"Holy Tranquility Batman!"…read more I've learned NOT to trust online reviews when looking for apartments because 9 out of 10 times you will likely find crappy/bad reviews from tenants that cause problems or were the cause of problems. In my apartment search online reviews were not helpful at all so hopefully this is helpful to someone searching because searching for a new home can be so stressful. First off if you are interested in this area you're moving into a really nice neighborhood of working class people so if you find it expensive then you probably should be searching for a home in the ghetto areas with high crime rates. I much prefer the better hard working nice neighbors. Sure that doesn't mean everyone you live near plays nice and in some cases just might be outright grumpy cause they don't get laid enough. LOL! In all seriousness, I love living at these apartments. The staff that runs the property have been (and always are) super nice with all my interactions from moving in and getting the occasional maintenance. The two instances my smoking hot babe & I needed maintenance in our home it was super quick!! We didn't need to pull teeth (i.e. nag/follow up) to get anything checked/repaired and the maintenance personnel is super nice. Property grounds are kept stellar! The property is pet friendly and with so many pets (i.e. dogs) you don't often hear the dogs barking much or at all. Leases contain standard legal jargon so unless you plan on blatantly damaging the space you rent, you should have nothing to really worry about when you move out. The complex does have rules but they also manage like a hundred different apartments housing people from all walks of life with various personality types. The rules try to strike a balance to appease everyone but you can't always make everyone happy. If you don't want rules or possibly that one impossible neighbor that I think many people experience a few times in a lifetime; just go buy a house. The only negative I can think of is parking but I guess that's a negative with any apartment complex such as this one. You get your assigned spot but any secondary cars go to guest parking and in the late evening parking can be scarce within close proximity to your apartment. But as I said this is a working class apartment complex because at 5AM when I leave for work most cars are gone. If you can withstand lots of neighbors and some quality of life rules to help keep the place tranquil stop in and see some of the spaces available. I often sit outside and it's always really quiet and peaceful. Oh yea! Did I mention this place has a swimming pool? How bad ass is that?

I would review your lease and/or ask for a standard lease. There are a lot of terms that are not…read morebeneficial for the tenant.

New management!!…read more I've had such a great experience living here! Delilah is one of the kindest and most helpful people I've ever met--she walked me through every step of the moving process with ease and made me feel truly heard without any judgment. Julius is an amazing property manager who makes sure any issues are addressed and resolved right away. Because of the way they manage the property and how easygoing and supportive they are, I've recommended this complex to so many people. Couldn't be happier with my choice to live here!

BELIEVE THE REVIEWS! This place is THEE worst! The leasing agents discriminate against potential…read moretenants, choosing not to rent to those who are disabled, or who receive any form of public assistance. This is illegal and violates the Fair Housing Act and New York Human Rights Law. They make their own rules and guidelines for those they discriminate against, claiming that a disabled individual who cannot work MUST have EARNED gross income that is at least 3x the proposed rent. I'm supposed to believe that tenants in a 3 bedroom unit are expected to have an annual income of at least $70k meanwhile the HOUSEHOLD median income in Middletown is only $39k?! Middletown is a sh1th0le, nobody who has a nearly 6 figure income is going to choose to move there, let's be real. When you reach out to inquire about their illegal practices, they ignore you. Just waiting on them to be fined and sued. Horrible, selfish, people who lie to the less-fortunate and take advantage of others. Disgusting. You all should be ashamed of yourselves. KNOW YOUR RIGHTS; ALIMONY, CHILD SUPPORT, PUBLIC ASSISTANCE, SSI AND HOUSING VOUCHERS ARE LEGAL SOURCES OF INCOME! It is ILLEGAL to refuse housing to voucher holders! If you have been discriminated against by Boulder Pointe apartments by Cole Realty Group, file a complaint with the NY State Attorney General for income discrimination. KNOW YOUR RIGHTS AND HELP TAKE THEM DOWN!
