I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

Overall, communication with the property management company itself was good. They answered the phone, responded to my questions, and processed my application fairly quickly. My frustration was mainly with how long the approval process took and some of the repeated questions I received. When I toured the property, I brought my partner with me, who lives in the Bay Area and was not going to be living in the home or included on the lease. Shortly after the showing, I was asked whether there was another adult who needed to be added to my application. I explained that there would only be one adult and one dog living in the home. My rental history apparently showed two adults and two dogs at my current residence, which is accurate, but my circumstances for this move were different. Despite already explaining this, I was asked again later to confirm whether there would be another adult and another dog living at the property. I found the repeated questioning a little uncomfortable and unnecessary after I had already clearly answered it. I was initially told the approval process would take approximately a week, but more than two weeks passed without a decision. I was told they were waiting on the owner and, at one point, that the owner was asking again about the number of adults and dogs. I understand that owners have the right to review applicants and ask reasonable questions, but after providing the same information multiple times, the process started to feel unnecessarily drawn out. After about 15 days, I had already secured another home and decided to withdraw my application. There were definitely positives: the property management team was responsive, easy to reach, and processed my application quickly. However, I think the owner approval process could be much more efficient, and once an applicant has clearly answered questions about who will be occupying the property, they shouldn't have to repeatedly provide the same information.

We know a few realtors so we decided that we had to find someone we didn't know so we wouldn't hurt any of our real estate acquaintance's feelings. We searched Yelp and found The Alfano Group. Tony came to our house and he explained his process to us. He was well-prepared and professional. We immediately felt comfortable and confident in his presentation so after vetting a few other realtors we decided to use Tony for our home sale. Tony walked through our house and honestly told us what we had to do to properly stage it for sale. Everything Tony did or asked us to do in preparing to sell our home was well thought out and logical, so we put ourselves in his hands and followed all his instructions. Here's the best part: Tony put our house on the market on a Thursday as we were going out of town. By Sunday dozens of people had viewed our home and we had 10 solid offers, half of them for more than our asking price. On Monday we went to Tony's office to go over the offers. He had everything organized and answered all our questions helping us decide which offer to accept. The sale was extremely smooth and Tony handled everything! Our house sold for $11,000 over our asking price. It is now January and there are still homes for sale in our old neighborhood that were for sale before we started. I highly recommend Tony if you're selling or buying a home. He's very responsive and always returns calls, even nights and weekends. But our experience with him didn't end there. Tony also helped us find our new home while we were in the process of selling our old one. He did a good job of understanding our preferences and guiding us around different properties. We ended up finding a home that was well beyond our expectations. In fact, in many ways we didn't completely know what we wanted until we saw it. The new house was a little out of our price range but with Tony's help we ended getting it for a good amount below the asking price. We love this new home and were extremely happy. Even after our purchase, Tony stayed in touch making sure everything was going well. We had a couple of questions and small issues with the new property after closing. We called Tony and he dealt with the seller and handled them for us. Tony was extremely professional in his interactions not only with us but with other realtors we encountered in the course of both transactions, some of whom were not so professional. Another bonus was that Tony has previous experience in the mortgage industry, so his knowledge and advice proved very helpful as we dealt with the daunting loan approval process. Everything worked out well beyond our expectations. Tony under-promises and over delivers. We would recommend the Alfano Group to anyone. And we've also become big believers in the power of Yelp!

After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. Heh, more attention for him. That a good thing. Happy holiday and upcoming new year. Be safe ya'll! Thank you Ferguson Property Management to make things easier. Glad to work with you. But the owner is something else and that doesn't want to respond. Now you know the difference. Best Regards, Sumeet

I wanted to share my experience with this property management company as a prospective tenant. I…read moreultimately did not rent from them, but I did tour a property and submit an application. I completed two self-guided tours, and both times I had issues accessing the property. The first time, I was fortunate enough to reach someone by phone who helped me get in. The second time, no one answered the phone, and I was unable to access the property at all. I was also one of the first applicants for a home I was very interested in. I explained from the beginning that I was on a timeline because I had applied for multiple homes and needed to make a decision quickly. This particular home was my first choice, so I wanted to get my application processed as soon as possible before declining another property. I was told they would begin processing my application, but days went by with no progress or communication. I called for three consecutive days, sent multiple emails, and received no response. On one of those days, I called twice and was told the person handling my application was busy signing leasing documents, they would call me back but never did. What really stood out to me was that after multiple unanswered calls and emails, I finally emailed them saying I wanted to withdraw my application--and suddenly I received an immediate response. The home itself was beautiful, spacious, well-priced, and had a lot of potential, which is why I was willing to overlook some things. However, when I toured it, the property was not move-in ready. The carpets had a strong odor, the walls and baseboards were heavily scuffed and needed paint, the showers had moldy/old caulking that needed to be replaced, the toilet seats were faded, and the backyard concrete had significant grease and dirt stains. I asked if these things will be addressed before move in, I was told cleaning and carpets were likely to be addressed and everything else was upon owners discretion. There was one gentleman I spoke with who was extremely kind, helpful, and responsive. Unfortunately, I was told he went on vacation, and my experience with the rest of the office was completely different. Communication became extremely difficult, and I found several interactions rude and unhelpful. Ultimately, that became the biggest red flag for me. If it was this difficult to get a response while actively trying to become a tenant, I became concerned about what communication would look like if I actually lived in one of their properties and needed assistance with something important. I began to look into their reviews online and seen that their lack of communication was a common theme. Someone named Dan appears to be rude, responding to yelp reviews in an unprofessional manner which was another red flag. I can't speak to the experience of actually renting from this company because I chose not to move forward. I can only share my experience with their touring and application process. The property itself had a lot of potential, but the lack of communication and follow-through was enough for me to walk away.

Nancy is also a familiar face and she's constantly working extremely hard. They are very resourceful and work well together as a team. I think that's what anyone really wants anyway- an office with common goals all pulling in the same direction. That comes from great management and leadership. He makes his whole team feel at home and provides any support they need. Hayden provides support, updates, marketing strategies on a regular basis to his team! I know, I've had the opportunity to sit in on a few of his presentations! I'd highly recommend this office for any real estate needs. They also have a property manager on site most of the time!

Really horrible experience, Fred miller was my agent he works for arrow Reality, April 9, 2019 I…read moresigned a cancellation contract electronically which fred Miller never went over and read to me, when canceling my home I asked Fred Miller do I owe anything he told me don't worry about it, two years eight mouths later I get a call from Fred Miller which start off friendly until I told him I'm not selling my house and why would you be contacting me almost three years later, Fred trying to pressure me to sell my house, he then got aggressive arguing with me very rudely, says pay me for my marketing, I then reminded him about the conversation we had on April 9, 2019 when Mr Miller Stated verbally don't worry about it, For two years eight months Fred did not communicate or even contact me calls, letters, emails, about my home until August 2021, he's trying to take me too small claims court he's trying to get the full Commission amount from me,the house has been off the market for almost three years. It's disgusting and creepy feeling Fred has behaviors that consist of a pathological narcissist, I would use caution using Fred as a real estate agent he's very unprofessional, rude, aggressive and unfair with the way he does business. On October 4, 2021 I called the managing broker Hayden Butterfield to inform him that one of his employees filed a small claims and about the harassing phone calls Fred Miller made to me on July 29, 2021, when speaking to Mr butterflied about the situation he had little to say or was not even surprised that his employees actions against me he told me he'll speak to Fred Miller. Mr. Butterfield never called me back to tell me about if he I spoke to Mr. Miller about the situation. October 28, 2021 I go to court Fred Miller is representing the company. Fred Miller told the judge that Mr. Butterfield was the one that told him to put the lawsuit against me, so Mr. Butterfield lied to me on the phone about the whole situation, he told me he didn't know anything about this, Mr Butterfield lies to his clients he is very unethical and is a pathological narcissist, on October 28, 2021 The judge reviews the case and dismisses the case due to expired contract. I want to warn others about this company they put hidden claws in their contract which is unethical ridiculous, tasteless, they come back at you years later and bully you with harassing phone calls and use a expire contract as a crutch, it's really disgusting and creepy feeling to have this happened, they also charge more commission than the common real estate Company. I would do research when looking for a real estate company to sell your home. From personal experience dealing with them I would not hire this company to sell your house.
