The first place it seemed like the owner was the only person working for the company, including doing any and all handyman/repair work. The second place was much different and we thought we liked them a lot. Turns out we didn't, but that's a whole other review. Our experience with this office was quick, efficient and very relieving. My husband called up after looking at a couple of listings he was interested in, spoke with Theresa and told her what we were looking for, and she also offered up a few things we passed over. We're really happy she did, because we are now in a town home that has everything we needed and wanted at a very affordable rate. We initially wanted a single family home, because we really wanted a garage, and she encouraged us to look anyways. SFH were more expensive with less room inside and no neighbors with connecting walls. She understood our needs and found us a town home that had a garage and was at the end of the building, so we only have one neighbor with connecting walls. The neighbor is just one guy, who is almost never home and when he is is super quiet. We've met him a few times in the less than a month that we've been here. He's also really nice. I know you can't always pick your neighbors, but Theresa really understood that we are a quiet couple who like our home to be equally as quite, jets excluded, and said she knew this would be a good fit because we match very well with the neighbors. It means a lot that she would look out more for us and our wants and needs that she did her bottom line. The tenants who stayed here before us kind of messed up the place, and she did an amazing job making sure everything was in clean and working order. Noticing the repair and work orders needed to get this place back in good condition, I know that the cost was just over what she actually made from renting to the young couple over the 6 month lease, but as a responsible property manager she did what she had to do. I can respect that completely. My husband and I are planning to buy a house by the end of our lease, and in the event that we have to move, we have already decided that she is going to be the property manager if we decide to rent versus selling.

    Exploitive Company, I took the reviews on here with a grain of salt, now I am paying for it…read more This is a terrible company. My rental was dirty when I received the keys, with visible spots of filth on the walls, urine and pubes on the toilet, among other things. When I complained I was assured it wasn't that bad and I "should see some of the other places." Being stuck in this lease and moving in the following day, I cleaned the house and made do. When I had initially viewed the house I was told it still needed to be prepped. Nothing was done. Now two months in and there was a propane leak they failed to fully investigate after reporting that the Fire Department determined there was a leak. Instead they filled the propane tank and allowed my house to collect gas again. I had to call and get these folks to look at the appliances, there is no way I consumed an entire tank of propane within a month. This leak was present when the house was rented to me. An appliance was not connected properly. I've now been billed for the propane that was filled due to the emptying of the tank without notice. The photos are of the bedroom walls and bathrooms when I was given the keys.

That has ended with me spending over $6000 to repair my house, which i completed my self. Not sure what the total would have been to get it done by a professional, but probably around $20000. It took me 3 weeks to replace all the damaged flooring remove and replace the damaged insulation from the 20 plus water leaks in and under my home. They let a person leave in my house, so nasty, that rats were living in it. The dogs the renter had were using my house as a litter box. Rats chewed hoes threw the water lines and the walls. They were supposed to inspect my property thoroughly, but that was obviously not happening. My bolted down safe was taken from my home and they never even noticed. Every single renter left the place a mess, damaged, and i had to pay for almost everything. They have only recovered about 25 percent of the cost from the renters so far. I am sure if i added it all up, they probably still haven't recovered over $10000 owed. They even didn't pay me for a month and a half, because they said there computers were being updated. My bank didn't want to hear this. I almost sued them, but i am living in California and am currently a disabled vet. So, i guess they are lucky, I cant make the trips to Washington state to get that done currently due to medical reasons. I sold my property due to this experience and will never use property management services period, especially if you live out of state. You have been warned. Never use this company!

They're super unorganized and do not maintain records properly. My experience with them has been a total nightmare and continues to be a nightmare 5 months after moving out. But let me start from the beginning... Moving in. With my husband in the military we move a lot, and sometimes have a limited amount of time to do so. We were looking for a place to move in to quickly because my husband was going away 10 days after signing the lease. Since he was in Whidbey before me, I saw the apartment once we were already stuck with it for 6 months. The first time I walked in I was shocked with the condition of the apartment. It did not look like the apartment was ready to be moved in to. The walls were dirty and stained, the carpet was dirty and stained, there was a dried spaghetti noodle stuck to the oven, the refrigerator had splatter marks on it, the laundry room smelled so bad it was un-usable for the first two months and it seemed like no amount of cleaning ever made the apartment look or feel cleaner. Everything was noted on the inspection form, yet when we moved out there was more than two hundred dollars taken out of our deposit as a cleaning fee. My husband was gone five out of the seven months we lived there and I'm OCD, so there's no way the apartment was dirty when we moved out. In fact I've gotten my full deposit back everywhere I've previously lived and guarantee the apartment was more clean when we moved out than it was when we moved in. Regardless, here I am 5 months later and still disputing fees and charges that they can't seem to justify with any documentation or receipt record. My advise to anyone who is stuck with them is to save your lease agreement, all your receipts and any paperwork you receive from them. It'll come in handy when your disputing random fees and charges. Having those items saved us from having to repay 800 dollars that they had no record of us paying and credited us 150 that we overpaid. That's almost a thousand dollars!! You would think a business would have some sort of organizational records or receipts of what people have paid. Yet they couldn't provide any. My husband and I had to dig through all our stuff and find proof. I could go on and on about my experience with them but this post is already really long. I honestly wish I had read reviews about them before renting from them and being stuck with this never ending nightmare.

    I am writing from across the country after receiving a check with the remainder of our security…read moredeposit. I had been waiting to hear and pretty much got what I expected based upon other reviews and opinions regarding Eric and his company. To give some background, I am a military member who was attempting to arrange housing for me and my family while I was deployed. This was the only option for my family that I could afford due to lack of base housing. When I arrived, I noted the poor condition of the home (roof, landscaping, carpets, etc.). Despite Eric's claims otherwise, about 25% of the window screens were there (mostly bent and damaged) and the others were missing entirely. Luckily, I didn't really care as the summers are mild enough and it didn't become a factor. I'll come back to this. Throughout our entire time renting here a number of issues came up with the home. From plumbing, to door fixtures (many), as well as major dishwasher and oven problems. At one point the back bushes needed major trimming, so Eric came to the house while I was at work and my wife was home. He asked to use my extension cord for his machine. I came home to find the trimmings all over the backyard and my extension cord where he left it - NOT where he found it. That's just a little taste as to the type of person he is. He does things halfway and relies on others to take care of his mess. Fast forward two years and I deploy. Of course, the dishwasher decides to have issues as soon as I leave. This is a major appliance, especially in a house with 3 children. It took MONTHS for them to fix it. Months. Finally is was fixed after multiple visits. Next the stove decides to go. Again, takes forever to have it fixed. It took me telling them that we are resorting to cooking all of our meals in the microwave in order to light a big enough fire under them to care and have it relaxed. I have never had an issue with a property management company in my life - and I've dealt with many. To be honest, I had to go over everything he did while I was there to make sure it was done properly or at least to a satisfactory livable level. Most things I wouldn't even call on them for because I knew it would take forever, so I bit the bullet snd handled myself. Fast forward again to a week prior to us leaving. A team from Keller Williams as well as Aleesha Cleveland come to the house for a walkthrough as the homeowner made the smart decision to sell the property. The house was 99% packed up so I used this opportunity to ask Aleesha if there was ANYTHING that I should focus on ESPECIALLY cleaning. Her words were, "we're not too picky. You don't need to go crazy cleaning. Everything looks pretty good." I pointed out items that I had mentioned previously that were never fixed, to include window screens, and she seemed fine with it all. I asked again if there was anything standing out to her. The answer was no. So my wife cleaned the house best she could, I patched holes and dod various things to make it look nicer and we prepared to move. Our plan was to leave on a Friday morning early. They refused to allow us to do the final walkthrough Thursday evening (even though the house was empty and we all slept on the floor) and told us it was no big deal that they would do it Friday after we left. Due to it being a VERY short notice move, I had to agree to this, despite being very uneasy about it given the poor reputation of the company, especially with regards to security deposits.     Island Premier managed our rental while we were out of the area and the phrase "no news is good…read morenews" definitely doesn't apply to them. Being out of state, we relied on them to ensure that our house was being maintained and well cared for. However, many things included in our contract were not carried out - gutter cleaning, annual walk-throughs, etc. We have had to do many repairs including fixing visible plumbing leaks that resulted in water damage to the bathroom (consistent with long-term damage) and repairing roof leaks. When an issue was reported to them, we'd receive urgent phone calls insisting we authorize repairs that instant as the company was already there to fix it. While we would never decline a repair, advance notice would have been appreciated especially considering the time it takes to get appointment scheduled and the cost involved. I could continue, but you get the picture. Basically - if you have other options, go with them.

This property management company takes landlord protections to the extreme. This is the specific clause within their leases that they use to screw over tenants: "If Tenant vacates prior to the expiration of the term as identified above, Tenant shall be fully responsible for the rent and all utility and operating costs for the premises until a new, qualified Tenant is secured, or until the end of the term- whichever is earlier. In addition, Tenant shall be responsible to pay the leasing fee and all associated costs to secure a new tenant." Our situation- we provided notice that we would not be living in the house 3 month before the expiration of the lease. The property management took about a month after we notified to list the property because they were fixing the roof. They did find a new tenant fairly quickly after that, but charged us $1400 to "secure a new tenant." Therefore, they were able to use the time we were paying rent to fix the house for the next tenant, got a new tenant, and got to charge us instead of the landlord to re-lease the property. We continued to pay rent, pay utilities, and mow the lawn the entire time before they were able to secure a new tenant. This is one property management company I would be very careful of. Not great for renters who are looking for a fair, equitable agreement with a landlord.

Many people who do have positive…read moreexperiences, especially when it comes to realty and home rentals, don't take the time to post reviews. Reviews usually come from the people who find conflict or problems easily, or have a disgruntled frame on life who indeed do take the time to use various avenues to complain and act as a judge because there was an area of disagreement or conflict. In my personal and lengthy experience working with and being heavily assisted by Ed and Anita, I have observed nothing but integrity, sincerity, professionalism and humility. They clearly care about their customers and act in a moral and ethical manner at all times. They are prompt with my needs or concerns. They take the time to have a conservation with me and it often is highly informative, educational and constructive for my own benefit. I love that they are local, immensely caring for their community and truly demonstrate a desire to help any and all of my concerns. I assure anyone reading this review, the negative opinions about Island Broker Realty are likely an anomaly and by no means, are accurate in the representation of this company as a whole. It saddens me, having personally observed their organizational behavior and the community that works with them, that only the few and seldom who do have a negative experience tend to be the ones that project their voice in order to satisfy something deep inside themselves.

The cleaning lady performing my move out clean discovered they were without batteries. He is trying to keep my deposit saying I caused damage and didn't clean the unit. I'm 62 and disabled. What on earth could I have maliciously damaged. He refuses my requests for copies of these alleged bills against my deposit. Including paying my already paid final electric bill. I left copies of my cleaning bills in the unit. Because Covid.
