They double charged the Special Assessment in January 2026, billing $312.06 instead of the correct $156.03. Manager T. Putnam consistently offers no details, no timelines, and no accountability. Major projects are mismanaged, including a mailbox construction on Alteras Drive that has been torn apart for months because required permits were never obtained. Basic maintenance is neglected. As of January 17, 2026, gutters have not been cleaned since Fall 2025. Homeowners are being charged a Special Assessment to paint homes for "damage" that does not exist, despite painting already being funded in the regular budget. HOA fees were raised from $120 to $233 while services for townhomes were largely eliminated. Vendor oversight is just as bad. Roofing work caused holes in multiple roofs, ongoing leaks, and even damaged HVAC lines, forcing one homeowner to replace their system at a cost of $10,000 with no reimbursement. A prior failure to clean gutters led to frozen pipes and a $10,000 insurance claim. This is a pattern of poor planning, lack of transparency, and negligence. If you have a choice, avoid communities managed by Ghertner & Co.
