They took over management of our condos around 2 years ago.(Lake Village Townhomes, Walled Lake, MI) Rates have went up from $260.00 - $433.00 (Mind you there is no pool, no fitness center, and the condos are falling apart) - Members were mailed coupon books letting them know their payment went up. No communication about "Budget" until after people recieved a higher payment. You can create a "Request" and they will close it so they don't have to deal with it. AGAIN, we pay $433.00 per month for garbage pickup, and lawn/Snow services. They will blame the high cost from "Inflation" and "Insurance". HAHAHAHA. absolute garbage company. This management company took over my HOA, refuses to credit me for past payments even after providing proof of said payments, and refuses to do their jobs in fixing my account. I've made countless calls, opened requests on the portal, and sent emails to no avail. It seems that since 2014 people have been giving bad reviews of this company, consider that! I am on the board of directors and we chose them because our last management company decided we were not large enough for them to handle our community. I get that. We are a cooperative and they said they had experience with this type of community. From what we have gone through, I find that impossible to believe. Own a property in Michigan that is managed by Kramer Triad. Non responsive. Over the last few years I have sent emails to customer service. Not once did they respond to my email. I am a business owner if I did that to my customer base, I would not have many customers. I have other properties that are managed by a different group. I was the Secretary of the Board of Directors at Evergreen Woods in Southfield, MI and am currently the Secretary at The Ponds at Gateway in Romulus. Both of these properties are managed by Kramer Triad (Associa):The management company from hell. In Southfield, we were being charged $900 per month for storage fees. We had a great Treasurer who asked, "Who still stores paper documents?" Everything is stored in the Clloud." So we decided to go through what we thought was a warehouse of documents and shred anything not needed. They charged us $150 to transport the documents from Troy to Ann Arbor and when I went to pick them up, there were 3 small printer boxes. So a total of $1150 per year to store 3 small boxes and we had been paying that for years. Now in Romulus, the situation is worse. K-T hires managers who have no issue committing fraud by sending false documents to the CPA. The manager will lie and ignore requests that may show K-T in a bad light. This manager Sandra Klersy Mathews is the worst. We filed a police report against her and even ordered K-T to have her resign when she changed the amount on the coupon books from what the Board had voted on,( under the direction of a dirty president of course) K-T are like a cancer. Once they get a hold of you, the only way to be rid of them is to cut them out like a cancerous tumor and throw them in the trash like the pieces of Sh--T that they are. Wish I could go lower than one star since they don't even warrant that! Worst property management company ever. I have two maintenance requests in. One from March and one from June. I have had to keep submitting them, because they close them without fixing the issue. I don't know how to be any clearer in explaining the issues. My outdoor spigot hasn't worked all summer. They left a number for me to call and then never returned my phone calls and closed the issue AGAIN. There was a leak IN BETWEEN MY GUTTERS AND ROOF. They said they caulked a few tiny holes in the gutter! They have also been sending me "courtesy letters" regarding potential fines. One was for "someone one in my unit storing" an improperly licensed and inoperable vehicle in the complex. I had just purchased a second car and had a temporary license on it (not expired) and it was parked in my carport. It had not been moved for only 5 days. How do you get anything accompli8shed? Don't say go to the Board. Most of the time they won't even talk to you. They say you have to speak to the Property manager. Good luck! read more

UPDATE: since my review I had mold issues...because the management company didn't take up all of the flooring. My family evacuated on January 28, 2021 and did not return. My condo had to be partially restored (about half of it). It took several calls, emails and threats of suing, but it is now water and mold free. From September 9, 2020 until May 2020...my home was quickly deteriorating. If it weren't for Kristen (property manager) I'd still be in a watery and mold infested home. She fought with me to get things back in place after the pipe collapsed under the house. Kristen gets ten stars...KT Property Management gets 0. They had no interest in making me whole after TWO floods that were induced by a collapsed pipe, faulty valves and shut off. Bad business! This all could have been avoided if the initial plumber had used a scope to find the source of the problem in August 2019. Instead, it cost several thousands of dollars to fix...and many sleepless nights for me and my family. read more

I am the president of the homeowner's board for our association. Eighteen months ago, we hired Kramer-Triad to manage our community to take stress off of our board volunteers who were doing all of the work ourselves. The last year and a half have been even more stressful. The company is blinded by pride, sells products that they feature in the sales process but do not work (TownSq), has inexperienced property managers with middle-management above them that refuse to believe that those property-level managers would ever do anything wrong, they keep terrible records, follow zero directions, and take no responsibility for missteps. We had a 2-yr contract, but after our property manager committed gross negligence in signing us into a vendor contract that we did not approve and was well above our budget, we sought a mutual release. The offboarding process was a continuation of the same. Throughout the entire relationship after their sales process, they had horrible response times (3 days to a week for any email or call) for both board members and our residents. They would send incorrect notices to our residents. They kept asking us the same questions over-and-over-and-over again to figure out how we did stuff (and we are not complicated), then still got it wrong 80% of the time. The company's president, Mark Bliss, kept saying he would talk to us about it, but then apparently shrugged us off. I will say that I wish I would have checked Yelp reviews before we hired this company, because as you can see, they get horrible reviews. I hope you now know to stay away at all costs. I have worked with dozens of management companies all over the country and while many are subpar, this one takes the cake by a long shot. STAY FAR AWAY. read more

Just A horrible company to do business with. If you're looking to contract with a property mngt co, look elsewhere!!! Had them at my former condo and they never audited the books and left owners with HUGE debt when they were fired. Now my current condo has them and they are awful!!! Can't figure out a simple thing like a watering schedule. That's pretty much all they have to do. Our property manager is either overwhelmed or doesn't know what she's doing. Either way can't get her to correct anything. When you submit a work order no one answers. You just have to hope something will be done. No way to know unless you want to make at least 10 calls. Lied at the board meeting saying they had a work order approved while the contractor said they never received it. Wish I could give them 0 stars. I have had to deal with the horrible service of Kramer-Triad for a year now. They do not respond to requests. Most recently one of their providers at our property dumped gutter debris in my interior courtyard. I am responsible for this courtyard maintenance, but I am not going to stand by and let a provider contracted by Kramer-Triad trash my private courtyard. They refuse to clean up the damage they themselves caused. Even to get small ground maintenance issues resolved takes a major management escalation. Sad. They changed the locks on the front door without telling the residents or providing them with keys. They told me that I needed a new filter for my washing machine. When I got one well before the deadline, they fined me anyway and I had to fight with them to get the fine removed. Their website, Townsquare, is decent and given time, they will respond to requests, but every time that I call, it goes to voicemail. read more

When I sold my condo in Birmingham, I had to get paperwork from Kramer-Triad, the condo management company. This was at the request of my real estate agent. I was calling them starting on a Friday, every day for a week. This included punching numbers on the phone and waiting. They were not returning my calls. I finally got the paperwork that I needed. Later on in the selling process, my real estate agent had to go through something similar trying to get some information from them. On the positive side, the grounds are kept up very nice. Probably because of the $257.50 monthly association fee which the residents are able to afford. read more

If I could give Kramer-Triad zero stars I would! I have owned and rented my condo for 40 years. I agree with the reviews below- these guys are the worst condo management group I have ever experienced (and that is really saying something!). They are totally non-responsive to co-owner's needs (especially those who do not live there). They do not respond to calls, e-mails or letters. In addition, they are bullies, sending escalating letters with escalating fines accusing me of failing to provide rental documents and city inspection certificates which I sent to them over and over. When Consumers Energy dug up the courtyard in front of my unit their "property manager" (that's a joke!) didn't even know until I sent pictures and then failed to do anything to get it fixed for months, despite repeated calls and e-mails. They don't care about their clients, they bamboozle innocent and poorly trained Boards, they are disorganized and aloof, and I would even say inept. Be careful not to align yourself with them! The website is difficult to navigate, tech support wasn't a great help...put me through to the office and never received a return call. I physically stopped by the Troy office twice. As a Realtor Kramer Triad is very difficult to work with, expensive, slow, and unable to get the correct info. that I needed. It took them 7 times to complete a condo form for a lender and 6 times the form was wrong when (after hours on the phone with their staff) they finally completed the form correct, however the lender was not 100% sure that the info was not erroneous and denied the loan forcing my client to pay cash! Now I need a "status letter" stating that a client is current on their dues they charge 335.00 and promise 1-8 days turn around or 485.00 for a rush!! Condos are hard in this new market to finance and having the right management company is critical. Note: my firm does not manage properties only sells them. read more

I have to agree with Holly O. this is the worst management company ever!!!!!!! I know that a lot of our co-owners have not paid dues but it does not excuse Kramer-Traid lack of services. Our grounds remain trashed because the ground's keeper doesn't pick up trash unless someone complains. The same with changing of light bulbs for the gargages and porch lights, nothing until someone complains. I put in a work order to have my step rails painted and it just now was completed with me complaining that it wasn't done after a year. The grounds keeper doesn't do nothing except ride around and leave. There are gutters that have fallen and I've watched the ground's keeper place it in an area behind trees, instead of fixing it. Kramer Triad is a big joke!!!! They do not do anything worth well when complaints are being made about other residents such as, large dogs and excessive noises. I've stop complaining because it does no good. I'm not happy at all with this company, I'm seriously thinking about moving of their lack of services.
