They are poorly responsive about maintaining and fixing anything broken. When I moved out, they charged me to replace all the carpet even though the carpet was over 12 years old. When called on it they basically said too bad. They charged for a deep cleaning even though I had the house cleaned before I moved out. They will repeatedly lie about what they did and why. They wait until people move out of the area and would have an extremely difficult time taking them to small claims court. My AC had to be constantly repaired due to its age. They also did not inspect my rental until weeks after I moved out. Just don't use them.

Lost our 400.00 "deposit" and we didn't even move in. Terrible business practice. Since the first…read moreinteraction, Gina and Stephanie displayed an unapproachable demeanor. They acted as if they didn't want our business. We gave the benefit of the doubt because we really needed the apartment. We were approved and they stated they called us however we received no communication whatsoever. The bare minimum has been done as far as customer service. Our lack of knowledge and desperate need for an apartment got taken advantage of. We should of asked more questions before putting $400.00 to hold an apartment for almost 2 weeks. We haven't even seen the apartment or signed anything before deciding this was not going to be a good fit. We had an awful experience since the beginning and only entertained it because we really needed a place. I never felt like another "commission check" to someone. My husband and I were kind and pleasant since the start. We didn't deserve this kind of treatment and now we are out of $400.00. Stephanie didn't even try to work with my husband when he called. Stephanie just said "we would be forfeiting it". Doesn't seem fair. We never saw a paper disclosing a non-refundable deposit and it was not disclosed. Awful experience.

It is sad when you are the tenant and you have to adjust your living conditions to THERE specifications , it is not about having any comfort after a hard day at work it is simply as long as the land lord is happy then you are happy. I simply do not recommend this place to anyone.

ARD Property Management took over control of Greentree Apartments in 2025 and promptly fired our…read moreprevious award-winning manager, Stacey, who is referenced in so many positive reviews for this place. The new manager is extremely rude, has zero respect for tenants, and even openly mocks Christians. He engages in petty retaliation if you turn in a complaint while endlessly complaining himself. Every neighbor I've spoken to is unhappy and the ones that haven't already moved are looking for somewhere else to live. Don't be fooled by the sign by the road. Rent can currently be as high as $685 a month and does not include any utilities. Inspections are now monthly instead of quarterly, as is pest control, so be prepared to have multiple people going through your apartment every single month. Follow-up inspections are also common if you dared to complain about anything that required the manager to do something besides count money. The new management company also decided that tenants that live alone are no longer allowed to have a two-bedroom apartment and put EVERYONE currently living alone in a 2BR on a list to be kicked out. It doesn't matter how long you lived here before they took over or if you're disabled or elderly. They go out of their way to hide negative reviews like this one since the takeover, going so far as to have Greentree Apartments removed from Google Maps entirely (which had YEARS of positive reviews mentioning Stacey). Today this place feels more like a cell block than a home. I will be joining the dozens that have already fled to greener pastures.

I am normally not one to single anyone out or request for a specific person in handling my business but at Coldwell she has made everything in our renting experience smooth & convenient so she deserve a wonderful review to be displayed & some recognition. I am very impressed with her professionalism & overall work ethic in finding us a home & also properly managing the home as well. She keeps both the renter & the landlord in mind which keeps everyone on the same page & happy. A lot of time when renting this is a big issue but no matter how big or small, she handled it accordingly to fit with our busy schedules. She is by far the best property manager I have had in since my time renting. Anytime there is a problem she makes sure to address it & is very accommodating in taking your needs into consideration when find a home as a renter. Coldwell gets 5 stars for Vicki :) !
