They say they have a nurse in staff 24/7? untrue! They have unqualified and unlicensed people dispensing the medications to residents. if the residents notice that they have too much/too little medications, they are told "too bad". There is high turnover with their staff, and the residents are the ones that suffer. The residents pay thousands a month, and are treated poorly. Do not choose this place! you will regret it almost immediately.

I thought that a new build by a well-known corporation would have their sh*t together, but they don't. They don't care about your loved one--they only care about your money. The new ED has eliminated many of the well-loved staff; almost 30 people have left in the few months she's been there! Care providers are few and far between and have very little support. While the HC-staffed care providers are wonderful, often times care providers are from an outside agency and have no idea who your loved one is and don't seem to care to learn. They go through the motions, often missing pieces of med management and/or care plans and are not even held accountable. When accountability is addressed, hackles go up and directors get defensive--a bit suspicious to me. The facility recently went 3 months without a Resident Care Director in-house. No charge nurse. No directorship for the care providers. To make matters worse, they had no visiting doctor for weeks and weeks. No weekly or monthly check-ins. Many of the residents rely on the house-visiting doctors as their PCP and had nothing! Nothing! No one to check on their health! Care plans were pushed aside and not tended to, not followed, not updated. Neglect seems to be the name of the game. Supposedly someone was there in the interim, but when I was told I could reach out to her, I was ghosted, then told I needed to wait for the new RCD. My loved one has been waiting for an updated care plan for months. Neglectful. Residents recently had to go at least 17 days with no call-buttons (pendants worn around necks or a watch-style) because numerous batteries died at the same time and the facility just didn't have any extras--none. Then they were on back order. How does a facility like this let that happen? How do you not have stock of such things? Yet new residents were being accepted all the time! So not only did the established residents have to feel unsafe in their units, the new residents did, as well. For almost 3 weeks! Food is mediocre at best. Dining services has just received its (at least) 5th, 5th!, director in the couple of years HC has been open. We were told (sold on) excellent food, various chef-led cooking adventures for the residents, frequent use of the pizza oven and open cooking area for resident interaction, special dining events, and a robust menu. Instead, none of these has happened and they keep doing the same thing over and over and over, expecting different results. Insanity. Communication is abysmal. Don't expect a speedy return on any emails or phone calls unless it's in their direct interest. And anyone who was friendly and would look into things for you has been eliminated, either pushed out by the hostile environment or fired. We used to get newsletters and family-communication as to who works there, their roles, or who might be leaving; we'd learn of upcoming events and just get a general sense of what was going on. Now there's nothing. Every time we visit, someone else has left or been fired, we have no idea who the new people are, no idea of upcoming plans for improvement or what the general long-term plan is by this new ED. The ONLY positive I can say about HC is that their activity offerings are plentiful and fun; but when the overwhelming feeling is gloomy, and many residents have shared that they feel helpless because this is all they have, this is what they sold everything for, a robust activities program isn't enough. Please, please look elsewhere for care for your loved ones. Don't be fooled like I was.

From the moment…read moreyou walk in, you're welcomed by beautiful scenery of the bay and a peaceful atmosphere that immediately puts you at ease. The outdoor pavilion is a favorite spot for us - it's such a lovely place to sit, visit, and enjoy the view together. What really makes this place special, though, are the activities and events. They host fun themed events like the "Nifty Fifties," holiday celebrations, and even visits from Santa, which bring so much joy to the residents. One of the things I appreciate most is how much the staff encourages families to be involved. We're always invited to join in the events, and it truly feels like a community, not just a facility. Another highlight is the therapy dogs that frequently visit. You can see residents light up when the dogs come around - the smiles, the gentle petting, and the calm they bring are absolutely priceless. The staff is kind, patient, and genuinely caring. They go out of their way to make sure residents are engaged, comfortable, and treated with dignity and respect. It's clear they understand memory care and the importance of creating meaningful moments every day. If you're looking for a memory care setting that combines professional, compassionate care with a warm, family-friendly environment and beautiful surroundings, I highly recommend this place. Our experience has been overwhelmingly positive, and we feel very fortunate to have our loved one here.

During the tour the staff person either ignored the residents we came upon, or tried to dismiss them. The place reeks of urine in certain areas, the hallway floor is uneven and is a fall risk. The patio overgrown with weeds, (to me is indicative of a lack of system of care and lack of care for beautiful environment for the residents). Housekeeping is lacking. Clean linen is stacked on top on dirty linen containers; infection control problem. There are huge outside-type garbage cans in the dining room. (We don't have those inside in our homes/dining rooms?!) Unfortunately my parent was admitted by other family members. Food is left, not cleaned up, on the tables, after meals. My family member's room began to smell badly of urine. She was not attended to in a timely manner - left for hours at time and not assisted to the bathroom. (Memory Care Unit). There were a few staff members who were very nice, however, her response to most became obvious and not positive. My family members thankfully eventually decided to move her to a different assisted living. I absolutely do not recommend this facility and wish that my mother had never been admitted there. The Arbors is owned and operated by Benchmark Corp - their entire focus is on making money NOT quality care. No better at Bedford Falls in fact it was actually worse. Poor care - lost count of how many medication errors they made. Safety - my father was able to get out of his bedroom window at The Arbors without any staff knowing....and it's a secure community! We moved him their from Bedford Falls because they also were not able to keep him engaged and safe! No communication between departments and or shifts about care, issues or updates. Documentation is almost non existent at these places and they like it that way so it's hard to hold them accountable. No proactive communication with family. We made them host care plan meetings to provide updates to us! More than half of my father's belongings were "lost" regardless that everything had to be labeled by us when we moved him in and their response was "oh that happens....". Activities lacked diversity and personalization. Corporate Benchmark has been completely unresponsive to any and all issues we brought to their attention. If it were not for covid we would have moved my Dad after the first few months even with them promising us repeatedly "it will get better, it will get better". Well, it never did get better and then they blamed him as being " a challenge"! And all THAT isn't enough to make you run as fast as you can away from Benchmark, sadly my Dad died of covid in their care over a month ago. I have yet to receive any sort of condolences from them and we still have not received much of his personal belongings back! I'll say it again - My recommendation is keep looking - Benchmark's "benchmark for care and quality is VERY low and your loved one deserves better!

Unlike what my…read moreprevious ideas were about hospice care, they do not step in 24/7 at your home, rather they are on call and do regular visits. Prior to HSM, we tried another hospice the doctor recommended but they said she didn't qualify because there wasn't a trained person in the home 24/7 (even though my elderly father was there and I live around the corner), so we switched to HSM and they had no such demand. I DO recommend HSM because they were there to help and I had never dealt with kind of thing and had no clue what to do. That gave me great reassurance and peace of mind that I could call with questions or concerns 24/7 and that we weren't alone in this. They even recommended a cremation service provider and when mom finally died on Memorial Day 2023, I called HSM and they contacted the funeral home and someone came to take her away. So we had HSM for about two months and they had a specific nurse who came weekly- she was wonderful, and weekly visits from a volunteer to help clean her up while teaching us how to do it. The other days we had two young women from our church, along with myself to do the care. Dad was by her side the whole time and helped me with rolling her to one side of the hospital bed they brought when I didn't have another helper. We also had occasional visits by the chaplain and another councilor. The same people came for continuity. After mom's passing, they offered grief counseling, but we didn't take them up on that- I wish my dad had, but we also had support from our church. HSM offered a free year of bereavement counseling afterward and periodically sent info in the mail about it. All the services were free but they take donations, for which I was glad to do because I can't imagine going through this without their help.

The stranger's papers belonged to another Hospice organization. They exposed this stranger's SSN, Medicare number, CBSA, medical history, visit notes, health diagnoses, etc to my family. The stranger's 3 other family members PHI was also exposed inside the 24 pages. My father was also missing pages 470-493 in the envelope. I am worried that HSM might have possibly sent my father's private sensitive information to another family. By 1/28/2026, HSM was fully aware of the data breach, as documented in messages from my aunt (my father's representative) sent to me on Facebook after she spoke with them that day and HSM requested the pages back. On 2/18/2026, 9 days after recovering the stranger's 24 pages on 2/9/2026, HSM involved the police over my factual online reviews regarding the data breach and 3-4 YouTube comments. On 2/20/2026, I received a Cease and Desist email from their lawyer questioning the accuracy of my reviews, despite the fact that HSM had already verified the data breach by taking the papers back on 2/9/2026. I informed HSM's legal counsel in an email that I filed an OCR report regarding the data breach of the stranger on 1/24/2026 and that I am exercising my right to post factual reviews under the Consumer Review Fairness Act. On 3/3/2026, HSM's lawyer sent me a written assurance email admitting to the data breach after previously questioning the accuracy of my online reviews. The lawyer also invited me in the Cease and Desist email on 2/20/2026 to call HSM to resolve my concerns. By that point, it was too late for me. I did not feel safe to call them after the previous retaliation on 2/18/2026 and I didn't want to risk anymore trauma and betrayal from HSM. Had HSM or the lawyer invited me to call them before they called the police on me, I would have called them up to resolve my concerns. I didn't appreciate HSM calling me a liar, when they had the stranger's papers back for 11 days to verify the data breach for themselves. I believe HSM would have continued to deny the data breach if I didn't have screenshots taken (for the OCR) and filed an OCR report before HSM lawyer sent me the Cease and Desist email. After I told them this information, they didn't deny it anymore.

I don't know that I can say enough about the staff at Atria Marland Place. And especially now. The caretakers, nurses, kitchen staff, housekeepers, maintenance workers, and managers are keeping your loved ones safe, working many hours to keep everyone healthy and safe. Just know this, these people aren't working your average 40 hour a week job, this isn't just a job for them, it's their life, and after a very long day keeping your loved ones safe they have their own families to go home to. I've read the reviews that people have put here, I don't know about their personal situation, but I've come to know several people on that staff very well, and they deserve the utmost respect. They are professional, trained, and dedicated people. And in just a few years I might be a resident at Atria Marland Place, and I can't wait!
