My husband and I are looking to move in the area and this place is falsely advertised. The photos make it look nicer than it actually is. The whole place needs a makeover. The property is completely neglected and the way people drive inside the community is absolutely INSANE. So many people walk around and should feel safe to do so but the way people drive inside is not ok. They advertise having a gym, tanning, and pool but the pool was closed for the season so couldn't see it, tanning was not even up and we were told by another tenant that it has been like that for a long time so why advertise something you do not have in operation? My husband and I are active people and he does marathons so having basic gym equipment is all that we look for but the entire gym was broken down except for one treadmill. What a joke of community usage that is advertising falsely so. We took a walk through 2 apartments and they were both disgusting and everything is so worn and old that rust, walls, and doors need major repair or replacement. So bad. This is crazy because the location is great and community could be really cute but not taken care of at all. read more

This place is a disgrace. Avoid BrookStone Village at all costs. I lived here for only two weeks, and it was the worst housing experience of my life. I would give this place 0 stars if I could. They bait people with a $100 "discount" if you leave a 5-star review, which explains all the fake glowing ratings. Don't fall for it. I moved in on September 6th, and within minutes, I knew something was seriously wrong. The apartment reeked of mildew, was filthy from top to bottom, and had unfinished maintenance work everywhere -- tools and trash left behind, screws on the floor, no window screens (on a ground floor unit), and rusted "new" appliances. Then the real problems started showing: * Mold behind the washer and inside both bedroom closet doors * Furnace leaking from day one, with buckets of water sitting underneath it * Metal shavings all over the floor -- unsafe for my toddler and dog * Roaches and bug traps hidden throughout * Termites in the wood and electrical boxes with insulation exposed * Cabinets caving in from water damage (previous tenants said it had flooded) * Air vents and dryer packed with lint and filth * Window screens "sealed" with aluminum foil * Back door and screen door that don't even lock The living conditions were so bad that my young son and I both developed double ear infections, and my boyfriend's asthma flared so severely he had to use a nebulizer. The air quality and mold in that unit were disgusting and dangerous. The former regional manager, Robin, was completely unresponsive, dishonest, and negligent -- and she has since been fired, which says it all. Calls went ignored, nothing got fixed, and every concern was brushed off. It took multiple complaints to corporate just to get a refund and be released from our lease, and even that process was full of delays and excuses. BrookStone Village is unsafe, unsanitary, and mismanaged from the top down. I wouldn't wish this experience on anyone. Save yourself the stress, the health issues, and the lies. Do not move here. These are far from luxury apartments. They advertise a gated community, it is not. They advertise new appliances, maybe to your grandparents. Nothing special here. BUT! A 2 bedroom here is decently affordable, and it's located in a great area with lots to do. The community pool is fun, we used it plenty and most of your neighbors are young. Walking distance to Crunch Gym and other gyms. If your only concern is price/location, I think it's worth looking into. Otherwise there are plenty of wonderful apartments in walking distance (The Red, Heritage, Drexel,) that offer much much much better product at a hefty price. read more

Where do I even begin. If I wasn't in such a rush to move last minute this definitely wouldn't have been my place of residence. This place is far from worth $1600 a month and the fact that I can go across the street and basically pay the same thing in something brand new. I have about 8 things I can start with. 1. The first thing you see when you come into the driveway is the trash compactor. The trash is DISGUSTING EVERY WEEK. (Picture below.) You pay extra for Valet Trash pick up and the Raccoons get to your trash before they do. You'll see them maybe 1 time for the week. Then they don't complete the whole complex. 2. The first 4 nights in my place the water pipes were so loud. It sounded like the heavy machinery they use to re-pave the streets with. It was AWFULLL! The ceiling fell in the closet where the furnace is housed. Still not fixed. 3. Washer didn't work upon moving in. Took forever for a replacement. 4. Door knob on front door was loose upon move in. Always handy to have your own tool box for what you think would be an easy fix. Some days it was a battle to get out the door. The screws that were in the door didn't match the door knob so of course it was bound to fall apart. Bedroom door fell off 3 months in. 5. Far from family friendly. We've only been her again a few months and I understand people have friends and Corona is going on but it's party central here. You have residents that will set up shop in the median drinking alcohol doing hookah with a loud group of people. You can't leave your windows opened because the neighbors on the other side of the parking lot are tailgating till 11 to 1 in the morning. Your neighbors are up and bumping all night again loud! Then you have patios facing bedroom and my parking lot on top of the hill and you can hear their whole conversation it echoes terribly. Oh and they are out all night. 6. The office hours are posted on the door. The few times I've been to the office I can never get in the door. There is no one ever there. Maintenance request are a hit or miss. Most of the time a miss. It literally took me to see the lady standing outside the door of the office to get my front door fixed. Then not to mention they never pick up the phone when their are cars parked out front. If the girl wasn't entertaining her boyfriend every time I walk in the door when I can actually see someone face to face something would probably get done. 7. The shower in the bedroom must've been painted with a finisher for bathtubs. The crap looks awful. You can't clean it without it lifting and chipping. 8. The patio blinds are old and stale. You touch them they break. I've gotten used to them not answering I've just started replacing the blinds myself. 9. The carpet definitely should've been replaced upon move in. Someone obviously had a dog before us. It has an awful smell to it not to mention the dog hairs EVERYWHERE first day here. Literally couldn't sit on the floor and not be covered in hair. Especially in the kids room as if the dog was kept in there. I kept thinking it was something dirty in my kids room and turns out it's the carpet. Not to mention it's very humid at times in this apartment. 10. The structure of rooms terrible. Again not family friendly. I can't have the kids room Door opened and my bathroom door opened otherwise you can see directly into the RR. 11. The faucet in the bathrooms smell like mildew. Any time the water is ran it stinks bad. 12. There are fluorescent light in the kitchen. Remember your paying $1600 for awful delayed lighting and a weird buzzing noise. 13. The fake wooden floor in the bathroom and kitchen is lifting. We do pretty good to keep the floors Dry as the flooring is cheap. But the humidity in the apartment doesn't help. Some days it's more humid in my place than outside. 14. Supposed to be a gated Community password for entry and the gate is always opened. Even on nights when I come home late it's sitting wide opened. I've had stuff stolen out of my car and my girlfriends on 3 different occasions. Ultimate PISS OFF! They put an eviction notice on my door for the trash they aren't picking up that I pay for. I go to the office to get an explanation why I have this notice and she says that was just to scare you. Instead of calling or shooting me an email saying hey you can't have more trash set out than what fits in the can provide; I get this bright yellow paper stuck in my door. Very unprofessional. My rent is always turned in a week or 2 early. So quick to put a notice on your door but can't even get the simple stuff fixed. Please don't waste your time or money. It is not worth it. Do your research on whatever place you choose. But this definitely isn't it. The countdown is real. We have 7 months left and we will not resign a lease and will never recommend this place. read more

My ac went out twice. Maintenance was amazing. They were out within hours to fix it and I haven't had an issue since.

I lived here for a year. They advertise "upgraded" and "newly renovated" apartments but what they really mean is "the same apartment but we spray painted the cabinets and did a crap job at it too". Everything is so cheaply made and falls apart so easily that there's no way to get your security deposit back because something is bound to break. We had to call maintenance several times and wait 2 months every time for someone to actually show up to fix water damage from our upstairs neighbor and by fix I mean they literally just painted over the leaks in our ceiling. The valet trash service they advertise is fake. No one ever picked up our trash for us. And when we moved out they over charged us three times and then tried to send us a bill from a debt collecting agency even though we already overpaid them for the "move out fees" and when I called to settle things no one answered the phone. Also, my car was broken into 3 separate times even though I kept nothing in it and parked right by my apartment so the "gated community" aspect is garbage too, especially because the gates are never actually closed. DO NOT LIVE HERE. Update to the response: the problem isn't that we had move out fees. We had already paid them. Then without any contact 6 MONTHS later we get a bill from a debt collecting agency. read more

The majority of our issues came from staff who never picks up the phone, does not show up during office hours, and the lack of maintenance requests being fulfilled. I am actually very happy to see so many bad reviews in the past year. Like many people, this was the absolutely shittiest place I have ever lived, management was down right AWFUL and the grounds were absolutely disgusting. I have a draft of every issue I experienced at this place in a word doc that I could put in here, but when I moved in, I had no washer or drier for weeks, my refrigerator was OUTSIDE, cabinets and doors were not installed, toilet didn't flush, no knobs in the shower, and it was just overall disgusting with trash inside and outside of my apartment. Maintenance requests NEVER completed on time or sometimes even at all. I was paying rent days before I actually moved in, and couldn't wait to move out. Lived there in 2017-2018. Just re-visiting to hopefully warn more people to not live here. read more

Brookstone Village Apartments are 'luxury apartments in hyde park' ( not lux @ all!) I checked them out today after i was urged to check out apartments on Craigs lists by my friends in hope to help in my search for apartments but let me tell you that there are several complaints out online about this complex, and as I am hesitant to believe all that I read , especially since their website seemed to display the complete opposite of what people said. I choose to visit them regardless of other reviews. The units are 'ok' the rent is cheap, and the complex did not seem to be that bad... with that said.. I would probably have rented it.. but a few reviews mentioned sketchy tactics.. Brookstone's main form of advertisement is via Craigslist. I called regarding an add that was added May 27 2011 that mentioned the apartment rent was $1099/mo instead of their usual 1169/mo and that the sale would only last until 6pm. ( pushy!! - but out of hope to find a nice apt bldg or apt complex for a reasonable price i decided to check it out. I mentioned this add when I arrived and the manager Kim flat out denied the ad and did not even bother saying anything , such as 'we will honor it if we find it or if you email us it (that any credible place would have) instead she went as far as saying ' WE WOULD NEVER PLACE A 2BR APT FOR SO LITTLE AS 1099/mo". she then said if you are looking for something in that price range than your not going to find it here( then why in the world would your ONLY form of advertisement say that you did!! = SKETCHY!! ) I quickly became completely annoyed at her. The sales lady asked if I would still like to see the place and replied that I would. (I did not drive to that area for any other reason and I know that I had the page open online.) At the end of the viewing she offered the 2 available units for 1129/mo.. ( not my 1099 but better) I did not sign because I want to test and see if they are as sketchy as people say. I emailed them the website link and had my husband fwd me the listing I had sent earlier that day... so that they could not deny it... There actions towards this may persuade me to reconsider them, otherwise I am staying in Blue Ash!!! I'm proud to be a resident here at Brookstone Village Apartments, especially with summer upon us. Brookstone is a great place to live for the young professional, with amenities including granite countertops, new appliances, in-apt. washer and drier, bangin' A/C, and most importantly, a gym, free tanning, and the infamous pool. Often referred to as "the dorm for adults," Brookstone is best-known for the pool parties it has throughout the summer. Embracing the pool is a part of the culture at Brookstone, which again is a young and fun environment with a majority of it's tenants recent grads and young professionals in their 20's and 30's. While I do love living here, there's one part that just isn't any fun: they nickel and dime the hell out of their residents. In addition to the rent (moderately priced) there's also a slew of other fees that amount to an additional couple hundred dollars a month. Ouch. However, they do offer great and prompt service in repairs, and convenient modes of payment, including online payments and payments via credit card. read more

DO NOT LIVE HERE!!!!!! Please for the love of god stay away. Management is absolutely awful and inflexible. The leasing office is slow with paperwork and will hike up prices, charge you fines. Subletting is prohibited, and if on the rare case they will let you sublet, they will be too lazy to process the paperwork for you in time, leaving you screwed in the end. It took weeks for them to run a simple credit report bc it 'wasn't a priority' even though it would only take a few moments out of their day. I highly recommend Brookstone village apartments as your residence. To give a few reasons. It has a fantastic pool that is easily accessible and fun pool parties in the summer time. you can even do some late night swimming. ;). In addition, it has a fairly nice gym with good equipment and open 24/7. unfortunately, there is no jacuzzi (if there was i would give it 5 stars) What else is great, it is in the center of many other towns. We are located in Oakley and it is only a 12 min to drive to Downtown or an 11 min drive to Kenwood mall. Hyde park is right around the corner and this is a wonderful location for young professionals. It is a highly developing area. Other small downfall of this apartment complex is the other feeds you have to pay, like the First Billing service which really adds a lot to the rent, so you must take that into account if you decide to move here. And don't forget, Duke energy. Most apartments also have fireplace! that is a win. read more

In the three years living here at Brookstone I have had the pleasure of dealing with three water main breaks, one flood, two instances of rats, overflowing trash, broken gates, and millipedes crawling out of the faucets! Avoid this dilapidated dump if you can. The management will do anything to get you to sign a lease, but will forget about you before the ink is dry on the contract. Good luck getting anything fixed, either, when something breaks, which trust me, it will. I had to message the corporate regional manager for each maintenance request because the apartment management admitted they FORGOT our request. They blatantly lie to you and will con, swindle you out of your money. This place is simply not worth the money. I am moving out as soon as my lease is up in June and even if the rent would be cut in half, I would still get out as fast as I could. The rent may seem cheap, but you're forced into "community" utilities which adds up to over $200, a ridiculous and mandatory $99 for the basic Time Warner deal (which you can get for about $40 anywhere else). All told, you're looking at an additional $400-$500 for your bills on top of your rent when you add in your gas/electric bill. read more

DO NOT LIVE HERE. The whole year I lived here, I did not see the gate work once. My boyfriends car was broken into and when we asked management about the cameras they told us they did not work. The gym was decent but the AC doesn't work in the summer and towards the end of my lease, the TVs wouldn't turn on and management finally told me they couldn't afford to pay the cable bill. Their management staff seemed nice but there was a new manager about every 3 months so there was no consistency with anything. The landscape never looked taken care of and is totally photoshopped on their website. I moved out last August and and was told by management several times that my roommate and I should be expecting our full deposit back within a few weeks. It's been almost 3 months now and they won't return our emails or voicemails. I wish I would have listened to the other yelp reviews before signing a lease with Brookstone. read more

I have been living 2 years so far. Good place but too expensive. Lots of fake luxury stuff on add. Lots of hiding cost total of around $300/mo. They increase rent price by $100/month for this year. Way more than regular 10% raise and way more than the inflation rate. The new sales person (Lexy) is really tricky and pushy. If you are able to pay this amount of money per month. Brookstone will nickel and dime you to death. Brookstone is not Luxurious. I was Robbed. I just recently completed a year at Brookstone Village Apartments. While the place is nice there are hidden fees and expenses around every corner, the apartment is not luxurious, and I was robbed. 1. Brookstone requires $400 just to put in an application for the place and reserve and apartment. This has nothing to do with financial qualifications for the place and this amount does not transfer to the deposit. This is simply money to live there. It is a financial shakedown and trust me it is not worth it. I lived at Brookstone because I needed a place at the moment and it was last minute. I am glad I did not renew my lease. They are high pressure will not take no for an answer cold calling sales mentality towards you to renew your lease then will not talk to you after you do not renew. 2. Brookstone locks you into a $100 basic cable and internet package that doesn't even include the box or router. This package is a requirement of the lease. This would not be an issue if it wasn't atrocious.This package is the lowest tier package that your would get from any cable provider. 2. You are required to pay your bills through First Billing. This is a company that charges you a $8.99 a month service fee just to give you a bill. This does not include the convenience of paying by credit card or any other convenience fees. I had to pay this fee and I paid by check every month. 3. Your final bill has a $25.000 termination fee from first billing on top of the $8.99 a month service fee. 4. You have to pay for community electricity to keep the lights on outside of the apartments on top of your rent. 5. Your water bill is split among all the apartments in your building grouping. Not actually based off of what you individually owe. 6. Your sewer bill for one person is roughly $45 a month. I was barely there one month and it was still the same. Logically that makes zero sense. The community splits the bill up among the people in the building. If your living by yourself this place flat out is terrible for additional fees on top of rent. 7. You pay a roughly $25 trash fee to put trash in your trunk and drive to the dumpster. Yes, there is only one dumpster at the front of the property. I do not know how that in any way is luxurious. 8. My girlfriend left a bag in the back on my car on a Sunday night and when I went to my car in the morning the window was broken and the bag was stolen. I wish there was a zero star rating. These apartments are a joke. The term luxury is used loosely. They force you to pay an extra bill of $175.00 per month that includes lights, gate fee- which is always broken, trash that is one big dumpster at the front of the property that smells horrid not to mention you have to travel with trash in your car, cable and internet that costs $14.99 if you sign up by yourself but $99 through the complex and it is not an option and water and sewage. The parking is a joke. People make up their own spots and nothing is done. I called and complained only to have them put a sticker on the cars a few times but it never stopped. So, if you are in certain spots you have to drive over curbs and through grass to get out of your spot. My vehicle was broken into and NOTHING was done. I was told police would patrol; guess how many times I have seen a police car? That's right, none. The carpet is old and disgusting, the appliances are said to be stainless steel and are definitely not. Appliances are all generic. They try to force you in to resigning a lease but tell you if you don't 60 days ahead you get charged an extra $300/month automatically. If you need to move out of state, you have to pay the rest of your lease in full, there is no way out of the lease early by paying two months like a lot of other properties. The pool is party central and GROSS. Garbage everywhere, and all drunks. I guess if you are looking for an overpriced frat house this is for you. You can rent an actual luxury apartment right around the corner - closer to the square for almost the same price. We love Oakley and the only reason we moved here was because of location. After two years of living here I'm excited to resign my lease. I love the amenities they offer here. The pool is amazing in the summertime. The grill, located by the pool, is a great benefit to entertaining your guest or having a relaxing evening. The basket ball court and game room is a great amenity as well. The fitness center saves you the cost of a gym membership because they offer everything you need to get a great workout in as well as tanning. My apartment is spacious and makes me feel right at home. It's so close to downtown that you can enjoy the fun of downtown entertainment and also go home to a relaxing apartment complex to enjoy the rest of your day/evening. I love my apartment and the surrounding neighbors are always so welcoming. Feels like home and I'm happy to call this my home. read more

Brookstone is a total ripoff and they flood Craigslist with falsely advertised apartments - look elsewhere if you want a sanitary place to live and don't want to pay ridiculous fees such as the $10/month gate fee (I got stuck at the gate several times bc it broke so much), $10/month pest removal fee (we had bugs in our apt the whole time we lived there and we are clean ppl), the non-negotiable $100/month internet and cable bundle regardless of whether you want cable or internet (you also have to pay a separate bill for internet/cable in order to have it activated for another $50/month). "Luxury" in my mind doesn't mean the mold that covered the whole basement window sill in my friend's apt that froze over in the winter and was "taken care of" by painting over it. My father rents apts and said that you have to gut the whole apt wall when it molds or it can become a severe health hazard. My friend ended up getting respiratory problems (most likely from the mold that peeled the paint away in the 3rd month he lived there) that he is currently getting diagnosed by a series of doctors. The gates may seem like a luxury but I've seen the homeless people who live behind the complex walk around them going door to door in the complex to see who left their door unlocked. You can also hear them at night when you go to the gym since they camp up on the hill looking into the glass windowed building. I have heard them hoot and holler when I left the gym when it's dark and they can easily jump the fence if they wanted to. The pool is a nice touch except when it's the weekend - my roommate lost her sunglasses in the pool and if took brookstone 3 days to return them bc they couldn't see the bottom of the pool despite multiple chemical treatments from all the semi-fornication, alcohol and sweat from the typical weekend pool party. Overall, if you like living in an overpriced complex complete with your fair share of hidden fees, creepy crawlies, molding walls and college 2.0 bros, by all means check out the place. read more

I have lived here for 2 years. I was about to sign for another year and all the sudden my work is relocating me. Great place to live. Tons of amenities fitness center, tanning, brand new game room and POOL. The pool is amazing and perfect for summer time and even to grill out and chill after a long day of work. As far as management and staff I have had a great experience. My refrigerator needed to be fixed, that same day they had a new one delivered. They are super friendly and will help you out with whatever you need. The grounds are always well kept and the staff is always cleaning up around the complex. I have lived in many apartments and by far this is the best place I have ever lived. I would highly recommend checking it out if you are looking in cincy. read more

I lived here for six months and glad I didn't live there a day more. When you sign the lease, they charge you a ridiculous fee to reserve the apartment on top of an application fee and credit check fee. The day I received my keys and went through my apartment, it was obvious that the apartment was not cleaned. There was hair in the drawers and the kitchen drawers had food in them. The bathtub and toilet were both visibly dirty. I had issues with my refrigerator making noise and the water tank constantly dripping. When I asked them to repair it several times, they told me there was nothing they could do about it. The furnace was held together by several layers of duct tape. When I moved out, they never sent me my deposit back. When I called and asked about it, they said there were cleaning charges and I owed one day of rent. The amount came to exactly the amount of my deposit. They never sent me a letter explaining the charges or notified me in any way. They are just trying to make quick money and praying on young professionals. read more
