    My daughter rented a townhome from Rent Athens and I helped her move in. Be very careful when doing…read moreyour walkthrough and note every little thing. To start with there was a huge hole in the steps leading to her second story apartment which made it unsafe to move in. Also 2 other areas of wood rot. When we went back to rent Athens they acted like it was no big deal but we were there with all of her belongings in a U-Haul and unable to move in until those repairs were made. Upon move in we literally had to clean the entire apartment ourselves. There was dust on the ceiling stains in the fridge and cobwebs in the air vent and the carpet was dirty and smelled. One of the windows didn't close all the way and you could see outside with the door closed because there was a huge gap. Also the blinds were replaced in the front window with blinds that didn't fit. So anyone could see in on either side. The deck outside was full of garbage and what appeared to be pet feces and/or dried up vomit. There was numerous requests to have this cleaned,RentAthens just deleted the request. There is no way that someone professionally cleaned this apartment before move in. The bifold doors in the laundry room did not close because they were not correctly installed. I repaired that. She moved out early and paid her remaining two months. The apartment was far cleaner when she moved out than then when she moved in. Rent Athens kept over half of her security deposit citing things like scuffs on the wall, dirty range hood, and said that there were anchor holes in the walls. We even commented on move in that there was already holes so we could hang curtains so I know that they were already there when she moved in. I can almost guarantee based on the condition of the rest of the apartment that the range hood was dirty when we moved in as well. ( we just checked to see if the fan came on) everything was pretty much dirty so we didn't note that. I had to clean all the cabinets as well in the kitchen because they were covered with old grease and grime. There was no filter in the air vent and it was full of cobwebs and dust. My advice is to get a professional inspector to come out if you expect to get any of your deposit back and make videos and save receipts of all the money you have to put in to make it livable. The carpet was vacuumed at best. It still smelled of dog. I can understand paying a standard fee to shampoo the carpets IF it was actually being done. This company is taking advantage of these college kids. All I can say is make sure you take extra paper and take lots of notes because they will try to charge you for things that were already there and cleaning things that obviously they don't clean.Try to avoid this company! Some photos from our move in: I spent a week cleaning and repairing some of the small things. And they charged her $50 for a scuff on the wall that I don't even see on our move out photos. I also cleaned the stain out of the fridge and the deck was clean when she moved out. (My daughter and her boyfriend did it with a scrub brush). So I don't know what charge that would be if a "scuff" is $50. The place was in far better condition than when they moved in. Beware of this company!!

    The worst possible experience I could ever imagine with a realtor. They have absolutely ZERO care…read morefor the health and safety of their tenants. Riner Gay was our property manager, and he frequently swept major issues under the rug with zero urgency, constantly stating it'll "get done when we can get it done" and "there's only so much I can do". He promoted an extremely negligent and unsafe atmosphere as the property manager, rarely showing any sort of remorse for the immense amount of issues with our home. We had our water cut off for over a week in the middle of December due to them not properly labeling where the water meter and lines were, as some workers cut it. He showed ZERO care, urgency, or apologies, and advised to find somewhere else to shower and clean my clothes in the middle of winter. We had our dilapidated home quite literally fall apart, as the moldy attic and roof caved in in our kitchen, resulting in weeks (probably a month or so) of an open ceiling in our kitchen. Again, they frequently called our work orders towards it "not mold" even though mold was found after the water damage became so severe our ceiling caved in. We had been placing water damage requests for over a year. Not to mention multiple studio apartments had zero ac for weeks to almost 2 months in the summer, with no coordination or response from maintenance on when that it would be fixed Maintenance requests for any reason were frequently ignored and not addressed in any sort of timely manner. During a storm a rotten tree next to our home collapsed, resulting in a dangerous hanging tree on a power line for months until a resolution (did not even take it all off the line). They never even actively cared to fix it, Riner just said they were "aware of the situation" and "vendors have been notified". Not to mention the home was NOT clean when we moved in, doors were off hinges (replaced multiple times in 2 years), literal holes in the wooden floor, loose caulk and paint everywhere, etc. They charged us for these holes in the terrible finished and placed wooden floor after we left too. We even made multiple attempts to respectfully go in and talk to both Riner and other managers at Carriage House, where they made every attempt to shoo us away and show no care in the slightest. We made multiple reports to the GA Dept of Community Affairs about Carriage House and their shady business practices to no avail. They very rarely answer the phone, and you have to spam them with voicemails and calls before they even attempt to respond, frequently patronizing you and gaslighting you into thinking you are the issue. We as students were exploited and taken advantage of in any way possible imaginable, viewed with irritancy as pests, not as paying tenants. I cannot stress enough, Riner Gay and Carriage House Realty do NOT CARE ABOUT YOU! I genuinely believe they paid some people to give positive reviews, as these practices are company wide, and I have heard many horror stories from others about CHR. They will exploit you in every way possible to make money, and I would advise you to read this and think long and hard before ever entering any sort of lease or contract with them. I'd give negative stars if it was possible.

    In summary: AVOID RENTING FROM AREG. I cannot stress this enough. They do not reliably answer…read moremaintenance issues and will nickel and dime you at every possible opportunity. I'm a level headed person who has only made one or two other Yelp posts as favors to local businesses that I support - I'm not some mean internet troll. People deserve to be warned about AREG! Background context: I'm a 35 year old graduate student at UGA who rented a townhome from this property management group from 2022-2024. Upon move in, the house was filthy. It was abundantly clear that no one had been in to clean the home prior to our move in date, as bathroom cabinets and drawers were full of other people's hair, the kitchen cabinets and pantry had sticky goo stains from other people's food, walls were stained, sinks were dirty, etc. I took it upon myself to throughly clean the home since I had the time - even went as far as steam cleaning the rugs which had to be done twice since they were so dirty. (Please note AREG says they steam clean the rugs prior to move in - this absolutely could not have happened in my case since the rinse water from the rug cleaning machine was actually BLACK). We did have a couple maintenance repairs needed by management (caulking a sink, installing/replacing a broken set of blinds) - this was done within 6 weeks of move in, as I remember it. I was totally fine with the time it took to get repairs, since those weren't emergencies on our end. Then, during our first winter in the home, squirrels decided to move into the attic walls of our home. We could hear them chewing on the wood of the walls starting at 4am most mornings, which, as you can imagine, was awful. We immediately put a maintenance ticket and after 4 weeks going unanswered, the ticket was deleted without being resolved. I immediately filed another (since I was in school and getting no sleep), and after a phone call to the office, received a pest management man out to the house. He patched up some holes and said it would be fixed. The next night, more chewing and scampering noises. We put in another ticket, no response for several weeks, more phone calls, finally a vendor comes out & says the problem is resolved... next night, more chewing and scampering noises. The moral of this story is that AREG doesn't care about you as a tenant. Upon our move out date, we STILL had squirrels living in the walls. FOR ALMOST TWO YEARS. Unreal. I thought that's where it would end, but of course, the bad news never ends with AREG. We moved out 9 days early and were still charged for living those days in the house. We thought moving out 9 days early would give AREG more time to come in and actually paint the house for the next renters... but instead, after our move out inspection, we were charged for every possible issue in the house, even items that weren't listed as tenant responsibilities. I left that house significantly cleaner than how I found it. That favor was returned with $385 in fees that we apparently need to pay for damages and cleaning. The fight goes on with AREG. Utterly miserable company & people to rent from. AVOID!

They don't keep…read morepromises, they take advantage of college kids, their properties are not kept up, and the list goes on. I unfortunately did not read my son's lease before he signed it. I tried to allow my son to learn to become a responsible adult while at the same time trusting a real estate group would not take advantage of him. I was wrong. Blake Underwood is a crook. They have a "No Proration" clause in their lease. This means if you live there for one day of any month, you will pay the full month's rent. As an adult who has signed many leases, this is the first time I have ever seen such a clause. Again, ARG is taking advantage of a specific demographic, college kids. Blake has no remorse and all of these poor reviews back up that fact.

    FHP is the slimiest and incompetent landlord in Athens. On multiple occasions they have failed to…read moreprove to me that they are hard working or caring landlords. Towards the end of my lease I was locked out of my room, where my 6 month old dog was in her crate. I called Fred's to receive a master key to get back into my room. Long story short, their master key did not open my door, the FHP employee left shortly after that and provided no help or answers. I hired a locksmith to get into the room. The locksmith then told me that the door knob and lock was broken and not functioning correctly. Fred's did not reimburse me for the locksmith even though their handle and lock was broken. Shortly after my roommates and I moved out, we received $1500 back of our security deposit which was $11,250. Fred's charged us for broken appliances a lot. The most frustrating part was that every time an appliance stopped working, we filed a work order to get the appliance repaired. FHP neglected our requests and ended up charging us for these things instead. There are countless other instances where I have been dissatisfied with FHP. They've been running the Athens downtown living community for many years now and know how to squeeze every dollar out of their residents as possible. Please be aware of how frustrating and disappointing FHP will be if you do sign a lease agreement with them.
