They listed a house in North county for $2600 (which was clearly a low ball) waited for interest/engagement on the ad then raised the price to 4k (which is actually a decent price for the property). Property manager took 4.5 months to return my security deposit, then he charged almost $700 on fees that I still don't have explanation for since I left the house in much better state than when I moved in... when I left the rental, there was no final walk through to review the home details to make sure all was right, pick up keys, nothing, very unreliable. We have found Robert Patrize to be honest, knowledgeable, organized, and a great communicator, always working with our best interest at heart. He has worked with us for the past 4 years starting as our Property Manager and then as our Realtor, both as a selling and then buying agent. He guided us through each process with patience, always available with a positive attitude to answer our questions no matter how small. He kept each project moving forward in a timely fashion making sure all deadlines were met even during this Covid-19 pandemic! Have used Robert's services twice. Once to rent out a condominium and next to sell the same condominium. He had all the personnel necessary to prepare the unit for rental. We didn't have to do a thing and the cost was SUPER REASONABLE. During the rental year we met with Robert ONCE. He took over and kept us informed by email. Condo was rented within the month to vetted buyers who paid BEFORE the due date every time. When we sold he was there again to prepare for the sale. Again, SUPER REASONABLE. Unit sold 4 days after listing, higher then any other listing in the same area, closed within 17 days (agreed that's pretty unusual) and he answered every question within minutes of asking them. Plus, he's has the most reasonable rates around for what he does. You could not do better then Robert as a property manager or a real estate agent and that's from someone who doesn't give complements easily. I hired Patrize Properties to manage my home in San Diego after I relocated to San Francisco. Robert found great tenants who treated my house like it was their own and he handled the (very few) maintenance issues that came up without any headaches for me. When the tenants moved out after two years, I decided to sell my home. I hired Robert to be my agent since I was happy with his management style and knew he would make the process effortless for me. My home not only sold within the time frame he estimated, it sold above asking price. As with any home sale, there were minor hiccups along the way, but Robert navigated them with ease and understood what he needed to "bother" me with and what he could handle himself. WARNING Don't do it!!!!!!! Do not sign your life away. Patrize properties is a total scam! All signing is on line and lease in non negotiable. You will have zero rights as a tenant once you sign on the dotted line . There are several other property management companies out there that will not take advantage of you and will give you a chance to negotiate. In my case the owner of property and Robert Patrize wanted me to name them on a liability insurance policy up to $300,000. on top of renters insurance. We were charged $45/ each for screening (credit check) and Patrize used a software program App! You are entitled to a itemized credit report receipt and incurred costs just to let you know. Also, in the lease, Patrize properties thought they would tell me how to clean the said home regarding furniture, carpet, beds(they require your mattress be in a plastic zipped bag) they also said it was the tenants responsibility to pay for pest control 2x per yr. wrong! That's landlords responsibility!!! Total relief that we didn't sign!!!!! My life would have been a complete nightmare! Hi all, A little about me first: Skepticism on my behalf is always brewing, especially when working with a commission based agent. I knew what I was looking for, and thought "why do I need a real estate agent?" I needed a small investment that I could rent out for a short term and ultimately sell when the market was ready. I did some research, but the only individual that stood out was Robert. I saw his website, and it looked pretty well put together. Although, every home he had on there was way out of my league in terms of affordability. I called anyways and found out that he has lived in the San Diego area his entire life. It showed when we spoke. He had great advice on where to start my search. Clearly there's more involved when purchasing a property than agreeing on a price. Robert knew how to navigate every step of the process. Most of all, he was honest. When he didn't have an answer, and this was rare, he would say "I'm not entirely sure on that, but let me look into it." Anyone can say that, of course. However, he followed up immediately with an answer. Sometimes, not the answer I wanted, but it was what I needed to hear in order to make a smart decision. He was also quick. I would get a response within two days, and as soon as same day. I had the pleasure of working with him on both sides of the table. The first was the purchase of my "investment" home, mentioned above, in 2013. He was able to negotiate the price down by 5% and got me a credit of 2% based on the home inspection and his business acumen. I was ecstatic to say the least. He was very hands on with the closing process and would close any gaps as soon as they surfaced. Let's be honest, all deals get hung up somewhere. He made sure that nothing stopped the deal except for me. I can confidently say that I was his first and only priority during my close. Over the next couple of years, the market moved just as Robert had suggested it would. So I gave him another call in late November of 2015. Guess what he said. "You should hold off until March". When I asked why, he told me that the market still has a few more months of growth, and places in my area tend to sell at a higher price between April and July. I took his advice, and listed in May. After receiving multiple offers, one of which fell through due to the buyer's lender, it sold within a month. I hired Robert Patrize to help me find a townhome in San Diego. He was recommended by friends of mine who used him to purchase their second home. I lived in New York and I wanted to move to California to purchase a townhome. For a year we communicated by email in which I described to Robert what I was interested in buying. I wanted a newer construction townhome with 2 bedrooms/2baths in San Diego for about $450,000. In the summer of 2014 I flew out to San Diego and met with Robert. He showed me around Encinitas, La Costa and parts of Carlsbad. In May of 2015 I contacted Robert and told him I sold my house in New York and I wanted to fly out to San Diego to find a place. He spent several days with me, showing me property in my price range but not newer construction that would not require renovations. A day before I was to fly back to New York I asked him to show me a new listing at 3056 Via Mariposa in Carlsbad. It was more than I had wanted to spend but I realized I was not going to find what I wanted unless I was willing to pay more. I was only able to see the property quickly before I had to fly home. The kitchen and the master bathroom were updated. I was not told that the house was staged or that it had been a rental for the last 2 years (If I knew that the house was being rented I would not have considered buying it). I told Robert to make a bid on the property at full asking price. My bid was accepted. I trusted Robert to be my "eyes" for me because I was still living in New York. Robert hired an inspection company on my behalf to inspect the property. Robert had done construction work prior to becoming a realtor. He was present when the inspection was made and both he and the inspection company assured me that there were no big ticket items wrong with the 1986 built house. Based on his assurance I went through with the purchase. Less than 2 weeks after moving into the house, SDG&E red tagged both the gas furnace and hot water heater. Both the inspection company and Robert failed to tell me that the hot water heater was vented improperly creating the danger of CO2 gases to come into the garage. The gas furnace failed to start due to a crack in the firewall. There was also a crack in the guest bathroom sink causing it to leak when the faucet was turned on and I got a leak in the garage from the roof the first time it rained a little. It turned out that everything in the house other than the kitchen and master bathroom were either original or cheap materials poorly installed. When I contacted Robert he claimed he didn't know anything about the real condition of the house or its previous ownership. He was abrupt with me and that was the last time I ever heard from him. He made a big commission from this deal. On the other hand, it was cost me to date $30,000 and counting to correct the problems in the house just to make it inhabitable. If Robert had done his job and researched the history of the property and cared more about his client, rather than his commission, I would not have bought this house. Janice P read more
