Sage is a beautiful building, but there are some serious downsides and I would not recommend living…read morehere. As noted by other reviewers, there are ventilation problems and no ability to turn on an exhaust fan in the bathrooms. I wonder if this will lead to "sick building" issues. In my case, the master bath and adjoining master closet are very humid. Towels will not dry in the bathroom, they remain soaking wet and I have to take them to a bedroom with direct sunlight to dry. I also run a humidifier in the closet because my clothes became extremely damp without it. In addition, I've had to DIY a solution to the GE refrigerator, which emits a high pitch noise for 30-40 minutes at a time about every 2 hours. Maintenance was so responsive, switched it out and had the GE tech come by, but evidently it's normal for that model which is used throughout the building. The noise really bothers me (my friends and family also confirmed they heard it) so I've purchased an air purifier and three white noise machines to drown it out, as the sound bounces into every room in the apartment. I was told by the leasing team that this building was designed to be more of a budget building hence the lower quality appliances. I certainly do not feel that it is marketed or priced that way so there needs to be much greater transparency in that regard. As also noted by another reviewer, the building is technology based, meaning you use an app on your phone to access the front door, elevator and your apartment, and a different app to access the Amazon lockers and the package room. A fob is available for purchase but costs $100 per fob. I have not yet had major issues but having to have your phone out all the time is annoying. I will also note that during a recent five hour power outage in pentagon city, my phone nearly died (building has emergency generator power but does not power the units) and without the fob I would have been unable to leave/lock my door/regain entry. It also took over two hours for building management to send an email acknowledging the outage which is concerning from an emergency preparedness standpoint. Back to the technology, I would recommend offering the fob to residents at no additional charge. Wifi is part of the building and provided by Single Digits. It is ok, not as fast as something like Fios and I do experience some slowness which is an occasional challenge as I work from home most days, but it's not a dealbreaker. There is no doorman in this building, the absence of which I notice in things like the package room and mailbox area (which can be strewn with packages in no apparent order) and tenant behavior in the lobby; like bringing large carts in the lobby and up the non freight elevator, then leaving them in front of the building. I've observed this even after the building sent a note saying that was prohibited. In addition, one of the outside doors to the lobby frequently does not close. This leaves a loud beeping sound that doesn't stop and it allows anyone to enter the building. I do not feel secure in this building. I also concur with another reviewer's comment on the state of the trash rooms. I have lived in three other high rises and never experienced this level of messiness and raw trash in the trash room. Finally, although my leasing process was smooth, I was dismayed at the end of my first month to be told I had an unexpected $500 charge. I was originally told I had not paid the pet deposit, but when I produced documentation that I had, it was explained that an error was made in calculating my move in costs. While the leasing office spent time explaining it, I could never get the math to add up quite right and am left with an uneasiness that I am somehow being overcharged and the rationale for the fee was a moving target. Understanding that mistakes happen, it is a lot to be hit with that type of expense out of the blue and I think it hints at unfair contracting practices.

Our overall experience was great and we really didn't have much to complain about the facility and management. I'll start with the good parts. The building is in an unbeatable location, right on top of the Pentagon City metro, which is amazing if you rely on the metro a lot. The Pentagon City mall is right across the street, and there are a ton of other stores, restaurants, Whole Foods, coffee joints, etc. within walking distance. The major highways around here (I-395, US-50, I-66) are all super accessible nearby. We truly enjoyed the neighborhood and felt very safe. Our unit had a high-floor, north-facing, unobstructed view of DC that was a treat, especially on the Fourth of July when our own personal balcony was the perfect spot to watch the fireworks on the National Mall. The facility was always clean, modern, and we never really experienced anything dysfunctional. The rooftop provides a 360 degrees view all around and would wow anyone who took a tour. The gym was kinda small but not a deal breaker. All the residents seemed like mature working professionals or young families and we never had any issues with any neighbors or loud noises. The unit was, for the most part, sound proof except the rare occasions where we would hear someone's dog barking at home. We enjoyed mostly everyone working at The Witmer too. Folks at the concierge were the highlight as they were always friendly, welcoming, helpful, and ready to say hi. The maintenance team was super responsive and professional. We'd only requested maintenance for regular upkeep items and sometimes someone would show up within an hour of the request. They always made sure to respect your space, privacy, and got the work done and got out quickly. We never quite interacted with the leasing office much and any property managers but we knew who they were if we ran into them. The team organized a lot of community events on a regular basis like movie nights, book clubs, zumba at the gym, treats for your pets, national ice cream day, etc. We mostly kept things to ourselves so we chose not to attend those so never got to meet many neighbors, but from the photos posted later on the Witmer's Instagram account, those events always looked super fun with a lot of residents participating. Now there are definitely drawbacks about living here, which is not exactly the building's fault, but they're worthing point out if you're looking to move here. While the building is so conveniently located in the center of shopping and transit destinations, it makes for an extremely busy and traffic-heavy spot in the evenings when everyone is off work, taking walks, looking for food, etc., and on the weekends. During dinner hours, delivery service drivers and Ubers all temporarily park their cars outside, making it a traffic nightmare. The busy intersection outside the building can get pretty noisy on the weekends too when it's crowded. Also, the building's garage has a level for commercial parking so you'll encounter all kinds of people who have no idea where they're going. The garage entrance also opens to the busy sidewalk right in front the building so good luck getting out when pedestrian traffic is high, which is most of the time in the evenings and on the weekends. During the last year of our time here, it felt like the fire trucks and all kinds of sirens were passing by surrounding roads all the time, which got a bit annoying after a while. All of these are just the joy of city living, I guess. No big deal if you don't mind all the bustling, and I suppose it wouldn't be as bad if you have an east- or south-facing unit, or face the court yard, away from 12th St and S. Hayes St. With all that said, we had a really consistent and pleasant experience at The Witmer and would recommend the community to those looking for that city convenience and a top-notch, new-ish facility in the Pentagon City neighborhood. I agree with some of the other reviews about how the parking garage has some tight turns, and the washer and dryer open to a door hinge, etc., but those become unnoticeable after a while so they didn't register with us too much. I also wish the floor plans had more characters and were less basic. But it's impossible to find an apartment building completely perfect, so checking off the boxes on at least the big things are important, which we thought The Witmer had performed well. We eventually moved out due to our lease being up for renewal and we'd been considering buying. The new quoted rent rate was just not something we were willing to shell out anymore when renting feels like throwing money away. I was never late on rent, never had a noise complaint, and had no issues renewing my lease prior to her arrival. After Emily Capp became the resident manager, my experience changed drastically. I experienced repeated harassment, excessive monitoring, and what I believe to be racially motivated treatment. When I rented common spaces for approved events, she would remain after hours solely to monitor me. I was subjected to frequent and unnecessary emails, and false information was documented that ultimately prevented me from renewing my lease. Additionally, I personally witnessed her accuse Black coworkers of theft without evidence. I am aware of multiple complaints that have been filed against her over the years for unfair and discriminatory practices. Outside of her management, the property itself is well-maintained, beautiful, and would otherwise be a great place to live. However, potential residents--especially people of color--should be aware that interactions with this manager may be hostile, unfair, and deeply uncomfortable. I strongly believe her conduct should be reviewed by corporate leadership and reported to Fair Housing authorities. No tenant should be treated differently based on the color of their skin.

The waiting list has a dozen people on it, and there's a separate waiting list for the small number of EV spaces. (You can't charge an EV here without one of these.) Worse, the leasing office misled me. Before I signed a lease, I specifically asked if getting an onsite space would be an issue--and was assured it wouldn't be. I didn't learn the truth until move-in day, at which point they wouldn't even acknowledge that our prior conversation had occurred. Most concerning, they're exploiting my mobility issues. After I shared that I have a disabled placard, the Earl offered an onsite space--but at an inflated rate of $300/month. This is more than what other residents pay ($250/month) and, based on leasing office statements, seems to be the rate for a visitor space. When I asked for clarification, the Earl vaguely claimed that it can't provide "financial analytics." Also, if you're sensitive to noise, you may want to look elsewhere. Even on the 9th floor, far from the bars on Wilson Blvd, I can still hear the music, bass, and crowds from below (my unit faces 12th St). On top of that, I hear every step my upstairs neighbor takes--something I never dealt with in my last apartment. On the plus side, the leasing office responds to messages quickly. I don't always love their answers, but at least they're prompt. Also, special shoutout to Jeremy and Shavon, who have been consistently professional and genuinely seem to want to help. UPDATE: I'm saddened to see the Earl's pattern of inaccurate claims continue below. I toured in January and moved in February--not "several months later." Also, while the entrance to the offsite lot for vehicles is about "1-block away," the entrance for pedestrians is 3.5 blocks away. Meanwhile, when the Earl says I didn't elect parking "throughout the application process," they mean I missed a line buried in an email with an unrelated subject--one of dozens of emails they sent in a short span. This was despite: (1) verbally stating I'd want onsite parking; (2) being told it wouldn't be an issue; and (3) receiving no indication this had changed. Also worth flagging: after I started raising concerns, my spot on the waiting list for normal-priced parking mysteriously dropped from #6 to #11.
