We have found Robert Patrize to be honest, knowledgeable, organized, and a great communicator,…read morealways working with our best interest at heart. He has worked with us for the past 4 years starting as our Property Manager and then as our Realtor, both as a selling and then buying agent. He guided us through each process with patience, always available with a positive attitude to answer our questions no matter how small. He kept each project moving forward in a timely fashion making sure all deadlines were met even during this Covid-19 pandemic! As our Property Manager, Robert found us great tenants with minimal vacancies in between. He always responded to tenant repair requests quickly and efficiently, providing quotes and documentation. One property suffered major damage from a flood and Robert skillfully supervised repairs over several weeks, relieving us of the stresses involved with the claim process, reconstruction and tenant evacuation. We currently live outside of California and decided it might be time to sell our property in Encinitas. Robert was the first person we called. He gave us a quick analysis of the market trends in the area and suggested the best time to put the house on the market and a selling price that was beyond what we thought we could get for the house. He made recommendations of what simple changes we should make to quickly sell our house for top dollar and managed the updates. We received full asking price almost immediately. Robert ensured the whole process went smoothly. We began looking for another property along the Central Coast when Covid-19 hit! When we became frustrated with the San Luis Obispo Realtor, much to our relief, Robert said he could help us out. He assured us that since most of the processes were done on-line that Covid would not hinder the process and he was right! He was able to negotiate the best purchase price for us even though the property had been pulled off the market and kept the selling agent accountable. He even took a trip up to Morro Bay to assess the property and perform a walk-through inspection. To help us out he took extra time to research the Property Management companies in the San Luis Obispo area, sending us a matrix of the key qualities of each and provided us with his recommendation. We are saddened that our business with Robert has ended and wish we could take him with us to the Central Coast as our Property Manager there as well! We highly recommend Robert Patrize for your Property Management or Real Estate needs.

I also really liked his confidence of how easy the sale of our townhome would be. Joel was not messing around! He sold our place in 4 days!!! What made it even easier was that he was always accessible, never sounded too busy to chat, gave us tips/tricks, and worked with our busy shcedules. The buyers of our property kept in contact with Joel instead of their own realtor. That should speak for itself! Joel is a such a calm, cool guy that we never felt pressured or stressed. He also helped us buy a home that same month. He truly listens and understands that each family and each need is different. He definitely catered to my ever changing wants and never ending questions. Even after the buy/sell, Joel has gone above and beyond by dropping off mail that hadn't been forwarded and has even scheduled inspections etc on our behalf. Now THAT'S excellent service =) We wouldn't have had it any other way with any other realtor. We still keep in contact with Joel and are comfortable saying that we are friends. We'll definitely be using Joel whenever we're ready for the next round of home buying.
