Great looking new floors and nice walls and trim. The kitchen is what I liked the most about my unit. So much counter and cupboard space! The space just in general is fantastic here too! I had a one bedroom and that bedroom was HUMUNGOUS! Plenty of room for my Cali-king! The proximity to the Redmill shopping area was fantastic as well. Within walking distance of EVERYTHING! I hope to live here again in the future if the military brings me back trough town!

It's kept very clean and the leasing office staff is generally prompt and quick to work with you. We are rarely home, both my husband and I travel for work. I just deep cleaned my apt, and when I removed the drawer to the oven to clean the inside of the drawer where I keep my some cookie sheets, I noticed an extreme amount of grime sticking to the bottom of the oven and crumpled paper towels just floating on top of it like it had fallen back there. I knew this was not from us. We have lived here a little over a year but rarely use the oven, I also keep an immaculate home. A little back story- I don't like people in my home once I'm occupying it unless absolutely necessary, so rather than putting in a work order or making a complaint I do whatever I can myself. At move in, the shelves in the laundry room were caked with dust and very grimy with detergent which seemed compiled over years of use, I cleaned it myself for about an hour. Making sure I got between each wire of the shelves. I also unclogged the drain in my guest bathroom bathtub, and literally pulled bandaids out of the drain with a drain stick, whomever did the inspection here did not do a good job, and whomever lived here before us obviously wasn't very clean. I just emailed the leasing office regarding the bottom of the oven a couple nights ago because I just noticed it and I really did not want to clean that myself. They responded that it wasn't on my inspection sheet (which literally has nothing on it, cause again I'm not going to nitpick and spend my valuable time inspecting each crevice of every nook and cranny before I move in, of course the unit is not perfect it was built like 15 years ago) and assured me it was clean before I moved in. I am pretty peeved about the entire situation. I'm very aware of my own habits and cleanliness. I would notice paper towels falling into the crevices of my oven. I did NOT put them there. And that kind build up only happens when you live a unkept lifestyle, that certainly isn't our mode of operation. I will attach my side of the correspondence only (I don't want to breach any privacy clauses) and the pictures of what the oven looked inside of where the drawer sits. BOTTOM LINE- INSPECT YOUR APT IF YOU'RE MOVING HERE. Especially areas you normally wouldn't, because I promise you they don't. Remove the drawer to the oven to check the inside, move your oven out, move your refrigerator out, check all of your drains, make sure your shelves are clean, unless you want to clean it yourself like I did. To the Crossing apts. do better inspections. Don't put that job on your tenants. This was a literally fire hazard, what if those paper towels caught fire? And, don't put blame on tenants for your own shortcoming. I shouldn't have to remove the drawer to my oven to make sure you did your job. We have been exemplary tenants, and make very little complaints and keep an immaculate home. Our apt is better now than the condition it was in at move in. Our inspection sheet was empty because we gave you the benefit of the doubt, that should have been reciprocated.

My positive experience began when I met with Josephine and was still apartment shopping. She arranged with the vacating tenant to show me the actual apartment that I was considering renting...all of the other places I looked wanted to show me models and then have me sign on the dotted line without ever seeing where I'd actually be living. The paperwork was a breeze and so was move in. I had minimal maintenance issues (AC one time and a clogged drain another) but everything was addressed within 24 hours and then Josephine followed up to make sure that the repairs were done. Parking is great, location is great, I felt very safe at all times. The staff is so helpful, that I reached out 5 months after moving out when I accidentally had a Christmas present sent to my old address and Josephine was still responsive and helped. Moving out was no problem after giving notice. If I ever move back to the beach and need an apartment, I'll definitely be back at Lake Bradford.

But there's a lot of negatives to living here. To start the manager here is extremely stand offish and not welcoming at all. Not sure if rude or just mean is the right word. All the way to the moment we moved out she just made me and my wife feel like a problem to her. Now small problems are the roaches that kept crawling out of vents and the windows. Our bedroom window would not fully seal closed so water would get in. The toilet is INSANELY close to the counter so there is very little room. Now when we moved in immediately there was a very obvious smell in the apartment. And the closets smelled even worse. We were told that there was a bad smell in the fridge so bad they had to bomb the fridge, which would make you think they would bomb smell the apartment? Nope. So they told us they would use a small ozone treatment which did absolutely nothing so they offered to paint in the closet which made the smell stick to the walls and made it worse. And we turned down the paint in the first place but they begged us to. And then when it didn't work we asked for another transfer which we asked for, for months. We asked again and we were basically told that we already cost them enough money. The smell stuck to MOST of our stuff. We had to throw out all of our furniture, collectibles, clothing, posters. So much of our stuff is now thrown out. And months of storage unit we had to pay for, for stuff that we got out immediately. So she offered us to just move out within 30 days and gave us no specific date to get out and then would say "this offer will not last forever" and we did damage the carpet with a small amount of bleach because that is the measures we had to go to to try and get the smell out (which didn't work) we had multiple family, and friends, to smell in the apartment and they all smelled it. So all in all this was an extremely bad experience. So if you're looking for an apartment I would suggest looking elsewhere. My leasing agent, Tatiana Harrison, was a pleasant, thorough professional who patiently accommodated me during my decision phase of place to live. Even after move-in, she remains active in assisting residents with other apartment-living matters. The social events provided by 27 Atlantic at no cost to residents merit special mention. There was a dolphin-watching trip and a weekly rooftop happy hour in August, 2022 organized by Kathy Lovko and 27 Atlantic staff. The wine-tasting party on the rooftop patio September 2022 was especially noteworthy. Oscar's Restaurant, a five-star restaurant located on the ground floor, put on a 5-course dinner with a different wine for each course, while a live musician played in the background. It's always on…read morea peaceful weekend when we're trying to rest - 1 time it was at 6:30am in the morning, which jolted us all up in extreme anxiety & panic out of a dead sleep - not a good way to wake up. THEY'VE GOT TO FIGURE OUT SOMETHING TO STOP THIS FROM HAPPENING!!! In 40+ years of renting in apartment complexes - large, urban living, etc., I have never ever experienced this in my whole life, and now it happens about once a month. I wish the tenants would have been honest in their reviews when I went through here, so at least I would have known beforehand & been prepared about this. The alarm sound also is so extremely LOUD and PIERCING to our eardrums, so even walking down the hallway trying to get to the stairwell, you're struggling and suffering with sound that must be extremely damaging to our ears. Being here so close to the beach was a dream & I love my apartment, but the fact that these false alarms are now happening once a month is really bad. If it weren't for these alarms, I'd love to stay here forever. Other than that, Jeri, Goldie, & Nino are very helpful & appreciate them. Having the restaurants and CVS right there is nice. I pray they do something about the alarms - bottom line - they've got to figure out something to stop this from happening.

Su is absolutely amazing (even if you make complaints) and will try her hardest to make sure things get taken care of. I have never seen dog poop anywhere in the complex and yes the walls are thin but you cant blame the complex for your noisey nieghbors you gotta blame the noisey people. We lived upstairs and after new people moved in below us about a year and a half into our time there thats when we started complaining both to Su and to gardis. Our neighbors where horrible. Slamming doors creating walls shaking and mirrors falling from our apartment. Tv and sound sysytem so loud that i could tell they were watching Captain America. We even tried going down there and knocking and never answered. We went through all the steps and Su was gracious at dealing with our complaints. We are now in a transition apartment waiting for our newly gorgeously renovated apartment that will be ready by Feb 2016. The model looks fantastic and i cannot wait to have that kitchen. Kyle from Maintenance was consistently prompt and efficient! No pests, The property is well kept. One of our favorite features was the screened in patio and outdoor storage closet. Our cat adored feeling like she was outside lounging in the sun. We miss living here!!! Highly recommend.

My father-in-law and mother-in-law moved in here around March of 2025. They're both in their 80s…read moreand the office has been exceptionally kind to them - fulfilling requests for a new, taller toilet, bars in the shower, handicap parking, etc. My in-laws were able to be easily placed into a first-floor unit quickly and their staff in the front office have been excellent. The lobby is nice, mail is nice, and trash pick-up is 5x a week and they can just put it right outside their door! So great for elderly folks bc they don't have to trek their big trash bags across a parking lot to a dumpster somewhere. They also allow pets. It's quiet, tucked away, but also close to the interstate (like 2 minutes away), and near tons of shopping and right in the midst of things off Laskin/Birdneck roads while feeling removed with trees and a private outdoor space (outside my father-in-law's unit). The units have a nice layout - my father-in-law's is a two bedroom with two bathrooms and a spacious dining area and main living area with a fireplace and large windows and a patio door to an outside small concrete patio area where he has his grill. The bedrooms are arranged such that there is a privacy door and a huge closet and bathroom on each side which I call the "wings" so you'd be able to have complete privacy and not have to go into a hallway to use a bathroom. Parking is a bit of a problem as I don't think there are that many visitor spots close to the units - there is a large guest area but it's a looooong walk and with a baby and any items we're dropping off it makes for a long drive with no short-term parking out front for unloading. My biggest complaint would be the towing which I get, but they will do it in like 2-3 minutes and sneak up and snatch a car parked out front like thieves in the night and when the above is an issue... that's not very easy when we're trying to bring something in or drop something off for our in-laws that's heavy like groceries or an item we purchased for him. All said and done, he's very happy here and they've been good to him.

Refrigerator runs way too cold and hard to control. you will not relax Living here due to the neighbor noise. I have to keep the tv so loud to drown out the neighbors conversations and noise so I am sure it annoys the neighbors below and next to me. trash valet is convenient but for me the smell in the hallways with everyone's trash of dirty diapers and cat litter is so nauseting it should be a crime that they charge $50 each month for this disgusting service. there is a mandated monthly fee for parcel lockers but there is not enough space or the delivery companies do not use them so your packages are left out in the unsecured lobby. It is unconscionable to charge for a service they can't provide. its dog friendly yet the poop stations are often empty of bags and over flowing. For the $300 non refundable dog deposit and $50 fee you would expect better services. There is another review for this apartment with poor reviews but it is listed as closed? Seems sketchy
