Moving and buying a new home is a bigger task than most people understand, and Jay & Mindy will be there day and night to make sure everything goes as YOU expect. We tried for 4 months to sell our home with Ebby with no success. Their only suggestion was to "lower your price by $20k". You see $20k is a lot to you but not to a realtor; it's $600 in commission at the end of the day. Jay & Mindy don't operate in this fashion. Jay & Mindy sold our home at $15k above the Ebby listing price in 36 hours! Love these guys! I will never use another realtor as long as Iive in an area they are willing to buy/sell in :-)

I live next to one of their developments that is currently under construction. They are the worst…read moreneighbors to have by far, far beyond living next to even normal construction. None of their construction workers speak English, unless you count the derogatory comments they make towards me at all times of day. Taking my dog for a walk, bringing work materials to my car, pretty much any time I walk in or out I am sexually harassed. They are also incredibly dirty! There is a fence dividing the properties but you would never know it due to the amount of 8x10' pieces of ply wood, trash and nails that are constantly on this side of the fence. Last wk, my dog was chewing on a nail and this wk I have a nail in my tire that I now have to get replaced bc of them. They also leave trash from their lunches in the bushes, all over the street and on our stoop....which we then get emails about cleaning up from MY apt management company even though it is entirely out of our control. Management is unresponsive. I highly recommend not paying the $1Mil price point on Clark st. for the now certainly mold infested property that has been flooded for the last 6 months while all of the wood (internal and external) has been exposed the entire time. My fiancé and I will never purchase a property you develop now that we know all of the corners you cut.

Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
