I needed to make an adjustment to my monthly payment. I logged into the website and there is not a way to do this. I tried calling their number 888-718-8684 but was placed on hold for 30 minutes and forced to leave a voice mail. I also tried their chat but it is not working. Their website also lists a notice that accounts need to re-registered for their new portal, but this also is not working. My home mortgage was sold to them after a year or two, and I set up payments and have not done anything else with them until today. This company (illegally changed my locks and stole my personal property from my home). They bought my mortgage and didn't contact me for 7 months. During those months they sent a property preservation team (Craigslist junk hauler) to change my locks, and removed all of my personal property. I have statements from the men they hired, and proof they paid them. I continued to have my mortgage payments ach by the previous company and then was threatened by Capital Mortage to wire them the double payments. I've recently engaged with a law firm and I am filling multiple lawsuits. read more

ONLY every third or fourth month I receive a normal statement from them- -I had to BEG FOUR times this month for one, still waiting (12 days after) and I paid them on time with out a statement but their web site shows "late pay" when the check cashed through my bank on the third. They updated the online system and claim they can't see anything on their end. I got a call saying I owed for February and here we are in April!!!! I sent off a payment paying three months ahead in February and also pay a extra 50 on my taxes and insurance everytime I make a payment since they can never seem to get that right without trying to raise my payment. Anyways I was told to get "proof" I payed it and email it so they can "fix" my account sent proof from navy federal and a week later I got a check for 750 for over payment on my taxes? Absolutely terrible service. I initialized a refinance 2 months before needing to close. And yet the DAY OF CLOSING, just 4 hours before, they are asking me for documents and updated insurance, along with several other docs that I had already delivered. I got the requested docs delivered to them within 10 minutes. They cancelled closing literally less than 2 hours before, without so much as an apology. They have had WEEKS to prepare for this. I tried calling every number I had, but couldn't get a hold of anyone. Would recommend you not work with this company. While their rates and terms are pretty good, they not good enough to be jacked around like this. SLIMEY business practices. With our income almost halved we tried to get assistance they offered a forbearance and lowered our payment a whole $90. This did absolutely nothing for our situation. This only made the situation worse. I was then suggested to fill out paperwork to see if help is available and was promptly denied. While I was wasting time with that foreclosure proceedings were already in motion. We were forced into chapter 13 to keep this company from strong arming us out of a home. No public notice posted for Sheriff sale of forclosure, we were threatened with an incorrect sale date as pressure to pay, This company withheld information from us which resulted in gross lender misconduct. This is the 2nd time we have a problem with their service. they took my money and said they never received even after it has taken out of my bank account, charging me a late fee, even I show them proof 5/5 payment Check # 178 for $1648.67. they took my money from the bank and said they never got it. started charging me a late fee each month for the past 3 months I called them twice, talked to Diane, Danielle, then Samantha. None of them even apologized for the problem and still denying that they took my money and said they did not receive the check. I told them to give me a paper or written statement telling me you didn't get it, so I can go to my bank and ask for the money back. They won't do it and just kept on saying they don't have any record of me paying, even though the money was taken out of my account on that date. They want me to prove to them that I paid, and no the other way around, it's how entitled they are. Rob people money and deny it. Their Customer Service Leadership should be fired. Calls to their Customer Service is dumped to voice mails. They dont call back. They are holding home loans for people of a quarter of a million dollars or more and this is how they treat their customers. Yet, if you are late, I am sure they would respond right away with legal and having people coming after you, not to mention quickly "dinging" your credit. The website definitely needs improvements, as it often goes down...like now. It has been down for about 5 days at this point. I've recently been trying to make my payment, but website doesn't work, and I have been unable to reach someone on the phone to talk to. While I understand that Texas has experienced power outages and water issues recently; LoanCare requested my payoff before the problem occurred. I have requested the pay off via website 5 times. Spoke to Capital One about my payoff and all they could say is they could not find the request in their system and since its already been 10 days they would forward this to a supervisor. I have requested a return phone call. By calling and requesting a call back. Also text with automatic system. I am now on hold and have been forwarded to automatic recording system after being on hold for 2 hours. It is impossible to actually speaking to anyone in the release department. I am in jeopardy of losing my locked rate because of Capital Mortgage of Texas. I cannot even confirm at this time whether or not my request is in the system and being worked on. FYI: Capital Mortgage of Texas advertises a turn around time of 3-5 days. My last statement says it was mailed 1/19/21 but I did not receive until Feb 8. This is a problem because this company is not partnered with Chase or Bank of America bill pay. My bank has to send a hard check. I do not trust this bank to pay by check without the proof of my bank stating the payment was sent and on what day it was sent. My loan was sold to them if you have a choice go anywhere else! read more

Royce Lewis, the CEO of this company, is an absolutely horrible communicator and makes excuses and engages in deception. It has taken me weeks to get a response from him and his answer to my complaints is met with aggression and unprofessional behavior. My goal was to refi my mortgage with his company since they purchased my note from my local bank. If you have a choice, avoid this lender at ALL costs. I have not had a worse experience with any servicer than Capital Mortgage Services. They serviced my loan from 06/01/2020 to 09/01/2020 and have not paid my property taxes which were due on 06/05/2020. My monthly mortgage includes the escrow which covers the taxes. After I recently refinanced and moved to another servicer, I got a notification from the county notifying me of the non-payment, and the additional penalties and interest that have been added to the tax bill. I called Capital Mortgage Services several times, and after long waits was redirected to people that did not answer and/or respond to my voicemails. Additionally, I also requested their automated service to call me back and have not gotten any response. It is extremely alarming that a mortgage servicer would not service my bills, and would not respond to my queries. A very frustrating and stressful experience. read more

before then i was with Penny Mac, then got a refinance through veterans united then. then within a few weeks after the closing was done, they started sending letters and calling me about miss payments and adding on extra T&I on top of my mortgage . Veterans United said i was all up to date on payments and the loan turn over doesnt start unil Sept 7th 2022.. yet they still called me about a missed payment that was already paid through veterans united... so next year i will refinance not just for a lower payment , but just to get away from Capital Mortgage of Texas.. read more

I believe that it is a management problem as most of the issues that I have run into are process issues. Completely inconsistent in applying payments and escrow for taxes and insurance. I cannot even give them a 1/10th star. Capital Mortgage is the a DBA of Siwell , worse mortgage company we have ever dealt with. First Cendera Funding Mtg in Dallas sold our loan to Capital Mortgage without even letting us know beforehand. Then Capital Mortgage would not send the payoff when we sold our house and almost held up the process of our move. We have made multiple calls to the only number provided for Capital Mortgage which is listed as the "Receptionist Desk" at Capital Mortgage. No one answers this line, we cannot get our $3600.00 in escrow due us. No one at Capital will call us back. Today we received notice that Capital is using our escrow money to pay a USAA home insurance policy for the home that we SOLD and we no longer have USAA home owners insurance. We were warned by the title company that handled the sale of our home Capital is not ethical and we would have to really harass them to ever see our money. Wow! They were right on. Thank you Cendera Mtg, also another company we will not be using again for selling our loan to a company with a history of being thieves! DO NOT let your loan go to Capital Mortgage. This company is inconsistent. I was already not pleased with them when they because our new loan service provider just because it was difficult to get in contact. We purchased our home in 2015, a few months later Capital Mort became our mortgage company. In 2017 our payments had dropped by $200 because they decided we paid too much in Escrow. Now in 2019 they decided we haven't been charged enough for taxes and insurance adding a whopping $1,300 to our monthly payment! Now we owe more than we purchased our home for! That is insane!!! - Update this company basically just tried to get to refinance to bring down our payment - which still the raised the price of our home for what we purchased it for. We were lucky enough we found another route without any help from this mortgage company. read more

Capital Mortgage purchased my mortgage from Cendar in 2016 and I have had nothing more than headaches from them since that year. Every. Single. Year. We have to contact them to correct them on the taxes we are being paid because they seem unable to correctly calculate them or quit charging for the previous year's taxes that have already been paid. They just keep piling the amount on top of the old amount. Yeah, it's that bad. Employees seem distrustful and want you to prove they said or did something. Even as recently as this year when covid cost us our jobs and we qualified for forbearance, CM said they would give us forbearance for three months and to contact them if we needed more. Well, they've never done it and they keep saying they want proof they said it when they never email us proof! We will be paying this loan off as soon as possible (after selling that same house). I would give them zero stars if possible. I have gone through hell trying to get them to endorse a check from my house insurance for over two months. I have hail damage, but they have to endorse it before I can get the work done. I have filled out a booklet worth of paperwork to have it endorsed by them and dropped the paper-work off at their office, but still have not received even a call from anyone after three days. They never, NEVER pick up their phones. You are put into their voicemail immediately. For what I pay monthly, and I have never missed a payment, I should be treated much better. "Your home town mortgage pro" as they call themselves is an absolute joke. Our mortgage is taken out monthly via bank draft. When we received a statement showing a payment due, I called to ascertain why we are receiving a bill since all payments have been and should continue to be made via bank draft. The statement was dated April 23, 2018. We received it on July 31, 2018. In reviewing our bank account I notice that in May, Capital Mortgage had taken two monthly payments in May. I tried for 2 days to speak to a real person. I pressed buttons for many different departments. Each call ended the same. All I received were voice mail boxes. To my surprise a real person actually answered on the last call of the second day. When I asked the representative that I spoke about the bill she told me that bills had been mailed out in error and that lots of people were concerned about the extra statement. She told me we were current in our payments and I could just disregard the statement. Well isn't that special. As far as taking 2 monthly payments in one month, she would have to speak to someone in the "question department." That's right... the "question department." The second woman I spoke with stated she would call me back. No surprise there, I am still waiting. I placed another call to the bank and was told Capital did indeed take out 2 payments in May, but refunded the second payment. Why couldn't Capital Mortgage just told me that when I called them? I've wasted several hours because of them trying to get 2 simple questions answered... all because of their mistakes. It should have only taken 2 minutes of my time for 2 simple answers. Avoid these clowns at all costs, even if you have to pay a higher interest rate. read more
