The home is immaculate with many custom upgrades and was only sporadically used for a year and a half as a second home. Spouse didn't feel inspection was necessary. In 24 hours, we received an inspection report and photos, which was professional and relatively easy to understand. Additionally, the inspector made himself available for questions. The inspector returned to the property 2 days later for the radon test. BE THANKFUL FOR RADON TESTING, THIS ONE WAS SKY HIGH! What did Cody at Maschino Inspections find? Here's a list of the BIG PROBLEMS (only). Crawl Space: Standing Water (!) due to improper grading and drainage. Negative Grading (back to structure). Siding/Exterior: Exposed wiring. Doors/Windows: Flashing non-existent. Radon: We splurged (spouse did not want to) for the Radon Test. Acceptable is 4 or less. This home has no Radon System and tested at 29! Electrical: A plethora of problems, all fixable. No GFCI's in kitchen, No CO Detectors, Service Area - Knockouts Missing, Exposed wiring (above) Main Panel not labeled, Branch Wiring Circuits - Double Tapping. Heating/Cooling: Main Fuel Shut Off: Corrosion/Exposed Metal. Driveway Grading: Needs to drain away from structure.

The categories of imprtance for problems was also helpful in asking the seller to help fix issues found. For months, I…read morestruggled with an issue caused by two pony walls that were removed when the original owners extended the house. It took ages to get a structural engineer to sign off on it. Then I had a leak and called Don to have Dwight take a look. They sprayed it down, assessed the missing pony walls, and BAM--fixed the issue in just a few days! (For the record, the actual work took only half a day.) Their work was truly incredible. They also walked me through mold concerns, which can be terrifying as a homeowner, but they put me at ease and made me feel like any issue can be solved.
