A little about me first: Skepticism on my behalf is always brewing, especially when working with a commission based agent. I knew what I was looking for, and thought "why do I need a real estate agent?" I needed a small investment that I could rent out for a short term and ultimately sell when the market was ready. I did some research, but the only individual that stood out was Robert. I saw his website, and it looked pretty well put together. Although, every home he had on there was way out of my league in terms of affordability. I called anyways and found out that he has lived in the San Diego area his entire life. It showed when we spoke. He had great advice on where to start my search.
Clearly there's more involved when purchasing a property than agreeing on a price. Robert knew how to navigate every step of the process. Most of all, he was honest. When he didn't have an answer, and this was rare, he would say "I'm not entirely sure on that, but let me look into it." Anyone can say that, of course. However, he followed up immediately with an answer. Sometimes, not the answer I wanted, but it was what I needed to hear in order to make a smart decision. He was also quick. I would get a response within two days, and as soon as same day.
I had the pleasure of working with him on both sides of the table. The first was the purchase of my "investment" home, mentioned above, in 2013. He was able to negotiate the price down by 5% and got me a credit of 2% based on the home inspection and his business acumen. I was ecstatic to say the least. He was very hands on with the closing process and would close any gaps as soon as they surfaced. Let's be honest, all deals get hung up somewhere. He made sure that nothing stopped the deal except for me. I can confidently say that I was his first and only priority during my close.
Over the next couple of years, the market moved just as Robert had suggested it would. So I gave him another call in late November of 2015. Guess what he said. "You should hold off until March". When I asked why, he told me that the market still has a few more months of growth, and places in my area tend to sell at a higher price between April and July. I took his advice, and listed in May. After receiving multiple offers, one of which fell through due to the buyer's lender, it sold within a month. I got the same A+ treatment, consult, and execution as I did with my first Encounter with Robert. He showed me where I should make modifications to the home, and what to leave alone.
