Not only was Matt responsive with great referrals for other services, but his team gave us almost daily updates, readily returned our calls and really guided us through the entire process (our first home sale in California). They also helped us find the right home for purchase - checked all of the boxes. The process was a little longer than what we would have liked, but that wasn't because of the agency, but from issues outside of their control. Would we use them again? Absolutely.     RESPONSE: My problem was not with the short sale process; we were well-aware of what we were…read moregetting into. The Battiata team told our realtor that we were the highest and best offer and to "sit tight" because we would have the bank approval ASAP. This information was conveyed to us as if we were the offer submitted; we came to find out they had already submitted an offer prior to receiving ours, and we were never even in the running for the house. Therefore, Mr. Battiata, we were not upset about the challenging process of a short sale, and yes we were disappointed in not getting the house but, the real problem was Your team and Your business practices. ORIGINAL REVIEW: We had the WORST experience with Battiata. We were told for about four months that the offer we had put down on our dream home was the top offer and that we should just "sit tight" until they had the final bank approval. For those 4 months we were given false hopes and a major run around. It was nearly impossible to get a straight answer from anyone and they kept back pedaling on what was actually happening. When our own agent couldn't get a straight answer we finally started calling their office directly until someone finally called us back, only to tell us that while we were still the highest and best offer (still within a reasonable range, the house would have easily appraised), they went with another offer. We eventually found out that the house went for a lot less than what we had offered so, they obviously don't accept highest and best as their AGENTS claim. While it is just hearsay, our understanding is that it is a common practice for the Battiata group to scout out for their own buyers so they don't have to share commission with another agency. We understood that short sales are difficult, time consuming and usually very frustrating. We knew how the process worked and what to expect. What we weren't ready for was how unprofessional the Battiata team was. We filed a complaint with the BBB but, they didn't care because the deal never went through. I guess in order for anyone to be held accountable for shoddy practices there has to be a monetary exchange. Thank goodness for places like Yelp where people can speak candidly and warn others about scheisters like Matt Battiata.

I had never sold or bought a house before and they helped me do both with ease. I need to put my father's house up for sale after he passed away and Paul and Elizabeth had been my property managers at the place I was renting. They were so wonderful at handling everything for us as tenants for 10 years so I decided to ask them to be my agents for the sale as well. They did everything for me, I mean they handled EVERYTHING! Including getting me the best deals for some things I had to do before I sold the house. They gave me the best contracting referrals, they immediately started open houses and walk throughs, they made sure I got what I wanted for the house. Then they helped us with our own purchase. They made it so fun to look for our new house and really listened to what was important to us. In fact, they are actually the one's who ended up finding us our dream house which we are now living in! It was such a smooth transaction and tey were on top of everything. Anything I need to do....they were right there holding my hand and telling me what came next. I never thought dealing with agents could be like this, an absolutely awesome and happy experience. We are so thankful to them for the smooth road to our happy home!

    I am speaking from my own personal experience and am being completely honest with my review. I…read morefound Sandi through a friend who messaged her friend (another Episcopal priest)-who suggested that I reach out to Sandi to help us with our housing search. Sandi has never seen or met me in person-and I have not paid her a dime for her help. I suffered an accident while very pregnant with our second child. Fortunately, our unborn (now healthy newborn!) is completely fine-but I have not been able to walk for almost 4 months now and suffered 1st and 2nd degree burns on my body. Out of nowhere, we were told that we must move to another unit-as our current landlord had been discharged from his military service much earlier than expected. We are genuinely happy for our landlord to return home safely-but the timing was extremely stressful. I have a toddler and couldn't take care of myself-let alone her completely; and was very pregnant and still can't walk. Our housing search was beyond stressful and exhausting. Most of our housing applications were never even opened or viewed. I can't count how many rentals we looked into/agents and owners we contacted in the past several months. I emailed Sandi and told her our situation-and explained that she was recommended by a church priest who knows a friend of ours (also an Episcopalian priest. My husband is actually a seminarian and former minister, and we have not lived in SD county very long). Sandi immediately moved into action-going above and beyond in sending us rentals, giving us feedback, moral support, and was incredibly compassionate, caring, genuine, and wonderful throughout my very high risk pregnancy and offered constant support for our housing search. I cannot thank her enough. She has never asked for one penny from me. She just helped us repeatedly without any desire or request for monetary compensation, recognition, or anything else-she just wanted to help us from her own good will and spirit. I can only say that she was an angel to me and our family through a very trying time, and I am grateful to have crossed paths with her (even virtually) and receive her boundless insights and professional expertise regarding the SD county housing market. Thank you, Sandi. I am so appreciative for all of your tenacity, support, and genuine heartfelt care.

It's a smaller complex with friendly neighbors, a good layout, and overall it was exactly what we were looking for at the time. The only real downside on the property side is that noise carries easily from upstairs units if you have heavy footed neighbors. Unfortunately, the experience with Southwest Equity Partners completely overshadowed the positives. This property was previously managed by another company that was excellent. Almost immediately after Southwest EP took over, things started going downhill. There were repeated instances of poor communication and mismanagement. We received multiple incorrect notices, including ones stating we'd need to vacate our unit for several days. When a fumigation actually did occur months later, the process was handled poorly with minimal and inaccurate communication. I personally had to follow up with both management and the gas company to confirm service restoration. Still this was something management failed to coordinate properly, resulting in the complex being left without hot water. No resolution or credit was offered. Billing was another major issue. Our lease clearly stated utilities as a fixed amount, yet they changed the billing method mid lease. Over the course of a few months, I was charged roughly $300 above what my lease specified. Communication with management, specifically William, was extremely difficult. Responses would take 2-3 business weeks if they came at all, and often required repeated follow ups or escalating to other contacts just to get basic answers. I can whole heartedly say that he dropped the ball every step of the way. He was difficult to work with and basically unreachable. The opposite of what I believe a property manager should be. When it came time to move out, I took extra care to document everything due to the company's reputation that I'd personally witnessed. I left the unit in better condition than when I received it, with thorough photo evidence (from move in and move out) and documentation, including the original move in inspection. I even completed a move out inspection and was given no documentation that anything needed to be adressed. Despite this, I was still charged a "professional cleaning" fee. When I challenged the charge, I was initially told this was a standard turnover cost. After I pushed back and cited California law, the explanation suddenly changed to it being a "small fee." Regardless, the charge was not removed, even after I provided clear evidence that the unit was returned in equal or better condition. At that point, I made it clear that I was prepared to pursue legal action regarding the improper deduction. Even with that, the fee was still not returned. I am currently moving forward with taking formal action to recover the wrongfully withheld amount. The deposit process was also mishandled. I clearly specified both in writing and over the phone to William that the deposit should be returned to me via direct deposit. I also specified this when submitting our notice through Appfolio. Instead, it was sent as a physical check to my roommate's address. To correct their mistake, I was then charged an additional $35 reprocessing fee. Overall, while the property itself was nice, the management experience was consistently frustrating and, at times, felt intentionally difficult. Based on my experience, I would definitively say to go with a different apartment they don't manage or a different property management company if you are looking for them to manage your own property. Across the board it has been the worst experience with a property management company that I've ever experienced. I've lived in many places in my life and have always gotten 100% of my deposit back because of the excellent condition I've left the units in. And overall I've had good experiences with other companies. But Southwest Equity Partners has been the worst one by a mile. If you are still going to live at one of the properties they manage, or currently are, make sure that you document EVERYTHING.

Everyone is super friendly!! Our manager is very attentive, respond right away, super friendly, and overall amazing!!!! This company really values their tenants. For example, we had a grill which broke and instantly had it replaced with another one, we asked for lights in our courtyard in which they have been installed (string bulbs lights ;)), our furniture has been replaced as well, they even had a tenant appreciation day with tacos and raffles. 100/10!
