I wish I could give ZERO STARS! I've been working with Millennial since the beginning of March. Have provided them with everything they needed throughout the whole process; everything was going smooth. On Monday, 4/26/21, I received an email from our loan processor stating he received the payoff statement from our current lender and everything would be finalized by Wednesday. After not hearing back, I emailed him on Monday, 5/3/21 asking for an update...no response. On 5/6/21, still not having a response from our loan officer, I receive an automated email stating we have new documents to sign. I log in to find a "Loan Denial". Tried calling, emailing...no response! I don't know how we went from "closing in 2 days" to "denial". Between the fact that they completely ghosted me and this last minute switch, I want it known what a shady company they are! read more

This is a joke of a lending company. They do not respond to emails or phone calls. We waited 3 months to see if our refinancing finally went through. We understood that yes rates were super low and they had a lot of work and COVID on top of everything. However, they had close to zero communication with us. It was ALWAYS us calling to follow up with them. They constantly left us in limbo with no answers. After chasing these people week after week, they finally make the sorry statement that we have to begin the entire process again from scratch because of their carelessness. I have been refinancing my house over and over for the past decade and none have made my situation easier than Millenial Home Lending. Why do I say this? It is because I have my name on multiple houses and my name only on the mortgage of my own. This situation complicates things and can make refinancing a house very difficult. I began working with Shawn Raddjam to get the process started and he made me feel very comfortable due to his professionalism. He was knowledgeable and thorough in his work. Then I was sent over to Christin Khanbabian who did a great job keeping up with me on what was needed to complete the refi. I am a very busy individual and put things on the backburner if they are not in front of me. Christin did a great job calling me and following up on what the next step is and what is needed. She would contact me if she did not hear from me as a reminder. If she did not follow up with me, the refi would have gone past the completion date and I may have lost my locked percentage. Of course this means Millennial Home Lending must rely on the credibility of others to generate any interest in their business. No matter what MHL calls it, there is only one accurate description for this. DECEPTION! If they can't sell products and services on their own name, there is no way I will waste my time on liars. (Deception is a form of lying, don't care how legalese they try to claim it as okay) If they think I'm being too harsh, explain why you put someone else's name on your advertisements then. I received the same misleading mailer as Josh D. and Ryan G. The envelope is made to look like it was sent as Certified Mail, but it wasn't. The company's name isn't anywhere on the envelope or the front page of the letter. Their name only appears in legal print on the back side of the letter. But the front page does have my mortgage lender's name on it, and makes it look like the letter came from them instead. That's really sketchy. Low rates, garbage communication, uninterested in being helpful enough to take my money. Changed my rate a week before closing because they misestimated the property tax. Kept asking for more documents instead of just checking what I sent at the beginning. Took 3 people answer why my rate changed in the first place. Big shocker, this company has changed their name from Millennial Home Lending to Cake Mortgage Corp. Not sketch at all.

I was thinking of purchasing a condo for a few years now and actively started looking more into it in 2019. My realtor had connected me with 3 different lenders who ALL 3 flat out IMMEDIATELY told me they could not approve me. I wasted time sending all my documents, talking back and forth to them and finally just gave up after the 3 attempts. Fast forward 10 months later, November 2019 my realtor calls me and says I know you're discouraged but please just call this guy Haik, he's really good, etc. I did not even let him finish and immediately said hell no, I'm not wasting anymore time, no one is approving me, I guess it's not meant to be now, I need to increase my credit score, save more for down, pay my debt down (and all other things that the previous lenders had advised). My realtor said I know you're extremely discouraged and pessimistic now but please just call Haik, I know he can make it happen, and if he cant then ok we will just wait until next year. He promised it would be the LAST lender I call and so I hang up and called Haik. Haik was extremely understanding, sympathetic, knowledgeable, and easy to talk to. After just a few questions and no hassle, he was able to get me preapproved. During this process, Haik was always fast to respond to my texts/emails/calls/telegrams/pigeons ( you get the picture) and was always patient with all my questions ( I like to ask a lot ). During the loan process, many obstacles arose but Haik was able to calm me down, reassure me and take care of everything. I know I drove him crazy until I got my keys. But, in the end when no one was able to get it done, Haik did. Buying a property is a really difficult stressful experience overall, but Haik was able to facilitate that and went above and beyond to get this done for me. I could not be anymore thankful, grateful and appreciative. November 2019 we started working on my house loan and by Jan 2, 2020 I got my keys. read more

They never informed me that my property taxes were not paid. I refinanced my home with this company and they took money out of my escrow account to pay my property taxes. I got a letter from Riverside tax assessment stating my taxes were not paid. I called to inquire about my property taxes, a rep stated they would look into the matter and get back to me. I never received a call. I called to check on my automatic withdrawal for my house payment to find out my property taxes were paid and I have a shortage in my escrow account. I want to know why they charged me for 6 mo property taxes and insurance but still being charged extra for my property taxes. I spoke with a rep. Which stated you didn't have money in your escrow account so you will have to pay additional fees monthly. She stated they sent you a letter on 06/01/2022 and I told we I never received the letter as of today 06/15/2022 I have not received a letter. The rep stated I will send you the correct letter. Now I have to pay extra money monthly to make up the difference for property taxes. I tried calling the company to find out what happened but just get a voice mail which no one is returning my call. I will be contacting the BBB to have them look into this matter. Beware don't refinance with this company because they are misleading and only out for their profit. What Cake put us through wasn't just incredibly unprofessional, it was unethical, extremely costly, and borderline cruel. Stay far away from this company if you are looking for a home mortgage. After finding the perfect home for our family, we began shopping for lenders. We chose Cake Mortgage because they offered the most competitive rates, they were willing to compete with other offers, and they responded quickly when we needed pre-approval letters. Overall, the rates and points they offered were the most attractive, so it was a no-brainer for us to choose them. We did our due diligence and found mostly positive reviews. From what we could gather online, this company was legitimate. It was not our first home purchase, so we knew what to expect and came to the table ready. We had a 60-day closing which never moved or changed, signed a commitment letter, loan disclosure, provided all the necessary letters of explanation, financial disclosures, and personal details immediately as requested and frequently emailed and called our loan processor to ask if there was anything else he needed from us. The home appraised at sale price, our agents, title company, and attorneys were extremely professional and timely. We absolutely loved the home under contract, so we worked overtime to ensure we were making progress as planned and communicated often. Despite multiple reassurances from Cake Mortgage Corp that we were not only set to close, but that they would be prepared well in advance of the date, we found ourselves sitting at the closing table for hours on closing day. Cake called us early that morning to request the closing time be pushed back from 11am to 1pm and insisted "that would give everyone breathing room pls." We obliged. Our funds were sitting in escrow, everyone was ready to go. When the new time came and went, and the title company had still not received the final CD, our title company, agent, and attorneys started to ask for an explanation - all of their questions went unanswered. Cake's loan processor called us to explain that he had sent everything through the "secure portal" and wasn't sure why it had not been received by the title company. Then, he explained that he needed to talk to "management" but that we should have the closing documents in the next few minutes and without a doubt before the end of the day. Eventually, he wrote back to our team explaining "we are working on it, we had some IT issues but, we are working on pushing this out." This continued for 4 hours, constant calls back and forth between us and Cake's loan processor, no communication whatsoever with the other parties involved in the closing, and outright lies about what the holdup was. When the title company needed to shut its doors for the day, Cake's loan processor requested to close on the following day. We made it extremely clear to him that we had planned to move out of the home we were renting at 9am the next day, so any further delays would not only be costly, but would leave our family stranded with no place to live. I asked earnestly that if there was even the slightest doubt the closing documents would be ready in time that he let us know so we could cancel the movers and avoid being displaced or incurring additional expenses. Cake's loan processor finally responded to our title company to let them know the closing documents would be in by close of business day their time and reassured us he had full confidence in this estimate. The next day the movers arrived as planned, we packed and vacated the rental. The now delayed closing was set for 3pm, the movers had finished by 1pm. While we were busy managing the move, Cake's loan processor proceeded to call us every few minutes with bizarre questions unrelated to the mortgage or that we had already answered weeks prior, coupled with more reassurances everything was on schedule for 3pm. When 2pm rolled around, and no one had received the final closing documents, we received a final call from Cake explaining simply that "we aren't going to close today." I received a marketing mailer mid December 2020, a week after I started working with another mortgage broker to refinance my home. Millennial's rate was the best and the other mortgage broker (a friend) told me he could not beat the rate, so I gave Millennial a try. Its March 3rd and they still have not closed the loan. Why is Millennial stringing me along?!?! This is the last correspondence which was similar to the last few since Feb 3rd- "Underwriting is really swamped and I do apologize. I can only ask for so much and they are doing the best they can to get our files reviewed. Hopefully I will hear back tonight and I know they are working through the weekend as well. I will also be working over the weekend so if I don't hear back today I will keep checking."-----There is no doubt in my mind they did not work over the weekend or I would have heard from the loan processor by now. I have excellent credit and plenty of cash reserves. To further warn those unexpected applicants- the underwriter asked a bunch of uneducated questions about one of my rental properties and several other really stupid questions on another home that I sold early 2020. I'm waiting for my 2.375% loan to save $500 a month. c'mon man. If I knew what I know now, I would not refinance with Millennial. But now I'm forced to warn others about Millennials dishonest and unprofessional behavior and try to get that low rate that is no longer available. Very Disappointed. read more

Joseph is AMAZING! I have worked with several brokers and am always worried that they won't be able to deliver what they promise. Joseph is not that guy! He is so diligent, hard working, intelligent, and knows how to work with challenging files. I am a self employed professional and typically have a hard time qualifying for loans because I am not a w2 employee. Joseph was able to navigate through the obstacles with informing me of the challenges but offering solutions at every turn. Started the application process with Sean (Shount) D who had great reviews and was very helpful, responsive and knowledgeable. Our loan was assigned an officer, who after 2 days "disappeared". Then worked with Chrissy,The loan officer who was assigned who was HORRIBLE. She cut me off with my questions, could never give me any answers, and was completely non-responsive. I had to re-submit documents over and over because of the miscommunication in their office. Our monthly payment changed several times, our closing date and time changed several times and Chrissy showed no accountability or even apologized. Sean then had to do damage control and pick up the pieces, and apparently there are several complaints about Chrissy. I strongly do not recommend Chrissy. read more

I started the process with Millenial in October of 2021, I was promised a great rate and little to no closing costs. After 1 month of not really hearing from them and 2 months of "waiting on my HOA" I was finally provided my disclosure which included almost $4k in closing costs. I was also told that the entire process was being held up by a set of laws that went in to place January 2022, which if they had closed in a reasonable time frame would not have been an issue, and I was going to be charged hundreds of dollars to keep my rate until my HOA provided a structural report and proof of building repairs in buildings I didn't even live in. After said documentation was provided they were never to be heard from again and I was essentially ghosted on my loan. The next lender I went to had the loan closed, not requiring any of these documents, in less than 45 days. I won't speak for all property types but if you live in a condo community do yourself a favor and run as far away from these people as you possibly can. read more
