What Cake put us through wasn't just incredibly unprofessional, it was unethical, extremely costly, and borderline cruel. Stay far away from this company if you are looking for a home mortgage.
After finding the perfect home for our family, we began shopping for lenders. We chose Cake Mortgage because they offered the most competitive rates, they were willing to compete with other offers, and they responded quickly when we needed pre-approval letters. Overall, the rates and points they offered were the most attractive, so it was a no-brainer for us to choose them. We did our due diligence and found mostly positive reviews. From what we could gather online, this company was legitimate. It was not our first home purchase, so we knew what to expect and came to the table ready.
We had a 60-day closing which never moved or changed, signed a commitment letter, loan disclosure, provided all the necessary letters of explanation, financial disclosures, and personal details immediately as requested and frequently emailed and called our loan processor to ask if there was anything else he needed from us. The home appraised at sale price, our agents, title company, and attorneys were extremely professional and timely. We absolutely loved the home under contract, so we worked overtime to ensure we were making progress as planned and communicated often.
Despite multiple reassurances from Cake Mortgage Corp that we were not only set to close, but that they would be prepared well in advance of the date, we found ourselves sitting at the closing table for hours on closing day. Cake called us early that morning to request the closing time be pushed back from 11am to 1pm and insisted "that would give everyone breathing room pls." We obliged. Our funds were sitting in escrow, everyone was ready to go. When the new time came and went, and the title company had still not received the final CD, our title company, agent, and attorneys started to ask for an explanation - all of their questions went unanswered. Cake's loan processor called us to explain that he had sent everything through the "secure portal" and wasn't sure why it had not been received by the title company. Then, he explained that he needed to talk to "management" but that we should have the closing documents in the next few minutes and without a doubt before the end of the day. Eventually, he wrote back to our team explaining "we are working on it, we had some IT issues but, we are working on pushing this out."
This continued for 4 hours, constant calls back and forth between us and Cake's loan processor, no communication whatsoever with the other parties involved in the closing, and outright lies about what the holdup was. When the title company needed to shut its doors for the day, Cake's loan processor requested to close on the following day. We made it extremely clear to him that we had planned to move out of the home we were renting at 9am the next day, so any further delays would not only be costly, but would leave our family stranded with no place to live. I asked earnestly that if there was even the slightest doubt the closing documents would be ready in time that he let us know so we could cancel the movers and avoid being displaced or incurring additional expenses. Cake's loan processor finally responded to our title company to let them know the closing documents would be in by close of business day their time and reassured us he had full confidence in this estimate.
The next day the movers arrived as planned, we packed and vacated the rental. The now delayed closing was set for 3pm, the movers had finished by 1pm. While we were busy managing the move, Cake's loan processor proceeded to call us every few minutes with bizarre questions unrelated to the mortgage or that we had already answered weeks prior, coupled with more reassurances everything was on schedule for 3pm. When 2pm rolled around, and no one had received the final closing documents, we received a final call from Cake explaining simply that "we aren't going to close today."
