Otherwise, "meh" as another reviewer said. Do you love drinking with friends; socializing with conservative, traditional Texans; enjoying golf, pickleball, bocce ball, or games? Do you want gated security in a vast, somewhat regimented, well-manicured landscaped environment, where golf carts are practically required to fit in both socially and for transportation? Sure, there are many residents not into these, but this describes life for most. For those who learn this isn't for them until after they move-in, there are many homes being resold at a discount by local realtors. KT salespeople don't need a real estate license and are not subject to Texas law that oversees home sales, so beware of the purchase contract of a new home. If you do decide this description meets your personal needs, there is the ongoing financial quagmire that is unfolding. First, the HOA dues run up to over $400 a month. This money should completely benefit the residents, but because of language in the purchase contract, money is siphoned off to subsidize many runaway costs the planners did not adequately foresee. Also, much or most of the infrastructure (roads, pipelines, etc.) has not been paid for. A large bill is coming due soon, as the builders of the development are about to shed the financial burden that has grown into millions, largely due to inadequate management and planning by those hired by the company that created KT. Also, the cost of materials has escalated faster than projected. But, do you want to live in one of the best built homes in Texas. That is right. In spite of all its problems, the homes are among the best built I have seen. And, yes, I was a residential real estate investor for 40 years. Sure there are some mistakes in designing, but the quality of materials and craftsmanship rival anything on the market. What's the best deal for you? Well, if you still want to live with all the benefits and you're of a determined mind like 90+% of the residents to make it work, buy a resale home. Most resales (maybe all) are being sold at a loss to the sellers. Me? I just could not make it work for me socially and will be moving on, thankful for the learning experience. Good luck!

Sierra hired a compnay to perform the initial grading and prep. He did not do a good job, therefore, they hired another company. We were stll charged 10k for the 1st guy they hired, then charged additional fees for a guy they brought from Houston. We were charged the extra fees for the guys extra travel , stay and food while here. They brought the same guy back at the end of project. He brought the wrong tractor for the job and in the end did not do they work he came to do, Yet, sierra still charged us for the guys extra travel and and time to come from Houston. Sierra did not pore the foundation to plan. When I brought it to their attention and asked that progress stop till we know what the consequences with county will be due to their mistake, they threatened to sue us for breach of contract if we stop even momentarily to figure things out. We had an 18 month construction loan through the bank Seirra recommended, Sierra did not set foot on the property for 6 months from the time contract was signed, therefore, they could not complete the project within the time frame of the construction loan. They refused to take accountability again and only threatened us with another law suite for breach of contract if we did not pay the several thousands of dollars to extend the loan time. We didnt think we should be the ones paying the fees to extend the loan. However, Sierra would not continue the work without an extended loan agreement and if we didnt do it, they woiks sue us. We went through several different project managers from the start of the projec. the last one was wonderful, but was not allowed to discuss issues with the foundation or other issues that happened before he arrived. We tried to reach out in every situation to discuss with Adam, the President, I beleive to only receive emails from him or I beleive Valerie, that if we stop the project for any reason they would sue us. Very unprofessional administration at the top. They have a lot to learn about communication, and taking responsibility being the top priority for customer satisfaction. I have never dealt with any company that threatened to sue as their way of communication.

    Thinking of buying a Gehan/Brightland Home? Read this first…read more I've lived in my Brightland Home in Texas for less than four years -- and I'm already facing serious problems. Water is coming through the walls when it rains. The doors, toilets, closet materials, even the sheetrock and paint -- all subpar. The quality just isn't there. I saved for years to make a solid down payment, believing I was investing in a well-built home for my family. What I got instead was cheap materials, sloppy craftsmanship, and a builder who washes their hands of responsibility the moment your 1-year warranty ends. And here's the kicker: Brightland doesn't allow reviews on their Facebook page. That should tell you something. I'm sharing this to save other families time, money, and heartache.     Our residence experienced many electrical issues after moving into the home on May 3, 2021. Gehan…read moreHomes, New Braunfels, was contacted and its electrician was finally sent out to look at the issues 2 times. The electrical problems became more widespread and dangerous. Tired of Gehan electrician's incompetency, a 3rd party electrical company was called in. The electrical problems were determined to be dangerous, widespread and immediate. After two days repairing, fixing & amending ALL the plugs, ground wires, outside wiring, adding surge protector(s) never installed, etc. the problems were corrected at our expense. Please note the 3rd party electrician's apprentice was knocked flat onto the ground, while checking the ground wire. After completion we were provided the narrative, photographs, and invoice of repairs needed to create a safe environment to live in the home. Gehan was contacted through warranty department at least 6 times with the narrative, photos & the invoice in the amount of thousands of dollars in repairs to make the home inhabitable. Gehan chose to ignore their own warranty, the issues, dangers and incompetency of their electricians, and never responded to any of our attempts to contact them. Gehan Homes is building a huge area of homes in our subdivision. PLEASE BE AWARE.

I made the mistake of accepting photos that the work was complete while I was sitting at the title company to close. If anyone finds themselves in this position reschedule the closing. DR Horton doesn't have any competent management in the field. Every seam on every piece of sheetrock was showing. It was textured and painted LOL I mean really ???? Anyone that wasn't blind could've addressed this long before texture and paint was completed, well anyone competent..... I was completely ignored with the many attempts to have the sink holes filled in my yard due to the substandard grading. Fences in Texas with interior grade framing ?? Seriously?? The entire subdivisions fences will be rotted out in 2 years... I can list things for days but won't.. I've been in construction for decades and am fortunate enough to have a vast network of tradesmen at my disposal and the funds to compensate them. Not everyone will be in this position.... The most comical thing about all this was that DR Horton classifies a home that hasn't been complete as "warranty work" Does this really keep you from being accountable to all the laws you've violated in the Deceptive Trade Act? Accepting bank wire transfers for homes that you claim are complete but in fact are not.... sounds like some federal laws might be in question as well..... Considering a DR Horton home? Turn around and walk away and never look back!!!!

    I live in Manor Creek in New Braunfels Texas. DR Horton and Goodwin Management (our HOA Management…read morecompany) are not attentive to their HOA members concerns. We pay nearly $780 a year in fees for a gated community in which they will not allow us to close the gates at a reasonable time even after 10 years of starting construction. Our amenities do NOT match the amount of HOA dues that we pay, we have a minimal pool and a tiny playground. We have had problems with our HOA pool surfacing that has cracks, children have cut their feet on to the point of bleeding. The community pool bathroom is not cleaned to satisfaction and the trash is usually overflowing from the receptacles in the bathroom and around the pool, these are reported as problems on a regular basis but have fallen on deaf ears. The green spaces behind our homes are not kept visually pleasing. And most recently, the Builders/developers have dumped a huge amount of debris into the HOA owned green space (valued at $145,000 that the homeowners pay taxes on) toward the back of the neighborhood. TEN years after starting construction in our neighborhood our builders continue to hold all the power within the HOA board with the exception of one homeowner that is allowed to be on the board. All the while, they are currently considering increasing our rates, and at the same time NOT listening and properly responding to Homeowner concerns. Get it together DR Horton/Goodwin Management, hear the concerns of your homeowners, then maybe we can remove our negative reviews. I hope that our Board members will listen to our concerns so that our amazing community can move forward.
