I lived here for two years and loved it! The complex is quiet and the location is very convenient - right off of Mopac and close to Arboretum, The Domain, and HEB right across the road. I lived in both a one bedroom and two bedroom and enjoyed both. I did have a few issues that required lots of maintenance, but who doesn't in an apt complex, right? In my one bedroom, the heater would get stuck on (rather than off) so it would get scorching hot. They came in quite a few times to fix, then it would break again that night. But they were very on top of sending maintenance out to keep working on the unit until it was fixed, even sent in a specialist. In my two bedroom, we discovered black mold behind our washer a month before moving out. Instead of testing the mold for toxins, they just immediately cut out the wall to replace. I admit this concerned me because I still have no idea if I was living in a toxic mold, or for how long. This is the only reason I am taking away the 5th star. read more

Moved in and absolutely loved the property at first. Unfortunately, after it sold, things went downhill fast. Patios are constantly covered in trash, people have clotheslines strung up with laundry hanging everywhere, and residents work on cars in the parking areas. Loud music goes on constantly, and management does nothing about it. The smell of weed is throughout the property 24/7. The gates are left open all day, which brings a steady flow of solicitors knocking on doors. It has become a nightmare to live here, and management could not care less. Emails go unanswered, and even during business hours the office rarely answers the phone. Management spent a ton of money updating the clubhouse to impress prospective residents, but the actual apartments are not being maintained. For example, I had a kitchen drawer that had to be left partially open because if it was fully closed, it would dump all the silverware into the cabinet underneath. Very disappointing decline in what used to be a great place to live. read more

Dirty apartments. Apartments are old but no maintenance work is ever done . It's constantly loud I live near the back but still hear everything it's not quiet as advertised . The tech package sucks you can only use spectrum and it's constantly gone out for days at a time ( not really the apartments fault) But spectrums internet isn't the best imo. A lot of bugs get into the apartment, garage, and surround the front door and charge a pest fee but never actually spray anything . Front gate is wide open a lot of homeless people wonder around at night or sleep around the area. read more

When I first moved in to this complex I wanted to give it a 5 star review but thought it best to wait and see how much I like it over time. Well it's been a year and I can still say this is a 5 star apartment complex. They have a good range of prices and floor plans, the pool and grill area is great, the frisbee golf course and trail are awesome, and staff are friendly and have always handled things promptly. My wife and I lived in this complex for two years. Overall I would not rate them so poorly if it wasn't for the absolutely poor way they care for their ex-tenants after moving out. My wife and I super cleaned out the place before we moved out. We sealed any nail holes in the walls, cleaned all the surfaces & bathroom thoroughly, and steam cleaned the floor. So I was extremely surprised to find a hefty bill in the mail two months after moving out that we were getting billed for a full carpet replacement. I will admit, the carpet had some extremely small stains that I was honestly not very worried about since I believed they should fall under normal wear. But Waters Park apartments is charging us to replace the entire carpet for normal wear. I've attempted to talk with them and sort this out, but they are absolutely not budging. I believe they are either acting in bad faith, or hiding behind the excuse that the carpet had to be replaced because their vendor told them falsely our carpet's condition was worse than it really was. If they were more cooperative and understanding, I would gladly give them a better score. As it stands they are the worse apartment complex I've had to deal with so far. read more

Good location, Domain is close to, and Mopac. However, the place is not safe at all, all gates (2) are always broken, took to fix them forever, and for short time. Also, a couple times mail canter vas vandalized, and management is not in a rush to fix it. Also, it always smelled marihuana on apartment complex, not fun. And the last - apartment management never back my deposit, even if they promised me in 2-3 weeks after I am leaving, the reason is not clear, as I left my apartment in perfect condition. To my question why - there is no answer....so be very careful with this apartment complex. read more

My partner and I lived here for a year, overall we thoroughly enjoyed our experience. The fitness center wasn't open because of COVID, but we were able to enjoy the pool towards the last half of our time there. Any time we submitted a maintenance request, it was dealt with in a timely fashion. There were a lot of water shut offs, but that was mostly because of foundation damage they were working to fix. There's a beautiful trail that follows the backside of the property that makes for some very pleasant morning walks. read more

I was going to leave a positive review because we loved that place, but ending the lease and moving out with them has been horrible! They are so sweet, but once you move out, it's the worst! We requested a "walk thru" of our apartment to double check any issues we might get billed for later, but we were confident their weren't any. We got it professionally steamed, walls cleaned, etc. There were only 2 "stain" spots I was concerned about but it's normal wear and tear (Cleaning solution dripped on carpet). Requested the walk thru MULTIPLE times, was told they would reach out (We has to follow Gary's Schedule and wait for when he could fit us in). They never did. We called to find out why no one called, but it was too late. Their communication is awful and they take forever to get back with you or they just forget. A month later, we find they replaced the whole rug. This is why we wanted a walk thru! So we requested the report and photos....THEY SENT US THE WRONG PHOTOS! So now we wait to see if the photos they send are actually ours. Im honestly having a horrible experience and feel like we are being billed for something not related to us. We left that place SPOTLESS!!! I am OCD and my husband is a clean freak. We have left every apartment we have lived in TOPNOTCH, always had an EASY walk thru and never ONCE have been billed. We are just baffled by all of this. If we knew we left the place a mess and knew the rug would be replaced, we would pay the bill, no problem. But to have this place CONFIDENTLY left clean, to have this happen is ridiculous! Now we have to wait again to see what happens!! read more

I spent two years here... I felt pretty safe, the walls are pretty thick so neighbors shouldn't bother you, and i did enjoy the pool during the small windows of time that the children were still in school. Maintenance was always fast and courteous. The view from my 3rd story apartment was beautiful. All in all not the worst apartment I've ever lived in. Parking situation is absolutely terrible here. They didn't have stickers for residents to put in their windows... So often the only place to put your vehicle at night is the covered parking because the parking is not regulated. Soo if you work night shift or mid-shift like me...go ahead and plan on forking out the extra cash for the covered parking, or accept that you will have to park at the front office and hoof it to your apartment! The company they use (Elite Towing) is the most unprofessional towing service I've ever dealt with, and they refused to take credit cards for their service-which is illegal. So make sure you bring cash to Elite Towing-unless you want to walk a mile and a half up the road to the nearest ATM at CVS pharmacy. I had to finalize my move from GA due to my husband exiting the army. I had a friend who lives in ATX do a drive by, and give us a quick opinion if the place. Staff worked with me over the phone/online to set up everything, which was convenient as hell. All in all if you have the cash for all of the little extra expenses like garage/covered parking/pet rent...this place isn't so bad. read more

I've lived here for 3 years, but not by choice. I moved to Austin sight unseen and had my little brother check this place out. At first it seems charming, but then... Like so many others have stated, this place is a joke. There's been 3 times now, when it comes to paying rent that the office has been wrong. I have also found this to be one of the most expensive apts. in Austin for little amenities. The carpet poorly put together so the seems started coming up after about 2 years, with a very docile dog and two people in the apartment. I've had numerous problems with the plumbing and call the maintenance at least once every other month or so (maintenance staff is very very nice though). The best part is, they have reserved spot for "long term residents" that sit vacant for days or months. We all pay rent there, we should all have a spot, no need to reserve an empty space for weeks on end if no one's using it. Also, the neighbors here kinda suck in my experience. Between tromping around at all hours, parties, loud music, cars driving like its a speedway, it's not the greatest environment to keep quiet and chill out. I've thrown too much money in this money pit to be treated like a clown. This place is a joke, save your money and live closer to downtown (like I'm doing now). UPDATE: after telling us we owed $1k upon moving out for a fridge that was moldy I asked for pictures for proof. They assured us our account would be on hold until we got the pictures. Here we are 3 months later with bill collectors calling telling is we owe them. They NEVER sent pictures, they NEVER sent us more than the initial bill and NEVER attempted to give a fuck. I've been here for 2 years now and I have yet to move out, so this is my "haven't moved out yet" post. The Good: * Fenced in dog park with 2 sections, one for large one for small. * Two swimming pools * Fairly well maintained complex * Pretty solid communication with tenants. * Maintenance requests have been fulfilled quickly everytime we've had an issue * Almost sound proof apartments. I live on the 3rd floor and very rarely have I heard anything to the side of us or below us and if we do hear something, it's muffled out by ANY sound you make in your apartment The Bad: * I've had to have maintenance out more than I would care too. * The AC in my unit sucks and they've done little to actually remedy it outside of switch out the AC filter and tell me to keep all the doors in my unit open.... * People don't pick up after their dog and I see the same people with their dogs off the leash all the time, even though I've called and complained about it. * They've increased rent twice recently * The parking is awful. The worst in any complex we've lived in. The Ugly: * It's gotten to the point where even though they're one of the cheaper apartment complexes in this area of N. Austin, they also have some of the least amount of amenities offered. * Though the pool is closed at 10pm every night, there are still kids out there until about midnight screaming, yelling and jumping into the pool. The parents think that since they are out there with them, that nullifies the fact that at 10pm you need to stfu and go back inside. * My electric bill during the summer tends to reach over 300 dollars a month because the AC has to run 24/7 to keep my unit at 75 degrees, which isn't all that cool to begin with. Considering what we are paying now and what we get for it, we are starting to look elsewhere. The're are cheaper options for what we want and I imagine the other complexes will have an AC unit that won't cost me 300 bucks a month to run. read more

We love living here. The staff are always friendly. The grounds are always cleaned and the pet stations are always stocked. We had to put in an emergency service request on Thanksgiving that got taken care of immediately. Delane is always making sure our apartment gets taken care of right away! I honestly love my little apartment. I did everything online (including leasing) and don't regret it one bit. The complex is very quite and there are so many trees around. I love my green belt view and vaulted ceilings. I wasn't expecting to have black appli es and granite countertops so that was a fun little surprise. Picking up the keys was as easy as pie. I had a great experience. I'm defiutellooking forward to living here. 11/10/18-Updating my review. I was falsely accused of having a cat and received a nice little email saying I was in violation of my lease and I would be charged $100...are you freaking kidding me? So I call the office and whoever lied and said I have a cat "doesn't remember" why they said that. Again, are you freaking kidding me?? If you're going to accuse me of being a sneaky lease violator, you need DOCUMENTED proof. I have nothing that would be indicative of a cat living here, nothing!! Because I don't have a cat! This incident completely turned me off and left a bad taste in my mouth. I would love to have a chat with the person that said that!! I don't know why this particular incident rubbed me the wrong way, but it DID. read more

Waters Park was one of my favorite living experiences as a renter, until they completely screwed me over when I moved out - to the tune of over $1000. Instead of owning up to a gross miscommunication and mistake that went unspoken of for over a MONTH after I vacated, their office staff (looking at you, Dylan B.) offered no apology or even acknowledged any wrong doing on their part. Instead, I got talked down to over the phone and told I had been done a "favor" when I was rightfully upset about being misled for weeks. Absolute horrible customer service for a resident who made timely rent payments for 18 months, and sat without running water in my home for 10 days during a winter storm last year with nothing to show for it but a slew of apologetic emails from the leasing office. Most people write reviews for bad experiences at apartment complexes so I thought I'd write a happy one. I just moved in earlier this month and could not be happier with my decision. When I was looking for a place to live my biggest criteria was good management and the staff here have been so wonderful! Allison in particular is super nice. So far I've had 2 minor maintenance requests and both have been addressed the next business day. The complex itself is right off Mopac, but you would never guess it - it's so quiet. At night I can hear road noise but its pretty distant. The people that live around me are really quiet and courteous as well and it seems to be that way for much of the complex. Very rarely do I hear loud parties or music which is a welcome change from my old place! Overall I'm so glad I moved here. I hope my review doesn't change in the coming months but based on my experience so far I doubt it will. read more

I lived here for one year and have no complaints. If I wasn't moving out of the city, I would've stayed here longer. The apartments are older, so of course fixtures aren't the newest and you may have a little noise from neighbors occasionally, however it is maintained well and in clean, good condition. The property is beautiful and green, and maintained well also. All of the staff from touring the property, any maintenance request, etc... until the day I moved out were courteous, friendly and prompt. Neighbors were respectful and friendly as well. I can't say enough good things about Waters Park. Highlights include: Great location- Parmer and Mopac makes for easy access to the Domain, HEB. The back gate leads to a quiet, residential street, great for avoiding traffic, walking the dog, etc. Balcones Park is in walking distance. The grounds- surrounded by trees, landscaping is very well maintained. The maintenance crew keeps everything clean, they pick up trash every morning, clean the pools and grills. The staff is friendly and helpful, maintenance requests are always completed timely, the community is very family and pet friendly. I have always felt safe and at home at Waters Park. Standout features include: 2 dog parks, a walking trail, disc golf range, 2 pools with grills. Covered pavilion by the back pool with table, ceiling fans, bathroom, built in grill and sink. I've lived in many apt complexes and always find the pools and grills are not maintained. I see the maintenance crew cleaning the pools every morning and maintaining the grills so that they are always clean and fully functioning. They are all hooked up to a gas line so using them is so easy, just turn on the gas and you're ready to grill! read more

Pros: deer, trail, greenbelt, right off Mopac, maintenance is fast at dealing with issues, management will talk to annoying neighbors (ie kid shooting a bb gun, loud huskies barking in the next apartment over) Cons: SWAT team showed up with 2 vehicles one morning around 7am for a drug bust with a loud officer yelling in his megaphone, cops were there all day, then CSI showed up (I know this could happen at any apartment, but it hasn't at any I've lived in the past.) It really is true they kill you on exit costs when you move out, and the parking is horrible. We lived there less than 6 months, and they're charging $424 to replace the carpet. We did have 2 dogs, but we wet vac'd the carpet on move out, so I believe it was cleaner than when we arrived. They also charged $20 for drip pans to be replaced, is that our responsibility? I believe they had extra $ for the dog deposits, so they just decided to take advantage of the extra cash. read more

I love living here. I have had nothing but good experiences with the office staff in my years living here. Allison is fantastic has been a joy to work with from signing my first lease to signing my third. Maintenance happens quickly and professionally. The location is perfect and I get everywhere I need to go quickly thanks to quick access to mopac. Neighbors have been friendly and I rarely hear them inside my apartment outside of occasionally hearing footsteps above me. I even work in south Austin now and still prefer to stay here. read more

I lived in this complex for five years and absolutely loved it. I was very sad to leave and I'm sorry to see the negative reviews. First of all you can't beat the location. Right off Mopac but tucked away so you don't get all the highway noise. The complex itself is beautiful. Very green as opposed to the concrete jungles that are other complexes in the area. They do a really good job of keeping up the community. There is regularly some type of reconstruction going on so the apartments never get run down. The apartments are also beautiful. They update the features to keep them modern as people move in and out. Walls are thick, rarely heard my neighbors and I know I had some wild ones at times. Maintenance staff is good. Things are usually fixed within a day or two. As someone else mentioned, my apartment was rather warm in the summer. But it's Austin TX and I lived on the third floor. I think that's to be expected. My neighbors on the first floor noted their apartment was actually rather cool in the summer. The first two times I renewed my lease, the rent actually decreased. They say they keep the rent at market rate, and obviously they don't just do that when it financially benefits them. Parking was hit or miss. There were times when more couples (i.e. more cars) lived in the complex and it was hard to find close parking late at night. And there were times when more single people occupied apartments and there was no problem with parking whatsoever. I'd rather walk an extra fifty feet than have to deal with parking fees and visitor lots like other places. If that matters to you you can buy a carport or a garage for a decent price. Or a house... But I digress. The leasing agents have all been fabulous. There's always a friendly face when you go in to pick up your packages, and they host tons of get togethers throughout the year where you can meet your neighbors and win prizes. When I've had issues (increased rent, dirty neighbors, etc.) all I ever did was mention it and I feel like they took care of me. Finally, I meant to write this review before I got the final bill for the "damages" because I was prepared to have a negative experience. I didn't. They were more than reasonable on the walk through. Love and miss Waters Park. Would definitely move back in a heartbeat. read more

We have lived here for over 2 years now and LOVE it! Staff is always friendly and keeps us updated. Maintenance is always courteous and prompt (many times responding on the same day). I have lived in 4 different complexes in Austin over the past 3 years, and this is the first one I don't want to leave! The grounds are well kept, my apartment is nice and spacious, and they have been very prompt with all of my maintenance requests. It's also a fantastic place for my two dogs since there are so many green areas to walk, poop bags provided, and two dog parks. So here is the deal, if you ride a bicycle you should not live here. If you wish to visit a friend who lives here and you choose to ride a bike, rather than drive, you must roll your bike into the apartment of the friend. How am I to expect my friend to accept my bike into their apartment when I come to visit when the apartment is under 600 square feet in the first place? I called to confirm that if I want to ride my bike to these apartments that I would be subject to them cutting my lock and removing my bike if I do not bring it into the small apartments with me. I was told they have no bike parking and will not allow you to hook it to any of their structures. When I called, Allison wanted to argue that it made sense to the apartment because if they let people lock their bikes up outside, then there might be bikes EVERYWHERE, oh no. I asked her to provide this feedback to upper level management to which she laughed off and said "sure". Screw Waters Park, there is no good reason to live here. read more

Maintenance responded to our needs in less than 2 hours and had a handful of problems fixed fast!! Good team. Pools are a little small and could use upgrade. Sometimes there's party kids in groups smoking and drinking in the pool. The front pool is better. Parking is ok but some nights I've had to park 5 or 6 buildings down. I live on the 3rd floor and, although you get high ceilings and lots of light and a huge floor plan for a good price, ac constantly runs to keep it at 76 degrees and the fridge is pretty old and small. The sinks are a little shallow too. The bathrooms are awesome with lots of storage! And the rooms have huge closets. Overall it's a pretty old complex and needs some major upgrades but then again it's pretty nice for the price you pay to be right on mopac and close to some major shopping areas. read more

The office personnel have always been polite and professional and the maintenance crews have always been prompt about responding to service requests. However, the quality of the renters has declined and it's starting to show. People speed through the complex , disobey the traffic signs, and litter the premises. This place used to be wonderful place to reside but now it's on the decline. I guess all good things must come to an end. read more

The office staff is great, we are always notified immediately if a package comes in and when there are maintenance issues and such. They are quick to respond. The only negative we have is that the rules are not heavy enforced for parking (since this is Austin and its not always possible to find a parking spot) but this doesn't affect us that often. This apartment complex is like a safe haven in the middle of a city. The greenery reminds me of Disney World resorts, the pools are decent, and the buildings are nice. That being said, we did have difficulty when we came in 2 years ago because their online payment system is counter-intuitive and would cost you more money than iot's worth. read more

My boyfriend and I are so happy that we chose Waters Park as our new home. The price was very reasonable for a 2b/2b (especially compared to our last apartment in South Austin). We have a 3rd floor apartment, so we have a fireplace that we got to thoroughly enjoy this winter. We also have a balcony that looks into tree tops--it's the most private apartment I've ever been in. And the sliding glass doors to the balcony are huge! So refreshing to have a lot of natural light in an apartment! I would absolutely give it 5 stars if not for the parking situation. It's a very big complex, but either there's not enough parking spots, or people have multiple cars and never move them. Some of the spots are pretty tiny, and there are some pretty inconsiderate resident that intentionally park over the line, taking up 2 spots. We've thought about getting covered parking, but we hate that it seems like we're forced to. All in all, I love living here. The staff is super friendly (shout out to Allison, who has been so sweet and made our moving-in experience easier and truly made us feel welcome. Plus, easy access to Mopac and 183. And I-35 is just down Parmer. I highly recommend living here! read more

My family has recently moved out of Water's Park when we purchased our first home. My husband moved here back in 2012 and I was added to the lease in 2014. He lived on his own in a 1 bedroom, we moved to a two bedroom with the arrival of our first child and lived in a three bedroom for the last two years. A couple of pros: The grounds have a lush forest space that is very nice to walk through. Two ample dog spaces for pets. Reasonable prices for rent considering the area. Looking at comparable sizes for apartments in other rental properties, Water's park is a good deal. Shopping, groceries and other fun places are within a 3-5 min drive, including a local green space for those who love the out doors. You can sometimes catch a glimpse of a deer. Staff has always been very nice and responsive to any and all issues. Sometimes water's park hosts party's or potlucks with yummy food and fun. Cons: Appliances are dated. Dishwasher pegs were constantly deteriorating or falling off completely. Air conditioner never reached the bedrooms but blasted the living room. We periodically adjusted the vents but it never seemed to do the trick. We had to purchase extra fans for the master and one of the bedrooms. During a particularly sharp cold front the heat in the apartment could not handle the demand. We had to purchase an extra heater to make sure our child had heat throughout the night. Her bedroom was above the garage and therefore was not insulated very well, which made it worse. The fridge is tiny, barely enough space to fit food for a week for a family of three. That being said, our electric bills would sometimes be very large. The electric bill in our home with twice the square footage and comparable hot weather is half what it was at Water's Park. The blinds on the sliding doors never stayed put. I hate those blinds so much. The dog waste and loose dog situations is something to mention. While most residents were decent people several times there was a loose pet or poop made my life a little more annoying. Final verdict? I would recommend Water's Park, however the savings you may get with the good deal that is Water's park, you may have to make up with electric bills during extreme weather months. read more

Recently moved out to our Home after a year here in Waters Park.. Allison was great with my many calls from NY to get us set up! Once here, the office and crew were great! Any problems were taken care of in good time frame. The grounds are great, the apartments very nice and quiet. One big beef that bothers me to this day is the 27 page lease, and only tough as it's not policed at all? We left two dogs back home as they were on the "banned list". Yet once here we found probably every dog on that list in this complex! Feeling like obeying the rules like I was raised was wrong?? Also left the grill back, but the only one not with a grill on the balcony? Speeding in the parking lots, and One-way/Do not enter are not obeyed by many. My truck was totalled in front of my garage! Yes, true. Residents and management need very much to get the rules down, and if it's Fines or Eviction to fix it.. serious infractions should change. I'd strongly suggest they set a manager in building 3, You'll see it ALL... Traffic infractions in front, and the dogs not allowed in the back. Without these issues, I'd be entirely happy there. read more
