I've been a resident here for four years, always paying my rent on time every month, yet I'm still treated like trash by the management. When I reported mold concerns, they refused to address the issue directly and instead sent text messages that were so poorly written and unprofessional, it really shows the level of care they put into their work. They're too afraid to speak to us openly but have no problem talking behind our backs. If they have to enter your apartment for repairs, they'll either turn off your cameras or, if they don't, you'll hear them bad-mouthing you while they work. The maintenance team came in and blew dust, debris, and who knows what else all over our personal belongings. There's now a layer of it on everything, including in our child's room and all over his toys. And if that wasn't enough, you'll pay $250+ a month to run an ancient 1988 AC unit. To top it off, the dog park is just as poorly maintained as the rest of the property. If you care about respect, quality maintenance, or professional communication, do not move here. They clearly don't care about their residents or their pets. read more

I wish I could give zero stars. my house flooded six times the first year from the upstairs neighbors. the kids upstairs constantly flood the toilet and I can't get anyone to repair the wet drywall or even clean the air vents that are contaminated with raw sewage water. I have to beg to get pest control for my building. the first year I was here the entire building had roaches because of one tenant. now it's mice. the pest control tech literally just unlocks the door to show he's been there, but doesn't do anything. I checked the timestamps, and there's no way he treats an entire apartment in less than 30 seconds. there's one good maintenance guy, Brian, who is amazing, but he can't be expected to handle everything. my bathroom faucet and shower lines are caked with black mold inside. the water literally runs blacks for a few seconds while it clears. I have begged for mold remediation, but they won't do it, even though they say they will in the lease. I've turned in two livability complaints to the health department since I've lived here just to get management to get things done. the air conditioning barely works, and the windows are not designed in a way that a window AC unit would work. they tried to double bill my rent, and the second one obviously didn't go through, and now i can't pay online from my account anymore, even though it's not my fault. if i want to pay rent i have to spend a 75$ fee to use my debit card, or I can mail a check to Tennessee. who has checks?? the rent keeps going up and the property keeps getting worse. they towed my car to a different area of the complex when they were trimming trees, and damaged my vehicle, which i now get to pay to repair. you should live literally anywhere else. I've been homeless and it was better than this place. read more

I wish I could say better things about this complex, but it's gotten steadily worse the time I have lived here, 2 years total. The management is not good. They treat tenants quite badly. I have been yelled at and lied to by the manager here. I was locked out of my apartment because their "new smart system" stopped working, not because of anything I did. I was accused of breaking my lease agreement because I had a neighbor help me figure out how to get back in, the call center had no idea how to help me, when my phone and everything was still in the apartment. They were horrible to me. The maintenance has been a problem here. My carpet is so worn and old, the tack strip was exposed near the kitchen. I decided to get a black light to check for stains that my cat may have done. OMG the carpet is so covered with old dog pee stains (obviously years old) I was shocked, but no new stains. It took a long time to repair the tack strip issue, finally it was somewhat repaired but some of the tacks are till exposed. I was without A/C in June for a month. The excuse was Covid-19... but I had been having problems with this AC unit since last year it stopped working so many times. Finally they replaced the compressor. It took forever to get that resolved. Workmen in and out all the time, without masks, during Covid 19. I was not happy. Old tiles in my bathroom shower fell off the wall, that was fixed. I also have water leaking into the walls from outside both in the living room and bedroom. They said they fixed the drainage outside but now the drain spout is hanging off the wall outside my apartment, not even attached. The windows on side of the apartment are so dirty (inside the double pane glass) I can barely see out. I also have a serious ant problem in here, that keeps reoccurring, even after they treated it. They nickle and dime you for every single thing here. Even during Covid-19 they raised my rent on my renewal, when so many are laid off work from Covid (including myself), I am moving out. I cannot wait to get out of here. For the price of these apartments I would expect more. I would never recommend anyone to live here, and most of my neighbors feel the same way. read more

Calverts walk has been the worst renting experience we have ever had. Several times they have tried to get us to pay a lease change fee when there was no changes to the lease. This resulted in a lot of arguing back and forth ultimately leading us not to pay any fees but wasting a ton of time. Our AC was out for almost 2 months before they fixed it. There's always someone smoking pot in the building and it smells horrible. Management is rude and the organization is non existent. I finished my lease and moved a few months back and they just sent me a email saying I owe a couple thousand dollars for a breach of contract. My contract ended awhile back and I completed the lease agreement. After explaining I had completed the full extent of our lease agreement they just never replied. This place is a scam. read more

Reading some of the other reviews posted on here, it makes sense why I'm having some of those same issues. #1 Problem is maintenance. The day I moved in to the apartment, it had a number of issues which took weeks to get them fixed. The complete lack of professionalism by the maintenance people is ridiculous. Because some of the appliances are so old in some of the units. It is natural that some issues are going to arise however, that is not an excuse to take over a month to fix a dryer. I can't even dry my clothes in the comfort of my own place. According to the manager (Missa Torres) service requests are taken care of based on their priority level. So if my dryer is a low priority to them, is going to take longer to get it fixed. So due to maintenance and management lack of professionalism now I have to go out of my way to do laundry. Since maintenance became such an issue among other residents, management has made sure that residents can no longer contact maintenance directly. Instead calls are diverted to a UDR costumer service representative to submit another service request on top of the one that was already submitted but not finished and relay the message to maintenance. I submitted a service request January 5th 2020. It is 3 February 2020. My dryer is still not fixed. #2 Security Recently a series of thefts have happened inside the apartment complex and while crimes can't be the apartment's responsibility. At a MINIMUM some security measures or procedures can be taken to either monitor or aid local authorities when such crimes happen so that they occur less frequently or not at all. For example: ALL four tires were removed from a vehicle a few months ago. A few weeks later ALL four tires from another vehicle were stolen AGAIN. If a camera security system is installed residents could feel safer or more at ease rather than going to bed every night thinking that someone's tires or my tires are going to be stolen. #Location The good thing about this apartment complex is the location. I enjoy being 5-10-15 minutes away from all of the activities I do during my time off. #Potential This apartment complex has the potential to be a really good, safe and enjoyable place to live at but I don't see this happening anytime soon unless their current practices become more efficient and beneficial to the residents rather than an inconvenience which is what it has been for awhile and how it currently is now. read more

Don't do it. I'm warning you. Lived here for 3 years and REALLY wanted to write a great review.....but they forced my hand. Property manager Missa, UDR billing, if you are reading this, you are awful human beings. 1) I paid my rent every month, on time, without fail, for 2.5 years. I asked property manager MIssa for an extension until my next paycheck only a few days away and got threatened with a court order (that may or may not be legal in Maryland)....which I've seen them post on other residents' doors for all of their neighbors to see. You will be fined $100 a day onto your already too steep $1200+ rent if you are one second passed due on your rent, regardless of the circumstances (like if they close their offices over the weekends with nobody for you to call and give a reason why you can't resolve your issue). 2) They will force you to pay $200 in express carpet cleaning when you move out. If the carpet cleaning service sees ANY stains (like the two black spots the size of a needle pin that I'm sure a carpet cleaning service charging $200 could have handled), you will be fined another $155.....or probably more if you don't keep your apartment in as good a shape as I did. 3) They will take your keys immediately once you are ready to vacate and lead you to believe that a final walk-through of your apartment is not necessary (my massive mistake) so that you are not made aware about how hard they are about to shaft you one last time financially. Jennie at the front and the service staff are great, but they are not enough to overlook the awful property management, horrendous UDR standards of business, and money hungry tactics that serve only to take all of money and squeeze your quarters until the Eagle craps. There are much better places in Harford County to stay. This place is definitely not worth it. Screw Calvert's Walk. Screw their property manager, and screw UDR. All of them can kick rocks and rot. read more

Of all the negative reviews, trust me when I say they're right. I feel more regret as the time as passed while living here. I thought the negatives "wouldn't happen to me" or that maybe it was people being unrealistic or over-dramatic with their 1-star reviews. Look on the BBB for additional examples. From taking 3 hot summer months for the A/C to finally work, taking 3 months upon move-in for the dryer to not take 3-4 runs to finally dry clothes, leaking windows with towels shoved at the bases to avoid carpet damage, having normal wear-&-tear carpet damage from sub-par installation (& getting only part of it fixed and having to pay $255), leaky hot water heater that initially was freezing-cold-showers-turned-closet-full-of-wet-shoes, multiple neighborhood wheel theft (don't forget the murder & sexual assaults that have occurred here- look it up, its real), leaking from upstairs apartments taking almost a month to fix (cue classic dripping-water-into-bucket-on-living-room-floor scene from movies), and the dog feces and cigarette butts everywhere. I'm sure someone from corporate will then write how they're sorry to hear & look into my maintenance requests. But trust me, those documents are falsified as well. Of all the times a task is marked "complete" when they haven't even stopped in, or if they have, they say they "inspected" it, while the problem remains unattended. They say they appreciate the residents but their actions show otherwise. I did not feel appreciated as a resident who has always paid rent early for almost 3 years. They'll thank you for being a resident but they're thanking you for the opportunity to financially take advantage of you. I have a great feeling of regret having ever signed a lease for Calvert's Walk. Charging residents for partially completed and sub-par work is criminal, falsifying documents is illegal, negligence occurs as often as the sun is out, & there's a complete lack of morality. UDR & Calvert's Walk is not an honest company- don't let the clubhouse fool you; it looks the way it does from increased rent for crap apartments. It took me until now (8 months later) to feel comfortable enough to post this without fear of retaliation now that I've officially been moved out for a while. This place was absolutely horrible to us, the water heater broke which then spewed water everywhere summer of 2018. When we submitted a ticket to have it fixed, maintenance showed up and ripped the carpet up and then when they placed it down it was frayed along where they ripped it. We notified the main office in person multiple times and finally followed up with an email in November 2018. When the time came to move, they told us not to worry about it. After we moved out we got charged a bill for replacing the whole carpet. When we first called they said it was due to fraying, after we explained that it was their maintenance the goalpost then became about stains that they couldn't remove. We paid the main office $200+ for their professional cleaners to come and steam clean the whole apartment. When I asked what did they try to do to remove the stains, they told me they just look at the stains and if it looks uncleanable they don't try. Attached are 3 pictures they sent to us, one being of dust behind where our lamp, nightstand & bed was placed, 2nd being of a stain left by our pet, the third being of a cupcake my daughter dropped on herself then the floor (this easily came out of her shirt with simple tide). So now we left with a $200 bill coupled with a claim that they had to fully replace the carpet and anger because when I called to initially fight it, a lady yelled at me and kept cutting me off (I made sure I did not yell or was rude). When I asked to speak to her manager, she hung up the phone on me. Never move to this place, they will take your money and blame you for it. Not to mention the mold we had to endure for 2 straight years that claimed over $300 dollars in sneakers. We paid our bills on time, never complained about our neighbors most importantly stayed out of trouble only for this to be our gratitude. Avoid at all costs!!! read more

This is truly a dreadful place for multiple reasons. Maintenance is rude and incompetent. They either show up late or not at all, and even simple repairs will take multiple visits. Many people resort to doing their own maintenance rather than dealing with these fools. Even worse than the incompetent maintenance employees are the totally inept office staff. Two are outright nasty and all three are either stupid or don't even try. There is trash and doggie-doo everywhere due to the kinds of people they approve. There has to be a high percentage of section 8, the kinds of people who have no respect for their community. A very bad experience in every way. There is nothing good to say about this place. read more

Do not waste your time at this apartment community. You WILL regret living here. I wish I would have listened to the reviews. The apartments are outdated and not worth the price. The windows are old and and do not keep the cold or heat out. You might as well have the windows open. Also, the central air system is so old and poorly maintained. I was having issues with getting my air to work, and the maintenance worker found 2 filters that fell into the machine. This was a huge hazard! My electric bills ranged from $150-200 in our 2bd apartment. Also, trash is overpriced as well. For comparison, my new apartment charges $20 a month for valet service. So all I do is stick my trash outside my front door and someone takes it to the dumpster for me 5 days a week. At Calvert's Walk, we paid $30+ monthly and have to walk to the dumpster. Some of the dumpsters are really far from the buildings. And most times, you'll see people when you get to the dumpster going through everybody's trash. They like to show up and dig through the trash in the evening, but will also be there early in the morning. Did I mention there was also a murder there recently? You think that all the trees in the community are nice. However, when fall rolls around hundreds of acorns will fall and dent your vehicles. When all those pretty leaves fall down, don't expect anyone to come blow them away for a week or so. When it rains, walking on all the leaves can be very slippery. But wait, there's more! During the winter, you might get lucky and have some salt down in front of the steps to your building. But don't expect someone to salt or plow the parking lots for days. Yet the beautiful community up the road, or other ones in Abingdon are plowed, salted, and safe. They make moving out a hassle. They charged me $55 for the vertical blinds in the living area. Only the tab on two panels broke off. When you try to get information on moving out, the office staff (particularly Jenny) become the most ignorant people you have ever met. I urge you that this is not a nice place to live whatsoever. read more

I moved in 15 days ago, moving a car or truckload of stuff at a time so it took a few days to get enough belongings in to be able to begin checking out the apartment so I could complete the move in inspection form. I love the serene wooded setting and have a 3rd floor 2 bedroom unit with a pool view balcony. Great space with the 13' vaulted ceiling in the living room and kitchen, lots of closets, new carpet, granite countertops, and reasonable general wear and tear for a 32 year old building. The fact that you are so close almost any retail option you could want and 3 miles from I-95 is great also. Things seemed clean at first, until I had a chance to look below the surface. Both bulbs were burned out in the ceiling light fixture at the front door when I moved in. There is paint overspray in too many places to count, including the knobs and edges of the kitchen cabinets. The toilet tank is cracked and the tank water line shutoff valve won't close. The living room window was stuck shut and the ones in the bedroom and den were hard to open and close. The kitchen ceiling light globe cover was greasy / dirty on the top half, the under side of the range hood wasn't cleaned. The drawer under the stove wasn't cleaned. The bath tub drain was clogged with more hair than I've ever seen in a drain and I had to clean it out myself in order to take a shower the night after I moved in. The tub drain push down stopper didn't work. The tub faucet flow control handle was put on upside down, so to get hot water I had to turn it to point to Cold, which took me 15 minutes to figure out after checking the breaker and water heater. The range has new drip pans but the burners don't fit properly so they aren't level. The HVAC air return intake grill and duct looks like it hadn't been cleaned in ten years. Pretty much the same thing with the refrigerator air intake and exhaust grills. All of these items (and there are more) should have / could have been found and remedied had someone done a thorough inspection after the "renewal" carpet installation, painting and cleaning were completed, but apparently there is no such process at UDR properties. A few of the issues were resolved within a few days and the first two maintenance guys I met were awesome to work with. As time went on and I got little response to my texts and emails to the office staff about other issues that I found, nothing was done until I wrote a harshly worded email about everything in general a few days ago. The reply from the office was that the Service Manager could do a walkthrough with me so I could point out everything that needed attention and they asked what time would suit me the next day. I replied that anytime after 9 AM was fine. By 11:45 the next morning I had heard nothing in reply so I sent another harshly worded email. About an hour later all three maintenance men were at my door, we did the walkthrough and they went to work. They took care of quite a few of the problems and set up an air duct cleaning for next week and ordered the parts needed to address other issues. But the third maintenance guy was clueless, totally worthless, no common sense at all. I wouldn't want him back in my apartment again because I'm sure 4 out of 5 things he would do wouldn't be done correctly. I'm still glad that I rented this "apartment home" and expect to be very comfortable here once all of the punch list items are taken care of by the two competent maintenance men. If they had another person like Jackie and Weston on staff, things might run smoother. I just wish UDR-Calvert's Walk was more attentive to the task of renewing a unit so that all of the crap that I've dealt with in the past two weeks doesn't happen to other new residents in the future. read more

Looking for an apartment during these crazy times we live in right now was to say the least, a task. I was able to contact the complex online and complete a tour of a unit quickly. All I had to do was verify ID with the office when I arrived and they took care of the rest, including making sure the unit was unlocked when I arrived. Technology! Very easy. I decided to rent, filled out my application, received approval, and paid my deposit all on line in the same day. The staff was in constant contact with me via text, phone, and email the entire time making sure I was completely satisfied. They were great! Looking forward to moving in! read more

Dreadful. All of the bad ratings are 100 percent accurate. Thee place is a nightmare. Maintenance takes days to complete one task. I've been here 9 months and they still haven't completed repairs That should have been taken care of before I moved in and definitely should have been taken care in the four days of work I missed waiting for them. Everyone from the office to maintenance is rude and ignorant. It is a muddy pig pen. Trash overflows everywhere and in the summer of the stench of rotting garbage will delete you as you sit on your porch or deck. There is mud everywhere, they don't have the leaves taken care of, they don't put gravel where they should to control the mud. Run, don't walk. You will regret moving here. read more

I would actually give this place zero stars. My boyfriend and I have been at Calvert's Walk since December. I was hesitant to rent here because of all of the bad reviews I've seen and I should have listened to them. This place is horrible. Our air conditioning broke in June, they came out to "fix" it multiple times and it continued to keep breaking on and off until we were without it for 2 weeks because some of our maintenance requests were canceled and no one came out. We had to go to the office and complain face to face to get someone to come out after we had already brought the issue to management's attention. When they finally did come to fix the ac for the 4th time, they changed an air filter that looked like it had not been changed in years. The AC worked for a bit and now for almost a month the humidity has never gone lower than 64% and was currently at 73% this morning. The first service request claimed this issue was resolved, but the humidity did not change. We reached out to management and they said they were getting no indications that the humidity in our apartment was too high and that it was just due to the fact that it's hot outside. Our most recent service request was responded with a message saying a diagnostic test was done, no other information. We tried to call the emergency maintenance number last night, no answer twice and the voicemail is full. Called the leasing office when they were still supposed to be open, there was no answer, a voicemail was left but we have no yet been contacted. We reached out again today after getting no response to either the voicemail we left or the first email we sent and someone was finally sent out to our apartment. They measured readings for the absolute humidity in the apartment and we were told they were all below 20% but that is no help. The relative humidity in the apartment is still in the 70% range and a quick google search will tell you that a relative humidity above 60% is not good and has the potential to lead to mold. Management and maintenance continue to tell us that there is no issue with our AC unit and that there is no issue with the humidity either, but when you walk into our apartment, you are immediately met with extremely humid air that has an odor from the dampness. Do not waste your money or time here. read more

I saw the bad reviews on here and had to add my experience. I lived there for a year and had a great experience. I had no issues with my move-in or move-out process. Everyone in the office was professional, welcoming and helpful with whatever I needed. I had some deliveries stolen from my building and Daneen and the ladies in the office where always helpful to receive all of my packages after that. I travel for work so sometimes the packages had to be there all week or maybe two. They never complained. I was also late a couple of times with rent and they were professional about telling me the options and reminding me of the policy when I asked for an extension. The policies in the lease are crazy, but that's on UDR-who until now I thought was insane. I'm moving to Houston and the lease agreement for where I'm moving makes UDR look great. That's not to say the terms aren't still ridiculous for MD: and I must also consider the fact that I am moving to a "luxury" apartment community with lots of amenities. UDR aside, I would stay there again. Also maintenance responded quickly when I needed a couple of things fixed-my garbage disposal and air conditioning. read more

Calvert's Walk is trash with a fancy name! The rental office employees are rude and can't keep up with the complaints and the maintenance issues to the OLD buildings! At any time you will find mattresses, couches and over flowing dumpsters everywhere! The inside of the buildings stink! You have to pay for a spot just to park! Over priced trash! Moving to Calvert's walk has been a pleasant experience. Darcel the leasing agent on site was very insightful, made the moving and leasing process very straightforward and easy during a stressful time. I felt like I was in great hands. The community is in a fantastic location with many shops and Restaurants around us. Maintenance was quick and efficient, any issues we've had were handled same day to a next day completion at max. Deneen the property manager really made it feel like she upholds the happiness of the residents on the property. Any complaint or issue were handled at a timely matter with satisfying results. I will recommend Calvert's Walk above other communities for anyone who's looking for apartments in the Bel Air area. read more
