After 5 years of paying our rent on time, keeping our apartment immaculate, and never having any issues with neighbors, they falsely accused us of causing damage (the nature of which would have been physically impossible for us to cause) to have a scapegoat for their failure to repair unsafe living conditions and told us that if we didn't give notice they would evict us. We were retaliated against for continuing to complain about the problem, a plumbing issue that caused physical harm to us, including my 8-year-old daughter. After we were forced out, the managers posted a defamatory response to an online review of mine, so this review is aimed to give the details to help you make an informed decision if you're considering renting here. Our personal experience aside (however, be aware that we've seen similar issues arise with other tenants as well), the photos and state of the property speak for themselves. The buildings have been falling into disrepair for years and there is no professional maintenance. I would not suggest you view this as a safe or secure place to live.

She was professional over the phone and in person, and was super easy to communicate with (bonus points for humor). Honestly, our interaction with Zulma made us want to move to Monterey Pines even more (because good communication is important and she gave us good vibes). Overall, the move-in process went smoothly and everything was very straight forward. Jennifer (Assistant Manager) walked us through the lease when the time came and helped us add our cat to the plan. Everyone here is super friendly and professional. It's really great. In terms of the actual apartment, we LOVE living here so far. The one bedroom is spacious and has an open layout. More than enough space for 2 people and a pet. Parking is also super easy. We can always see our cars from the window and have had no problems finding parking later at night. The grounds are also v nice. It's well kept, clean, and has a park-like feel to it. The tennis courts are well-lit if you like to rally, and there's a neat little workout strip at the back of the complex. AND if you like to run, the parking lot loop is 0.5 miles, which is nice and flat. Our neighbors are also friendly and have a really cute dog. 10/10 would recommend.

After moving out, $1,579 was deducted from my security deposit, and I received only $376 back. I disputed several charges. For example, I was charged $725 for a stove that had already been replaced about four months before I moved out. I was also charged $217 for broken mirrors that, according to management, was an error in their report. They refunded only $57. I was also charged for an old, rusty medicine cabinet that had previously fallen and injured my wife's hand. I also had ongoing issues with the condition of the apartment, maintenance, and laundry facilities. Closet doors, cabinet drawers, and the balcony screen repeatedly came loose or broke. The A/C often did not cool properly during hot weather despite multiple maintenance requests, and the bathroom ventilation fans were ineffective. The laundry machines were another ongoing problem, including machines that did not work properly after payment and issues that I felt resulted in stains or damage to our clothes. Overall, based on my experience, I was very disappointed with the maintenance, apartment condition, management, and move-out process.

Car was broken into more than once and was held at gunpoint. Management is accusing me of this being false accusations when I clearly have a police report.! I felt very unsafe here afterwards and let management know and they never responded. Also, after I gave my 30 day notice. The maintenance guy was caught going through our personal belongings. The front desk receptionist was advised, and she tried to justify why he was going through our belongings. When we clearly have proof in the email saying, we weren't gonna be out until a certain date. And she tries to brush it off and apologize, saying she thought I would've been out sooner. My privacy was invaded. Please don't let me forget the little front desk receptionist which goes by the name Rocio. She is a very rude individual. I don't see why they have her as manager. Also, she lives on the property and makes people feel very uncomfortable !!! She's very unprofessional and gets out of line and does not know her place!!

This change wasn't an afterthought, they planned for the change by installing dog waste stations. The best part is you will not find any evidence of "man's best friend". Anytime I've had any maintenance issues Christina (Manager) and Marisol (trusty sidekick) have arranged for the maintenance team to fix it almost immediately. I enjoy how quiet the complex is day or night and generally leave my windows open while I enjoy listening to ratchet from my boom box. I do have some complaints and speculate the issue lies with the owner. For example, this past summer a poorly planned pool renovation shutdown 1 of 2 pools. This resulted in the one pool being overcrowded and honestly unsanitary. During the peak of summer we saw frequent days of pool closures due to cloudy water. The added traffic also disrupted the peace. My apartment's AC system sucks. I lost count of how many times the AC repair man came to fix it. Honestly, if he came one more time, I would have been asked to be the god father to his youngest. And we are forced to utilize Conserve's services for water and trash. First, may I suggest a name change for that company? It should seriously consider Ex-Conserve, because frankly we are being taken advantage of. Consider this. I use less than $10 in water monthly, but pay $12-14 just to heat that water, and $14-16 in sewage. Plus, I pay $16 for trash. How can one man's trash cost me $16 when my whole life I've been told it's another's treasure? EXPECT the water bill to be $40-50 monthly which is ABUSIVE. I'm frustrated because the only trash I generate thanks to the "Bachelor Diet" an important rival to the Paleo and South Beach Diet are bags full of Old English cans, which are greedily sought after and recycled. Overall it's a good place to live, if you don't mind the shrinking leg room on Southwest Airlines.

My upstairs neighbors were consistently noisy, often late at night, and the office did not help me resolve the situation despite multiple complaints. Additionally, residents were offered incentives to leave positive reviews, which makes it hard to trust the overall ratings. Communication from the office overall was frustrating, as responses were slow or nonexistent when concerns were raised. They did not pick up my phone calls many times. When I moved out, communication was especially poor. One staff member told me that if I moved out earlier than my lease ending date, my rent could be prorated and refunded, so I planned around that information. Later, she corrected herself and said that was not true. Mistakes like that should not be happening, especially at a luxury property. When I moved out, I was charged a cleaning fee, which felt unfair given that I had hired my own cleaning services before returning the apartment over. In another review, you can see that they charge residents for similar move‑out items. This is concerning, especially since in California, properties are not supposed to charge tenants for normal wear and tear. Being charged a cleaning fee under these circumstances felt unreasonable with what renters should expect. Overall, this apartment did not live up to its luxury label, and I would not recommend it based on my experience.
