Our Brady Built Sunroom is 33 years old. It was the best investment we have ever made. We have had to replace a few windows but that's not bad considering its age. It owes us nothing. I had a friend over to visit whom I hadn't seen in years. She walked in and said "Oh, you have a Brady Built"! Her brother had one in his house here in Mass. and was so disappointed when he had to move to NJ. He wished he could have taken the room with him. The Brady Built service has been very responsive and helpful. I would definitely do business with Brady Built again and I highly recommend them. read more

I'll start by saying that the room is beautiful. I'll follow that with, its been rough going. I also want to give some overall advice to not put a hot tub in your sunroom unless it's a HUGE space. It's not worth the hassle and we truly regret the decision. Ours is roughly 200 square feet, which isn't teeny - but clearly not big enough. Despite the design team's assurance that they "install hot tubs in sunrooms all the time" - in the years and years that they have been in business they clearly don't understand the electrical codes that come along with adding a water component to the space. You can't have any outlets or fixtures within 5 feet of your hot tub. That includes the ceiling. We wish this was explained to us. If you are going to go ahead with a tub in the space here's some lighting and electricity considerations: Get track lighting cans built into the room. Yes, you'll lose some glass but you'll save on headaches. Two of the three pre-wired lighting areas that were put into the ceiling cannot be used due to the proximity to the tub. We already purchased all of the lighting elements (track lighting and a fan) over a year ago, as we were instructed to during the design phase. We now have two big silver circles in the ceiling that we'll stare at while we sit in our hot tub. The fan is the biggest bummer. It was something that we really wanted and were told that we could have one, "no problem." The circular light fixture bases that are standard on any lighting element are also larger than the ceiling beams and hang over on both sides of the wood. (see photos) It looks terrible. We would have made a different lighting choice all around if this was explained to us. It's too late to change this. We are stuck with it. We were also sold a super-high-tech de-humidifier fan that wasn't installed properly by the folks at Brady and we are in the midst of figuring that out. God help us if we have to rip open the walls, re-plaster, etc. but it looks like that's where we are headed. And also, while not an electrical issue, we would advise adding a drain to the floor near the tub. A lot of water comes off your body as you get in and out. More than you think. Even on a waterproof floor, we wish we would have put one in. Overall, be sure to check the plan details CAREFULLY, and follow up with Kevin: We were provided the final designs for review and corrected the way the sliding doors were supposed to go and it was never corrected on the final designs. Normally not a huge deal, except that the hot tub is currently blocking the entrance. With everyone clamoring for remodels and with all of the people out due to Covid cases, it's taken over three months to get the correct doors. We are still waiting. Using "their guys": The general contractor from Hillcrest Siding is awesome. Very communicative, considerate and a great craftsman. If you have your own electrician that you like, use them instead. The electrician was not reliable or communicative. We are sensitive to the health issue his family was undergoing, but you need to communicate and keep folks informed. Top 4 Takeaways: 1. Don't put a hot tub in the space unless you have your own electrician review the plans. Our lighting situation isn't great and we are stuck with it. 2. Kevin disappears after the sale has gone through, so don't expect him to take accountability for any of the missteps. Poor Kathi. 3. Don't have the expectation that your room will be up and running 2-3 weeks after it's dropped in from a crane. Site prep started the week of Labor Day. The room was delivered on Sept. 23. We couldn't use the space until Dec. 17. A stick build onsite would have taken roughly the same amount of time and would have been less people to deal with. 4. Budget roughly $10-20k more for your room to pay additional contractors to finish the space. And I'll add that my husband put in the floor, we painted and put in baseboards and the door frame ourselves. Compare the final price to a stick build and see what's worth it. read more

Our Brady Sunroom was built on 2017 (Picture #1). We love it very much and have spent most of our awake hours here all year round. However, I have experienced the following problems: 1) Early this year (2020) I spotted water stains below the window cells (Pictures #2) on multiple windows. After many back and force phone calls to its service representative Kathi, a repair crew came to fix them on 8/19/20. 2) However the fixes done making the problems so much worse than before. Rain sipped through the panel above the windows and dripped in continually during a rain storm on 10/28/20 & 10/29/20 (picture #3). Kathi agreed to send the repair crew back in the first day of sun return on 11/3/20. 3) Its repair crew came 11/3/20. They took my brand name gutter and a motion detector out from the window top panel, then replaced that panel. They also reseal the connection between ceiling glass panels. I was told that gutter and motion detector will be put back another day when the seal is dry. 4) On 11/5/20, the repair crew came back to put the gutter back. However, they ran away so fast without finish all works. The filter panel on the gutter and the motion detector were not put back. No one from Brady has returned my callings so far. 5) The water stains remained now and I was told that the wood with stains shall be replaced sometime in the future. I am just not confident about any fix work to be done after its manufacture. I share my honest experiences to help people who are considering to have a Brady Sunroom. read more

Deceptive sales with a bait and switch: After seeing their rooms online we went to tour their factory and get a preliminary quote on a design. The initial quote seemed great, and we paid a deposit to get the ball rolling. What wasn't mentioned was that Brady's work is really only about half the battle cost wise. Months after approving our design and signing our contract we got a quote from the onsite GC for what it would take to finish the project. That and all the subs (plumbing, HVAC and electric) almost doubled Brady's original quote. To be clear, since they aren't, Brady's quote covers the unfinished empty shell of the room with rough wiring, sub-floors, no siding and no dry wall. Everything else is extra. Permit Purgatory: During the sales process we were told permits shouldn't be a problem because we were replacing an existing covered deck. We told them that the deck was built by the previous owner. Shocker it wasn't permitted. From the sounds of it the town gave them a hard time. But my biggest complaint was that during this process there was no sense of urgency or proactive communications from their "project management" team. Even when I complained and we were told there would be weekly update emails, that didn't happen. Updates seemed to only come at our prompting. Flawed Design: Much of this is also part of their bait and switch sales process. So many of the promised design features didn't come to pass or proved to be unrealistic. First, base board heating. From the beginning that was our main plan to heat the space and Brady said they were designing for. I was told multiple times about how their factory floor could be easily pulled up to run plumbing, that wasn't the problem though. When our plumber got on site and saw the room, Brady hadn't left space under the windows for base board heaters to be installed. The walls are short, and then the electrical outlets were mounted where the heat should have gone. Second, ceiling fans were always part of the design and Brady told us repeatedly this wouldn't be a problem and ran electrical through two of the ceiling beams with drilled out holes for fans. But after you put the mounting block in, we couldn't find a single flush mounted fan that would leave enough clearance to meet code. When we tried to do just lights where the holes were, turned out the wiring in one of the beams was faulty. Brady ended up coming back to remove the wiring and "patch" the holes after we were fed up with the process. The patches themselves are as camouflaged as possible, but not unnoticeable and now our switch plates all have one blank slot because by the time this was fixed the electrical was pretty much done. Their wiring issue delayed our finish inspection by several days aside from the ongoing headache I experienced trying to find ceiling fans that would fit. Third, we were told integrating the room to our home's central air would be easy and cheaper than a mini-split. When our HVAC company came out to quote the work they told us that was a huge mistake. That our system was designed for our existing square footage, and that adding not just the additional square footage on, but one that could get so warm due to all the windows, would require replacing the entire system. So, after dry wall and everything else was done (including installing a heater in the wall because of the botched base board heat design) we ended up putting in a mini-split to cool and heat the room. Electric: the designer/sales guy looked at our existing panel and said there was plenty of capacity. False, we needed a subpanel installed. Problem resolution: In the end they sent us an apology from their CEO and a check for $1,500. Given how much this room cost that was slightly better than a slap in the face. I tried to let it go and wasn't going to write this review originally, however, we're still having problems months later. In the rain, the room leaks. They've been out to do some extra caulking, but today we got rain and it's leaking in the same spot. The room looks great but Brady was horrible to work with. read more

Our sunroom is beautiful and can be used year round. It has lightened up our whole main floor and, while technically it added less than 200 sq feet to our house, it feels like a lot more. We committed to the house right before the start of the pandemic in 2020 and due to that the whole process took a lot longer than estimated which was frustrating but not Brady's fault. The contractor who did the installation was amazing and all the work was extremely well done. I would suggest added 25-35% to whatever costs Brady suggests, however, every single penny spent it was worth it. The quality and workmanship on the build is top-notch. Our house appraisal increased by more than the costs! And, while not designed as an office, I spent 6 months working in this room and still work from it two days a week. The light filled space brings joy even in the winter months on gloomy days. Purchasing this room was one of the best decisions we've made. And, if we ever win the lottery, we will add another one. read more

We had a kitchen extension placed in 1997 while living in Worchester. We enjoyed it so much, we had a larger son room placed in our New Haven, CT home in 2004. We can't live without them! Never any problems whatsoever. read more

Horrible experience. While product, once installed, was "ok", the installation and production process was a complete nightmare. Installation was quoted as 1 month, took six months. Installation was quoted as "we will handle all permitting", which they then lied about ever saying, and then tried to fob off on us. Pricing rose about 2x over the course of the project. In hindsight, shoudl have cancelled whole project once they started playing games. In no situation should anyone do business with them. Not only were they incompetent, but they were utterly dishonest at the same time. I have encountered more trustworthy used car dealers. If you MUST buy from them, get EVERYTHING in writing, and then plan on calling at them and screaming every 48 hours for the next six months, and then having them not call you back. read more

We built our sunroom in 2004. Installation was a very cumbersome experience, but we did like the finished product. We even put a hot tub in the sunroom, and it was a nice little escape right in our backyard. Post-installation Customer Support with Brady-Built is the worst by far. At the time of purchase, we were led to believe that their warranty covers everything. However, one of the glass panes cracked, and it turns out that glass is not covered. What good is a warranty that does not cover the majority of the product? Anyway, we paid the cost for replacement. At that time, we also learned that the original installers had not properly finished the outside of the sunroom. Instead of doing the right thing and taking care of it, Brady-Built wanted more money to fix the problem. We had already invested so much into this project, so we paid the additional money for them to properly finish the outside the way they should have done at the time of the initial installation. They told us that they are under new management now, and that the shoddy workmanship is definitely a thing of the past. Last year, we noticed several leaks in the window frames and ceiling of the sunroom. After several dozen phone calls and emails, we got no response from Kathy LaFontaine - their customer service person. It took about 4-5 months before she finally sent someone to seal the leaks. However, they never fixed the water-damaged wood. We've been waiting to hear back from Kathy since August 2014, and we've finally given up on Brady-Built. It has been very stressful trying to work with Brady-Built, and the one star minimum is actually very generous for them. Save yourself the from headaches and go elsewhere. read more

My husband and I always wanted a sun room, but just couldn't come up with a design that would offer want we wanted. Then we went to the Boston Garden Show and we fell in love with the sun room that Brady was showcasing. After we got our hot tub, and making a rather chilly walk across our back deck in the winter to get into our home, we knew it was time to really start the process of adding a sun room to our home We love that it is all glass and the feeling you are sitting outside. Watching the snow fall is actually very enjoyable now. The staff is great at answering your questions promptly. Our Sales person was Kevin. We installed our sunroom in 2004 and love it. Today, we had Brady give it a " spring tune-up" which involves washing the exterior windows and cleaning and lubricating the doors and rolling windows. The workmen arrived on time, were courteous, thorough, and busted ass while they were here. Because our maple trees had dripped sap on the roof, they washed the roof twice and checked with us to be sure we were satisfied. Yes, we are. read more

I have to start by saying my sunroom is beautiful and the crew from Brady was professional and great. The room was placed the end of 2019 and the contactor finished in February 2020 before COVID isolation. The sliding began falling off in March 2020. The contractor did a poor job and had no interest to fix it. No one wants to take in a small problem project that was screwed up. 2 local retired gents found the sliding (as contractor disposed of the remainder of the box). They reported that the top pieces were out on upside down and it was a mess. They fixed the sides of the room. Where it connects to my home supposably is a mess. Last winter I waited the J channel slowly go down the roof in the snow. I had noone interested in fixing it. I do think I found another handyman now. The deck he built has boards down both directions facing up and down and nails bend and rough. The outlets placed by Brady are fine but the outside plug and light and ceiling fan done by electrian of Adrian Deasy's construction works occasionally from day 1. He came back once. He was not good either. I finally put a review as I was busy working and caring for my husband who recently passed. The sunroom did add joy to his and our lives the past couple years. read more

Having recently moved from a multi to a single family in a more rural residential area, we began planning our projects immediately after getting settled in. With several in mind, we decided to attend the Worcester Home Show. There, we happened by Brady Built Sunrooms and one of their designers, Justin Bousquet. We were overwhelmed by the "WOW" factor and arranged a consult despite the fact that this was not a project on our list. As we explored options such as a conventional addition and Brady competition, we decided Brady offered the best combination of design, construction and elegance. With our tri-level home and given the layout, we opted for a straight walk-out into the sunroom from the first level, all on concrete slab. This also worked well with our planned patio/paver project, tying right into the flow from main house to sunroom to patio. A modestly sized 15' x 15' room worked perfectly and sat with a 4' buffer from the side setback limits of our town falling well within zoning. Justin was excellent, very knowledgeable and made great recommendations along the way. Our tour of the facility was impressive and helped us better understand the process and construction. Although we experienced a few delays along the way, one of which was on us as we didn't exactly expedite the search for a contractor for the site prep and foundation and in the end, we decided on the Brady referral who works extensively with them. We probably could have trimmed that aspect of the budget a couple of thousand, we have reservations about how well an independent contractor would have translated the Brady requirements and preferred to avoid potential issues between the two should we experience bumps in the road. By the time we did sort things out, he was booked out into the fall and subsequently ran into complications with a few of his projects before he could get us started. But despite the delays, we started the process in May and had our sunroom dropped in just before Thanksgiving. We are thrilled with the custom laminated beams, the character of the Southern Yellow Pine and solid construction. We unfortunately experienced a mishap with last week's snowstorm when the top half of a large white pine snapped off, bounced off the corner of our main house and crashed down on the side of the new sunroom. With our worse fears anticipated, we were stunned to discover the only damage was the outer glass of one panel shattered and a couple of minor dents in the trim, all totally repairable. I was amazed that nothing structurally moved, not even a small fraction of an inch. Extraordinarily remarkable considering what occurred and a true testament to the structural integrity of Brady Built Sunrooms. We are fans! read more

We just had Brady-Built complete a repair on our sunroom. There was some damage to our inside window sill due to missing flashing when the room was installed. They sent a team who cut out two 11/2 foot sections of non-load-bearing sill and replaced them using crude carpentry skills. The entire process began at 8:30 and was finished by noon. They charged us over $3,000 for this. We had to pay in advance. The original quote indicated that it would take a day and one-half to complete. They refused to adjust the bill. Very disappointed in both the quality of the work and the price. read more

After many years of talking about replacing our second story deck, we decided to research the options. Building an addition was too expensive. In April 2013, we saw a Brady-Built model sunroom at a home show and were impressed with the wood-finished interior and solid construction. Within a week of our first contact with the sales representative/design consultant, we took a tour of the factory and signed a Preliminary Purchase Agreement. At our factory appointment we viewed other projects under construction, and discussed a preliminary design. The Preliminary Purchase Agreement estimated the cost of the design, and clearly stated the standard payment terms and refund conditions. No deposits were required until the site visit, which took place within a week of our factory tour. At the site visit, the design consultant took measurements, and confirmed that our project was feasible (with site modifications). We reviewed our design and itemized the costs associated with the construction of the room. The price of the room was consistent with our Preliminary Purchase Agreement. He left our home with a Purchase Order and an initial deposit. Within two weeks we received initial engineering drawings of the sunroom, and we had an appointment with the project manager and the subcontractor who would do the site preparation and installation of the sunroom. Within 10 days of their visit, and another visit to the factory, we had finalized our design and cost estimate, which included several modifications to our Preliminary Purchase Agreement. Within another 10 days we had received the final engineering drawings and a Design Confirmation, which we signed, allowing production to begin. We were not given a specific installation date at this time, but were told that production would take about three months, so we were aware that installation would not be before September 2013. All permits were obtained by Brady-Built or the subcontractor. The Design Consultant filed the paperwork for the Conservation Commission, and spoke on our behalf at our Conservation Commission hearing. Site preparation was scheduled and coordinated with the sub-contractor, and the room was installed by mid-October 2013. The room was delivered on time, and attached by an expert crew in a matter of hours. It was an amazing process to observe. Homeowners interested in Brady-Built Sunrooms should understand that there are several processes that need to be coordinated in order to enjoy a finished, beautifully designed Brady-Built sunroom. The design, production and attachment of the three-sided room is included in the contracted price of the room. The Site Preparation Services is an additional agreement between the customer and Brady-Built, but the work is done and coordinated with a third party. Any additional exterior work, and interior finish work (for the fourth wall) is separately contracted with a third party. We chose to use a contractor recommended by Brady-Built for both the site preparation services and the additional exterior and interior finish work. read more

We love our Brady-Built sunroom, and highly recommend the whole Brady team. Our project was challenging - we wanted to use a sunroom to connect the house to a new garage. Designer Kevin helped us plan the perfect sunroom to serve as both a means to enjoy the backyard and as an entryway from the garage. We really appreciated his design recommendations and his patience with our questions and ideas. Figuring out how to connect the two structures was tricky, but Kevin had some great ideas and worked with the engineers at Brady on a good approach. He also walked us through every step of the variance process, from gathering the paperwork to making the arguments to the town planning board. He coordinated with our garage contractor on various details, and on the building permit. We loved "visiting" our sunroom while it was being built, but nothing compared with installation day. Our Project Manager Kathi coordinated the site work and scheduling perfectly. When the sunroom arrived on the truck, Installers Tony and Bob had everything under control. Seeing the crane lift the sunroom over the wires and our tall trees, and be guided smoothly into place by them, was amazing. In just a couple of hours, Bob and the crew had it secured to the house, the installation was complete, and we were sitting inside marveling at how our dream had become reality. We absolutely love our Brady sunroom! It's such a beautiful, sun-filled addition to our home that we enjoy everyday. And a huge "thank you" to Bob at Brady Sunrooms for promptly attending to a small leak that developed after a heavy snow and ice storm. His visit was covered by our warranty. Update: I wasn't going to add more insult to the injury, however what I had to deal with to get the window replaced was not customer friendly. Kathy quoted me $559. to replace the window, I asked many questions and she continued with the $559 cost. I called one of the owners, when he finally answered (after which he wouldn't return my other calls) I walked through the problem and told him if he felt $559 was reasonable to charge a customer for a window that clearly failed, he immediately was surprised with the cost and said we should only have to cover the cost for the installation because the window was under warranty (10 yr). He said the install should only be $300 and he would speak to Kathy. Hmmmm... why wouldn't the company be right up front with the window being under warranty? Although I was still not happy about paying for the install on a window that had shattered on its own, I reluctantly agreed. I was not around for the install and it was not worth my time letting them know they left residue on the outside of the glass and the black caulking used was not smooth and tight like to other windows. Since this window is on the roof of the sun room, the residue remained there until the weather allowed us to get up on the roof to clean it. We were so wrapped up in getting some resolution to the window (2.5 months) that thinking that they would follow through on the damages to the wood knee wall trim from the glass falling was a stretch and forget about our wood dining table that was also damaged. They'd probably be filling in the big gouges with wood putty that doesn't match anyway like they attempted to cover up the black water damaged they let get worse from not responding to our calls and emails for a prior issue. In that situation once we got them to respond, they stretched out scheduling someone for over 3 months, then the person who showed stated they were only there to asses the damage. Once the repair person came (1.5hrs late on the first repair stop of the day), he began to putty over the black areas. It looked horrible, worse than having the black there, so I made them stop and leave. Update again, we had another window that failed but did not break about 6 months later, they were a lot more attentive. Kathy asked that I address my social media review. At the time I choose not to because of how they treated the leaks and repair calls prior was not acceptable and to attempt to charge for the cost of a window under warranty... This second window replacement went fine. We have another one that appears to be failing. Let's see how they treat this one. read more

We had just the opposite experience. Everything went smoothly from start to finish. The room came in with a crane and fit like a glove. We absolutely love the room, best investment we ever made. Everyone was very easy to work with, very professional and friendly. We took a tour of their factory before we decided to go with them and were very impressed. We highly recommend taking the tour and seeing all the beautiful rooms they are making for other people before you decide. It really gave us some great ideas for our room. What we love about our sun room is being able to relax and feel like we are outside in nature. We love to garden and having our sunroom enables us to continue to get our hands dirty during the winter months and prepare for Spring. We had our sunroom installed in Jul. 2007, the installation went fine, no problems whatsoever. On Jun. 6, 2013, we noticed one of the windows had leaked 'causing mold and water damage to the wood below the window. A tech came out on Jun. 10, put some silicone on the hole that was found, on Jun. 13th, the window was leaking again. Here's the response I rec'd from Kathi L:My technician returned with a photo documenting the tear in the silicone, which indicated that as the most likely source of water infiltration.There was also quite a bit of water inside the track. Trouble shooting the source of a leak is not an exact science. It can start at one area yet show up somewhere completely different. A tech was sent out again, using silicone to plug the hole. On Oct. 25, 2017, after a torrential downpour, we noticed the same window was leaking again. After 30 days of waiting I sent another email asking when a tech would be out to resolve the issue. That didn't occur until Dec. 8, 2017. At which time silicone was again used to plug the hole. Wait, I'm not done, on Jan. 23rd, the same window was leaking again. I was livid and let it be known. I was once again told, as I had been on too previous occasions that perhaps the silicone hadn't cured properly, which caused it to fail. Yesterday, the same tech that had been here in Dec., came out and yes, used silicone again to plug to same hole he'd plugged in Dec.. Still haven't gotten any answers at to why the leak happened and continue to happen, other than the "silicone" didn't cure properly. read more

We are delighted to have our second Brady Built sunroom, while the couple who bought our house in Boston are enjoying the first one, installed over 22 years ago. We never had the slightest problem with it. So when house shopping in Maryland last year, we chose a Cape with a blank back wall, perfect for a new sunroom. And we knew we wanted Brady to do it. The first local contractor wouldn't even return their calls, and turned out to be unlicensed, so the ever-patient and responsive Project Coordinator started over with the new one. Pulling the permits for the foundation of an out-of-state structure was tricky, but their professional work got us through that and other distance-related challenges. The coordination was so good that the three-way timing of the truck with attachment crew, the crane operator, and the completion of the exactly-right foundation went perfectly: you can watch the time-elapse short video: it's cool!
