The new manager is extremely rude, has zero respect for tenants, and even openly mocks Christians. He engages in petty retaliation if you turn in a complaint while endlessly complaining himself. Every neighbor I've spoken to is unhappy and the ones that haven't already moved are looking for somewhere else to live. Don't be fooled by the sign by the road. Rent can currently be as high as $685 a month and does not include any utilities. Inspections are now monthly instead of quarterly, as is pest control, so be prepared to have multiple people going through your apartment every single month. Follow-up inspections are also common if you dared to complain about anything that required the manager to do something besides count money. The new management company also decided that tenants that live alone are no longer allowed to have a two-bedroom apartment and put EVERYONE currently living alone in a 2BR on a list to be kicked out. It doesn't matter how long you lived here before they took over or if you're disabled or elderly. They go out of their way to hide negative reviews like this one since the takeover, going so far as to have Greentree Apartments removed from Google Maps entirely (which had YEARS of positive reviews mentioning Stacey). Today this place feels more like a cell block than a home. I will be joining the dozens that have already fled to greener pastures.

As a seller who sold a home to this agent's buyer, all I have to say is run from Kelsey Payne. I would never recommend her to anyone based on her inability to communicate effectively, constant excuses as to why things are not accomplished and then complicating the closing process with demands not outlined in the contract written BY HER. First red flag should have been when she made a typo in the initial offer 100k under asking. For more specific details, continue reading the essay (lol) below. The earnest money was not received by our attorney for over a week. We received notification of items that the buyer wanted completed per the inspection. Items were completed immediately except for a simple cosmetic request (a quarter sized hole in a door) which was not required per contract. When we tried to scheduled our closing, our attorney reached out and was told the buyer didn't have the money and that we had never fixed the inspection items. Kelsey had been notified of completion days priors. At this point, I called her directly. She said that she wasn't able to answer calls because she was at a conference (she was at market for her clothing boutique). I was told the cosmetic issue on the door was the reason they would not commit to the closing time. I agreed to replace the door in exchange for a time commitment. A follow up email was written to confirm closing time and again, she couldn't commit. I reached out directly to the buyer and he confirmed time and date immediately. Finally, the worst part of all. 10 minutes before walking in to close, we received notification that our buyers were not happy with the condition of the home, and would not be closing until remedied. The home was swept, vacuumed and wiped down. Supposedly, the buyers wanted us to patch and paint every nail hole in the walls along with fixing dirt patches in the grass. These dirt areas had been a part of our property the entire time we lived in the home. Again, none of this was mentioned in the contract. Kelsey continued to say that it is a new home and should be in new condition...it's 3 years old and has been lived in the entire time. She then to threaten us with not closing and say she hates working with for sale by owners. Unfortunately, for her, one of my good friends owns a very successful real estate company and was able to guide me through all of the shenanigans. Finally, the closing funds were not wired prior to closing. Can we say "Amateur hour??!" Attorney had them do it while sitting in his office since it should have received prior. We have sold three homes for sale by owner and have never had any of these issues with any of our buyers agents. None of our buyers agents have complained we were selling FSBO since we still pay commission for them. Our attorney also agreed she was one of the most difficult agents he has worked with. She made it very difficult to get anything accomplished. I'd like to know if she handles all purchases this way or it is simply because she "doesn't work with for sale by owners". Since she has "sold 80 homes in the last 3 years", you would think she would have her crap a bit more together. But what do I know? I'm just a home owner who's sold 3 homes by myself when this is not my career. Good luck to anyone who decides to use her as their real estate agent or has to deal with her in general. Horrible!

She walked us through the complete process, holding our hand every step of the way even when we drove her crazy with all our wishes and wants for the small amount of money we could afford. She found us a home we absolutely love. This is the woman you want finding your new home... she treated us like Family...

The management is very friendly and is always helpful. The apartments and grounds are very clean and well maintained. We always felt safe here as well. We worked at Ft. Rucker and it was only 15 minute drive to work. Make sure you schedule an appointment with the management because they are usually pretty busy. It's pretty difficult to get ahold of them on the phone so consider email or leaving a voicemail.

Hollye who works in the front office is horrible. Horrible attitude and extremely disrespectful. I will ask a question and she will be snarky. I can write a whole post about her, but let's move on. It's kind of a hit or miss with the neighbors. We landed on the third floor of phase 2, and the neighbors underneath us complain that my dog (who is on the lease) plays too much. Like, running around. He doesn't even bark... he is practically mute. It's so ridiculous that they have called the cops on us for my dog running to grab a toy and coming right back to me. Hopefully you will have better experience than I did. (The courtesy officer didn't even bother to hear what we had to say) Also, maintenance sucks. Our washer was broken for the first month of being here so we had to put in a million service requests in order to be able to wash our clothes. The maintenance guys bang on the door like they are about to kill us (literally, that loud). And if you're in the midst of getting out of the shower and trying to find some clothes to throw on, which takes a bit, you can usually here them throwing a fit outside of the door. Oh yeah, they never give you a heads up that they are on the way. Sometimes they will walk right in. They've also gossiped about my living standards to the front office. A couple of friends of mine brought their cats over for a play date with my dog (pretty weird... i know), and when we left for lunch, they came in my apartment unannounced and told the property manager that there were unauthorized pets at my space that were getting "in their way". would've been nice to have a heads up so i knew ahead of time... the property manager also did not disclose to the tenants that there was a moratorium in place for alabama during COVID, and that rent could be paid later when the economy had opened up. my fiancé and I scavenged for money after being laid off to pay for rent on time, and after the moratorium ended, we ran out of funds. we just got new jobs at the time and we told the property manager and she basically disclosed to us that we had a week to gather $900 or else we had to get out. they truly are not understanding about anything. I would like to wrap up this long, but very necessary post by saying this: there are places here in dothan that are better, cheaper, and well-managed. don't make the mistake i did and sign the lease once i got approved. explore your options! good luck!
