My boyfriend and I have been living here since July and it has been amazing!! Everyone in the office have been so great, they were patient when we ran into some issues getting paperwork together and made us feel at ease during the move in process. Westpark Plaza was my home for 2.5 years while I went to Chico State. I was a transfer student when I came here back in August 2015. I love almost everything about this place. There is a laundry room on the premise that is typically not too busy (except Sundays). The complex itself is well maintained and attractive with many trees and plants all around. The best part of Westpark is the management and maintenance staff. I had an issue with a leak in the apartment above mine and the staff was in there working on it within 4 hours. They had the whole thing sorted out and fixed in less than 2 days. The management staff is friendly and they want to make sure that you enjoy your time there. They (at the time of my stay there) would hold packages for you to pick up if you missed them. I lived in the studio alone for a year then the 2 bedroom for a year and a half with a room. The studio is great for someone who wants their own space, just transferred, or just wants to live alone. The studios do back up to the train which gets a bit loud but you do get used to the train after a while. I found myself preemptively turning up the TV before the train even arrived - Pavlov all over again I guess. I do mean you get used to it! The kitchen appliances are a little small but that is fine when you live alone IMHO. I didn't buy as many dino nuggets so that's good. The air conditioner/heater does work quite well for being an in unit. Overall - I'm a big ol' fan. The two bedroom came later when I met my roommate. It's very spacious and is perfect for having friends over and whatnot. It is an electric stove but I think most apartments around here have that. This does have full size appliances.I did have the smaller room and was still able to fit a dresser, desk, full size bed, and nightstand in the room. Overall, nothing bad to say about this apartment. The only downside I have to say about Westpark is the area. It is in the aves and somethings do happen but you can say that about anything within a 2 mile walk from campus. The complex itself feels safe so that's good. There is a bus stop right across the street and ample parking so you can find other ways to get to class besides biking/walking. To wrap this up, it's a great place to live. I even stayed after I graduated for an extra 6 months (my roommate was still in school). I was able to get back almost all of my deposit from both apartments - I wasn't about to try to clean the drip pans on the stove. I have had other friends stay there and they seem pleased as well. tl;dr - It's a great place to live. read more

I've lived in a few different complexes and always had trouble with management except Westpark Plaza. They do everything right, quick responses, very friendly staff, and they go above and beyond for their residents. They'll often set up pizza dinners for their residents during stressful times like finals week. Also, the apartments are beautiful with amazing amenities and a great community. For affordable apartments near the Chico State campus, Westpark Plaza is actually quite nice. Some of the apartments are updated now and have new carpeting, fresh paint, and ceiling fans. No granite counter tops or updated kitchens or anything, but the fans are nice in the summertime when its sweaty asscrack hot out and you don't want to run the A/C. The complex itself is only 3 stars, but the employees who work in the office are what gives this place its 4th. They are always very friendly and willing to help you with whatever you need. You can go to them to get quarters for laundry, to pay for postage on your outgoing mail if you run out of stamps, pick up packages, and sometimes you can even pick up a a few free snacks. Maintenance orders are almost always fulfilled the same day, and usually never take more than 10-20 minutes. The other residents are mostly quiet and respectful, though there's always one group that's loud and obnoxious at some point. A quarter of the apartments are located directly next to the railroad tracks, so if you live in those, you'll always be able to hear and feel the trains that go past daily. You get used to it after awhile though. Despite not allowing cats or dogs, I would say the majority of residents here own at least one cat, maybe two. If you leave food out on your doorstep, you'll get at least 10 different cats. I have even seen people with small to medium sized dogs here. Management must turn a blind eye or something since its so blatantly obvious. Every Tuesday or Wednesday, landscaping guys come to tend to the grounds, but it also means having to deal with annoying leaf blowers right outside your window. Sometimes they do it at 8AM and wake you up, sometimes they wait until 11AM. It's an unwelcome surprise every time. Overall, it was a good place to live and relatively safe, given the area. I wouldn't say the same for the bike path just around the corner by the tracks though (be careful there late at night or you might get mugged/raped). read more

The Westpark Plaza apartments are nice enough but there are a few negatives I experienced while living here. One is the location, located on 4th Avenue, the apartments are right off of Cherry Street which is easily one of the scariest and most dangerous streets in Chico. That being said the complex feels safe but coming and going sometimes does not. The other major problem I had with living here is that the security deposit stays with the apartment. So when I moved out at the end of my lease and my roommate stayed, it was apparently up to her to deem how much of the deposit I got back. A dispute ensued and because the deposit stays with the apartment, the leasing office refused to get involved, even when legal action followed. My advice is to get an agreement between you and your roommate in writing when you sign the lease so nobody is left fighting for their fair share of the deposit. read more

I love living in Westpark Plaza. The management here is the best. After a short trip out of town, my roommate and I came back home to our A.C broken. This is the first maintenance emergency we have had since we moved in a year ago. After getting in contact with the office on a Sunday evening (when the staff has the day off), Rochelle was quick to assist us by assigning the soonest available maintenance worker, Chris. He was sure to be here before the end of the day and got the A.C. up and running in no time! Not only did I appreciate Westpark's speedy response to our problem, but Chris made sure to follow the CDC guidelines of wearing a mask when inside our apartment. It's comforting to know that I live somewhere that truly values their residents safety and comfort! read more

I loved the management! Maintenance requests are addressed promptly and the team is very helpful and accommodating to the best of their abilities. Chris lives on site and he usually is in charge of maintenance requests. There is laundry on site, one dollar to wash and a dollar to dry. There is plenty of parking covered/uncovered and some bike racks. The bus stop is only a couple minutes walk or the bike path is also close (during the day it isn't sketchy). If you're new to Chico the surrounding area can be a bit off-putting but the complex itself is pretty quiet unless you live right next to the pool and even then it only gets a little noisy coming in from summer. I would definitely recommend this complex! (p.s.) Bring lamps, management seems to be doing well about putting in new carpeting as tenants are moving out but few units have ceiling lamps with the exception of the kitchen/ dinning room and bathroom. read more

I loooove Westpark. Beautiful scenery, laundry on site, and maintenance guys. Our apartment had a lot of broken stuff or just piece of crap equipment but the maintenance guys were glad to help. They really make an effort to make this apartment complex look nice. Next to the complex is a conveniently placed bike path that takes you straight to campus. Watch out-- sketchy people can be there sometimes but as a young adult female I was fine. They are really nice at the front desk too. They try to make you feel at home as much as they can. They even send Christmas cards and birthday cards. It's a nice little token of appreciation for their tenants. Living here for another year and super excited for it! read more

Although the apartments are in a not so great area, the complex itself feels extremely safe. The only downside is that they continue to raise rent every year and say it is to compete with other rentals around it. Besides the price increase each year, I loved living at Westpark. I lived here for a year awhile back. This place is like a hidden gem of Chico. The location isn't ideal, but this place is awesome. For students, the bus stop is like a 1 minute walk outside the complex. It's pretty close to the train tracks, but I rarely heard or was bothered by it. It's really beautiful, with a lot of trees all over the grounds. It can block out a lot of the sun though, if you like sunny rooms, but we saved a ton on our energy bill because it was so shady during the summer. The staff and maintenance crew were awesome and responsive. When we were looking at perspective units, they let us tour the unit we were going to rent and inspect it before agreeing to anything. It was SPOTLESS and well maintained. We took really good care of our apartment and when we moved out got almost all of our deposit back minus some cleaning fees. read more

I lived here for 2 years in a single 1 bedroom apartment. The 1 bedroom had a walk-in closet, high vaulted ceilings, tons of cabinet and storage space, a decent sized room with an attached bathroom and a gas grill out front that comes standard with every apartment. The staff are all extremely friendly and willing to help with any questions or work orders you have. They host community gatherings and contests. Overall the community is relatively quiet and safe. One negative aspect is that the complex is located next to a bad part of town, however; I never experienced any issues. The complex is located a short walking distance that will take students to campus and dt. There's also a bike path along the railroads that pretty much a straight shot to campus. Great place for a student or young professional who wants a quiet and affordable place to live!! read more

This place is great! I owe a huge thank you to the main manager Rachelle for being the most accommodating and kind human being. I had just gotten screwed over at another apartment complex and she did everything she could to help me and she ended up finding me my current home. I am currently living here and it is such a nice environment and the people in the office are truly incredible. The complex is well maintained and amenities like the pool and laundry room are clean. My initial concern was the train being so close, but it truly is not a big bother at all. The train runs throughout Chico so any other complex would hear it too. Overall, can't say enough about how nice the people of the office. Definitely consider this place! read more

I have lived at Westpark Plaza for 3+ years while going to school. My experience here has never given me a reason to leave, and continues giving me reasons to stay. I have not had a morning without a hot shower here. I have not been kept awake or disturbed by noises coming from adjacent apartments. I have not yet had a rent increase. Those three facts alone are impressive enough in terms of apartment life, but Westpark Plaza provides service beyond them. I can pay my rent on-line with my bank card. I have only submitted a maintenance ticket twice in my time here; once for a sink clog (my fault) and once for a cabinet hinge. On both occasions my problem was solved within a couple hours of turning in the ticket. The appliances in my unit are like new and all work without any issues. The laundry room has plenty of washers and driers; I have only had to wait my turn once when I did my wash at peak hours. Aside from the essentials, living here is very pleasant. My first impressions of the grounds when I arrived were that they looked very cozy and neat. The landscaping and parking-lot are consistently well maintained. I personally enjoy the ambiance provided by the trees outside my door and windows. The staff at Westpark Plaza are exceptional. They are always friendly and always helpful. I am estimating that this is a community of more than 200 residents, and yet everyone in the office knows me by name. They hold barbeques and events for the whole complex on all the major holidays and even send newsletters and greeting cards. It is obvious to me that the proprietors of this apartment community are committed to providing a good quality of life for their tenants. read more

I just renewed my lease for another year and would reccomend this apartment complex to anyone. I live in a one bedroom and even though it is on the railroad tracks I have no issues. The staff is wonderful, everytime I need something fixed they are here the day I put in a request. The staff has special events for those living here and they often involve free food! This is a great place to live. I lived here for a year and half and the staff is so welcoming and friendly. One of the best parts is how quickly they'll help you! I would recommend this place to anyone especially compared to other places Ive seen. Parking is wonderful and don't need to worry if anyone is in your space or if you have people coming over. I lived here when I went to college back in the day. It was a great experience. I felt safe and everyone was friendly. I lived in a studio and then a 1 bedroom. Great place for college students, especially those who don't want to get wrapped up in living in the downtown craziness. It's much quieter here but still a college atmosphere. read more

I just renewed my lease here at Westpark Plaza for another year. I love it here! They offer cheaper washing machines and dryers. The pool is great and the staff is excellent. Lived at Westpark Plaza for one year. Was mostly satisfied until the end of year. My dad and I spent hours carefully cleaning the apartment before moving out so I could get my $500 deposit back. Asked Westpark if they would do an inspection with me on a Saturday so I didn't have to take time off work. Even though the office is "open" Saturdays, I was told no one could do an inspection on a weekend. After I moved out, Westpark staff told us that there were some cobwebs and bugs on the window sills and that the carpet was dirty even though we vacuumed throughly and the carpet looked great. The only thing I damaged was one burner on a stove but I was charged for four because the others were "scratched". So I was basically charged for normal wear and tear. When we objected to Westpark keeping $133 of my deposit, they started citing new items they hadn't mentioned before. We cited California Civil Codes that we felt they were violating,but they didn't care. We requested their receipts to prove the expenses they claimed to incur but they were not provided to us. We feel they took advantage of us and were playing games. What a lousy way to treat a good tenant. I don't recommend living here! read more
