I had a TV issue and within an hour they brought in a brand new 40" smart TV. This is a great value for the money you spend. It is quiet, well kept and safe. The owners are great people who often leave little tokens of their appreciation for You! I have an adversity to bugs and have never ever seen even one. They housekeeper does a great job on her days here. If your looking for a short term or long term rental you should talk to them!

    Don't Stay Here if You're Allergic to Wasps or Rude Managers…read more I was placed on a three-month work assignment in Winchester, and the company I work for set me up in one of the loft suites at Winchester Executive Suites off Valley Ave. At first glance, the suite seems pretty nice. It is not the Ritz-Carlton Hotel, but it is also not a budget motel, like the Motel 6 that sits right next to it. On my first day in the suite, I witnessed a wasp in the suite in the loft area. I killed the wasp, and didn't think anything else of it. Three weeks later, I saw another one and killed it. I asked Keena, the housekeeper, if this was a normal problem for the suites. She explained that they get nests frequently because of the time of year, and that she was spraying whenever she saw one. And she did! However, when I asked Doreen, the manager, how they may be getting in the apartment, she said that they must be flying in when I have the door open and I'm coming or going. She assured me that there was no way that they could be getting in through the air vents. I slept during the day because I worked at night, so I didn't think this was very likely that wasps would be getting in the front door. Finally, Keena, the housekeeper witnessed one flying out of the air vent when she was cleaning one day. She placed a screen over that air vent and told the manager. The day Keena informed the manager, Doreen, of the wasps, I went to the office to discuss possible solutions for my problem. From the very beginning of the conversation, Doreen seemed annoyed to be dealing with the issue. She blew it off and said there wasn't much she could do because it was Friday before a holiday weekend, and nobody apparently wants to do their job on a Friday before a holiday weekend. She explained that an exterminator could not come out until the following week (after the holiday weekend). I was adamant that I wanted something done, because I am allergic to wasps and it is dangerous! And for my peace of mind. She begrudgingly asked the maintenance man to come look around and put screens over all the vents. The maintenance man came, looked inside the vents, didn't see a nest, put screens up and left. Neither Doreen nor the maintenance man informed me of what they had done or what they planned to do. I believed that an exterminator would come the following week, because that is what I had been told in our initial conversations. The following week came, and no exterminator. I went up to the office, and immediately Doreen acted as if I was a nuisance. She sighed and said "I thought we took care of this situation." When I asked if an exterminator was coming, she asked "Have you seen anything else?" She asked "If you're so allergic, why don't you have an Epi-pen?". Wrong questions, Doreen. The right thing to do would have been to say, "let me call the exterminator and get him out here". She then gave me attitude, told me she had done all she was going to do for me, and asked if I was going to continue to harass her over the situation. Flabbergasted, I turned around and left. I called the exterminator, and they informed me that a call had never been placed to them about coming out to view/fix the issue. So for the next 8 weeks, I slept on the couch, away from the loft area and was paranoid. For how much my company paid for me to live there, you would think that management would be accommodating in helping their customers. Unfortunately, Doreen is rude and uninviting. When discussing the problem with another tenant, he informed me that she told him when he moved in "Just don't piss me off and we won't have a problem!" Does that sound like someone who should be running a business? I don't think so.

I had a 1 bedroom apartment very close to downtown Winchester on the 2nd floor. Parking was ample, it wasn't noisy, and it was a lovely apartment roughly 620 square feet. Water, sewer, and trash were included in the rent, me being responsible for electric. It was a nice experience with it. Plus, it had a dishwasher, and an in unit washer/dryer (stackables), but that's a major plus for an apartment so you don't have to pay to do your laundry. He also provides snow removal and quick maintenance repairs. That was a plus too. The apartment was mostly wooden floors so dust appeared rather often. There was also an AC unit and an electric heating system (no gas). But it was nice! Don't turn off the heat in the winter time though! If you are looking for an apartment in the Winchester area, this should be your first and only stop. Phil and Caroline will make you feel right at home, literally!

In our opinion our downstairs neighbor was excessively noisy , coming home at 2 am blasting the music, etc. Also, we were told not to hang things on the outside walls so we didn't. We were told not to burn candles, so we didn't. We were told we COULD hang things on the inside walls and we did... we were then charged for hanging things because we hung "too much". We were also charged for a bent oven door... we were told a child must have stood on it... we don't have kids, or pets... the oven door wasn't bent when we left the apartment. In our opinion, we were charged for bogus things so we didn't get our security deposit back. We tried to call and work out the discrepancy and don't feel we received any consideration. I would also add that we always paid our rent on time and never had any other problems until we decided to move out. We wouldn't rent from Griffin Properties again nor we would we recommend them.

They continue to lie to us and not tell us anything about what's going on. Go somewhere else! Go somewhere else! These people are crooks. They treat us like kids not like adult college students. We've been there for 10 months and we are moving out. If our lease was up today we would be out of there. These people are nothing short of liars, cheaters and crooks. Aikins group needs to do something about their management team at Pemberton. If we were one day late on our rent, they told us they would have legal action against us. Apparently we have to hold our end of the lease, but they don't have to. Do not rent at Pemberton!

    I've lived in Pemberton Village for around 4 years now. I hope my review helps to provide you with…read morea realistic view of their services. First the Pros: The apartments are located in a safe part of Winchester. You are surrounded by nice upper-middle income neighborhoods with hardly any crime. The rent is moderately priced for this area. Also, water is included in your rent. For recreation, you can run through the neighborhoods or use the local path that goes through a small wetland wildlife preserve. There is also a 24 hour gym only a block away. Now for the Cons: 1st. There is a small railroad access line that passed within 50 yards of the property. These tracks are a secondary access line to supply a few of the local business and are usually used during regular daylight hours. However, be aware that during the day, depending on where in the complex you live, you may hear some noise from the trains a few days a week. It's not really a big deal. Personally I live on the far side of the complex and I've never heard anything.Still, this is something you should know in advance. 2nd. Pemberton does provide a laundry facility if you don't own your own machines. It costs $1.00 to wash and $1.25 to dry for each cycle. However, be aware that the dryers suck and you will need to dry your clothes twice. Again not a huge deal, but paying $2.50 to dry your clothes does get old...if your in a hurry. The washing machines are really hard on your clothes. Also the lids don't lock while the machines are in operation, so you'll need to hang around to guard your clothes if you're not comfortable with leaving them alone. I would recommend buying your own machines. Be aware, only three bedroom apartments have laundry hook-ups. So if you live in a 2 bedroom apartment you're forced to use their machines or drive down-town to another public facility which can be inconvenient. 3rd. It's standard Pemberton policy to increase your rent after each year. My rent started at $800 then went to $850 then to $900 during my first three years. My guess is you can break the cycle by moving out and moving in again. This is the worst thing about living at Pemberton! 4th. You should know that the exterior of Pemberton is well taken care of. The grass is cut regularly. The bad part about this is that the grass cutting crew starts early in the morning and don't stop until around noon. This can be problematic if you work 3rd shift and need to sleep during the day. 5th. Maintenance problems are handled relatively quickly. However, the overall quality of the apartments has diminished during my time here. Because Winchester is a college town, and because college aged students live in Pemberton, the apartments take a beating. To save on costs Doris and Lori have stopped making repairs in certain types of apartments (typically 3 bedrooms). If you move into a new apartment expect it to be dirty! Yes, you will need to clean you NEW apartment. It will PROBABLY be painted and the carpet MIGHT have been cleaned (though they say they clean it after each tenant, I think that's up for debate!). You may need to buy light bulbs because they will not replace them before you move in (especially in the oven and in the refrigerator - appliance bulbs usually cost around $4 each! - Yes it's a small thing but sometimes the little things matter!). I've known other tenants who have requested for certain items to be repaired and they have been told by the management that "We don't make those types of repairs". I believe this response was given when my friend asked to have flooring in the kitchen repaired because the seams had come apart. Dirt was gathering in the seam and it was making it difficult to mop. I personally think this should have been repaired because whenever my friend mopped I'm sure water penetrating under the floor through the open seam....talk about a maintenance issue! 6th. Typically second floor apartments don't have locks on their sliding glass doors! If you're lucky they will cut a short stick for you to wedge in the door. This is crude but it works very well. That being said, I really don't know why they don't simply put locks on the sliding doors, seriously guys? 7th. The hoods above the ranges do not vent to the outside. So if you cook a lot you might not enjoy having your apartment full of smoke and grease. This is another thing I really hate, what a shame. 8th. If someone lives above you, you will hear them! It's an apartment so I guess it's to be expected. Conclusion: Despite the long list of Cons I've provided, Pemberton is safe and affordable. It has it's problems but after living at other complexes and also searching for independent apartments and homes to rent it's defiantly one of the best locations in Winchester. My recommendation would be to live here for a year, then use the last few months of your lease to search for somewhere that is more desirable. I hope this helps!
