Their first quote for some tile removal had doubled the square footage needed. When I asked for a new quote with the correct amount I was told that the cost wouldn't change much "due to the program" that generated the quotes. I thought that was weird since the cost is by the square foot in my past experience having this kind of work done. With that warning I wasn't too surprised to see that the new quote was not even $100 less than the first, despite the scope being cut by half. Upon review I could see that the price per square foot had been increased and the remaining balance difference had been added on in line items that had been "included" with no specific fee listed with the work in the previous quote. The result was the price was back to the original quote amount. I guess the person sending it to me thought I couldn't read two project quotes and compare them. I contacted another company, who I should have gone with in the first place and ended up hiring. Their cost was almost the same as Xtract's would have been if they had just reduced the square footage and hadn't manipulated the fees. Besides trying to scam me out of $2k I also was delayed two weeks of time on the project and am still trying to play catch up.

Slowly but surely, my run cycles to dry my clothes went from 45 minutes to over two hours at times. I called multiple companies who weren't licensed to be on the roof where the vent exits the house, but luckily, Doc was recommended by one of them. I sent a message on the website and received an email back that Doc is extremely busy and the next available appointment wouldn't be until June. However, Doc gets his HVAC work done during the days and, if he has time, heads out to do the dryer vents at the end of the day and end of the week. I was just clocking out at work when I got the call - he could be at my house in 15 minutes. I rushed home and minutes after I got there, Doc was there too! He grabbed his ladder and headed up to the roof. Minutes later, I heard a strong vacuum that persisted for about 10-15 minutes, then Doc came to the door. He was done! I wrote him a check (very reasonable pricing and who knows how much he has saved me on electricity of running that thing), and he was on his way! I wish I could've seen what he sucked out of the vent, but after working all day, I'm sure I couldn't have distinguished what was mine and what was the rest of Fort Collins'. The test batch of laundry was next - lots of towels added to the clothes because for the past two weeks I was afraid of my house catching fire with the clogged lint in the vent, and hadn't done laundry in far too long. After a thorough wash, I threw everything in the dryer. Less than 45 minutes later, they were finished! Completely dry throughout (even the thick Carhartts I tossed in for good measure) and smelling fresh! Thank you, Doc, for saving me time, frustration, and money! Totally worth the investment and I've already recommended him to all of my neighbors!

I was not made aware of their visit until a month later, when I received the report and saw the pictures. I also have dogs, and I have no idea how they handled that situation while they were on my property. There was absolutely no justification for entering my backyard without contacting me first. If they had reached out to schedule a visit, I would have willingly allowed access for the photos. Instead, they chose to disregard my privacy and trespass on my property. And the worst thing is, they didn't even put the wood back securing my gate

DO NOT USE THIS INSPECTOR. We used this inspector last April for a home inspection. This year after…read moretwo roof leaks, we found out that our roof is water damaged and missing slant decking so severe you there are holes as large as 6 feet wide and are completely bare with only shingles and underlayment showing and have sunlight coming in. He walked inside the attic and unless he was blindfolded or legally blind, there is no way he physically did not see the holes the size of himself or the sunlight pouring in from outside. He is lazy and incompetent and will give you a false report on your home. We are now in a home that we are over our heads in because Chad couldn't do a job that he was paid to do. Do yourself a favor and please use any other home inspector in the state of Colorado.
