This hotel was so charming. The decor had a classic Maine maritime feel. The views to the Kennebunk River were breathtaking. The service was wonderful. It was exactly what I envisioned for our Maine seashore adventure.

View from our room

My fiance and I wanted a weekend getaway. I was so happy to find this place. They had a deal that was buy one room and get the second night half off. We booked a room with a Waterview in the inn area. The views are beautiful! If you book a room here I would say to find a room with a view. Especially if there are discounts. For the price, it was under 200$ a night. April is definitely a good time to check out this area. Also, our room was clean. Also! We splurged and got a massage and facial at the spa. I got a facial and was soooo happy. My fiance got a massage. Definitely check them out. Overall, we are both happy and will visit again.

Hugely Disappointing..... Hopefully this review will help you avoid making the same mistake I made. I was excited for a last minute getaway to Maine and saw the incredible pictures of the Breakwater Inn on their website. It looked like this amazing hotel that would be the perfect place for a getaway for my boyfriend and I and my sister who was joining us. Do not believe anything you see on their website....it's a dingy hotel and you'll be sorely disappointed if you're expecting what you see on their website. In addition, I was booking this the day before so called to ensure we could get a room with two beds as there were three of us. The person on the phone, Chuck, told me there were two queen beds and even described the property as a "resort".....both very untrue. We got there and was checked in and were handed keys to the room and arrived to a room with only 1 bed. This was not at all what I booked. I specifically called the day prior to ensure there were two beds and I was told there were two queen beds. The only good thing was they did give us another room to make up for their error but I was still paying $350 for a hotel that looks like it should be no more than $99/night. The hotel itself is so severely outdated that every ounce of it seems dirty. I'm not sure how you can ever clean a carpeted bathroom so wouldn't even go in there without shoes on. I didn't even shower there because I figured it was only one night and I would be better off showering at home where at least I know it was clean. The bed, sheets, and pillows were just as bad as the room itself. Could not wait to get out of here in the morning and was SO happy I only had to stay for one night. I was so embarrassed that I chose this hotel for our little getaway and was apologizing to my group the entire time for believing what was on their website and choosing this hotel. For charging close to $350 for one night, this place is a total scam. Do not believe what you read online. My stomach dropped when I saw the sign on my drive in because I was sure this could NOT be the place I booked. The place I booked was a beautiful hotel on the water in Maine...this is NOT what you think it is so beware. Here are some pictures of what it really looks like...

On second thought I felt this place needed an updated score. For the money it should have been better.

The Harbor Inn in Kennebunkport is hands-down our new favorite bed and breakfast. The owner, Mike,…read moreclearly understands hospitality on another level--he remembers the name of every single guest and you can tell he truly cares about the happiness of all guests during their stay. He gives a thorough overview of the inn when you arrive and always has great recommendations. I genuinely don't know if he sleeps at night because he's there to make you breakfast before 8:30am and is around at 10pm keeping the tea kettle hot for you. The rooms are beautifully appointed and comfortable, and the daily breakfast is generous and delicious. We also loved the thoughtful extras: a cozy tea bar, complimentary bikes, beach towels, and even Tommy Bahama chairs for the beach. Those little touches made our trip so much easier and more enjoyable. Location is great--close to a small beach and also the town. There are several restaurants even closer you can walk to as well. If you're looking for a place in Kennebunkport that truly goes above and beyond, the Harbor Inn is it.

I felt completely safe here and never had to move my car, except to go to the beach. It's incredibly walkable to the shopping center and surrounding restaurants and the walk up the cliff toward the bush compound. This is my 6th year coming to Kennebunk/Kennebunkport and now that I've found this gem, it will always be where I stay in town! The staff was incredible and I loved that guests had access to the kitchens in the houses to store leftovers and that water was left out for guests! The breakfast was also incredible and loved being able to sit out on the lawn and be able to enjoy my meal and to come back in the afternoon and just relax in the sun. I also had a late checkin and the staff made it incredibly easy to get in on my own. I really appreciate the little welcome gift that was waiting on me in my room! I highly recommend this place to anyone and literally everyone I meet. Will forever stay with this hotel group if I'm in a city they have a location! Side note: I overheard a conversation of 2 guests that weren't happy that it wasn't decorated like it should have been to be authentic, but with a quick look at the website, you can tell what you're getting, so just make sure you're booking the right place for you!

She was full of recommendations (i.e. Goose Rocks Beach) and was friendly and kind without being overbearing. We showed up a bit late and the key was left in a coded lock box for us. The room was compact, but fine for my husband and I for our 2 night stay. We knew beforehand that breakfast would be boxed for us and that was fine. I was happy that they provided yogurt was Chobani and actually had some protein in it (unlike most continental breakfasts that are a carb party). We rented bikes and kayaks during our stay. It was great that they had these for us to utilize. The bikes should be covered during storage, however. They were a bit rusty. This was the priciest place that we stayed during our 7 night trip, but I wouldn't consider it the best. After our stay, I do feel that our stay should not have cost us so much.

This was a lovely B&B close to town. It was immaculate and very appealing. Our room was right on…read morethe bay and had a great deck with New England style comfy reclining seating. The room was beautiful and the bed and pillows were comfortable. The room was a little tight on space and the toilet is right next to the door so is a little awkward. Modern power plugs convenient to the bed were not in evidence. There was a sitting chair but no where to sit and eat or to work. The desk folks were very nice and helpful with local suggestions for eating and things to do. ***VERY not happy with the continental breakfast. You shouldn't list yourself as a B&B and have continental breakfast. Being a B&B implies hot breakfast... period!*** Not only that, there was hardly anything on it... there was only orange juice, coffee, and tea... no apple or any other kind of juice. There was yogurt and fruit but there was only one kind of cereal (Cheerios), only 2 kinds of bread... white and wheat... No pastries, muffins, bagels, croissants, rolls, English muffins, doughnuts, etc. To be fair, I think there was oatmeal and there was banana bread that was pretty good. The one good thing I can say about the breakfast is that it was available at 7:30am instead of 8:30 like some of the other B&Bs we stayed at on this trip. ***Almost all of the other reviews of this place had HOT breakfast on them so I guess we were just ripped off.*** I would love to give this place a great review and I would probably have come back if it weren't for the breakfast ripoff.

Accommodating, helpful and very friendly staff. We bought some fresh oysters down east but hadn't thought of the oyster knife. Asked the manager if, by chance we could possibly borrow an oyster knife? Well, due to liability issues, they would not allow me to borrow the knife but offered to have the chef shuck them for us (after signing a waiver!.....I hate where our country is, but totally understand!). We listened to live piano to relax us during a raining and "trafficy" day driving from down east and Acadia national park. Just one mile down the road from Walker's point (The Bush compound) I was really hoping that we might run into 'W' and Mrs. but to no avail. The room was well appointed and a corner room with beautiful views of the chanel. Picture commercial lobster boats moored at bouys as the tides rise and fall with the hours going by. A rainy day to start lead to clear skies and a beautiful bluebird sky with white puffy clouds to accent. Breakfast buffet included in the stay along with free bikes to use as guest made our stay complete. I only wish we had more time to spend here at the resort! Huge thanks for making our stay complete and fabulous!! Cheers to you all. Oh, I almost forgot, they have a shuttle that runs out to dock square every half hour. What a blessing.
