Beer at the price of Champagne
If you recently moved out of your parents house, or single and party as a way of life, bring it on. Lots of tourists, noise and commotion like jet noise wont affect you because you have not lived long enough to know the difference between a dorm and luxury resort living. If you fit that description, and can pay the rent without 2 room mates, this buds for you.
My tongue-n-cheek review is not intended to insult or demean my neighbors or the staff who is forced to follow bad policies. The staff has very little actual power and used to insulate the owners and diffuse lynch mobs. I am sorry the staff cant run the place like they inherently desire because they are good people. We have met and befriended many who are in the same position, waiting out the lease term to get out.
The pool is resort level, no contest, the apartments were completed to satisfy the lowest standards, barely. Only the cheapest fixtures, appliances, and coverings were used to meet the minimal standards required by building codes. ADA requirements have yet to be met into the 4th year, to date there is no way for a single person in a wheelchair or walker to navigate building access without the help of another person.
When entering an apartment, the granite counter-tops are nice but don't match the buff floor tile and brown carpet. The appliances are low end, but when stainless steel is applied it trick on the mind. Just remember, even if you wrap a dog turd in gift wrap, its still a piece of s--t. The sink, tub/shower, and lighting fixtures leave much to be desired, like adjusting pressure?? There is a void where imagination and design would usually be. The old school washer/dryer waste a ton of water, which should be concerning. Supposedly, tenants are billed for their usage of water, electricity, trash and sewer individually. In reality, TSH has created a confusing algorithm to support these charges. It would seem the entire buildings utility demands are shared regardless of individual unit consumption. You try and decipher the formula, but ultimately it is whatever TSH wants to charge.
Virginia is a Caveat Emptor state, translated means Buyer Beware. You had better be on your game here and dot the I's because the simplest items typically included with a lease, such as parking, cannot be assumed. $100 per car, per month. Silly and offensive rules abound, such as access to common areas like the pool, resident lounge, and exercise closet are closed and locked after 10pm. No parking below the 5th level in the garage or get a $50 fine. (At least one full time parking monitor records license numbers throughout the day, you will be caught)
The property had potential and was initially headed in the right direction. Many of the problems tolerated or overlooked, until, without warning or explanation, the ancillary benefits in place when we initiated our lease, were cut. One example was night security from 12a-12p to 10p-3a, which makes no sense? I guess they negotiated with the homeless that frequent the property, no bad behavior after 3am. Locked-out? to bad after 3am. The point is TSH is not the same place we moved into, the sentiment is shared by exiting neighbors. There are alternatives now that surpass TSH, with better value, security and privacy. Just know what you are signing up for, read the contract, know that it will be heavily relied upon, and not to your benefit. I have a bridge to sell, please contact me for this rare opportunity.
