I have never experienced such poor management and lack of professionalism as I have with CasaBela Management Company. From the beginning, dealing with them has been a complete nightmare. Communication is abysmal--they never respond to emails or calls in a timely manner, if at all. When they do, it's usually dismissive and unhelpful. The staff is unprofessional, rude, and shows little to no concern for co-owners needs or concerns. To make matters worse, they have zero accountability and refuse to take responsibility for their failures. I would not recommend this company to anyone--dealing with them is a constant source of frustration and stress. Save yourself the trouble and look elsewhere. Casabella falsified documents including the number of employees they had in order to obtain a $155,000 PPP loan (public information ) They also refuse to furnish my Insurance documents despite being required by law and are stupid enough to intentionally damage my property right in front of a clearly visible camera. The legitimate versus phony Google reviews strongly suggest that there are also kickbacks to HOA board members. They commingle all monies through Alliancebank in LAS VEGAS, NEVADA for MICHIGAN based HOA's because Las Vegas is lenient on disclosing information between Board and management company relationships. Although Michigan laws scrutinizes if not prohibit such activity, their brazen criminal conduct has avoided detection for years because they target lower class to middle class associations who are generally either unsophisticated, have HOA board members who are likewise corrupt (because they are unsophisticated with limited income like my current HOA President ), or are rental properties. read more

I have lived in my condo for 15 years and I am basically stuck here for reasons out of my control. As the years went by, the rates went up (to cover operating cost?). Well, we got 2 new board members who lasted only 1 year each before they said to -ell with it. They had to raise our dues $50 a month to cover roofing that would be coming sooner than later. I found out from those ex-board members that during that time that I had been paying dues, no kitty was formed. Now Casa Bella says that we have to reroof 21 of our units (immediately) for a cost of $850,000. I am sure that will make our monthly dues go up quite a bit. Bottom line is, where did all our dues go over the years? Certainly not to lawn maintenance or snow removal. The bank that we all send our money to is in Reno. Reno is not far from Vegas. Is the Mob still in Vegas and someone at Casa Bella paying off gambling debts? Casa Bella tells condo owners that is their (condo owner's) responsibility to paint their decks that have become very discolored due to age. My condo exterior has never been washed and is growing mold and mildew due to the fact of its position and lack of sun. I had to have my garage lights installed out of my own pocket when they went bad because Casa Bella said the switch was inside the garage. read more

Does not pay invoices in a timely manner. My company cleans one or the properties they took over in January, 2022. It's now been two and a half months and we have not been paid yet for our services, despite multiple calls and e-mails. They just keep say they are waiting on checks, which was supposed to have come in two day, but they still haven't receive? Our company has been cleaning this property now for 4 years and never had an issue with getting invoices paid until the switch to Casa Bella. Casabella management company is known throughout Macomb County is one of the worst. Their tone with residents is that of patronizing superiority. They pick and choose rules for individual residents according to their liking of them. Shrewd, deceptive, and a web of gossips. Do not expect to get cooperation from the Managing Agent. Ours doesn't even think she works for association members, only the board. The Association pays her, not the Board of Directors. She does not follow the bylaws unless it is in her best interest. She avoids repairs like water leaking through the walls and creating a river in the storage area. She is antagonistic and terse. She is uninformed about essential operations, like plumbing. Ethics or fairness do not seem to be a part of her management strategy. But condescending superiority does. read more

Read and come to your own conclusion I think they they should be taken to court. Our complex has 110 condos. I collected 62 signatures( from everybody who open a door)for us to keep our privacy fence. Management not only ignored our effort but we are being threatened and forced to do what they said, only because of aesthetics. There are many reasons for keeping my privacy fence. Thirty-five years ago I purchased my condo on the basis of safety and privacy. A privacy fence was one of the many highlights of the condo, as well as the inclusion of a warm water swimming pool, tennis courts, peaceful safe surroundings, and a monthly maintenance fee that included the replacement of windows. As years have passed, the condominium association has taken everything away from us, but that has not stopped them from raising our monthly HOA fees. Now the board of review has decided that it would look better if those who have privacy fences take them down. For my safety reasons, I'm refusing to do it. My fragile health won't be able to accept living in constant fear of finding someone breaking into my house through the patio door. My privacy fence gives me a peace of mind and a feeling of protection. I have witnessed too much crime we are dealing with in this community, as well as being a victim of it myself. This decision is exposing me to degenerate elements from which you won't be able to protect me. Every single person who has a privacy fence agrees with me. Those who were forbidden to build one (because of the Board of Review's new rule) are very angry. They also want to have patios that are safe sanctuaries which protect their wives, children, and pets. Please don't let the "power" go to your heads. Don't try to prove that whatever you decide is written in stone. All of us are going through very tough times and we don't need more aggravation. People of the Condominium Association come and go, but we have to adjust to every poorly thought out and misguided idea. I do agree on replacing the wood and adding an emergency exit gate, which I had already planned on doing. However, your idea of removing the fencing has caused me many health issues. We should work on the overall look of the condos, such as windows, doors, front yards, shrubs, flower beds, and the overall cleanliness of the community. This is the most worthless management company I have ever run across. Since they have taken over my condo complex 2 years ago services have diminished 100%. Snow service doesn't care how they chop your lawn, summer lawn service is shoddy and the management company is useless. Don't have an ant problem. They will tell you it is not their problem. Even if you've already tried chemicals yourself and still have the issue. It's NOT THEIR PROBLEM. They are quick to make you take down your garden ornaments as being unsitely, but the dead grass is ok with them. Not my choice, and we didn't take a vote to place them. Don't have a clue as to where my association fees are going, except in the managements pocket. read more

Casa Bella manages our condo complex in Fraser. I have been fighting with them for 2 months to uphold the complex's policy of no washer/dryers in the individual units. My upstairs neighbor, a renter not an owner, is running commercial laundry out of her unit, running 6-10 loads a day and driving our water usage up by hundreds of dollars a month. No one appears to care and will eventually just pass the cost on the the owners by increasing our monthly dues. read more

They have a great website, which is easy to navigate on which all pertinent information is promptly posted. Very happy so far with this management company! read more

If you want a management company that is good at communicating and resolving issues, DO NOT go with this company. It has been nothing short of a living nightmare working with this company. They do not care about you unless you notify your board of directors within your community - and even then its hard to get anywhere with them. I own a condo that is rented out and I have not lived in for 9 years. The association switched to Casa Bella. What a nightmare. I have always paid my association dues by auto pay, and when they switched they did not inform me. They kept sending mail to the condo address and not my address of record. I did not notice they were not deducting and they have now placed a lien on my property, and want me to pay attorney fees. It is public record where I live and they should have received my mailing address from the previous company. I have never missed a payment in 10 years. Should have never came to this.
