The job that my wife and I have requires us to work some rather odd hours so when we do stay somewhere being able to sleep at some rather odd hours is always a bonus. And by saying being able to sleep what I mean is people checking out at 10:00 a.m. with their kids running up and down the halls making noise and the hotel staff cleaning the rooms sometimes having loud conversations. All of this is perfectly fine usually because typically nobody is trying to sleep at 10:00 in the morning except for me. This place worked out well because they have individual bungalows. There is no hallway to run up and down and make noise and make noise, there are neighbors but there's a space in between each bungalow so you're not going to hear them. We didn't actually check in for my Friday night stay until about 8:00 a.m. Saturday morning. It was nice and quiet and we were able to get to sleep rather quickly. The room itself was super clean, The kitchen did not have a stove or a hot plate however we weren't really in need of one. They did have some snacks available as complimentary in the room. Nothing huge I mean a couple granola bars and some oatmeal and a couple little bags of chips however compared to other places I've stayed that offer nothing except a vending machine down the noisy hallway... Yeah this was much better :-) If you're looking to do something in the Skaneateles area , this place is literally 2 minutes down the road from the center of town. They of course offer a late check in arrangement that I was very happy to take advantage of. They leave your room key in a secure area with a note that has any information you may need and an emergency phone number if you need to wake them up for anything. So I by all means recommend staying here If you're in the area.

They permit guests to have dogs and our house showed no evidence of pets. I would not recommend the ground floor master suite to an elderly couple only because the ceiling height is dangerously low above the commode and both my husand and I almost knocked ourselves out more then once when decending and ascending. Our niece and nephew had a rough night due to street (truck) noise, our other upstairs guests heard the street noise as well but were less bothered. My husband and I had no issues sleeping. We will be back.

We had often heard advertisements for a Real estate agent by the name of Chip Hodgkins. Glenn always said that Chip could sell a house for what we were asking in a timely manner or else he would buy the house himself. We just figured that there was some sort of "catch", and didn't really give it a second thought. Whenever we tried to sell a car or do business with anybody, it seemed like there was always a "catch", so it kind of went in one ear and out the other. Regardless, Glenn Beck planted the seed which remained in both of our heads. In late 2024 we started seriously considering selling our house and moving. We looked into a real estate agent that was related to a friend & she came over to assess the house. Our house was almost 60 years old in disrepair and falling apart, but the only thing the agent seemed to focus on was the smell of cigarette smoke. She was pretty rude about it, and kept telling us that the smell alone was going to devalue the house by over $20,000. Things felt hopeless for us as we thanked her for her time and decided not to go with her services. We were both in complete despair. Sometime in late February of 2025, we decided to call Chip Hodgkins. A few days later, on February 26th, we met with Chip. He came over to try and help us out. He was well prepared with papers showing homes similar to ours in location and size, including the values and what they sold for. With a positive attitude and total confidence he pointed out all of the good aspects of our home and for the first time in years we had been given something that you can't put a price on. He gave us hope and piece of mind. We were very surprised to find that our house was valued much higher than we had been told by the previous real estate agent. Yet there were still lingering questions. "Were do we start?" I asked. "We would need a dumpster to get rid of over 50 years of accumulated junk." "I know a guy", he responded. And right there, only 20 minutes into the meeting, he made a call to somebody who owned a dumpster business. Chip asked the gentleman if he could stop over to assess the situation and give us an estimate of how much it would cost for a dumpster. The man arrived, then took a walk though the house and around the property. Once back inside, he took a moment and told us that his guys could not only handle the removal of junk, but also help with packing up a shipping container for the move if we needed it. Then he paused for a moment, and asked how much we were looking to get for the house. Chip told him our asking price and said, "What are you thinking?" to which he replied, "Let me take another look at a few things." He checked out the crawlspace and a few other things, pointed out some things that were wrong with the house that we didn't even realize, but reassured us that they could be easily remedied, and that his guys could even fix them. He stood there in thought again for a couple of minutes, then told us that he had bought a few properties so far, renovated and resold them. He had the resources to do it. Chip asked if he was interested and without hesitation the man nodded his head and said yes. My mom and I just sort of looked at each other in wonder. "What just happened?" I asked. With a smile on his face, Chip extended his hand and said to us, "Congratulations. Your house is sold." One thing I almost forgot to mention. The gentleman who bought our house told us we didn't have to worry about paying to have our junk taken away. All we had to do is pack up what we wanted to keep and he would take care of the rest. With a handshake and a smile it was done. All of this happened within an hour and a half. The next day Chip had all of the paperwork, and even found us an attorney to help with the sale. Chip Hodgkins has made multi-million dollar deals, but he didn't even make more than a few thousand dollars on the closing costs of our home. He didn't sell our home to money. He was there to help us, and did so with honor and integrity. Honorable reputation and Christian values is what Chip is all about. By March 31st our moving truck was packed up and we said goodbye to our old home. A check was delivered to us by April 4th and it was for far much more than we had ever expected. I don't know how to properly thank Chip for helping us sell our house, but I will be forever grateful, and I'll never in my life forget the four words he said. "I know a guy"

She helped us find our dream home but went the extra mile to make our home buying experience seamless and enjoyable. She responded to *all* (..and there were a lot) of our questions and addressed our concerns promptly. When the time came to look at houses, she provided us a detailed timed list of houses we will see and went through each part of the house(s) with me. She was kind to pick me up from the airport, show me around the communities, and even look at an apartment if we weren't successful in finding a home. Luckily, we found our dream home on my first trip and made an offer! Amber also made this part easy and seamless as possible. She recommended an inspector and an attorney, both whom were amazing, professional and thorough as she is. During the entire process of closing she checked in with us and was just excited as we were. She came with me to closing and it was just an amazing experience overall. We are so happy in our new home! Thank you Amber!!

We had to sell our family house that we had been in for 50 years - and we had to sell it while we (the family) were spread out across the country! Amber helped us through every part of this emotional process: recommending businesses to help with cleanout, recommending excellent contractors to help with repairs and electrical upgrades, and helping us find the best painters and cleaners to come and do the final touches. We gave Amber a target timeline, and she sold it sooner than our target date. We gave her a target selling price, and she sold it for even more than we expected! Amber was an amazing communicator, allowing the entire family to reach her from all around the country on group chat sessions, which kept every family member in the loop! Her honest answers and responsive communication made this tricky situation seem so much easier. Amber's marketing was especially top-notch. She did a walkthrough video that was simply breathtaking (we fell in love with our house all over again!), and her online digital marketing showed up everywhere we looked. If you have an opportunity to use Amber and she can fit you in - do it! We really don't think we'll ever find an agent as talented, passionate, and sensitive to a family's needs. Thanks, Amber, for making this sale of our family home as easy as possible.
