The only reason I live here is because of how big the house is. Sure, the staff is kind, but they tell you, "We are working on it...I will fix it right now, we will let maintenance know". The maintenance is terrible. The painted-over walls have stuck hair, spiders, and nails. The bathroom gets moldy since it doesn't have the correct paint for it, and the caulk is not there. They won't remove a handicap sign that was built in temporarily for a student who moved out a year ago, even though we already have a spot in the lot that no one parks in anyway. We have put in many emergency maintenance requests, and they came a month later. They say there are over 100 work orders, but you'll see maintenance come back from a vacation and sit in front of their complex smoking. You get ZERO amenities, the gym is terrible, the game room that is open "24 hours" is the basketball court, which is outside. There is no pool, events, or study areas. The amount you pay for rent, with all the issues, is unbelievable. If I could give a negative, I would. My one piece of advice to you is read every single review. Those issues WILL happen to you if you sign a lease here. Every single one of them. If you are complacent with awful service, extremely slow responses, no resolution, broken utilities, fallen down street lights, dented doors, walls that have been painted with tape and hair still attached from previous tenants (absolutely disgusting), and are okay working with college kids who have no idea what they are doing or how to have a pleasant conversation, this place is perfect for you. Don't expect your AC to work in the summer, and don't expect any sort of urgency on maintenance requests. Even when your AC blows out in hottest months of summer (which it will). If I could give 0 stars I would. I had hopes that my experience would be the exception, but nope. The decent sized units are not worth it. Between the unprofessionalism/disorganization of their management to their hired crews actually stealing from me when they did our floors (with no response from Canvas on this matter), I will not recommend them. Upon move out: Like many other tenants, we were over charged for damages that were already done before we moved in. It's like they barely checked that it was livable with broken furniture and black stains all over the carpets. Really gross. The wear and tear you leave by simply living here will cost you hundreds when other properties wouldn't charge at all, so consider this. Like many others I cannot get in touch with them about this - they will not respond to any communication, as if they truly only care about money. When we filled out a Google form to dispute the charges, the responded to 1/3 of us and have been radio silence since. Don't rent here. Canvas hires an outside company to police their parking lots. Students can have a tire boot put on their vehicle even with a valid pass on file. My son had a temporary vehicle while in the process of purchasing a new one and was booted three times, despite having the vehicle on file. The third time, after returning the boot next to the overflowing return box, he was charged an additional fee for not returning the boot properly, despite this being impossible. He disputed the charge, and the credit card company agreed it was fraudulent and credited his money back. The security company then messaged him and gave him two days to pay in cash only. How? By waiting for a text between 8pm and 4am for a guard to let him know where to meet him to pay in cash - IN THE MIDDLE OF THE NIGHT! Parents: how would you feel if this was your student? Or worse - how would you feel if this was your college-aged daughter who was instructed to meet a male security guard in the middle of the night at some undisclosed location? And Canvas's stance? They refuse to get involved. Why? Because they receive a kick-back for every boot applied. My son has spent almost $500 on top of his parking pass fees, but aside from hiring a lawyer, there's nothing he can do about it. read more

They recently changed over their guest parking, which you must acquire a pass as well with printing it off, whereas other college apartments have visitor parking. They used to have this practice instilled but decided to discontinue it for some unknown reason. I find this very difficult and truly a waste of time just to avoid a $60 boot. Speaking of, upon move in there was a $15 late fee for registering a vehicle even though it wasn't a late move in ... canvas said they would handle it and talk to absolute / allendale parking with the late fee being waived and a boot would not be put on my truck, got my information and everything .... a week later no answer from canvas and I walk out to my truck on the way to work and there is a boot on it, to my surprise neither absolute, canvas or allendale parking resolved this issue/ miscommunication. I had to pay $60 for canvas lacking to inform the parking enforcement THEY PARTNERED WITH !! getting a snarky email from parking enforcement and radio silence from canvas was not what i expected when moving in my first month. DO NOT LIVE HERE!!! The size is not worth it, especially not with their increase in rent. I moved out on July 31, did everything I was supposed to when I was supposed to, but am STILL waiting for a response to my move out charge dispute. Most times I contact them I receive no response, but occasionally I receive a "we're still working on it!" This was supposed to be done by the middle of September. They charge an extreme amount for damages present when you move in, despite having proof. When we moved in, our carpet had dark black stains all over, my roommate's bed was broken and unable to be slept in, and items were left from the previous tenant. Out of the three of us, only one of my roommates has received a response to her dispute, to which they told her everything was valid and she needed to pay immediately. She had to come at them AGAIN with THE SAME PHOTOS pointing out carpets were stained when we moved in. Only then did they finally decide to drop the charge. Me and our other roommate are still waiting on a response. When we were living here, it was not pleasant. They very often decided to do maintenance, upgrades, or regular unit inspections, it felt like they were coming in our unit once a month. When they announced this, they originally would give a 2 week window and said they couldn't give you specific day, yet you had to have your unit ready for them and all pets put away (meaning crate your pet for 8 Horus a day if you're working). Eventually, after several complaints, they started specifying specific dates to be prepared. This would've been amazing, had they actually come the day they said they were. Instead, they would not show up, reschedule without telling you, show up on a random day, and be upset when you weren't prepared. They would throw our stuff all around and leave our unit in complete disarray. I cannot stress enough how badly you should not live here. All off campus apartments have their issues , but none are this bad. Canvas wants money and money only. They could not care less about you, your stuff, or your unit. DO NOT LIVE HERE! It has been an absolute nightmare since before we even moved in. We toured the upgraded apartments and were told if we signed that same day we had a guaranteed spot. After THEY sent us the wrong lease multiple times that evening they said now there was no more spots. Since this was their fault, they said if we signed for the non upgraded unit we would at least have all brand new furniture so we agreed. Move in day arrives and it was quickly a horrible nightmare. First of all, we were not given the new furniture promised to us but instead were given disgusting stained old furniture and tables that were obviously not cleaned since the previous people moved out. Our mattresses were torn to shreds and there was even a pair of dirty socks left in my room!! The entire basement had brand new grey carpet but the living room and entire upstairs had DISGUSTING stained carpet with mold lining all of the edges. Some carpet was ripped up and NAILS WERE EXPOSED! We had to pause our move in to have someone clean all of our carpet and have them bring us all new mattresses. We explained how upset we were to the workers and they felt awful. They told us that after our lease is up they were planning on finishing remodeling our place with the new carpet that was downstairs already and that since they saw the horrible condition of the carpet on the day of move in we were absolutely not responsible for the damages to it since it's going to be replaced anyways. Also on this day we mentioned to them our safety concern with our outside staircase that was completely crooked and in terrible condition. We were told they noted all of these issues down and we don't have to worry about it. They also said they will make sure our new furniture will be brought in as soon as possible. Well, our new furniture didn't come and our stairs were not fixed until over 7 MONTHS! They didn't take any of our concerns seriously, and I had fallen so hard down those stairs, had horrible bruises all over my body, and now suffer nerve damage from it. After we moved out me and my roommates were charged each $200 for a rip in the carpet upstairs caused by my roommates cat and I was charged $600 for the carpet in my upstairs bedroom that was left in better condition then when we moved in. We have all filed a dispute about this and have tried a NUMEROUS amount of times to contact them but have yet to hear back from them. After months of reaching out for answers and not getting any, they threatened that this has to be paid by November 3rd or else it will go on my moms record. Sounds to me they selfishly just want the money to do their renovations. I am appalled at how unprofessional, selfish, and horrible the management team is at Canvas. I would not recommend living here. I came in excited to live in my first off campus housing and was severely disappointed throughout my year of living here. From bad maintenance to being treated terrible by the office managers this place should not be an option for college students to live especially after they raised their rates. I had a non-usable washing machine/dryer unit for a month and they didn't fix it or do much to try to. My roommates and I ended up having to find other places to do laundry as they did not provide us with any additional option of doing our laundry other than to wait for the machine to be fixed, as we called for updates everyday. This is just one of many things that happened. To top off my experience here I, along with all but one roommate, received a bill for hundreds of dollars saying that they replaced all the carpets. Later after refuting it they dropped all but my charge. When I discussed the charge and showed photos of my room they provided evidence that one of my roommates rooms had received new carpet. I stated that I would not pay for something that wasn't done by me and they said they would put my case to collections. As I am a student and do not have the funds to get a legal representative, as well as don't want my credit to drop, I was forced to pay a substantial amount of the bill. read more

I've lived in Canvas Townhomes for 2 years now and I re-signed my lease for a 3rd. The townhomes are huge, and have everything you need. My bedroom is big and everyone has their own bathrooms. If you get the townhomes furnished, it comes with everything you need; bed frame, mattress, desk, dresser, and nightstand in your bedroom, as well as couches, tables, and a coffee table for the living room and kitchen. The management is very responsive and so is the maintenance. Never had a problem with them before, highly recommend! read more

Rooms are very spacious and there is usually always close parking spots available. However, leaving office is unwilling to work with you if you have your car in the shop and are using a family members car with out a parking pass for the time being. The atmosphere of this campus feels like college which I do appreciate, but everything else so far has been trash. When my roommates and I first moved in maintenance had not even attempted to clean it whatsoever. We spent as much time cleaning as we did moving all of our things in which was just completely uncalled for. When we first signed our lease, we were expecting to receive the updated apartment complex because they told us we would have it if we signed the same day as our first tour. We signed the lease less than an hour after touring, just to find out that they sent us the unfurnished apartments lease. When we called them to try and get the new lease, it took them until the end of the day to send it over and all of the furnished complexes were gone when they told us there were still plenty available. I was basically homeless for 20 days because my move out date was 20 days prior to my move in date. They told us we couldn't move in earlier because they had to spend those 20 days "cleaning" all of the apartments. The carpets were sticky and stained as well as all the counters. The floors all have a ring of black around the bottom. My roommates all received brand new carpets in their rooms other than me. The AC unit needed a new filter and there was no ventilation. My mattress had a massive hole in the side of it and when I told them they replaced it with the cheapest foam mattress I've ever seen. I could carry it in one hand it's so light. Our main table on the main floor is about to topple over because of how un sturdy it is and the furniture that came with our rooms was horrific. The paint was chipped from top to bottom and there was a big hole in my chair. They refused to replace our hideous furniture with new ones. This place isn't worth your money unless you're looking for a place to trash. read more

I had to go so far as to get a disability accommodation request (which they made unnecessarily hard having me fill out the exact same information on two different forms just to make the process longer and harder with no regards to how that is DISCRIMINATION) and they STILL VIOLATE my disability accommodation. This is the worst property off campus for any student who cares about their peace of mind knowing that random people won't have access to walk into their apartment with no notice or approval. I've had to deal with terrible management, excessive problems and little care for management to handle them, floors needing to be replaced BECAUSE they ignore the problems their residents have, and it's a trashy place to live. It here has been a junked car parked in front of my apartment since I moved in. The car has no parking sticker and should be towed or booted as a result. I've seen people WITH parking stickers get booted yet they won't even get rid of a car something dumped there. I've woken up from domestic disputes in the parking lot. Warning: Do not sign at canvas! They have some of the worst management I've seen. Last year, they had a leasing incentive of a $500 gift card to help pay for rent. My roommates and I all signed but I was the only one to not receive a gift card. I have been in the office multiple times to talk to a manager but each time they refuse. The supervisor lied and said they only gave those to people who signed up for a 12 month lease but all of my roommates also signed a 10 month lease and still received a gift card. Beware of this property! We were duped into signing a 5 month lease because the demand for their property was over hyped. My daughter was going to be moving from out of state to MI but the plans changed and she wasn't able to. When she contacted Canvas Townhomes Mgmt and explained the situation they told her that the couldn't help find anther lessee for the room. We have never stepped foot into the apartment, don't have a key etc. but are having to pay rent because they told my daughter that they will file legal action and destroy her credit otherwise. Sometime last month we received notification that there had been a shooting at the property during a party in one of the units and they stressed in the notification that they would not allow people to terminate their leases because of it. We obviously dodged a bullet but by never moving there and will continue paying their ransom for a couple more months but wanted to make sure that anyone looking to move their is fully aware of how they operate. read more

If you are looking to sign a lease at Canvas, I would recommend looking elsewhere. I would rate this place a 2 because they do have very large rooms which is nice, but everything else they offer (gym, tanning, study room, etc) other apartment complexes offer as well and at a better quality/availability than Canvas. Additionally, Canvas is also the only apartment complex that doesn't offer a reduced rate when resigning with them (our resigning rate was more expensive than our previous year living in the exact same apartment). If you don't get lucky with your apartment, many appliances will not work correctly if not at all (dishwasher, washer and dryer, etc), and it took canvas maintenance an average of a month to even come to our apartment to fix anything. It is also very frustrating talking to management because they never really give you an answer. If you want to avoid issues with your apartment, I recommend just looking elsewhere as the experience at canvas for most people is less than enjoyable, especially for the price. read more

I recently moved in here and I use my financial aid to pay for my rent (since I do not come from money at all and cannot rely on my parents to pay my rent for me). The last two year I lived in Meadows Crossings and they allowed you to do this since these are COLLEGE apartments and all you had to do was send a screenshot of your financial aid and they would not charge you late fees while you are waiting to receive the refund check from fafsa during the first month of the semester. I emailed the Canvas Townhomes leasing office team in regards to this and explained to them what I have to do because this is the only way I am able to live and attend school here is through my fafsa. I received an email back basically only stating that Canvas decided you know just to not accept that this year haha! (annoyed sarcasm). They told me they would connect me with their financial manager and see if I could try and explain my situation to them. I agreed to do that if it would help me out. I have waited FOUR whole days and I have not been contacted by either the financial manager or the leasing office. I emailed the leasing office again today (since I don't have the financial managers contact info) and they just basically said oops sorry and that they would have him contact me today. On the fourth day post rent due??? On the day Canvas is going to start charging me a 50$ late fee if I don't give them my money??? It's absolute bs. I know A LOT of other students who also rely on their fafsa to be able to even be here rn and use it for their rent payments too. Canvas trying to act as if it isn't just a college apt complex is complete ludicrous especially when they do not care about their residents at all. Also the "move-in ready" face they like to put on, only applies to the upgraded versions and their leasing office! If you move into a non-upgraded version like myself, you can look forward to matted down carpet with a deep black ring all along the wall lining! It's absolutely disgusting. DON'T LET 5 STAR REVIEWS FROM PEOPLE WHO HAVEN'T EVEN MOVED IN FOOL YOU... This is the worst apartment complex I have ever lived in, yet it is $100-$120 more in rent than any other place I've lived at. Starting with move in day-- our apartment had not been touched or looked over since the previous residents left. The carpets were all stained with pet urine, the place smelled horrible, there was trash everywhere including (but not limited to) my bathtub, the floors, kitchen drawers, and cabinets. The townhouse had clearly not been inspected before we moved in, and the leasing office didn't seem to care. I had to take a day off of work in order to clean the whole place and had to fight with the complex staff in order to get compensated for it over a month later. The carpet issue was addressed same day because modernistic happened to be on site, but then one of the managers told us to go ahead and move in the same day, instead of offering to pay for a hotel or an extra day to hold stuff in the moving van we rented. This means we had the pleasure of moving in all day on soaking wet carpet that smelled so strongly of orange sanitizer that my nose was raw by the end of the day, and our carpets were newly stained with dirt from our shoes from moving things in. That same move in day I realized our back entry door that was accessible to anyone walking by was busted and would not lock. I went to the office to let them know and to ask for it to be fixed immediately in order to feel safe, but no one came to fix it that day. The next day all we got was a new doorknob with a lock in it, and finally on the third day we got an actual deadbolt replaced. The only reason we got it fixed was my roomies mom pulled a random college age temporary maintenance worker or the street and showed him everything wrong in our apartment. After he agreed that our apartment was "fucked" he made sure to alert the actual maintenance team to fix it for us. I would also like to talk about the leasing incentives we were promised, because these fell way short of my expectations as well. (Keep in mind it takes 30+ days to get these prizes after moving in). First of all, any gift card that you are promised is an egiftcard from a third party. Cardinal, which is Canvas's parent company awards you "points". These "points" can be redeemed for gift cards of you choice through a third party company. This company charges you fees to redeem you gift card. So, to pay rent with these "gift cards" like I am planning on doing, I have to give up points to even get the egiftcard. If you want a physical plastic visa gift card you have to give up even more points to redeem it. My roomie and I calculated that our promised $500 gift card could at most get us $480 after being charged redemption fees. Then, the leasing office charges their own fee to use the card to pay rent, so you lose even more money! We also signed our lease in time to get a free TV. 40 some days after move in we got to go pick up our TVs, but not until we sign a document saying once we walk out of the office with our TV Canvas is not responsible for anything concerning the TVs anymore. And SURPRISE SURPRISE my TV only worked for 4 hours before the circuit board malfunctioned. All I want is to drop my TV off to the office so the repair guy can fix my TV since I'm usually in class during repair hours and he wouldn't be able to get into my house but the told me no because its "too much of a liability". So who knows when I will have a working TV. We were also living in this unit about a month before a manager would ever get back to us to come over and look at all of the issues in out apartment. We had a water heater that leaked so our whole basement was damp ever since we moved in, and we had MOLD growing on our baseboards (confirmed to me by a modernistic worker). We got the water heater replaced, and the moisture was removed by modernistic, but our basement is starting to smell damp agin, so I doubt the situation will ever be 100% resolved as long as we are living here... read more

Canvas sucks. There are 20+ reviews that aren't shown that also explain people's horrible reviews (scroll down to the bottom) I have rented here for 2 years hoping they would get better but I have constantly had horrible experiences. The higher up management has no regards for the complex, it's residents or it's staff and just lets their office and maintenance staff deal with all the issues SO many people have without trying to improve the residents experience living here. Their staffs system is awful and I've had to call or go into the office multiple times just to clear up a simple problem. Trying to get any maintenance issue fixed is a HUGE hassle. A sink hasn't drained properly all year and they have yet to fix it. They had to replace our door, door frame, floor and get a carpet cleaning service sent because of water damage we tried to warn them about that ended up rotting the floor and going into my roommates closet. They lost a package I had delivered that was left at the office. We had an ant problem we had to deal with ourselves. Our dryer sucks. Our AC wasn't working for a while and they had to replace it. A maintenance worker came into our apartment without a mask and didn't ask if we wanted them to wear one until later. There is a totaled car that's been rotting in front of my apartment that belongs to no one and doesn't have a parking pass since August and they have not removed it even though we have reported it multiple times. The apartment was a complete mess when we moved in and we had to clean it before we could even move our things in. The only thing they have going for them are the free prizes they give away on their Instagram. Other than the big layouts there aren't really any pros that make it worth living here. read more

Rent is way too much for what little the place offers you only get tanning while other places get a larger workout area, pool, hot tubs, grills. I received a $500 gift card for resigning but the fee was $20 to activate it so it wasn't truly $500 but $480. Management is slow and the conditions of the places are low quality and walls are thin. They don't keep the sidewalks clean in the winter and not much of the parking lots either. People always drive way too fast in here. I had lived there when it was Copper Beech and that was a better experience than it as Canvas. When it was Copper we never had to return our parking pass but now with Canvas we have to return it and will be given a $50 fee if not. I sold my old car with the pass after being home all summer and now they want us to return them. So they must be reusing our parking stickers?? Ants were ridiculous over this summer and took so many complaints in other buildings for them to finally help. Prior to move in, you must pay a full months rent for only being there for 2 WEEKS! This place is ridiculous and not worth the money. Our deck was so rotted, one day we were on it and someone's foot broke through the wood and took them weeks to replace. A friends window was shattered the day of their move in and nothing was done for about a week. read more

For any future student or parent of a student, do not send yourself here. I will share a few of my stories. When we first moved in, my whole apartment was without hot water for over a month. We put in over 4 maintenance requests and they pushed it off each time, saying we were wanting to take "too long of showers" or "wanted it too hot." Come to find out after we were finally taken seriously, we were advised that it really was broken and that we could possibly be getting shocked the whole time. Secondly, when we moved in the bathtubs were all extremely stainedc there were tortillas in the microwave, mold and dust EVERYWHERE. Also, when we first moved in the kitchen sink sprayed everywhere which also took a week to two to get fixed. It was nice to have Absolute Security constantly driving throughout, however the several times our neighbors were letting off fireworks near our car, they NEVER came. The amount of packages that were delivered or delivered *to office staff* from amazon, and the staff stated they never got it was insane. We stopped getting anything shipped there after the 6th package went missing and never came back. We asked to stay 1 day late due to our new lease not starting until 8/01 - they refused even after we offered to pro rate the one day, after we were charged the full month of August last year and were only there a few weeks and none of it this year. This was not fair for one main reason, last year they let people in DAYS early because it was posted online how great full tenants were to have a complex that could move in early, ironic, maybe they pick favorites? read more

Going to write this as politically correct as possible, so It wont get hidden like the other poor reviews. The apartment complex is not as advertised. Move in day consists of walking into a dirty household and 2 of my roommates and I all had Fecal matter in the carpet as well as animal urine soaked into our beds. You will be told they will resolve your issues, and then be ignored for months until your parents threaten legal action. Looking forward to an apology underneath this review with more fabricated information that they will "fix this". Only taking the time out of my day to type this to save other college students from the scam of a lifetime. read more

came for a walk in tour of the apartments. The staff was super friendly and answered all my questions and the units looked great.

This is the WORST possible place to live with the WORST possible customer service! When I moved in last August the apartment was NOT CLEANED. So many things were damaged: water damage, the floor, the front door, almost every single set of blinds, and the bedroom was just as gross with the bathroom clearly not cleaned before move in! It didn't even look like they vacuumed before move in! On top of the horrible move in conditions, about 2 months in management took Consumers out of my name and didn't notify me of why they did that even though I had been paying the bills on time. When I finally called Consumers about why I hadn't gotten a bill, they told me the Property took over the bill, so I had to re-set up my consumers account. Then MONTHS later I got a huge bill from Conservice (which is the worst and most unhelpful 3rd party utilities service). When I called the Office about this happening, they told me to contact Conservice to get the service charges taken off, which I did, but they told me to get a copy of the paid bill from Consumers which you can't do unless your name is in the account. I then had to call the office which this time they told me they could just remove the charges from my account. WHY COULDN'T THEY DO THIS WHEN I FIRST CALLED INSTEAD OF MAKING ME WASTE HOURS BEING ON HOLD?????? Also while living there our furnace started making a weird loud noise, so I called maintenance to come out and look at it, but since it was so snowy and cold whoever was on call for maintenance pretty much told me to just wait and see if the furnace would shut off or not and to call them in the morning if it did. They also do not take care of the snow removal; I lived near the back of the complex and I think they plowed the side walks in the back maybe 5 times and they for sure did NOT salt any of the sidewalks ever since I fell multiple times over the winter. Canvas Townhomes has the WORST customer service I have ever dealt with; its next to impossible to even get a hold of anyone in the office, and there is never a consistent answer from anyone in the office! I do NOT reccomend anyone living here unless you want to get completely ripped off by the cheap quality of the units and the cheap quality of staff they have working there! read more
