    Steps away from the beach. Clean studio with AC, private bathroom and kitchenette. Close to town and beautiful area.

    So, an entire year has passed by and I'm still pissed off about this 2 week vacation we took in Dec…read moreof 2017. Before I begin this lengthy post, I want to preface with a few things. 1. We worked with the management company that operates all of the luxury homes at Real Del Mar. 2. We were specifically looking for a luxury home rental that offered all of the amenities of a hotel, and although this place is called a condominium, it's actually luxury homes in a private gated area with a spa, gym, restaurant, pools, concierge services etc. Okay, let's begin. I let a whole year go by because I was still fuming over this. So I wanted to write not out of fury but out of my experience. My SO, was celebrating his homecoming back to Mx. Kind of a big deal since he hasn't been home in 15 years. He decides that he wants to host everyone. We planned a last min 2 week vacation to Mexico a month and a half out. It was over New Years which made it more difficult. I'm literally searching for 2 weeks straight for a home to rent over NYE. (Side note: while also planning a holiday party, buying Christmas presents, payroll, etc, you get the point). We were going to spend some time in Guadalajara but really wanted to get away for NYE. We rented a 6 bedroom home in Puerto Vallarta. It required a 6 night minimum. With a price of $25k, it was NOT CHEAP. However, we understood bc we wanted a luxury villa with staff. My SO and I were hosting everyone, in addition to the extra $10k we were going to spend while in MX, it ended up being a big trip ($35k trip to be exact) I worked with Patricia to secure everything. The house was beautiful. We booked the 6 bedroom ocean view home that came with house keepers and 2 chefs everyday who cooked for us. Honestly, I loved it. Upon arrival, we were greeted by the entire staff with cold towels and flowers. We were given a tour. All the rooms had the names of the guests staying there, just as I had instructed to do so. All the food and produce I ordered was there. Everything was seriously perfect. The chefs had food ready. It was amazing. Here's where it went south. I SPECIFICALLY asked Patricia for itemized receipts of the food and everything I ordered BEFORE placing an order for everything. I said, "This is very important. I need all the original receipts from the market, everything. I need them for tax purposes". The contract I signed for was for 16 guests. Patricia knew that although we booked for 6 nights, we were only going to stay for 5 nights. I even suggested to her that they don't have to staff ppl that day for me since we won't be arriving until the next day so that way, it's not a waste of time for them. 13 guests arrived on the day of arrival. 2 days later, some guests left back to the city. On the night of NYE, we had 6 more guests arrive. I'm not sure if the staff overheard us bc more guests were coming, however- they didn't realize that 4 guests had already left back to the city. On the day of NYE, Patricia comes waltzing in, without knocking, and interrupts our family convo and says: "hi! I heard more people are coming, is this true? I just want to reinstate the guest count policy to you!" (With an accusing tone). Umm- excuse me?! Who do you think you are coming into a house in MEXICO @ 4pm in the afternoon, without knocking or politely introducing yourself. Completely unacceptable behavior. Who does that?! She could've easily handled it differently but all of my guests mouths hit the floor. They could not believe that "the staff" was talking to us in that way. We were all simply just stunned. And even IF more guests arrived, I was still well within my contracted guest count. So after we depart from the house, there is a $1600 charge on our account for the overage of the guests? $700 was for the overage. Which should've never been the case bc we were within our contracted guest count. WHAT? Why? I asked her why? I get this BS answer. I'm literally arguing with her via email back and forth for a freaking month! At this point, I'm like - forget the $1600 charge, give me the receipts I asked you for. NOTHING. She scans me blurred hand written receipts. The F is this? I asked you for detailed receipts. At this point- I'm ready to email her boss bc she is the worst hospitality individual I've ever come across. My biggest take away from this was, we spent $26,600 k and we didn't even stay the entire contracted dates bc we couldn't stay that long. I honestly felt so nickled and dimed. I never want to stay here again. The only reason we did, is because the Four Seasons Punta Mita doesn't have a 6 bedroom suite. HORRIBLE. Never again. The staff was great, however- management, HORRIBLE. If you want to keep me as a repeat, be honest and don't be an a$$hole, don't over charge me and then blow me off and not reply to my emails. I would suggest booking elsewhere.

It is Located directly on the Malecon, on Los Muertos Beach and is steps away from Olas Altas shopping district in Zona Romantica; the Romantic Zone of Puerto Vallarta. The complex sits right next to the Rio Cuale where the river meets the ocean. Molino de Agua is less than 30 minutes from PVR (Puerto Vallarta International Airport). It's location doesn't require that you have a car because you are within walking distance to great shopping , galleries, sightseeing, and the best restaurants and nightlife Puerto Vallarta has to offer. The units feature balconies on both sides of the building. The large main terrace comes with fabulous views of the ocean, and the smaller balconies located in the bedrooms give you the sights and sounds of bustling old Vallarta and the Sierra Madre Mountains and city lights on the front side of the complex. The Residencias has it all: amazing gardens, infinity pool, 24 hrs. security, and access to the Malecon and Los Muertos beach. This complex is absolutely beautiful and quiet. This is NOT a party palace because the units are privately owned, and I highly recommend it for a comfortable, relaxing and centrally located stay.

    So the building is beautiful with awesome view and in the old town. But what you have here is rich…read moreowners and owners that rent units out and the two are at war and the ones that pay the price are the renters. The staff is constantly saying stuff to the renters and it was NOT just our party we talked to 2 other parties having the same problems. The staff went as far as to call our room and ask our guests from a nearby hotel to leave, not due to noise just time to go. I could go on and on but no need but I suggest if you want to have a relaxing vacation look at other places. Do be fooled by the photos it's nice but truly trouble. I have need to Mexico a 100 times this is the first time I've ever had an problem.

    We've stayed in Hacienda de Mita every year for the last 7 years. We always rent one of the…read morecondos on the ocean front (buildings 1-4) because we like to watch the surfing out front. But all the condos in all the buildings have the exact same layout with wonderful views. Contrary to the review above, the beach clubs do play music and on occasion they will even have a DJ. But between 10pm and 8am it is indeed quiet time in the complex because many owners do not rent their condos so it is also a residential area. That being said, you can listen to music by the pool and have drinks by the pool or go to any of the 5 beach clubs. Hacienda de Mita is the development closest to town so you can walk on the beach to dinner or drinks and walk back without dealing with your golf cart or a very long walk. This is also one of the only sandy beaches in Punta Mita where kids can learn to surf in a safe place. If you like to surf, boogie board, golf, play tennis, ride bikes, and do it all within an uber-safe environment this is the place!

For five days the sound of jack hammers and nail guns permeated our unit. They should have let prospective renters know about the construction so we could have made an informed decision about which unit to rent for the week. By the way the unit was not discounted, it was the same price as other available units. When we notified the owners of the situation (we sent them recordings) we received no response. Love Hacienda de Mita but avoid HDM 1101.
