioners don't deafen you and the kicker is you pay less or around the same price. I have lived here a year, and I am in the process of moving. If I was not moving out of state I would continue to stay here. I have not had any issues. I live by the pool in the second part of the complex. It does get loud but that is expected with the pool, but they have done things to ensure only people who rent apartments are there. I have a one bedroom and I love it! the office staff has always been helpful to me and I have had no issues. The one complaint that everyone talks about is the AC and the noise, that part is true. It is loud, but when I had my house in Okmulgee, it was loud, so if that is a deal breaker for you then don't move here, but other than that I have really enjoyed my time here. I am sorry I can't stay, I just hope I like my new place just as much. read more

I've officially lived here a year, and have enjoyed it! First and foremost, it is impossible to find an apartment that has a dedicated maintenance staff... here at cascata, totally different. Maintenance in my opinion gets 10 stars. Whether it's simple (builder grade) AC break down, to dealing with my fear of black widows- maintenace (porter to be included) TRULY are the best. I don't request much but darn if they aren't there at every beck and call. My puppy runs to them every time they see them outside.....call that a sign. Bravo, many places dont have this luxury and for that, I am grateful. Most people on here complain of noise, and leasing issues. If you are a normal, responsible person that pays your rent on time- you'll find this place pretty nice. Sure, it's an apartment and the walls are thin- but find a property that is sound proof.....not gonna happen The office is quite pleasant and willing to exceed expectations! Only complaint would be hefty and unexpected renewal increase (told wouldn't be more than $15/yr) but maybe I got a sign on deal, who knows. Ive been here since it opened. Havent had a problem I couldnt fix somehow or someway. No "loud people" where I live. No "cricking floors". It does get a bit cold in the winter due to the windows. I do face the north. -lol- I have a apartment mostly in the shade so my house stays cold. Only had one problem. I found a duck with a broken foot yesterday. Such a big problem. I had to take him to the hospital. Everyone else was busy working. The pain of living here. :) read more

These apartments are new construction about 2 years old. Living on the third floor you would think you would have some peace and quiet. That wasn't the case. You can hear everything from cars driving by to people talking at normal tone in the parking lot. If someone is vacuuming good luck taking a nap. Don't do anything in the restroom that you wouldn't mind your next door neighbor knowing about. Cheap double pane windows let all the cold in. Weather stripping needed to be changed in the first week I was there due to the drafts. Over all this place is thrown together just to make a buck from unsuspecting renters. Staff do not go over the top to make you feel like valued renter. Not to mention the sky high rent. $804 for a one bedroom. Just not a good experience. read more
