I was introduced to Greg by my next door neighbor who had used Greg and his team to purchase his home. I sought a referral from this neighbor as he was a particularly sharp business guy with a particularly high performance and expectation level. And especially, I held his insight in high regard. This neighbor spelled out in very clear terms the excellent experience he had had with Greg and his team over a multi-year home search period. With that, I contacted Greg and set up a meeting. He was very kind and made me comfortable right off the bat. There was no "sales pitch" only a clear and concise description of the value proposition he brings to the table. Shortly thereafter I signed him up to sell my home. Being with a major firm and having a solid team in place Greg has the basic service platform solidly covered. Greg is well known in the local community as one of the top brokers and therefore has a busy operation. I was a bit concerned about this and because my home was relatively smaller than some of the mega-mansions he represents. The reality was that Greg and his team treated me like gold from start to finish. They were all very concerned with ensuring that I had a comfortable and easy experience. Their performance was all around excellent and consistently so throughout. While Greg & Co. did an excellent job with the basics, the admin, concierging the process, etc. it was the depth of experience and knowledge of the market which made me glad I had chosen Greg. First off, I had a small house on a large lot which created an outsized price per square foot problem for us - my home needed to be listed at a seemingly high price to its comps. I thought Greg did a really impressive job of articulating that story to the market. And while I generated multiple offers quickly, because we had gone over the valuation in such depth I was not concerned that were were underpriced. As it turned out I had a rocky time with these potential buyers for a variety of reasons and fell out of escrow a few times. On one occasion, there was a torrential rain storm the night before a home inspection and unbeknownst to any of us, water had pool underneath my house which spooked the buyer. I was freaking out to put it plainly. Greg could not have handled it any better. He calmly assured me that everything was going to be ok. He reminded me that he's done this over a 1000 times and has seen everything and not to worry. He knew which service providers to call and got the water situation handled. All throughout the process, Greg was scouring his vast network for the right (ideally cash buyer) for my house. He was not just posting the listing on MLS and waiting. In fact, the buyer that ultimately bought my house was not even in the market at the time. It was through Greg's knowing of this buyer (an investor in luxury homes) and their broker that a deal was originated and consummated. I learned from that experience of the many unexpected outliers that can occur when selling a house. I think what makes Greg particularly special is his ability to roll with those punches and make them a more graceful experience for the buyer who may be on edge with the process. I should speak for myself. I was on edge, things went zig zag along the way, and Greg and his team navigated the situation with grace. I'm just remembering this now as I write this. Greg used to use an analogy that he was the pilot of the airplane and I could sit and relax in the cabin and everything was going to work out. He was right. I recently had to undertake the unenviable task of acting as the executor of my late mother's estate. I currently live in Texas, but my mother's home was in La Jolla and I had to organize all of her belongings for donation or sale as well as prepare the property for sale and get it sold in a timely manner. They helped me get everything in the house organized by introducing us to a professional organizer who's team came in and had everything wrapped, boxed and labeled to be dispatched to worthy local charitable organizations in only two days, Conor and Greg were available whenever we had questions and provided us with options for trusted resources for cleaning inside and out, someone to remove the carpet and clean things up when we discovered that the original hardwood underneath was in pretty good shape, as well as a plumbing resource and an electrician who gave us much better pricing than the ones our buyer found while we were in escrow. I was an engineering director for a large tech company, and I can honestly say that I would not have been able to get the job done without the care, composure and guidance of Greg and Conor Noonan. They were in constant contact with us throughout this seemingly impossible process. I had the very unfortunate experience of being a buyer in a transaction in which Greg Noonan represented the seller. We had submitted an offer on a property and while exchanging counter offers with the seller were told a new buyer had appeared and had submitted "a substantially higher offer" and at Greg's advice the seller did not counter our last offer. The "substantially higher"offer was $25,000 above ours on a $1,500,000 property, 1.6% ! It seems some people have different ideas of what "substantial" means. My apparently incorrect understanding of the obligation of a seller's agent is that they are supposed to try to get the best price for their client. Greg Noonan obviously believes otherwise and seems to be more concerned with closing deals to retain his boasting rights in the local papers. read more

I can't comment on Greg Noonan - he seems reputable - I had the unfortunate experience of dealing with Patrick Noonan as he represented the landlord/group for a townhouse my wife and I tried to rent. 20+ years dealing with brokers and renting property in NYC and I've never dealt with someone with such low character. To make a long story short my wife and I are moving to San Diego from NYC - we offered more than asking to rent a townhouse. As Patrick communicated to my wife in writing - the landlord "Agreed" to accept our offer. Patrick sent us the lease to review and then when we asked to see the property to take measurements (we were going to be in San Diego for the week / keep in mind we we're communicating from NYC) - he inquired if we intended to "execute" the lease after that viewing. We said no that wasn't the case and we signed the lease and returned it to him. As soon as we sent it back to him - he then informed us that the landlord was reviewing the lease terms with his lawyer. We knew something strange was going on - it was his lease - we didn't object to anything - so it didn't make sense. This charade went on for weeks before Patrick finally informed us that the landlord rented the property to someone else. In that time we lost out on two other properties we were considering because we wanted the one Patrick was representing the most. Patrick - being a lawyer - was quick to point out that the lease was never officially signed. Thanks for nothing - we knew we were out legally - but it would have been nice to be treated with some common courtesy - maybe alert us at some point so we weren't left with nothing. Just classless all around the way he strung us along. We spent more than a month trying to rent this property before being left out to dry. I would've had more respect for him if he was at least honest about the ordeal - but he didn't have the guts to take or return my calls. Greg - please spare my review the technical parsing. I understand a lease isn't worth the paper it's printed on until both sides sign it - this is about being strung along and taken for a ride by a man of low character. read more
