To begin with, I gave 2 stars because there are a few nice people that work here. Unfortunately, they are trained to make everything as difficult as possible for the renters (once they've got you in). I lived in one of the properties they manage for over 2 years. The home quickly developed a mold problem after THE SINK FELL OUT OF THE COUNTER and they sent someone to fix it up with some craft glue and a 2×4. Not kidding. Simultaneously the bathrooms had HUGE moisture issues because the home did not come with bathroom vents. The doors would not shut due to swelling and we were constantly fighting mold growth. Reaching out to APM yielded no results as they claimed it was our responsibility to deal with. We had constant fans and dehumidifiers going, and no help from this company. I kept pleading to get the homeowners information-- I thought if I can speak to the people that actually care about the property that they may want to help save it. Nope. Myself and my roommates then 6 year old son BOTH developed health issues from the mold exposure. No excuses for that, APM. Fast forward to the end of our time there. We had extended our lease a few months "as a favor" to APM (somehow it made things easier for them). Sure, that's fine. But when we need an extra month, even just a week to find our next home they DENY any extension. We had to move in to a relatives' attic for 6 weeks in transition. And that would be understandable if, you know, they were using the house immediately. But no. We drove by the house weekly for the 6 weeks we were homeless and there it was, empty and overgrown. This after we went out of our way to make sure the landscaping had been done THE DAY WE MOVED OUT. We even had the house pressure washed, which is on the "move out instructions" --- which I GUARANTEE the formers tenants did not comply by. This house was DIRTY when we moved in. So we cleaned it. And we kept it spotless to the end, even hiring professionals at move out. We spent over 500$ between pressure washing/landscaping/cleaning only to have part of our deposit taken. So, they do this thing where they HOLD YOUR DEPOSIT HOSTAGE FOR 30 DAYS after you move out to inspect the property. In my 12+ years of renting, I have never had someone take more than 30 MINUTES to inspect upon move out. So they hold your money hostage while they dig around trying to find issues to pin on you so that they can keep your money. I was eventually fined $165 for a crack in the bathroom door that had been caused by moisture issues (after I fought them on even more issues they tried to pin). I then sited the North Carolina Tenant Security Deposit Act, commanding that I be able to fix the door myself (you can get a new door for like 40 bucks); but they ignored me and fined me the 165. I tried to reason with these people for a very long time-- I'm not one to write reviews and spend all this time being negative-- but PEOPLE NEED TO KNOW NOT TO RENT A PROPERTY FROM THIS COMPANY! If we had had ANY other place to go during our stay at this property, we would have moved out long ago. They draw you in with reasonable rent prices (which actually go up each year, FYI) and then you're trapped in a lose lose situation. PLEASE, heed this warning.

I moved to Salisbury to take up a position as an Assistant Professor at Catawba College, and rented…read morea duplex managed by APM. The condition of the property at move-in was unacceptable: overflowing trash bins left from the previous tenant, built-up dirt and grime, cobwebs, and multiple defects including a hole in the ceiling, torn window screens, and chipping paint. Several smoke detectors were nonfunctional because they had no batteries--a clear violation of NC General Statute § 42-42 and basic fire safety codes. I documented all of this and sent the property manager, Matthew Sloop, an assessment with photos. It has now been over a week with no reply. When I asked about the missing refrigerator--a standard inclusion in every rental I've lived in--he simply stated they are "not required" to provide one, without addressing the fact that the listing failed to disclose its absence. I've already done the cleaning myself, but this property should never have been delivered in such a state. The lack of responsiveness and disregard for habitability speak volumes about the management's standards. One more note: if a careful prospective tenant looks at their Google reviews, they'll notice that the bulk of the positive ratings come from property owners--not from tenants who have actually lived in these units. That fact alone should give pause. If you are considering renting from this company, inspect the property in person before signing, document everything in writing, and be prepared for minimal responsiveness once you've moved in.

My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response. They advertise homes in communities with amenities. But won't upkeep those amenities. Their website…read moreis basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves.

CLT Prime Properties negotiated a few items in the lease for me with the owner. I was having difficulty finding an owner or property management co that was willing to accommodate me - this is the benefit of working with a local company rather than some of those large corporations that own rental homes and are inflexible. Shannon and Wendy are reachable and responsive. We had some issues with an appliance and with the heating system in our rental - Shannon was on top of getting repair/service companies sent out and getting the issues fixed promptly, even at the beginning of covid. The property we rented was nice but wasn't the cleanest on move in. We got it in much better shape before we moved out and Shannon refunded our entire deposit . I did not expect that would happen based on prior rental experiences with property management companies. I was pleasantly surprised with our entire rental experience. After we moved out, Shannon picked up Amazon packages that I mistakenly had shipped to the rental, and he shipped them to me out of state. He also contacted us a few times when the owners' packages/mail were delivered to the rental to help the owners. Wendy sent me a very empathetic note about a personal situation I was experiencing because she had been through it herself. These folks are kind and honest, and the people they have working for them seem to be of the same character. As a renter, I highly recommend CLT Prime Properties.
