My fiancé and I stayed here for 39 months, paid rent early every month despite the poor maintenance and care of the property, never caused any disturbances or trouble, and the way they have treated us after exiting their property has been sickening. They are charging us to paint the entire unit for paint damages that were in one bedroom that we did NOT cause. In November of 2022, the pipes to the unit above us burst and flooded our second bedroom at 2am. We called the emergency maintenance line and Florissant Fire Department due to the water pouring in through the vents and the ceiling creating holes for water to pour out of as well. The firefighters arrived and started knocking on the neighbors doors trying to see if someone's unit was overflowing in the sinks or tubs but none were. The ceiling looked as if it was about to cave in at any moment so they helped move all of our things out of the bedroom as fast as possible while still searching for the root cause of the growing leak. They eventually found it outside in the upstairs neighbors utility closet which they grabbed a ladder to climb up there and turn the water off. We were the only unit affected by this leak. We were displaced for 2 weeks while they did water extraction and after they had a company come in to "paint" the room which was literally a bad spray paint job. Now after moving out, they are charging us $850 to paint the ENTIRE unit (a small 2 bedroom 1 bath) due to the damages that were caused from their cheap PVC piping (the maintenance man I called that night stated that this has happened in multiple units before due to the cheap materials they choose to go with and he knew it as soon as I explained what was going on over the phone). I've called and pleaded with the office stating that we did not cause these damages and should not be held liable for these charges and they do not care. I told them I would talk to my lawyer regarding this and the response from Ebony that works in the office was "I might as well just pay them what they are asking because I will come out of more money trying to seek a lawyer." So they are basically strong-arming me into paying them. My lawyer had an email correspondence with the property manager Rhonda after sending them a letter on my behalf disputing these charges. Rhonda stated that she referred the letter to their attorney and they advised to not yield and to not refund any money due to them having photos that would show the damages I supposedly caused. It took them four days to send those photos and it was the bedroom that was water damaged and badly painted afterwards that was sent to him confirming that we were not in the wrong for the paint damages. I'm in the process of purchasing a home and I do not want my credit affected so I am forced to pay this so that a collection does not go on to my credit. We lived in one of their older units that had not been renovated so after we moved out that unit, it was going to be painted and maybe even renovated anyway after three plus years of tenancy but they are squeezing us for additional funds. It is not right what they are doing in that office so for anyone who is a current resident, please take a lot of pictures and videos upon your exit and make sure they have someone do a final walkthrough of the unit with you as you move out. It is stated in the lease that someone is supposed to walk the unit with you but that did not happen for us. It was not mentioned or offered when I went to drop the keys off. They just had me fill out an envelope with my name, address, and how many keys I was returning and that was it. We live in the building that shares a parking lot with the leasing office so it wouldn't have been an issue to walk over and do the walkthrough but no one advocated that we should go and take care of that. I have a relative that moved from here last year and they did the same thing to them as well and they did not know until they had a collection on their credit a few months later. If I was not about to purchase a home, I would pursue legal action to the fullest extent of the law but I cannot risk delaying my family's home to fight this. For prospects potentially looking at this complex, I understand that they have some of the more affordable units in North County at the moment but please, that affordable rent is not worth the trouble. Just read the reviews from others who have lived here or still live here and they tell the same story about how bad this place is and how poorly maintained it is.

This is the RAM Partners first venture into Missouri and I hope they really sit down and think about their strategy just over a year after opening, because this building and how it's ran is comical and embarrassing. Securing our apartment online in 10/2023 was chaotic at best. We looked at an apartment and ending up being given another one upon moving in without much sunlight (bait & switch). Vampires would have loved our apartment. Overall, the apartment was decent despite a few loose LVP floorboards. Staff are nice and fairly prompt on maintence requests. We only had to submit requests 5 times during our 13 month lease. 1 of those was to let them know that residents were playing insanely loud music on the TV's in the gym. Speaking of which, tenants in this building do not have respect for one another. The coffee machine is consistently a disaster, especially on Monday mornings. Coffee spills all over and supplies are coonstantly out. The hallways and elevators smell like weed early in the morning. And residents are constantly speeding in the parking garage. Explains why everyone's car is dented, scratched or dinged lmao. Never once figured out how to work the TV's on the property. Guess you have to have Apple TV. Team Android here. Let's get to the part that isn't talked about...money. Attached is my actual bill that I receive every month and am forced to pay a $7.25 service fee to receive it. Outside of rent, you're forced into paying for VIP trash service. Which is cool but I was constantly receiving notes from the staff about not taking more than 1 bag or a pizza box not being broken down. Mind you, there is a trash and recycle room on every floor. Why do I need to pay $420 a year for trash pickup? $60 a year for pest control. Didn't see anyone in my 13 months spray for pests. But I did see mold in the gym by the elliptical machines so maybe resources should be allocated to that. Sewer and water bills aren't clear on usage. And you pay $100 a month for unassigned parking in a pretty full garage unless you want to park in the lower level. In all honesty, the garage is like bumper cars. And finally, my last gripe is the move in/move out procedures. In my previous experience when moving into a new building, I am sent an email about location of the loading dock, 2 hours the freight/service elevator will be blocked off for my exclusive use to move (there's 5 elevators in this building) and blocking of a parking spot nearest to the freight elevator to facilitate a quicker move. Did the Victor do any of those things at move in or move out? Nope. Not even a simple automated email to let us know about expectations about key return and security deposit/remaining rent return. Oh and if you move out on a day that isn't the 1st or the 30th, you will still be required to pay an entire months rent and wait for a refund. Again, in my previous experience, rent is prorated for the days you live in the apartment. Why pay a full month rent if you only stay a week out of a month? Again, the stupidity and rigidness here is frustrating and comical. I repeat, don't live here. Stay somewhere that is more organized and cares about their residents outside of trying to charge them for every little thing. Unfortunately, we have had many water leaks from the ceiling and the recessed lights. After yesterday's storm the "fixes" that the maintenance crew used previously have failed and the ceiling has caved. The water is now spreading in the ceiling to multiple rooms of the penthouse causing massive leaks and water build up. This is now impacting apartments below us. The maintenance crew has been unresponsive for mitigation actions. They will not cover any of the furniture or tarp the failing roof areas to mitigate further damages, after multiple requests. They have also used our beautiful china and our trash cans to catch water from the leaks. Finally, no one will speak with us about the remediation plan.

Despite having access to the city's minimum safety guidelines, Aventura chose to open a dog park that is well below those standards and with other potential hazards. The fencing is 48"-50" in height (60" min recommended). There is a single gate (double entry recommended) with only a lightweight fork latch to secure it. There is a second unlocked gate leading to the Newstead bridge and a sharp drop off onto the exit below. There are two benches positioned along the fence that significantly reduce the effectiveness of the fence. With the assistance of these poorly placed benches, a dog would only need to jump 15" to clear the fence. At the beginning of May, I emailed the Regional Manager at MLP Management about basic rules related to the dog park and was told that there simply aren't any. Her same email included that alcohol consumption is allowed and that guests of residents can also use the dog park. Vaccination records for pets are required prior to moving in so allowing random dogs to share the same park seems unwise if you truly care about the safety of your residents and their pets. So, if having an easy access dog park is important to you, research the housing in the surrounding area. There are bigger spaces for less money that include small fenced areas. You can then use the savings to join the Forest Park Dog Park which is a much safer play space for you and your pet.
