I was involved in some property transactions and I will never work with Gregg or Theresa again.

I can only speak about this company as a tenant and I can say is RUN; do not rent from them. Theresa, Gregg's office manager is a nightmare. They require an absurd amount of "qualifications" up front and act friendly in the beginning. I moved into a condo that wasn't cleaned or repaired (holes not patched, water reversed in the shower, faulty heat) and although I made several improvements to the place to make it nicer they nickel and dimed ME for not cleaning the place (which was not filthy mind you) and for repairs. When the dryer broke a month before my move out Theresa responded with nonchalance saying it probably can't be fixed before I move out (something a Mom with a boy can't go without); I called Gregg and he had someone there in two days. Flash forward to three months later apparently the new tenants never changed the water over and my cancellation didn't go through and Theresa's only response was basically "too bad so sad" we won't ask for reimbursement so it's on you to pay their bill. Yet when I moved in and it was under their name they hounded me until it was changed over. Stay away from these snakes. read more

Unconscionable. I was just looking for some professional advice, and ended up getting shoehorned into selling my home and having to spend $1M to buy *any* other property I did not want, because the commercial property we had identified in Ocean Beach was sold out from under us. I had asked what would happen if that were the case, and was told (by Theresa) something to the effect that this guy makes magic, and so, not to worry about it. And this is particularly so in light of SB9, which actually allows you to split a single family lot into multiple lots. ...If there were all this expertise, and already existing ADU plans (which I had spent nearly 5 years putting together and getting approved), along with some partially completed construction, and with Gregg being put in charge, why couldn't Gregg use his team of experts to do just that-- help rent it out, and help finish the construction , instead of sending a disabled individual into homelessness?? Would that not have been a better alternative? ...I had showed up to see Dena at escrow, and was asked to sign a document, which I thought was a management agreement (because it grants Billionaire's Row the right to manage all rents, etc); but no warnings about what it ultimately was, and that I was actually going to be signing something which was inescapable when new information came to light-- for example, the fact that it just **didn't make any financial sense to sell.** Helping clients make financial sense is what the Realtor is supposed to be doing. But, what I signed was actually not a management agreement; it was a $25K lien on the property, which Gregg said he would foreclose on if I didn't give him the money, or buy something else, and that I should be *grateful* for getting an interest free loan. ...I don't need an interest free loan-- especially if it's for some staging furniture and cleaning. So what choice did I have but to go along with it? I even tried to rent to rent my house out, or just take the property off the market, because it actually made more financial sense, and was denied, under threat of foreclosure of that lien. Every night I go to bed now, I have horrible nightmares, because of their involvement in taking my house away. I worked my entire life to buy that home. Now, its probably 100% likely I'm going to be homeless, because they didn't want to stop and just consider the budget, or if it would be feasible to have to buy a crackerbox condo, instead of the commercial property we had identified in Ocean Beach, or to just do a lot split. So, I got shoehorned into buying something else, when all we needed to do was just rent the property with a professional property manager, and split the lot-- which would have gotten us a free piece of land in Pacific Beach, and ~$700K in cash. What a waste of nearly a million dollars. I dunno. Gregg is probably a nice guy, but a bit of a fast talker, or... read more

Gregg Whitney, was hired for his tireless and dedicated energy to represent us in the sale of our home. It wasn't an exclusive high end property but he took the time and care to take on this property sale. What's more, he didn't pass it off to some assistant, but he did the time, did the meetings, and did the negotiations to get above asking price, dealing with multiple offers. Yep, we liked him and came out the other side happy and with a nice chunk of change for our home. There is a difference.....and he made that difference to us. Good choice, good guy! Jim read more

Billionaires Row was absolutely fabulous - outstanding by all metrics. Professional, well organized, diligent, competent, and above all, honest, fair, and ethical in their dealings. Their team was a delight to work with - patient, detailed, and diplomatic. The Ads were well crafted, pictures showcasing our home were excellent, and logistics were well planned. Their stager was expert and efficient. The furniture, rugs, and household items were aesthetically pleasing, color-coordinated, and thematically consistent throughout the house. We were most pleased with both the listing process as well as the outcome. We realized significantly more revenue than we had originally hoped. Negotiations with potential buyers were deftly and skillfully managed. Kudos to Gregg Whitney and his entire team! read more

Billionaires Row - Staged liviing room - Real Estate Services Near Me - La Jolla, California

Gregg Whitney and Billionaires Row was recommended to me by a friend who had used them to sell his house after having trouble with previous listing. Gregg had helped him renovate, sell within two weeks and get a great price. This sounded like what I needed so I called Gregg and he met me at the house in La Jolla immediately. We did a walk through and he added many things to the list of what I had put together as necessary fixups. I was impressed by his eye for what would add value, as well as the pricing for his contractor and subs. I had many repair people I could use, but I would have had to get bids, supervise, and pay up front.. By using Gregg, he was able to put everything under one office, the pricing was very competitive, and we were able to pay for the last part out of escrow. I looked at his listings, was impressed with his marketing, including gorgeous photos and premiere placements in media. I also felt his recommendation for asking price was fair, not too high, but also not priced too low to just generate a quick sale. His office staff, Alexis and Theresa, were highly professional and thorough, starting by gathering all documents ahead of time during the renovation so the closing would be as smooth as possible. They handled several last minute changes, and always picked up the phone no matter the hour. Responsive, calm, and detail oriented...these terms only begin to describe my sense of being in good hands. After completing paperwork, renovation , staging, photography and reviewing the listing, the property was listed from Thursday to Tuesday. We received 13 offers, countered the top three, and sold to someone who felt they got a good deal, as we did. My husband and I could not have been happier with Billionaires Row and recommend them without hesitation. read more

I've been buying houses for fifty plus years. I've never seen a market as competitive as the one we have today. My family found a home that they simply had to have. Gregg and his team used a few tricks, learned over many years, and we won the home. Not only did we get to buy the home, but we got sizable concessions from the owner. Gregg helped me purchase and sell six homes in La Jolla and Pacific Beach. Each transaction we do together is easier than the last. read more

Gregg Whitney is in our opinion the best real estate agent there is. We interviewed the top agents, best sellers in La Jolla who had lots of wins in our 2 million+ price range and he nailed it. We needed to move from San Francisco to La Jolla in a small couple month time frame since we are expecting baby #2. We flew down for 2 days and he even moved his vacation to see his daughter to meet us. In that trip we saw 8 houses and a week later were in contract with a house that has everything on our difficult checklist. We wanted a 4 bedroom 3 full bath under 2.5 million walking distance to shops and restaurants with a backyard in La Jolla and view of the ocean. Not very many houses come on that market with that hard checklist and he made it happen. One month later we moved into our dream family home. 2 months later he is still connecting us with contractors and gardeners/ landscapers to get our house exactly how we need it with two kids. He is someone you trust and as we learn about his reputation in town he is known for "being one of the good agents in town". You can't go wrong with Gregg. Oh, and his team even set up all our utilities for us. A godsent for a family moving across California with a tired pregnant mom and toddler in tow! Thank you Gregg!! read more

After dealing with Gregg on a seller's side of the market, I found that unfortunately he less than impressed me with how he dealt with business. I found him to be most unprofessional as the process went along. I know he was looking out for his clients, but here are a few pointers that someone who refers to themselves as an "experienced" Realtor should know. 1) Not asking for 24 hours notice to do a viewing of a house and showing up at 6pm for an impromptu viewing is extremely unprofessional. Also claiming that you thought that no one lived in the house even after seeing a closet full of clothing and a fridge full of food is quite frankly not an excuse for why you can just show up whenever pleases (this is actually referred to as trespassing). 2) Thinking that giving 30 minutes notice to do an inspection for a house that your client wants to buy, is not something that a professional realtor would do, even though you had known about it, and scheduled it a week prior with your vendor. The experienced realtor would know exactly how to deal with the buying process of a house. 3) When giving the seller notice that you are doing an inspection and having scheduled it for a specific time, it is completely unacceptable to show up late for that inspection when the seller gives you an extra 2 hour time frame to conduct your inspection. Then giving the seller your excuse that you were running late because you had other things to do shows how unprofessional you really are. Punctuality should be a feature that ALL professional and respectable people have. 4) Once the house is in escrow, contacting your vendors and thinking that you can schedule a vendor to come by whenever you want is still not professional behavior. Once again, 30 minutes notice does not constitute as a 24 hours notice. I am sorry to say, but Gregg has many short comings for how he deals with business. He should learn how to be on time, as well as what the rules of the business are. I believe that he works well for his clients, but is incredibly disrespectful when dealing with the other side. Overall, not a good experience. read more

My experience with Gregg was outstanding. I contacted him as I started to look into buying a property in La Jolla (first time home owner). I had no previous experience on real estate and his help and guidance made the search, negotiation and closure very smoothly and pleasant. He was very patient at explaining me every single step of the process making sure I was feeling comfortable and safe. I was impressed with his negotiation skills, even during the very competitive scenario we currently are. He was also interested on making sure we found the right property to meet my needs, always considering my budget. He has an amazing staff that, same as him, is always available for showings or answering questions. I highly recommend him and his agency! read more

If we could put 10 stars, we would!! Gregg and his team did an outstanding job in finding our new home and taking us through the process seamlessly and without any hitches or glitches. Both my husband and I have lived in La Jolla for over 36 years, buying 4 homes and selling 3, and though there are amazing realtors in the area, Gregg and his team went above anything we have ever experienced. In the last 3 years, my husband took a CEO position in the Bay Area, and we will always keep a residence in La Jolla. Whether he was in India, Europe, Israel, or any other part of the world, Gregg was always available for a call or text, based on his time zone. How many realtors do that? Theresa, one of Gregg's main players on his fantastic team is INCREDIBLE. She was always one step ahead of the process and truly made our lives so much easier by being on top of everything and anything. Even after the purchase, Gregg and his team helped us find a renter for our La Jolla home, during the COVID process no less. And on top of that, Gregg has an extensive list of contractors and service providers who took care of whatever needed to be fixed...at a fraction of the cost we could have gotten it done at. If you are looking for a Real Estate team to help you buy or sell a property in the La Jolla/Del Mar/San Diego area, and want a wonderful experience with true CONCIERGE SERVICE, call Gregg Whitney and his team at Billionaires Row. I hired Gregg Whitney to sell my aging parents' home in south La Jolla. Gregg and his staff worked with me in every phase of preparation to list the house. Gregg recommended and contacted a painter, carpenter, cleaning crew, termite company and staging business to get the house ready for market. The fees charged by all of the laborers and services were very reasonable. Gregg and his staff provided continuous updates throughout the preparation and sales process. The sales presentation and listing were first class. Once the house was listed it sold in two weeks. Gregg knows his stuff. His knowledge of the real estate market in La Jolla and the price to list my parents' home were spot on. Gregg Whitney and the Billionaires Row staff are excellent! Terry E. read more

We knew Gregg Whitney from year 2013. He was our agent when we bought our first house and he sold the same house after 3 years because we wanted to buy another house. We choose him to buy our second house because we trusted him as a professional real estate agent. We were wrong. In fact he was very negligent representing us as buyers on Dec 2018. He let us buying a rotten/moldy house. We had to rent because the house was inhabitable. We lost our family serenity because of a long lawsuit still going on after 19 months. He didn't care at all from the very beginning. He disappeared at the same moment we told him about the lawsuit. We lost a BIG amount of money that we'll never be able to recollect and we never will recover from this disaster. read more

Gregg went above and beyond what we ever expected for an agent. Not only did he end up being a master negotiator (and got us a house we didn't think we had much of a chance getting) but he would explain things so patiently and was involved in every single step and kept us in the loop along the way. He was always available for me - even my annoying texts asking him something I probably asked a bunch of times already. We worked with him for over a year to both sell our house and then find another house. Through both the selling and buying process he was always patient and kind, not to mention just really good at what he does. I learned so much about the process through him. He loves what he does. His experience is unparalleled-- he knows the streets of La Jolla (and north PB and Del Mar etc) like the back of his hand. He has great contacts and good relationships with everyone- this really makes a difference! He also is a very knowledgeable general contractor and can smell mold as soon as he walks in a house or notice things I would never notice ie things that would fail an inspection, for example. In terms of knowledge and experience and ability he is the whole package!! We had somewhat of a complex contract with our purchase and the house required a LOT of work with different inspectors, contractors, engineers, historical people, attorneys etc and he was an excellent and tireless facilitator. Even the "little things" like making sure the house was clean before we moved in (the listing agent left us hanging on things like that), Gregg took it upon himself to make sure it was done. "I'll take care of it" was his common phrase and he meant it and would follow through. I really can't say enough great things about this man! Also I must mention his office staff Theresa and assistant Natalie have been incredible in the process as well. I love Gregg and am forever grateful for the work he did for us and helping us find our forever home!!! read more

What an amazing team!!! Everyone that I have dealt with at Billionaires Row have been blown me away! Buying or selling a home is extremely stressful and this team has made it as easy as it can be! Theresa and Natalie are on the ball! It's been so nice having these very organized and professional ladies ladies by my side to keep me up to date with the whole process. Theresa even offered to move my cat to my neighbors for me because I would be at work when the buyer did his home inspection. Talk about going above and beyond! The broker, Gregg Whitney, is truly an absolute joy to work with! His expertise amazes me daily! Gregg is always available for a phone call to answer my millions of questions and concerns. I completely trust Gregg to do what's best for me. He has years of experience and it clearly shows. And... as if that doesn't already sound like a dream broker, there is as an added bonus... Gregg has the best sense of humor! He is one funny guy! He has actually made this journey fun for me! Laughing is far better than stressing! Gregg is a fantastic broker! He has been in the business for over 30 years, and is as professional and knowledgeable as he is transparent and honest. He is also a nice person, and very easy to work with. He helped me buy my house, and later a condominium. He supported me by getting my condominium appraised when he felt that I was overpaying. Even if he received a lower commission or the sale took longer as a result, it was more important to him to best represent my interests. He also sent the most thorough inspector. Most agents and brokers don't hire thorough inspectors I've found, because one could decide that there are too many repairs, and that can be a deal breaker. However to Gregg, it was more important that we find any problems with the property, even if that meant that we moved on to a different one, which means more time invested on his part, on finding the right condominium for us. As if all of that wasn't enough, after we found the perfect place, he had a team of people that could fix anything, and insure the property at the lowest cost. I have never worked with a broker like this, and would recommend only him! Gregg is the best! Thank you for everything Gregg!!! read more
