4 June 2023: WOW! An unexpected surprise in a very positive way. We are looking to purchase an…read morealmost new home built in 2021. The home is immaculate with many custom upgrades and was only sporadically used for a year and a half as a second home. Spouse didn't feel inspection was necessary. In 24 hours, we received an inspection report and photos, which was professional and relatively easy to understand. Additionally, the inspector made himself available for questions. The inspector returned to the property 2 days later for the radon test. BE THANKFUL FOR RADON TESTING, THIS ONE WAS SKY HIGH! What did Cody at Maschino Inspections find? Here's a list of the BIG PROBLEMS (only). Crawl Space: Standing Water (!) due to improper grading and drainage. Negative Grading (back to structure). Siding/Exterior: Exposed wiring. Doors/Windows: Flashing non-existent. Radon: We splurged (spouse did not want to) for the Radon Test. Acceptable is 4 or less. This home has no Radon System and tested at 29! Electrical: A plethora of problems, all fixable. No GFCI's in kitchen, No CO Detectors, Service Area - Knockouts Missing, Exposed wiring (above) Main Panel not labeled, Branch Wiring Circuits - Double Tapping. Heating/Cooling: Main Fuel Shut Off: Corrosion/Exposed Metal. Driveway Grading: Needs to drain away from structure.

He took a lot of time to go through the house with us and answer any questions we had. The report he sent over was very clear to understand and pictures were included for everything. The categories of imprtance for problems was also helpful in asking the seller to help fix issues found. Sam followed up after the inspection and made himself available if we had future questions that may pop up. We also had him do the radon test and water test. I would recommend Maschino Property inspections and would use them again.
