    Bathroom showe
    Df L.

Graeme has remodeled three rooms for me, and I cannot sing his praises enough. He is patient, hard-working, creative, and helpful. I wish I could give him more stars!!!!He remodeled our bathroom first, and I had a very specific, not exactly easy design in mind. He took me to various tile and flooring places trying to find material that matched my idea, and always offered creative ways to get what I wanted out of the design when the materials didn't exactly match. When we needed our second bathroom remodeled he was very busy and I was impatient so I had someone else do it, and I really regret it. So when we needed our kitchen remodeled, I knew that I would call Graeme and wait until he was available, because I knew it would be worth the wait. Again, I had an idea of what I wanted and again, he very patiently guided me to different tile and flooring stores, coming with me if I wanted to offer advice. He has an excellent eye for design and knows his business so well, steering me away from materials for my counter, for example, that would stain or be damaged by heat. When I finally found the slab I wanted (after looking at hundreds of slabs!) he came with me to slab store and figured out how he would have the slab cut, for maximum use of the slab, but also so that, for example, the kitchen island would be highlighting the portion of the slab that had some beautiful patterns on it, and so the cuts would be minimum and impossible to see. Graeme has great subs who work for him. My backsplash idea was a little complicated, but his tile guy had no problem figuring it out and did a brilliant job. His painter was great, but Graeme actually made him re-do some painting because he saw some flaws, that frankly, I hadn't even noticed. His cabinet guy is a true artist and my new cabinets are not only beautiful, but have really wonderful features like very strong pull-out drawers, spice shelves, and some terrific pull-outs for a corner cabinet where I store the pots and pans. He has a wonderful flooring guy who did a great job too. My kitchen is so beautiful, every time I walk in I am struck by how much I love it. And Graeme planned the remodeling really well too, minimizing the disruption to our lives, for example, leaving our old sink in for as long as possible after everything else was demo'd, and finding a place for our refrigerator so we could still access it. The kitchen remodel required a wall to be pushed out 30 inches, so Graeme also needed to remodel what was the existing living room, which became 30 inches smaller. It had a fireplace there, which as a result of the room becoming smaller, the fireplace was no longer centered in the room and looked awkward. Graeme really applied himself trying to find a solution for that problem, and finally came up with the idea of a fireplace insert, a narrow insert that he could then center better in the new room's space. But to do this, he still needed to literally remove big chunks of concrete from inside the existing chimney to make room for and center the insert. It was hard labor! All the way, he continued to give me good design ideas, such as the size and style of the floor molding for example, something that would match the style of the new kitchen, and advising against molding around a cased opening I asked him to create, as it would look too busy. Every step of the way Graeme was there to offer ideas, support, advice, along with just giving me the most beautiful new kitchen and the new room I call my 'reading room'. Along with the bathroom he created for me, these are the most beautiful rooms in our house! I cannot recommend Graeme enough! I am so grateful for all his hard work!!

Graeme started work on the house in 2005. He did a beautiful job on the kitchen, so we hired him for other projects over the years. Here is a partial list 1. Removed exterior wood siding and insulated the walls, then stuccoed 2. Rebuilt the front balcony. 3. Replaced windows and sliding doors with double pained glass. 4. Re-plumbed the house for more efficient hot water uses. 5. Added soft water system 6. Upgraded entire electrical system with 200 amp and all outlets are grounded. 7. Re-tile floors in kitchen and family room. 8. Replace sewer line to the street. 9. Remodeled bathrooms to make it ADA compliant. 10. Remodel master bath. I would highly recommend Graeme and Brilliant Construction for any job on any residential building.

    Amazing work by Brilliant Construction.

After working on my small music room project with Mr. Graeme Chapman of Brilliant Construction, we have been working with him again to remodel our entire house. The work he has done for us is amazing. Our house was built by him with a lot of passion, detail, and love. Graeme is a combination of builder, designer, artist, great communicator, and problem solver. He is very detail oriented and cares greatly to get "Brilliant" work done for you. Over the past few months, he has demolished most of my house, and built it up to amazing standards. We received an "A+" for our final inspection from our building inspector, and every person that walks into our house is amazed at the great work that he has done for us. The end product is an amazingly well built custom home, and if it was in a different neighborhood, it will definitely be worth a couple million dollars. His fees are fair and reasonable, and I would even say on the lower side compared to industry average. Since there is only one Graeme Chapman, you will be lucky if you can hire him as your contractor. He's done an amazing job with our house, and it has been a great pleasure working with him.

Some shoddy pipe work done by a plumbing company left my kitchen with water intrusion and mold. A mold removal company ended up knocking out the entire exterior wall of my kitchen and parts of my kitchen cabinets. To make matters worst, unexpected rain was forecasted in the middle of the mold removal process, leaving me with just 4 days to build back my kitchen. I had a great experience with Dan previously (bathroom remodel and kitchen cabinet painting), so I called him in a panic. He made time to come out the very next day to give me a quote. Two things I really, really appreciated: 1. His quote was very reasonable. I needed to build back my kitchen cabinets, repair faulty electrical, paint, and install new weep screeds, waterproofing, and exterior stucco. He and his crew did everything with thoroughness and care. 2. He moved his crew around so they could accommodate the tight timeline. Dan's a master at planning, and he guaranteed the work would be done by Friday before the rain on Saturday. Dan checked up on progress throughout and had different contractors out in the appropriate order to meet the timeline. End result? Perfect execution, ahead of schedule, at a very reasonable price. But more than that, Dan is extremely communicative and responsible and takes great pride in his crew's work, always wanting to ensure you're happy with everything. Furthermore, every crew member of his is top notch. They are the nicest and most thorough, hardworking, and respectful team. They take great care in their work and treat your house like their own. Even the clean up process at the end is meticulous! I highly recommend Dan and his team and would use them again in a heartbeat! Do yourself a favor and just call him for a quote. You'll find it's very reasonable and the work will be top notch with less headache and stress than other vendors.

They asked for more money than quoted when they arrived, tried to justify it by saying it was more work than went into the quote, then didn't do that extra work (or if they did, could not explain what it was), and got upset when asked to honor the original quote. We originally spoke about gutter clean+repair over text, and Josh said in writing that would be "$250-$600" including clean-out and resecuring with up to 3 brackets. We also talked about adding 1-2 downspouts in a couple problem areas which would be extra, as would more than 3 brackets.  He wouldn't come out to give an in-person review, and instead asked for a video where we walked around the whole house to show the entire gutter length. On the day of the job, they were 3 hours after the scheduled time, though they did let me know in advance they were running late.  Josh was not there despite saying earlier he would be. The person that did show up reviewed the gutters and said it would be $750, before any downspouts. I asked why this was higher than the $250-$600 range I was given and he didn't seem to know about that estimate. He talked to Josh and came back and said the job was "more work than they thought" including that they'd need at least 4 and maybe up to 7 new brackets. They also only brought 1 downspout with them even though we had talked about 2 possible additions, so that would have to be another visit. We decided not to do either downspout and agreed to $700 to just get the clean and repair done with, given the extra brackets we knew would be extra even though that didn't seem like it should be another $100, as the text has also quoted $25 per new bracket and it might only be 1 more than the 3 included. They finished less than an hour later, and as we reviewed the work, we found they only used 3 brackets after all - they said they weren't able to add more in the spots they had wanted to.  They also said things like that they went around the whole house to fix up the nails all over.  When we pointed out a few nails still sticking out they said "oh we didn't do that side." I said then that it should be at most the $600 I was originally quoted, since they didn't seem to do any extra work or brackets to justify and never gave a straight answer for what was "more work than they thought it would be" other than the brackets they didn't end up doing. Josh was upset we were changing the deal from what was agreed, while I was upset that they didn't do the work that they said was what caused the extra charges. I said I'd be leaving a bad review over this experience and Josh said fine to just give $600 if I was going to resort to "threatening" him over it to lower the price I agreed to pay and implying I was stealing from him when they were "just trying to help me out" with the "discount" they already agreed to of $700 down from $750. I end up giving the $700 to get them out of there because he's right that I did agree to pay that, though I still feel it was under false and constantly changing information about what they were actually doing. And Josh was difficult to talk to the whole time, kept saying that I was making up information like the $600 quote when I was literally pointing to a text message he sent about the range of $250-$600. If you do use them, which I don't recommend, I encourage you to get a firm estimate and scope of work in writing in advance so they cannot show up and then try to charge more or do less.

Right from the get go, it was clear that he is an honest person and gave us a lot of confidence that he will be able to handle the project. We had to wait a few months to get the permit approval from the city, and Micky followed up with the permit officers diligently. He had his team ready to jump in with the demo, and started working on the project immediately after we received the permits. The project took a couple of months longer than expected (in part because we asked for some changes, and in part because Micky had underestimated some of the work). But we did not mind the delay as it was clear that Micky's team was doing the work properly and not cutting corners. One piece of advice: Micky gives you accurate timelines for his material options, but if you want other options then you will have to be on top of it yourself to make sure you get it in time. This is understandable, and once we realized it, we were able to better forecast when certain aspects of the project will be completed. Micky is just an amazing human being - kind, thoughtful, and empathetic. The patience paid off. We now live in one of the best houses on the street (which was previously an eye sore). Our sincere gratitude for Micky and his team. We will seek his company out for future projects.
