It is clean and comfortable, very little drama, if any at all. My mother is older and I'm comfortable in that neighbors, and the manager, Sandy, are kind and helpful to her. Sandy, the manager is the sweetest lady ever. She is also straight forward when there are issues to be dealt with. She does a great job of keeping the place up, she helps to make the place friendly and neighborly, including monthly news letters of activities, recipes, jokes and other goodies. ( sometimes candy treats). Yum. Apartments are spacious, nice appliances, good heating and air conditioning, plenty of storage. Landscaping is nice and kept up really good. There is a "club house" that is great for hanging out or small get togethers. It has a kitchen, fireplace, nice furniture, tv, computer and wifi. It adjacent to the pool which is also very well maintained. Included is a cute little playground for the kiddos. They also accept pets and actually like them. I miss living there because basically I felt safe, it was fun and people were friendly. The manager is kind and funny and a really nice person. And if I move back to Chico, Yosemite terrace apartments is where I would hope to move back to.

Great so far! My…read moreunit was sparkling clean at move-in, and the complex is very well-kept and quiet, apart from a little highway noise in the units closest to Highway 32. The on site management is pleasant and seems genuinely interested in the tenants' happiness. The construction seems quite recent, as if this was about the last of Chico's growth before new housing development took a break. Located right on the edge of Chico, it's lovely at night. You can easily see the stars to the south and the east, away from all the city lights. The floor plans are spacious, including an abundance of kitchen space and storage. The bathrooms are larger than many San Francisco bedrooms. There's a full-sized washer and dryer in each unit, which beats small capacity combined units or having to use shared facilities. Being quiet, and well-maintained, this definitely isn't a party spot for the CSUC students. I expect some faculty and serious students live here, however. The manager was very upfront about expectations for maintaining a nice atmosphere and talked about her willingness to quickly intercede if there are noise or other problems. I'll definitely take that over passive management; some other places would let a place slowly go to pieces if residents aren't actively complaining. The parking situation is good. There is one reserved, covered spot for each unit, and there's an additional pool of common parking for visitors or second cars. I can see one of the lots from my bathroom window, and I've rarely seen it near full except once when pieces of the lot were closed for repaving. The heat is gas, which is a good money saver over some other area apartments. Electric rates are high in PG&E areas, so gas saves $$$. For geeks: Comcast has DOCSIS 3.0 here, so you can sign up for 250+ megabit internet if you're feeling spendy. AT&T is usually 4 or 5 bars. Verizon and Sprint are usually full bars out here. T-Mobile often falls back to 3G. There's plenty of good food available for delivery in the area, but most guys have trouble finding this apartment complex the first time. Plan an extra wait for the taxi, if you use that. I'm a big city transplant and I'm accustomed to not having a car, but that seems almost unheard of around here. Plan to need an auto or a good bicycle. Update after about 6 years: Rent increases have been very reasonable, perhaps reflecting that other new rental construction has begun in the city. There have been few things that needed fixing, but the maintenance staff attended to it the very same day. I've yet to have a negative experience with a neighbor or any of the staff. I got a couple cats from the shelter and didn't get any grief about adding pets to my lease, and they even put up a "We've got warm hearts for cold noses" sign out front to express that pets are welcome. Tip: I usually notice a sign out front advertising some rental special or other, so be sure to ask about any current offers instead of taking whatever's listed online.

The complex is out in a nice area of Chico by East Ave and away from Chico State campus, noise, students and parties. It is very woodsy with shade and trees. Parking was easy and many spots so you could park by your apt and more facing behind unlike Sacramento complexes where parking is difficult. Not everyone had a car in Chico and most had 1 car and not 2 like bigger cities. Pool was nice. Spa was nice. Laundry on site. Repairs were attended to promptly. We lived right in the back left corner and it was quiet with a fence in back. As we were moving in 2000, houses were just being built behind the fence. We mused about buying a house in Chico there and moving up from the apt right over the fence to the new homes. But eventually chose larger city with more jobs in Sacramento. We met Dwayne and Debbie. Great neighbors with cats right below us. We went swimming and watched movies at each other's pad often. Sadly, Dwayne passed away after we left from his heart condition. Overall, we enjoyed our time here and just recently visited to remind ourselves of the memories. Not much has changed to the appearance of the small complex. 2 of my 1st 3 years of when my wife was my new girlfriend were spent here. Good memories!

Love the management and staff at villa risa. i've been…read moreliving at Villa Risa for at least 16 years. Every few years I leave a review I want to see good people to look at this place in a good way as we have some great neighbors. I was shocked to read a review that was just posted by someone who I do not know. I'm sort of taken back because I have had nothing but total respect from and to the management here and at their corporate office. As the years go by, I cherish this place even more I can sincerely state that every maintenance request I've ever made was dealt with properly and I was a comment made about a former maintenance superintendent. I'm only gonna say first about mr T, I know this guy real well and for somebody to say they were threatened by him. I would say there's something screwy about that comment, T is a credit to the community in so many ways you would not even know. As maintenance supervisor here at Villa Risa for many years I will note that he has been gone for a year working at another property so to say that he is rude and intimidating nonsense. And again to feel threatened by T ,that is absolute nonsense. as for our manager Callie I have watched her and interacted with her since she started working here, and found her always to be a capable property manager, sensitive to people's issues and also firm when she has to be because over the years we've had some nuckleheads living here. The last thing in the world that I believe she would do would be to drive somebody out of here, I would say to many the one reason people come and move out is because they're in life-changing situations or their young people dealing with the economy, as this is a premier location so to make or infer that she is making people leave this place of 300 apartments is nonsense. I don't know why somebody would make these statements but for whatever it's worth whoever wrote that should thank they're lucky stars that they're living here and to make rash judgments against somebody to say they should be fired as a 16 year resident I would say there's nobody that I met here that should be fired. We're lucky to have the people we have now and I'm gonna try to stay here as long as I can and again our friend that starts in T has not worked at villa risa in over a year and he has more than a 30 year reputation working for this company that owns all these properties so that's my statement. My name is Frank July 24, 2026.

I will give it three stars for a quiet and non-bothered living experience, as it is located far…read moreaway in the north of the city. I will withhold the other two stars, as I have been ok with all but two major things at Villa Risa. First, the manager, Callie, needs improvement in customer skills. There is no doubt that she is responsive and available, which I do appreciate, but I think she occasionally messed up with the tenants both in her words and tone of voice. (I think at least one Google review (by T. Thomas) 4 months ago corroborated it.) I think she needs to be cooler and show more patience to those tenants. Second, there is a Mexican maintenance guy named Tony, who always claims to be nice and friendly to tenants. It might also be true that, as he told me, some ("all", in his words) tenants do like him. I question that for all tenants. You have to be careful dealing with him: in my opinion, he is very petty, presumptuous, and often expects you to stop and greet him as if he were the King of Villa Risa. My experiences dealing with him tell me that he is sensitive and easily offended. Be aware that he sometimes turns confrontational, and one time he did it to the point where I almost felt that he might pull a gun on me. I do not feel comfortable when he is around, though I do not think he dares to hurt me. I will repost this with richer details on him once I move out. Overall, here is my point. Villas Risa is still my choice despite these complaints. I know I could face some other issues living somewhere else. There is no perfect place at this price point. So sad, but it is worldly. I do not need to deal with the above-mentioned annoyances every day; then it is still ok for me. For other people? I do not know. Do the research to dig out all the info you need, and choose what's best for you. Make sure to check out all reviews before moving in. Here is my response to the guy who claimed to know how at Villa Risa and who attacked my review below: my review is absolutely honest. Living for 16 years? Wow, good for you, but it doesn't make you a god to judge other people's opinions at Villa Risa! Stay tuned, and I will release the details on Tony when I move out. Then confront him with them and see what he would say. A good thing to do in life is to refuse to be blinded by what you saw and never cast your experiences and judgements over other people's heads, or one simply becomes XXXXXX (think about this word, lol),

Lotd of burnt spots of grass. Plants died and they were removed and never replaced. The decorative rock for ground cover has not been maintained so lots ofdort spaces. This property does have more open green space than any other in Chico. At this point the grounds are 3.5. The apartments are a mix some with interior fixture over 21 years old and others renovated to a modern standard. The old interior have the original paint that has oxidized and looks dirty. The old carpets have ripples. A big problem is the air conditioning units are 22 years old, not efficient. You'll have very high PG&E bills in the summer. The window are double payed but moisture has gotten into the air space. If you live in a renovated apartment it's 5 stars; the older apartments are a 1 star. The list never changed in the two years I contacted them. Then when I contacted them a few months later, the price of the apartments were $1250, still a good price for what you got. Then, when I contacted them a few months later, the prices had shot up to $1385. As you can see from the photos, they raised their prices to $1385 while there was a massive homeless encampment adjacent to the property. I asked the property manager if they had made any improvements to the properties to raise the price so much. The property manager said the apartments had not been updated or improved. My conclusion is that they simply raised the prices because other luxury apartments have been built in Chico. They also gave me a rather rude response. If this wasn't bad enough, Country Lane Apartments complained to Yelp about my review not containing enough details about my interaction with the property and had my Yelp review taken down.
