I am a graduate student who lived in a Campus Hill apartment for 2 academic years from 2011-2013. The one-bedroom apartment I lived in was furnished and clean. Their apartments are pet friendly with payment of a yearly pet fee and monthly pet rent ($10-15/month addition to rent). Utilities were not included in my apartment, but my monthly bills were average/reasonable for Syracuse. I did not have the issue the tenant below did with returning security deposits. My security deposit was returned in full within 30 days. I would have renewed my lease for a 3rd year, but Campus Hill changed their financial payment policy. They no longer offer semester payments that allow students to pay their rent with their financial aid disbursement. As a result, the only students who can afford to live in their (nice, but expensive) apartments are those whose parents are footing the bill. Unfortunately, this eliminates most graduate students, like myself, who would otherwise choose their apartments over some of the other local slumlords. My only other minor suggestion/feedback for Campus Hill to improve their services is to have the maintenance staff leave a note/write-up when entering the apartment for repairs if the tenant is not home. Sometimes I did not even know a repair was made until I called the maintenance staff back! Overall, I found that the maintenance staff to be friendly and helpful, and even cleaned up after the other residents in common spaces (e.g. hallways, near the trash dump, etc.). They were very responsive and timely to my requests. I would definitely recommend Campus Hill to other students/parents looking to rent in the Syracuse University campus area. I would completly discourage renting from Campus Hill!!! They took over my daughters lease senior year 2020-21 from their previous landlord who was lovely and easily accessible. Campus Hill does not return calls, only sends threatening emails withholds security deposits for which I am still waiting to recieve from the move out date of May 2021. WARNING: Do not EVER lease from Campus Hill. When paying $1,250 a month per person, one would expect phenomenal customer service and maintenance. Apparently, that is too much to ask for. At first, there were multiples issues with the apartment (broken window, broken stove, leaky shower faucet, etc.) I had to file MULTIPLE maintenance requests, yet nothing got done. I finally sent an email threatening to file a lawsuit. The next day, the issues were fixed by maintenance (except the leaky shower faucet which they completely ignored all year.) Throughout the year, more issues arose. The bathroom door broke off the hinges. Twice. Again, maintenance request after maintenance request led to nothing. Additionally, the key they gave me for my mailbox did not fit any of the mailboxes. I went to the office requesting a key for my mailbox, only to found out I had to pay cash out of pocket when they were the ones who gave me a faulty key to begin with. I paid the fee, got the new key, and this second key YET AGAIN did not work for any of the mailboxes. I never had the time nor patience to go back up the hill and request a third one. Another issue with Campus Hill many people are unaware of is the complete and utterly fake 'Visa fee' on their payment site. A $33 additional fee seemed like a bit much every time I wanted to make a payment, so I called Visa to see what the deal was. They clearly stated that they had no clue what this was about, seeing as they do not charge the $33 fee. Yet again, another scheme Campus Hill has cooked up to steal money from their residents. read more

DO NOT RENT! These people are a scam, all the reviews below are true. On top of ruining a year of my life by living in their apartments and dealing with them, they will make up a thousand lies if any of your current landlords ever contact them. First of all, campus hill apartments are extremely overpriced for what they are. They take advantage of the fact that students want to be close to campus and they dominate most of the houses there. The manager is the rudest person ever. My roommate had an expensive dress ordered and they claimed they "lost the package" even though the delivery said it was signed by the front desk!!! The worst part was our rat problem though. We had our apartment professionally cleaned on our own dime multiple times and nothing would solve the rat problem. The building was infested and all management would do was come and fill the holes... We had mouse droppings everywhere, including our BEDS if we were gone for the weekend!!! Management did nothing about it and said it wasn't their fault. The least they could have done was let us out of the lease since the property was improper to live. On top of that, they tried charging me an extra month in rent!!! On top of a massive cleaning fee when we left. Please keep in mind that the apartment was the cleanest it could be because we were trying to minimize the rat issue.Which obviously didn't matter since the whole building was infested. Despite showing them multiple times that the 12-months had been paid through receipts, they still charged me and even sent me to ProCollect, damaging my credit. Eventually I paid the extra month because the hassle and the damage to my credit was not worth fighting them on. I would rather lose an unfair $1000 than continue to deal with these people. So to sum it up, they overcharge, management sucks, most of their buildings are not fit to live due to mice, they blame everything on the tenants and essentially plan to ruin your life in every way possible. On my move out, the gentleman at the front desk took my alarm key and hid it from me, claiming I lost it, which induced a $25 charge that also needed a $15 credit card fee. Then, much along the same lines as AK from 8/18/14, my security deposit was not returned, and they sent "pro collect" after me and docked my credit score for a payment with 3 different sheets of proof of payment for my final month's rent. If you are looking to rent with Campus Hill, please reconsider as there are better landlords in the SU area that are more reasonably priced and actually care about the student renter. Schayes is great and Rent From Ben is probably the best as all of their leases get signed a year in advance from when they start. Campus Hill over charges for apartments and has many small charges that you can get hit with that add up. For example me and my roommates got an individual fee of 30$ for not setting up our electricity even though we did not move in yet. They also require renters insurance which is something that I have never heard of and something that other landlords do not require. Me roommates and I pay a monthly fee on top of rent to have our apartment furnished which does not include a dining table and chairs. Their customer service is terrible as well. Many times I have asked them questions and end up having a very late response or sometimes no response at all. When I do get a response it most likely doesn't answer my questioned so I am forced to email again or try to contact someone else at the company until I can get my question answered properly. There are many negative reviews for Campus Hill of Syracuse for a reason. They are cheap and have bad customer service. They also have a reputation of not giving back security deposits even though the renters did not do anything wrong. They just charge renters with an "admin fee". I think that Campus Hill is trying to clean up their online image as they just sent out an email to all residents saying they will give away free stuff if they review Campus Hill of Syracuse on Yelp, Google and Facebook. I am not sure if they will reward a negative review, but I will update and let you guys know if they do. Overall, stay away from Campus Hill. There are alternatives that are far greater for a SU student looking to live off campus. The 40-page contract you need to sign a lease should scare you off on its own. Upon first Arrival, the entire carpet was flooded. Showing that Campus Hill doesn't do their due diligence when new residents move in. In addition to this, getting into contact with Campus Hill is a complete and utter nightmare. Their hours are complete lies, because it is truly a hit or miss when it comes to communication. There has been countless events where I call them and nobody picks up for days or weeks on end. When visiting their office they put up a sign saying they will be back later yet never do. I have tried for weeks to get into contact with them and it is truly very difficult. In addition to this, if you made it through the year with them, you might be surprised to see charges that should've been made to your previous tenant. When instead they have been charged directly to you. Even if your unfurnished apartments came furnished, your responsible for the furniture removal. With no way to reach into contact with them to confirm if this is true or no. I HIGHLY HIGHLY RECOMMEND YOU LOOK ELSEWHERE FOR HOUSING. (1 star is too good) My son was misled every step of the way...he was told they would help him sublet his apartment, that it would be easy to do and they would assist him. He and his five roommates were required to study abroad and ended up paying five months for an empty apartment. In that time the heat and electricity were manipulated by Campus Hill and their bills increased. The local staff of this national company were disingenuous at every turn. They lied and misled my son and myself. When the lease finally ended, they tacked on numerous charges that were imbedded in an addendum to the original contract. They also were so brazen as to stage a "dirty" apartment. We have photos and video that show the apartment in broom swept condition. They took their own photos after the date of our video and show a disheveled, garbage strewn apartment. We had to pursue legal counsel. These people should be shut down. DO NOT RENT. If I could give negative stars and put a warning symbol as my rating, I would. This company is a HUGE SCAM and is not run by rational people. They charge people for everything from cleaning, admission fees, utility fees: just any way to get money from students. They charged me for an entire month's rent and when I sent emails saying I paid all the 12 months, they never responded. Their office is so poor when it comes to communication intentionally and they drag on issues so they result in them sending your account to a collections office which affects your credit. I spoke to Jesse Smith Jr. who is the worst person to talk to. He is rude and twists the situation so that it appears that invoices and bills don't matter and the only thing that matters is the final amount they charge you. This place is run by devil workers who want to take advantage of students who are forced to pay this amount after graduating. Everything everyone has said already is true. They also always charge for "cleaning" and "damage" which isn't there. They need to be reported to the police. I lived through Campus Hill for 2 years and every single possible time something could have gone wrong, it did. Firstly, they charge for every single thing they possibly can. They charge unbelievable amounts for clean-up when you move out and hidden fees everywhere. Additionally, they towed my car twice (when I was not parked in a no-parking zone) and did not even inform me my car was being towed when they have my information on file. I had to pay over $200 each time to get my car back and when trying to call Campus Hill and ask to be reimbursed for at least the overnight fee to hold my car in the towing lot, they refused. Their customer service is horrendous as well. They are flat-out rude on the phone, unwilling to work with anyone to come to a solution, and are disrespectful of the people who pay to live in their overpriced spaces. Apartment-wise, the place was decent. However, it takes them forever to handle service requests (even when they are urgent), and when they do show up to fix things, they are rarely fixed correctly. Overall, the management team could improve on their customer service and communication. There were multiple occasions where numerous staff contacted me for the same problem, multiple days after I have already resolved the issue with one of their staff. In addition, they failed to properly explain, notify, and disclose important information prior to signing the lease, and follow up with lessees after signing. However, Stephanie Brown was really nice and helpful- she went above and beyond her duties to help me out. Then when you move out they come up with bogus charges for cleaning and repairs no matter how clean and neat the apartment is. They know most students move out of the area and won't spend the time and money to fight it. They don't answer phone calls and emails when you try to dispute. Despite good apt locations the new management which purchased the company in 2010 is miserable. They doubled to tripled the rents; treated their employees so badly that every decent one has quit. When you call management now to ask any question (ie: replacement parking sticker or temporary because you have a rental car or borrowed mom's) she yells at you in a very condescending manner. Basically customer service has gone to shit, they got rid of half the parking (not there is even less than the dismal amount there was before) and as a result are now some of the most expensive apartments in all of Syracuse. (not just campus, the city too). Also they don't return your calls; take your air conditioners out of the windows (w/o your permission then charge you $35 to put it back in) If I could have done it all over again I would have gone to university hill or even moved to euclid just to avoid these scumlords. Do not rent from this company! They come off professional and friendly until you move in. This past year was ok ONLY because my housemates and I are self sufficient and persistent. They lost one of my pet deposit checks, then proceeded to act as though I was trying to skimp them. They send maintenance into our apartment without any notice. I would come home and things would be moved or lights would be on that I didn't leave on. (Which when you are home alone in the apartment is terrifying). They are hard to get a hold of, and don't even biter with calling to get cars removed from your lot. Unless it's perfectly timed you are better off parking the other people in an yelling at them yourself. On move out be prepared to be charged out the wazoo even if you clean! We cleaned the place so that it looked like when we moved in. My roommates and I were charged more money in top of our security deposit. The charges they made were BS. Considering we passed the "quarterly inspection" with flying colors. This inspection was done a month before we moved out, what the heck could we have done in that month that would out us all of our of money!?! They charge you an arm an a leg to "fix" things that should be covered by the pet deposit or ret. Paying that fee should cover the normal wear and tear of pets living in the house! Just like rent covers normal wear and tear of people in the space. It seems that campus hill apartments is ripping the money out of the hands of students who need a place to live. They take full advantage of the fact that once you move out you can no longer enter the apartment to see the alleged damages done. Campus Hill may brag that they are the "premier off campus housing" at Syracuse University, but mark my words you will regret living in these apartments. They may have the best locations on campus, but you are overpaying, over $900 per bedroom for a basement apartment with appliances from 1970. Do yourself a favor, live in Park Point. You may pay more per month, but utilities and cable are included, not to mention a free laundry washer/drier in each apartment. The company is a scam that takes advantage of students. Dear Campus Crooks, As I sit here writing this review, I reflect on the two years of misery that you have put me through. Every time I get additionally billed for a nonsensical service request or I step out of your office after dealing with your rude, yet two-faced staff, I think to myself "how could this company possibly still be in business?"; then I remember, it is way too easy to take advantage of 20-something year old college students who have far more on their plate to take care of, leaving little time for them to complain to your fraudulent company! I wish to warn all of your future residents of the constant car towing if a car is parked outside of the lines, of the constant $30 per bag charge if a garbage bag is left right outside of a tenants door for more than 20 seconds at a time, of the constant apartment intruding by your creepy maintenance staff uninvited just for "checking up to see if everything is working okay". Well, it is never okay, as I was given an apartment that has an oven and stove from the 1950's, a broken sink, broken floor frames that welcome all the rodents during the warm seasons, and counter tops that probably haven't been replaced for fifteen years now. Every time my roommates or I have called up your staff to fix these issues, their visits have been nothing but a waste of our time, as they claim everything is in FINE condition. Paying as much as I do-over one thousand dollars a month-I expect fine-condition items, but clearly that is not what your company has given me. But of course, every year you raise our rent because you claim our apartment will be renovated over the summer- that will never happen. You are kicking us out of our disgusting apartments a day after we graduate, causing more stress on our graduation weekend that we do not need. But don't fret, on behalf of all of your current residents I can assure you that we all agree on one thing, we are leaving your apartments with joy. We cannot wait to be done with your unprofessional company, and we can only hope your company gets taken over by a different, more attentive management team for the sake of the incoming Syracuse students who have no idea what they are getting themselves into with you guys. I would give this company a negative 10 if I could. As a parent, I saw the abuse and fraud of this rental company on a monthly basis. The apartment rented was not fit for human habitation, including the outside garbage area no covered or contained in any way, and spreading to the entryway of several apartments in the unit; broken and missing steps that had obviously been broken for a year or more based on the rot of the wood, leading down to the underground apartments; no maintenance of the unit since the early '80's when it was apparently built (based on the construction style and cabinetry); cheaply constructed unit in the first place, basically unfinished boards slapped up around doorways as "trim"; peeling interior paint, windows and doors with visible gaps, in Syracuse winters! The apartment was clearly constructed from a basement storage area, with almost no light. The bathroom was next to the kitchen, and the bathroom door could not open fully as it hit the kitchen stove. All this despite charging each renter annual "redecoration fees" on top of security deposits. Because of the subhuman and illegal living conditions, the renters cited NY rental laws and were moved to a different unit. That one was not much better, but Campus Hill would not allow them to split into 2 groups and rent 2 other available units, even though the total would be more money for Campus Hill. The cited the signed lease, which of course they could have annulled at any time. Upon moving to the second unit, there was still furniture from previous renters there, from the previous school year, and no refrigerator. On top of everything, Campus Hill does not inform students of the utility procedure in NY, that you have to get a separate contract for gas and electric though provided by the same company, so Campus Hill charged a hefty "provider fee" each month on top of the gas bill without notifying the students, often more than the utility bill itself. They charged exorbitant fees for late charges, including late charges on the "provider fee", after assuring us in person that there was a 5-day grace period, and despite the fact that the rent bill is not posted to their site until the day it is due, preventing early payment. When the students tried to rectify this they were sent on a wild goose chase of different companies, including Campus Hill, each one needing "permission" from the other to change the utility ownership, which made it impossible to get the fees eliminated for subsequent months. During move-out, the parking area for their unit was blocked for 3 days by Campus Hill vans, while the Campus Hill workers were in different buildings on that street (not the unit the parking belonged to), or hanging out taking cigarette breaks. Trash during move-out was not sufficiently contained by the small bins, or removed, so over the 3 days I was there it spread all over the parking area. I could go on and on. Very unsafe, as I have witnessed multiple burglaries around the area and involving campus hill apartments. DPS does not include the area as part of campus. I am glad that new apartment complexes have been completed at blvd 404, skyler commons, park point, CBC, and campus west are a far better option, very safe newly renovated, and are closer to campus. read more

STAY AWAY!!!!! During the middle of September at the start of the school year. My daughter who is a sophomore at Syracuse University looked at an apartment for the following school year. I believe they created a sense of false urgency and highly suggested that my daughter should sign on the spot saying that she would loose this apartment that they say is a great deal and will be gone by the following day. It appears they used unsavory sales tactics to entice her into signing a lease on the spot, she signed an application and lease to rent the apartment even though it wasn't completely executed by her guarantor's information if she was to use one. She told them she would try to get a guarantor and she will fill out the guarantor portion. I didn't even complete this portion of the lease and she does not have a fully executed lease. They are still holding her to this lease. She has no job, no income and no guarantor and is a full time student at Syracuse university. The lease start date was over TEN MONTHS LATER, July 1, 2015. It's my belief they hooked her into signing a lease on this apartment assuming part of the reason it's over priced and they found an un-knowledgable first time tenant. Two days later she called Campus Hill apartments that she could not take nor afford this apartment. She also rescinded her offer in writing before she had a fully executed lease returned to her. The landlord has not been damaged in anyway, the lease was not set to begin until July 1, 2015.( 11 months later) They say that she will be financially responsible for this lease for the following school year. I am told there is a New York state law that allows for you to rescind on a lease if it is before it is fully executed. I feel they are not following the rules and insist she is financial responcable. I feel they pushed and suckered my daughter into signing a lease in Sept 2014 a young sophomore who has never signed a lease before on a lease to begin 11 months later. NOTE: the lease was not even fully executed and they are haggling with us about ripping up this lease. In reading the other reviews apparently the Company, Campus Hill apartments have a long list of bad reviews. Be very careful before you deal with this landlord read more

DO NOT RENT FROM CAMPUS HILL. If they can screw you over financially, they will. Consider living a little ways off campus: cheaper houses, independent landlords. I have been in a really horrible battle with them over finances, and if I can help anyone at all to avoid this it may be slightly worth it. They have horrible businesses practices and are not willing to work with you through financial hardships. read more

Upon initial signing of the lease, everything appeared to be in order and of reasonable terms. However, once my name and soul were signed over to the devilish company of Campus Hill, things started to get questionable. Before being able to see the apartment in which I was to be living in, we had to sign the lease. So, you are committed to a living space before even walking through the apartment. The apartment is extremely expensive considering its condition and parking "regulations" (will be further explained). Payments are to be made on a per semester basis rather than monthly, and when alternative payment option inquiries are made, Campus Hill employees scatter like cockroaches running from sunlight. I had initially discussed the fact that I'd only require the housing for one semester (due to a December graduation) and was interested in the option of signing over the space to a new tenant once the semester had come to a close. The employees at Campus Hill expressed nothing but support and confidence in this need and verbally agreed that they would do everything in their power to make sure this came to fruition. They didn't help at all and my deadline to find another tenant to take my place was closed by early November (Students don't start seriously looking for housing until, at the earliest, the last week in November if that!). Needless to say, I was stuck footing the bill for an entire two semesters, one of which I wasn't even living there. Promises they made upon move-in (freshly painted walls, new carpets, clean living spaces) were not followed through with. Maintenance requests became a blurr of phone tag games and un-announced maintenance arrivals, which can be frightening when you walk in to an empty apartment to find locks left differently than you had left them upon departure and things arranged in different positions, or when you are the only one home and you hear male voices coming into your house unannounced. There is off street parking, but it is hardly worth it when the money you pay for the permit doesn't mean squat when people from other Campus Hill buildings (no where near yours) take all of the parking spaces available at your residence and Campus Hill employees simply shrug and say there is nothing that can be done about it. Moving out was the worst of all. Security deposits are kept despite moving-out inspections of the house passing with flying colors and unmentionable time and efforts spent cleaning upon move out. On top of keeping your security deposit for "cleaning and damages charges", they will charge you an additional fee (one of which comes as a surprise to all). To anyone looking for College housing that wishes to keep their bank account intact, look for housing elsewhere. Campus Hill will make you lofty promises, keep none of them, and when the Bully that is Campus Hill has punched you in the gut and given you a black eye, they will take all of your money too! read more

DO NOT RENT FROM THIS COMPANY IF YOU WANT TO BE SAFE. My son's campus hill house is extremely expensive - 2 thousand dollars per month, and he lives with three other students, so the rent combined is 8 thousand dollars each month. The house is very old, with tiny bedrooms, small closets, and uneven heating. The worst thing, though, is that the house, along with several other of the Campus Hill houses, was broken into over winter break and it was done by someone who had keys to the front door and each bedroom! The kids were robbed of thousands of dollars of cash, electronics, clothing! and even dishes. This incident made the news.....the worst thing is that Campus Hill knew someone had taken keys to homes, yet they did nothing about it! For the price, a parent expects at the very least SAFETY....and Campus Hill doesn't provide it. Also, when things fall apart, they are very slow to come to the home and make repairs.
